Description of Work: I bought an Angie's List big deal to do a draft basic plan to finish my cellar with an eye toward adding a bedroom or office an some additional finished space in an unfinished cellar. We are looking to sell the 22 year old house and move in the next 3-5 years and the real estate agent suggested that before selling it, we might want to finish off the basement to increase the sale price and make the house more attractive to potential buyers. | We made it clear that if we moved forward, it would strictly be to increase the home value, not because we needed the additional 1,000 square feet of finished space. | Michael came over and spent a half-hour or so with me talking through the possibilities, suggesting various options and the trade-offs that are inevitable with such decisions. He then spent the better part of an hour doing measurements before coming up stairs to walk through his suggestions and show us the plan on his laptop just as my wife came home. | He did an excellent job of walking through several options, plugged in some sample furnishings on the screen and then gave us a bird's eye (camera's eye) view of what it would look like from various angles. We liked what he showed us. He seemed to know what he was talking about and made good suggestions. | He made it clear that he was showing us on his laptop more than we would receive with the written plan and measurements, since this level of plan did not include details such as the furnishings and 3-D perspectives. The plan was a 2-D plan with basic measurements and a sketch showing where the walls and windows were, as well as what we would have to add if we wanted to have a bedroom that met code. | He confirmed that the electric panel could accept the additional circuits, orally described the plumbing and ductwork that should be moved, explained how they would handle moving the cellar waste disposal lines to reach the proposed full bathroom (these lines are often put in the cellar of a new house, but never quite seem to be where you ultimately want the bathroom) and made suggestions about how to reorient the heating/cooling, hot water tank & utility sink to maximize the useful living area. | While these things were not on the actual sketch (he told us that from the start), he instantly understood what should be done with these and all of his suggestions made sense. Most would not have occurred to me. Since the stairway from the kitchen into the cellar was located in the middle of the cellar, it did limit our options somewhat. He was good about working around that problem. | Of more importance, he answered the questions I was looking to get answered from the project: |1. Is finishing off this cellar a reasonable option, given the way it is configured? Clearly, the answer was yes. |2. Are there major or substantial problems in getting this done? No, there were not, but there are certainly some issues. |3. What is the ballpark price range to accomplish this and how long should we expect it to take? He said roughly $50K, obviously depending on details and configuration. From the time that a plan was approved (both by us and by the county), he estimated roughly about 3 months. Both of these struck me as fairly reasonable. |4. Are there other options? Yes, it should be possible to create either an in-law apartment or even a 1 person rental unit if we were to add a small kitchenette and spend a little more. | Particularly for the price, he did an excellent job and my wife and I were both pleased. He also gave us pricing to go to the next step of getting a full, detailed plan with exact measurements, trim, precise locations for everything, etc. | Some vendors doing these big deals treat this just as a paid sale call. Mike did not. He gave us helpful, useful information that will allow us to make decisions and consider the possibilities. While he certainly would like us to take the next step and hire him to finish off the basement, all of this was a fair exchange for his time and expertise. If we do decide to go ahead and build it out, we will bring him back for more detailed discussions and pricing. | I'm quite comfortable recommending him for this type of work. | |
