Priddy Chimney Solutions

I needed my chimney swept and a cap put on. They gave me an estimate over the phone and said they could come out that afternoon. They came on time, looked at the chimney, and discovered that it needed some repair. They showed me a picture they had taken of it that showed what work needed to be done (it was quite obvious). They finished the cleaning that day but had to come back the next day to finish the repair and install the cap, but I didn't have to be there for that part. Once they finished, they took another picture to show what they'd done. They also suggested that I re-line the chimney, and gave me an estimate for that, but I decided not to do it at that time, and they didn't pressure me about it. The guys were personable and professional and I would hire them again.

Mr. Priddy accompanied the man who did the actual work. They were able to schedule the work the very next day, Saturday. They came early. They took a picture of our chimney crown and reported on the condition of the chimney parts. They were efficient, friendly and cleaned up completely after themselves. Good job.

They advised me they didn't need cleaned and mentioned that the opening to the fireplace was too big for the size of the flues and I should consider making the opening smaller. Relatively clean and punctual.

I had three estimates for this work (all from Angie's List Companies). All from companies based in Montgomery County (Silver Spring, Kensington and Bethesda). The other two companies examined my chimney and suggested that $539-$579 worth of work was needed (repair chimney crown and install a chimney cap). The other contractors said the flue from my furnance was fine and there was no risk of carbon monoxide poisoning. Mr. Priddy himself called me the afternoon after the estimate to see if his estimate was close to his competitors. (He knew I was getting 3 bids). When I told him that his bid was 10x higher, he said he would check with his estimator and get back to me. That was 6 days ago and I have not heard back from him. We had Priddy Clean clean our chimney at our old house about 5 years ago. They also tried to recommend realign our flue at that house and we refused. The only reason I called them was the good marks they received from Angie's List.

This is one of the best contractors I've ever worked with. Making the appointment was no hassle at all. They were friendly and professional. In addition, they called the day before the service date to confirm the appointment. I expressed that I wished I had made the appointment for earlier in the day. The next day they called and asked if they could, indeed, come earlier. It turned out perfectly! The men who arrived did the work quickly, efficiently and cleanly. They also recommended against some other services for which we requested estimates. One example is deck cleaning. We have a very old deck, which I said we would replace soon. The man explained how the cleaning would make our deck even more brittle. Bottom line: This is one of the best contractors in the area! Hire them!

Everything went well. They showed up on time, cleaned the chimney and gave me an estimate on the spot for minor repairs as well as duct cleaning. A roofing company had told me I required much more major work to the chimney. Priddy did not agree and gave me a much more reasonable estimate for work that they felt was truly required.

Not well. Estimator utterly failed to note or discuss replacement of dampers. Crew began by completely removing one, and pronounced job finished leaving fireplace with no damper. Office agreed to put one on free. As a result, on upstairs fireplace specifically inquired as to whether old damper would need to go. Crew said it could be salvaged. After old one was removed and old chimney liner was destroyed, they reversed course and charged me $425 for a new one. None of this should have happened. Crew was very neat inside house, but left front stoop, welcome mat, and driveway covered with cement stains which will not come off. Crew spoke limited English, communication had to be with office. Crew initially raised one of the chimney caps more than a foot above the other (I have NEVER seen a chimney done this way, and there are no others like it in our neighborhood), again requiring a complaint to the office. Listing says 10% discount to Angie's List customers, which is untrue.

They arrived promptly, were quick and very clean. They suggested replacing two rain caps that I had not planned on and suggested the installatina of a fireplace "fireback" due to crack fire bricks that later work I have not decided to do yet). When rain cap came off in subsequent high wind they came out promptly; however, they claimed that the one that blew off was not the one they had installed which led to the purchase/installation of the 2nd rain cap.

It was a very good experience. The technician was prompt, polite, and very professional. He also was very careful to keep my house clean, moving furniture so it would not be covered in soot, and laid out a dropcloth to cover items. He took a photo of the inside of my chimney to show me some damage, gave an estimate for future work, but did not over-sell. In addition, I asked him about fixing a dryer vent and he did that enthusiastically and efficiently. He went beyond doing an "adequate" job and did an excellent job. I will definitely use them again.

Overall this was a pleasant experience. The price was fair when compared to the three other estimates I received. The original extimate was for $1,330.00 to replace five courses of brick, install 2 chimney guards & waterproofing. But when on site the estimate increased once it was determined that 4 more courses of brick were damaged & in need of replacement. In addition the gas furnace liner was severely damaged. It was recommended that a stainless steel flue liner be installed. At this point all I could think about was the cost. The workers arrived on time a little before 8 a.m. and by 10 a.m. I was advised of this additional cost. The two workmen then informed me that someone from the office would contact me with a price for the complete job. We settled on a price. The workers returned at 1:30 p.m. I was also told that the work would be completed tomorrow. Because the line had to be made specifically for my flue, the workers completed the work at 6 p.m. the next day.

Great. They came out quickly to give me an estimate. Answered my questions (about issues unique to an old house) thoroughly. Kept in communication. Came on time to perform work. Worked two very long days to get the work done. Communicated everything they were doing. Cleaned up everything before they left.

I experienced a problem with Priddy Clean regarding my chimney liner. After discussing the problem with the owner we came to a quick resolution. They were eager to rectify the situation after I posted my complaint on Angie?s list. Despite my uneven experience with this company I am giving them a B as the overall grade after remedying the dispute to my satisfaction.

I manage about 100 residential properties so I need to be careful choosing contractors to use for property maintenance issues. I particularly called Priddy Clean because the company was recommended on Angie's List. My tenant did not have heat and my HVAC contractor suggested I find a chimney company who could tell us whether the chimney was adequate enough to run a flue from a boiler since the rental house is about 100 years old. I never got that answer. What I got was $169 cleaning bill with no response to my original question for sending this company. Then after I got their bill 12/5/06, I wrote a letter to the owner thinking certainly he would respond to my questions? Now today, 2/3/07 I get a second invoice saying past due with no response from the owner. I will NOT be using any company that doesn't think its important to respond in a professional manner. I will probably pay the bill, because it has already cost too much time to try to get a response.

Job went well. The actually arrived early and I missed them by 5 minutes or so but when I called the office they were able to work me back in after their next job. They swept the chimney and cleaned up after themselves. The also noted the lining of my chimney needed to be replaced and gave me a written quote for it. I haven't acted on this yet). I have a second chimney that I did not have them sweep (I don't use it) but they took a look at it from the ground and said that I should have most of it replaced ($11,000 estimate). I had a structural engineer take a look at it and he disagreed with this assessment so I will be getting a third opinion.

Very responsive and I feel they did a very good job. They are aggressive with following up by telephone to get the work done once they identified the cap problem. They were professional and reasonable.

They gave me information when I called. The staff was courteous and efficient.

Priddy's estimate for the work was significantly lower than other estimates I received. We had some communications problems with the office because the concrete crown and waterproofing was not to be part of this job but was in fact work that needed to be done on a second chimney. After much screaming (on my part with subsequent apologies) Priddy realized the mistake was on their end and in fact honored the original estimate for the relining only. They even called later to apologize for the mix-up. As for the job, the workmen were respectful and cleaned up very well. Furnace is venting fine. I do plan on using them again for the work that needs to be done on a second chimney.

A call to Priddy Clean was returned the following day and an appointment was made for the day after the call back. The service was excellent and was remarkable given that it was at the end of a busy Christmas week. They were thorough and discussed options while giving advice on several issues pertaining to the house chimney ventilation. The price of the estimate was also available to be applied to any work that is contracted with them. Very satisfied.

Generally pretty well. They got here right on time and were very tidy (as tidy as you can be when you are tearing out the inside of a chimney). After they removed the old terra cotta, they indicated that the damper was damaged and needed to be replaced. They also found the top layer or two of bricks needed to be removed and replaced due to water damage. This, coupled with the damper replacement, added another $700 or so to the bill. They finished everything, but it was difficult to understand the worker since it seemed as though English was his second language. I would have felt better if we could have had a deeper discussion about what the additional charges would have been. All in all, we were very pleased with the work.

Prompt. Called when delayed (which I greatly appreciate). Came to do the sweeping. The estimate was incorrect because I had two fireplaces but only one chimney. Apparently the original estimator did not understand that. Then they said we needed caps and repair. The work was done promptly and neatly. They took photos to show us when the work was complete. Workmen were prompt neat and polite.

It went fine. The request for cleaning was met promptly and on time. I had earlier has moisture in the wall that the roofer diagnosed one way the air conditioning man another. The Priddy people found moisture in the chimney which made sense since the moisture in the wall was in the wall with the chimney. They were very carefully in the cleaning, removing fragile paintings and articles, covered furniture, etc. returned the next day when I was not at home to do the capping.

Office answered immediately and was able to set up appointment for the next day. Was given a two hour window (0900-1100). Crew arrived at 10:15 and promptly started work. Used a mat to shield rug and were tidy during operations. Only problem identified was metal flashing needing re-seal around chimney. Overall an unremarkable event. The only glitch was that the office had stated that the crew would give a courtesy inspection of the other fireplace and chimney (dining room pre-fab). Used once. Not a big deal, due to the lack of usage. Just a concern regarding communication between field and office.

It was very very difficult to get them to show up on time and do the work in one shot, but once it was done, the quality was good. They have a friendly and helpful phone customer service staff.

The 2 member crew was quick, professional, and left no mess. They recommended the repairs but weren't pushy about getting the job. We decided to hire them for the repairs and hope that they will meet our expectations.
