About us

I make sure that I treat any potential customer the same way I would like to be treated if I were to have a lead inspection done. I clearly try to explain what the person can do to help themselves prepare for the inspection, so that they are aware of what I will be looking for ( or any lead paint inspector ) when the inspection occurs. I am a sole proprietor so I am not sending someone to the jobsite that you have never spoken to before. My inspection fee is $100 per unit ( house or apartment )and $12 per dust wipe.Area's outside of the Baltimore Metro area may require an additional $25 fee. Every unit is required to have at least 1 dust wipe per room if you have all replacement windows. Any rooms that have non-replacement windows require a 2nd dust wipe. Feel free to call and ask questions for more detailed information. I am currently certified by the MDE and you can find my business listed on their website. Please call as far ahead of the needed inspection date so that you have time to prepare for it. Unfortunately, any work conducted outside of the Baltimore Metro area, there will be a trip fee included.

Description of Work: Accutest did lead paint inspection on my new rental property. Dave (owner?) was extremely helpful with information about things I should and should not do to paint the property in the right way, and to prepare for inspection and renting. I must have called him 5 or 6 times asking for information about specific things and every time he was very courteous and helpful--he went WAY above the call of duty for what amounted to a single service event for him. I would highly recommend him to anyone requiring lead paint inspection in and near Baltimore.

I spoke to several companies and David was the one who spent time with me explaining the entire process and answering my questions. Easy to coordinate with and schedule, right on time and continued to inform and educate me on the process and rules/regulations involved with lead inspections for rentals. The proprietor is very professional and was supportive from the very first. On the initial phone call he reviewed the process and informed me of things that would constitute a test failure before he came. He was right on time and during the visit explained every step of the process and educated me about areas that should be given attention to prevent failure. After the test he called with the results and promptly placed them in the mail for me. The price was very reasonable and the service great. I will definitely use Accutest for future inspections.

Given the age of the house I was concerned about what I would find. I was surprised that it was not nearly as problematic as I thought it would be and David was a pleasure to work with. Given that I found him on Angie's List, he gave me a little discount given the size (3 story + basement) house. He also provided me with lab costs so I coud see that his expenses are not cheap and the prices he charges are reasonable considering. I will use Accutest again for my other rental property when it comes due for lead testing.

While I am pleased to receive any kind of report, I feel it necessary to explain the cost for this inspection. Not only did the member have 3 apartments inspected, All of the apartments had non-replacement windows, which increases the amount of lead dust samples that must be taken. Again, I am thankful for any reports that customers leave on Angies List.
