Ranieri Construction are the only folks to work on our pool, and that's been over the last 20+ years. Lew has made himself available, he is honest about the work that needs to be done-and he only does what needs to be done. We can't thank him enough for making our pool the place where friends & neighbors can spend a hot afternoon (and bring beer). Thanks Lew!

Lou is a great guy. He was the only one ( out of three companies) that could actually do the job and boy am I glad it was him. He spoke to me over the phone various times, reviewed pictures and even dropped by on his day off to get a look at the area I was asking him to repair to make sure he knew what I was asking. He came out and spent 3 hours meticulously working and cleaning on the job. The grout repair looks great and my pool is ready to go for the summer opening.

Excellent. Lou Ranieri is a first rate craftsman. I hired him twenty years ago to install my pool deck. The deck has held up perfectly and based on this outcome I hired Ranieri Construction to install new front steps at my home. I am very pleased with the quality of the step and walkway installations and look forward to decades of use. If a tornado took out my home, I a certain the front steps and deck would be the only structures left standing! As important, Lou communicated with me each step of the way. He called to notify me when he was coming to the house and showed up when he said he would. Also, no cost overruns. He stuck to his price. Bottom Line: Lou does a great job, is prompt and courteous and sticks to his price.

Every aspect of this pool needed work. The coping was crumbling. The fiberglass coating was cracking. Even the concrete walls were crumbling and all the plumbing and equipment needed to be replaced. We received several quotes for this job from different companies. Some folks wanted to just patch it up and be done with it. This would have been a mistake, and I was unwilling to work with anyone who wanted to take the easy way out. Then we met Louis. More than interviewing Louis, he interviewed -us-. Louis wants to work for people he knows he can trust and families that will get the most benefit out of the work he is doing. We were extremely lucky that he decided to take our job, since we needed someone with his unique expertise to save our pool. His unwavering commitment to quality showed through in our first conversation. Everything from the materials he uses to the methods he employs to get the job done are of the highest caliber. Louis has been doing this kind of work for decades, and it shows. Everything he does, he does the right way; methodical and detail oriented, you never once doubt during the job that you've hired the right company for the job. Louis focuses on details that would be easy to overlook, but they make all the difference in the world when you consider the finished product. Our pool was unusable. It was filled with over 10 years of growth and was no longer structurally sound. Louis and Lourdes assessed the situation and gave us a fair estimate. And when work commenced and they discovered even more structural issues with the pool, the price was not changed. Louis honored his original quote, which considering the additional work and expense he incurred after the job started, was honorable and generous. Louis went out of his way to save us money where he could as well. Knowing he'd need to use a ton of water to settle the new base and sub-base before pouring the new concrete decking, he saved the existing pool water, which could be pumped out to flood and settle the base before the new deck went in. Every contractor he brought in was also the best. Other electricians we spoke with wouldnā€™t touch our electrical system once they saw it, but Louis was able to bring in another expert who did an amazing job getting our house and pool electrical up to code. His carpenter repaired our pump room and his fiberglass guy resurfaced sections of the pool. Everyone was professional and focused on the quality of their work. In the end, we brought in 3 trucks of water and had the pool operational by the beginning of the summer. Ranieri Construction did an amazing job, and I only regret I donā€™t have another pool for them to work on! One more note: these are also just good people. People I trust around my kids. In fact, my kids were always so excited when Louis and Lourdes would show up to the job!
Description of Work: A large in-ground pool that had not been opened in 12 years needed to be rebuilt. This included stripping out cracked fiberglass, removing crumbling concrete walls and then rebuilding them, removing and replacing the old deck and coping with poured concrete, and replacing all the plumbing, skimmers, filter and pump. We also added a heater and had electrical work done.

I feel really lucky to have found Louis (through Angie's List!). Louis is a true craftsman who takes exceptional pride in his work and it really shows. I wish every contractor I work with could be as passionate, dedicated, honest, and meticulous as Louis. The work he did for me was priced right, completed on time, and looks fantastic. It's funny to wax poetic about a concrete garage floor, but I love it--in our house, where everything has a few years on it, the garage floor is one of just a couple of things that are perfect. It's as smooth as glass. And since Louis did it, I'm certain it's going to continue looking great for decades. A flip side of that is that he's steered me away from a couple of projects that he didn't think would last, or that we wouldn't be happy with because of some site limitations. I really trust his judgment. Louis is, moreover, just the nicest person (as is his wife Lourdes, who runs the office). Sometimes with a contractor you want to make sure you overlap so you can keep track of them or ask them to fix something, etc. With Louis, I always like overlapping with him because he and Lourdes are great to talk to. He's always got something he's excited about with the project (and since he's always trying to outdo himself, there's always something exciting going on), or with family, or even the weather. He's just such a solid guy. Last thought--not only is Louis a great guy and a great craftsman, but he's a a great resource. Louis seems to have a mental rolodex of other real pros who share his integrity and passion. He doesn't work with shady types. The next time I need work done on my house, I'll probably call Louis first, even if I don't think he'd do the job himself. Highly, highly recommended.
Description of Work: Removed approximately eight feet of cracked and broken concrete from the front of garage, compacted a new base, set up forms, re-poured replacement concrete, added grade to improve drainage, cut a seam to relieve tension, adjusted garage door, and haul-away/clean up.

This is a follow-up report for work that was completed in the Spring of 2014. We hired Raneiri Construction to refinish our 34 year old pool deck. This was a peach colored concrete Kool Deck that had begun to show signs of deterioration. Louie was very meticulous in his preparation of the deck and the application of the two coats of gray finish that he had recommended. We were very happy with the end result as the deck now looks brand new. The new finish has not minimized the cooling that was always a benefit of the Kool Deck since no one has been able to tell any cooling difference between before and after the application. Louie could not guarantee that the deck would still be cool after application, so we were surprised and pleased at the results. Louie explained every step that he would be taking, and what our responsibilities were for the success of the job. A small section of pavers was also installed as part of the job, along with the removal of the diving board bolts from the deck. We now have the benefit of having gone through the bad Winter of 2014/2015, plus another pool season, and we have not seen any failure of the finish. The color of the finish looks as good as when it was first applied. Louie came by late in the Summer of 2015 to visit with us and to see if we were still pleased with the work he had done. This had never happened to me previously as a homeowner where someone who had done work for us came by more than a year later to check on things. Louie and his crew aim to please and are very honest. We recommend them highly.

We have some damage to our pool caused by nearby road repair blasting. We contacted Mr. Ranieri yesterday, he promptly called back and talked through the problems, and set up a time to come look at the pool today. He arrived promptly, examined all of the problem areas and graciously suggested how we might remedy the problems on our own, at least until we worked through the issues with our insurance company, so that we would able to have our pool opened and usable for the summer. We very much appreciated Mr. Ranieri's responsiveness, candor, kindness, and punctuality, but most of all we appreciate his interest in helping us even though it meant we would not need to hire him at this time. We hope he knows that if we have structural pool or spa problems in the future, that he will be the first call we make.

Mr. and Mrs. Ranieri were fantastic to work with. We had an old, decrepit pool to be filled in. Mr. Ranieri was up front with the costs of the project, and how long it was going to take. He was always on top of the job, being on site when he said he would be, working with our electrician and plumber and making sure permits were signed off. The Ranieri's were thorough and up front with everything, spelling out the job in plain detail, explaining the steps as we went along and were always available for questions. Mr. Ranieri not only was always in contact with us during the various phases of the job, but also finished ahead of schedule.

Lou was incredibly helpful. He came over to assess the problem and gave us a lot of advice about what he would do, if it was his floor. He offered up simple suggestions, and wasn't trying to over-sell. He called later that night to give us some additional suggestions.

Louie was extremely professional and punctual. He was extremely upfront with the costs of the construction and worked with us to troubleshoot potential problems and complications. He was very busy leading up to the Thanksgiving holiday and the close of the construction season but made sure to make time for us even though he was not sure he was going to get the job. We ended up postponing the construction to the spring when we will do a bigger job instead of just patch work. We will definitely be contacting Louie as he has proven himself as a professional who is trustworthy.

We initially contacted 3 providers for bids on repair/replacement of one bay of our badly damaged/ cracked garage floor. Despite speaking with all 3(all A listers on Angie's) only Mr. Ranieri followed up when he said he would, this despite considerable telephone tag. He came out promptly, provided a very fair estimate and stuck to it beginning work the next week. Not only did he do a very nice job initially but he continued with followup visits without prompting to complete the job including a proper floor to driveway connection, expansion joint, and sealing the floor. We could not have asked more from a contractor. This was truly an example of honesty, and integrity in dealing with a customer and pride in one's workmanship. We would highly recommend Ranieri Construction.

Louis and Andrew Ranieri did an outstanding job throughout the the 3 weeks the job took.They were always there when he said he was going to be and if he couldn't i was called. He included me in all phases of the job, and did many things that were not included at no additional charge just because they needed to be done. I would hire him again in a minute, and strongly advise anyone who wants a job done right to give him a call.

I hired Ranieri Construction to repair my concrete garage floor which was sinking. He tore it all up and there was space of about 6-12 inches underneath the concrete floor that was never properly filled by the builder of my home and over the course of 12 years it had sunk. Lou and his wife and son did an excellent job and could not have been more responsive. They had a very simple, easy to understand contract and the price was perfect for the amount of very difficult work they performed. Once the job was done, the finished product was beautiful. They recycled the concrete and used that in addition to fill and totally redid the garage floor. Once it was done, they put cuts in the floor to prevent future cracking. I learned that they do much more than garage floors too and I will certainly be hiring them in the spring to do many more things around my house.

ofI called Ranieri Const. on Monday and spoke to a woman (who I later found out was Louie's wife) who said she would forward my message. I didn't hear back from Louie until Saturday. He explained that he was busy that week, but if it was ok he would come now to look at the job. He got here in about 1/2 hour and we discussed what needed to be done. He said he would get back to me with an estimate soon (he also said if I decided to give him the job he would fix a bad piece of the existing driveway for free). As it turned out the three estimates I got were within $100 of each other so I decided to go with the company I felt the most comfortable with. When I called Louie to tell him he had the job he told me not to worry about anything he would take care of everything and if he had any questions he would call and he would call me whenever he had something to report. One of the things Louie had to take care of was City Hall rules, regulations and permits; as you probably know this can be a task bigger than the actual job but Louie handled it just like he said he would. After City Hall'sand quot; vacationsand quot;,no shows for appointments because of unexpected meetings and anything else Louie finally was able to start the job. As you, I think, know from reading other reviews this is a family company. Louie, his wife, Lourdes and son, Andrew all work together. They all worked hard taking up all the old and quot;stuff and quot; and putting down the new and quot; stuff and quot; ( when they were putting down the forms Louie had to contend with the A.D.A. rules for the proper slant of the sidewalk etc.). When it came time for pouring the cement I met another member of the family, Rex who is lourdes's brother. I guess when youand quot;re working with wet cement you need extra manpower. So there they all are, in the wet cement, with their knee high boots shoveling, spreading, leveling and whatever else needs to be done;so the cementing is all done and don't you know a dog ran through the wet cement and the crew had to redo their work. That afternoon Louie sat near the cement for more than two hours watching to make sure that no one marred his work of art (do you think any other contractor would do that ? I don't). Before Louie left he gave us instructions on watering the concrete to help cool it off. In the days Louie was here we got to talk a lot and there are so many good things to say about him and his family. He seems to be a perfectionist!! He seems to be extremely proud of his work!! He seems to consider his work not just a job but a masterpiece. His work is a reflection of his honest hard working character and his old fashioned values. If I ever have another masonry job Louie will be my first call
Description of Work: I needed my driveway opening moved and expanded. Some of the curb stone needed to be removed and some needed to be repositioned. the city sidewalk needed to be removed and replaced and the hot top in front of the driveway needed to be refilled.

I can't say enough about how wonderful Ranieri Construction was to work with. I love family-run businesses. I first dealt with Lourdes who was wonderful and helped make my decision to use them. She was very knowledgeable. Then Louis and Lourdes came out together to see what they were dealing with. Because I was unemployed they were very considerate in determining the opening cost. Lou was outstanding and compassionate in his evaluation. Having been a victim of shoddy workmanship and being ripped off, I so appreciated their expertise and follow thru. Their son Andrew did the work and gave me his cell phone to call at any time with questions or concerns. He came out frequently to see the progress sometimes at no cost. I was hoping to have it opened by 8/25 for my father's 87th birthday when I was told it was impossible by others. Andrew performed a miracle. I would never use anyone else. They are such good people and get the job done with great professionalism and determination.

I can't say enough good things about Louis Ranieri and his team. They are skilled, honest, caring, diligent, and hard working craftsmen. History (before Ranieri construction): My pool deck had been installed by another contractor many years ago and that was done poorly. To compound that the and quot;fixand quot; that was done by another contractor over 15 years ago was another botched job along with the paint job that followed. I was indeed suspect and hesitant to try again but we had to do something. I saw Ranieri Construction on Angie's List and gave them a call. They responded immediately and accommodated my work schedule to meet on the weekend. As we walked the job, Louis laid out my options ranging from a new deck to the various other means of shorter term (5-10 years) solutions. However, Mr. Ranieri would not commit to the job until he did a sample area (at no charge to me) to ensure that what he proposed would work on my deck's condition. It did, I could see it; he could stand behind it and I was able to chose the shorter term solution and less expensive solution. Mr. Ranieri was very careful to point out what I could expect. The crew showed up as scheduled and did the prep. They did several powerwash and other treatments before applying the paint. They also waited until the weather was going to be right for several days to make sure that the job would hold up over time. It is refreshing to have someone care enough to do the job right and not just rush through to get a check. Without being asked or specified in the job, Mr. Ranieri took the extra steps to prep and reseed my lawn on the borders of the pool where they dug out (to make sure the prep and paint were not simply superficial), vacuum the pool itself post construction, and come back several days in a row to blow leaves off the deck to ensure a lasting and great paint job. Traditional ethics, values, and high quality - Ranieri construction exemplifies what I seek in contracted services. Old fashioned - maybe - but the traditional values I seek in a contractor.... best ethics and quality.

Louie Ranieri explained the job and options for completing the job. He is the consummate professional taking great care in his work. This job was done at a commercial building so Louie had to communicate both with me, and the people who worked in the building. His work is top notch, he began and ended right on time and I would be happy to use his expertise again.
Description of Work: Had to replace iron railing set in concrete stairs and building wall. Had to cut out part of bottom stair, and replace by connecting with rebar to existing stairs. Had to cut out railing from building and repair. Had to install bollard.

Working with Louis (and his son and wife) was wonderful. What I was most looking for was a very high quality job (since I am having the driveway paved in a few weeks, and don't want to have part re-done later). Not only were Louis and his family very professional, they took care of everything quickly, made sure to stay in touch with the progress, and overall were very nice to work with. Louis was also very willing to work around the timing of getting the driveway replaced, which was important. Louis was able to give me an initial estimate over the phone; he later stopped by with his wife to give a more exact quote (which ended up being slightly higher, as the foundation needed to be cut down several inches -- something that should have been done when the house was built). On the first day, Louis and his son took out the portion of the garage floor that needed to be removed. They came back two days later (because of rain) to pour the concrete. The next day they came back for the finishing touches that needed to wait for the concrete to cure. Everything looks perfect. Louis was even able to make a slight grade so that if any water were to get in the garage, the water will be able to get back out. And the garage doors come down perfectly. I did, of course, check out his Angie's List reviews first. I noticed that the only people not giving and quot;Aand quot; reviews were people who never had him do work for them -- Louis seems to have a good sense of who will be a good customer, and is willing to walk away from an occasional job to avoid the potential of an unhappy customer (e.g. if they have unrealistic expectations, or want him to skip over important steps to save money). That is refreshing; few people will do that. It's just a shame that some people will write a bad review when that happens. It's fine to ask to hold off on a payment until the completion of a job, or have your lawyer request changes to a contract, if you're dealing with someone new. But you cannot expect someone in business for many years with impeccable references to change their business methods for you. In fact, when he mentioned to me that someone wanted to change the terms of his contract, I warned him to be leery. I signed the contract without even thinking of having my lawyer review it, and I paid him the first 3 payments in advance, and was extremely happy with the work. I think the job can best be summed up by my call to let Louis know that I wanted him to do the job. When I called, he told me that he would take care of it from there, that I wouldn't even need to call him. He just took care of everything, and did a perfect job -- everything I was hoping for!
Description of Work: Fixed a garage floor. This involved removing a section of the garage floor (the entire width of the garage, going back 3 feet), cutting the foundation down several inches to allow the full thickness of concrete, removing the debris, compacting the area, pouring a new floor, finishing it, cleaning up, etc. When removing the old garage floor, Louis discovered that there was a hole under the garage floor on one side (the dirt likely wasn't compacted when the house was originally built). He also filled that in, at no extra charge.

In order to get a new driveway, we needed to replace a large section of our garage floor, which was crumbling away. Louis and his wife were very responsive, returning my phone calls quickly and coming out for a quote a few days later. His quote was in the same ballpark as some of the other quotes I had received, but I was impressed by his knowledge and thoroughness. At the initial quote, he spent a lot of time explaining exactly what he would do, how long it would take, what he expected would happen. He wanted to make sure there would be no surprises once the work started (a nightmare scenario for a homeowner, amirite?), so he drilled a few test holes to check the depth of the concrete and to make sure that the house was well supported. Once we established what we were dealing with, he was able to start work quickly. It's a family-run business, so Louis, his wife (sometimes), and his son were there every day, taking care of the work. They kept us well-informed as to how the work was progressing and what sort of timeline we were dealing with. You could tell that they really care about the quality of their work. His son was there late at night, making sure the concrete was drying properly. They showed up every day, ready to go. They really went above and beyond what I expected. The floor looks great! (I will try to upload a picture later.) I'm very happy that we ended up going with Louis and his family. I have to admit, there was that one review on AL that made me hesitate; not sure what that guy's problem was. I don't know anything about concrete so it was a learning experience for me, and I'm so glad that we worked with a company that took the time to explain everything to me. Louis is old-school in a good way: he's thorough, takes pride in his work, and wants to keep the customer happy. I'm so glad we went with Ranieri Construction!

Mr Ranieri provided an estimate for the work as described to install a paver patio (20' x 22') and small retaining wall replacement after having visited my home on two occasions to evaluate the work. He provided a quote of $13,300 which we felt was fair. He said he would email us a contract the next day. We received the contract 4 days later. After having reviewed the contract, we noticed his fee schedule to be concerning (wanted us to pay almost 60% upfront and only left $300 for final work completion) so we asked our attorney to review it further. Our attorney said the terms of the contract were not industry standard and suggested a list of changes. Additionally, Ranieri Construction wanted indemnity against any damages made by his company to things like our driveway, etc. We wrote an email back to Mr Ranieri proposing an alternate fee schedule and removal of the indemnity clause. Three days later, we received an email stating that he would not consider the proposal and that he had moved on to another job so we would have to now wait at least a month even if we wanted to hire him. Additionally, we called Mr Ranieri once during the week and once today to discuss but did not receive a return call. We are not proceeding with the job due to the non-standard terms and his relative inflexibility. As I deal with contracts on a routine basis and understand the usual course of business, I am very disappointed with his level of professionalism and response.
