The inspection was done Thursday afternoon and I received the report Saturday afternoon as promised, everything we discussed was included in the report in addition to extra photos with notes and suggestions. I am very happy with the decision to use Clayton Home Inspection.

Thomas was great to work with - prompt replies to emails, very personable and thorough. He spent over 3 hours inspecting our potential new home, noticing many important things that are helping us knock down the selling price considerably. He's very open and encouraging of questions and is happy to have you take photos over his shoulder of the issues he notices. He's a certified pest person, which many home inspectors are not, and that's part of why we went with him. I priced out LOTS of other home inspectors, including all the top-rated folks here on Angie's List, and we went with Clayton because the value seemed the best. I would not hesitate to recommend him to anyone!

They were extremely thorough. It took them several hours to do the premise. 2 inspectors were present and they were very helpful explaining areas of concern. When I need another home inspection I will use them.

Mr Clayton came out to a inspect a 110 year old house I was purchasing. He took the time to walk me through and educate me about the house. There were several out-dated utlities in the house and he pointed out some great money-saving ideas to take advantage of. His report was very thorough and informative. His rates are very good compared to the amount of detail he went through. I would definately use him again. Thank you!

This is the second time Tom did inspection for me. The inspection took 4 hours for 1050 sq ft house - I was amazed how thorough it was (and it should be for an old house like I had). He found several major issues I was not thinking about during my first visit to the house. Definitely worth the money. I got a great Angie's List deal - free radon and pest inspection! Tom is a true professional and the pricing is great.

I chose Tom from several other inspector with excellent reviews because the price was reasonable and I was able to get a quote on Sunday. Tom arrived earlier than the scheduled time with ready paperwork. He inspected every place of the house carefully, found many problems in the areas I could not even think of. He did not rush and explained the problems in details. Inspection took a little bit more than 4 hours which is great. I feel confident that nothing was missed. Some problems were refered to further evaluation by professional contractors, which seems to be a normal practice. I did not request to include pictures in the report as that was extra 100 bucks, however, I recorded the problems on my video camera.

It went very well. Tom is thorough and knowledgeable, and efficient!! I received his comprehensive report less than 24 hours after the Inspection.

Tom's inspection took a long time. But it was incredibly thorough. He identified numerous problems that led me not to buy the property. I'm very grateful that he did an extensive job. You want to play it safe? Call Tom.

I chose Clayton because of the fair price and good reviews. Tom showed up on time, responded to my questions, and was professional. I received the report 5 days after the inspection. While the report was thorough in pointing out where problems existed, it wasn't so thorough in explaining what the problems were. He used a checklist and marked several items as and quot;less than satisfactoryand quot; without any explanation. As a result, I needed to seek clarification on some points, but Tom was always responsive and courteous. As a first time home buyer, I could have also used more guidance on what the and quot;realand quot; problems were, as opposed to items found during a home inspection of any 100-year old house. All in all, I'm still glad that I didn't go with the home inspectors who were quoting me in excess of $600 or $700, and I think that $475 was fair for the service provided. I'd recommend him with the caveat that you can't be afraid to seek clarification.

He was there before time to look around the house and check the roof. Doesn't rush and is very through in his inspection and looks for issues. He told me that he does the inspection for every home like it was his. He takes breaks to take notes after each stage like exterior, basement, interior. He would answer you questions if you have any. He did not check any appliances during inspection. His report was thorough. But the report did not have any single picture of the issues, that was the only bad thing. I usually take my camera to the inspection so I took pictures during inspection. He charges extra if you want pictures. When I called for appointment and mentioned Angie's list he told me about the coupon for free Radon Testing with inspection.

He did a great job and got us on the his schedule under a time crunch and last minute changes to our closing date. He was thorough, but efficient. The report he generated was very nicely and was produced in a timely manner. I don't remember the price now but it was very reasonable and competitive.

Thomas was truly a pleasure to work with. We did our research from the internet and Angie's List and found him to be one the friendliest on the phone (answered his own phone which was nice), asked the most questions to learn more about the space, and priced the best from all quotes. Our price was higher than most inspections due to the age of the house and the time and extent needed to inspect it, which was over 4 hours, and included both Home and Pest Inspection. Thomas was very information, detail oriented and patient. He knew a lot about old and historic houses, so it worked out great since this one was definitely old! He took his time and explained everything carefully to us and made sure we understood what was wrong and what could be done to repair/replace. He had a great sense of humor and made the whole experience of going through an inspection so much nicer. We are so glad we chose to go with Thomas from Clayton Home Inspections and would highly recommend him.

Thomas certainly does a thorough job. He is knowledgable and took the time to explain anything and everything. He was professional the whole time, the inspection started at 2 and ended around 7 pm. He was available on short notice, and was there on time. He sent the emailed report on time, which i appreciated given the time crunch i was under. He took many photos, which would have cost more to get, so I didn't ask for them, but nice if you needed them. He looked over the home in his words and quot;as if he was purchasing itand quot; and generally I believed it with the level of detail he put towards it. He noted a number of issues that would not have been apparent. So, overall I really liked Thomas, and he did a great job. The only part that was not optimal was cost. Which I thought was high to begin with, and then when I asked him to do the water quantity test, he charged me extra. He indicated I should have read all the paperwork, and it must have stated somewhere in there that was extra, that's fine - my bad, but overall there isn't a huge cost to doing the water flow test, other than going back and forth to time it and paperwork he needed to fill out, which does take time, but we would already be there for a long time anyway. He did cut me a bit of a break on the cost of it, but overall the inspection was a lot of out of pocket money. I had not done one for 7+ years, and was thinking it would be $300-$500, but after all the additonal testing, it was close to $1000, which was just a lot to swallow. Maybe that's fine compared to other home inspectors costs these days, just sharing my feelings on it.

Tom was excellent. He was punctual and very thorough. I felt that he went out of his way and inspected our potential home purchase as if he were buying it himself. He's very educated and knowledgeable about homes and its intricacies. A wealth of knowledge and pleasant all around.

I am doing a private transaction with a friend who is moving out of country. As such, there is no MLS listing. Prior to using Tom, I called 4 other companies. Each would spend about 2 minutes with me on the phone getting the details: date of appoint, square footage, # b/ ba. However, with Tom, he spent 10 minutes on the phone with me asking about all the details. Is there a basement? Where is it located? Is there a garage? After assessing my situation, he asked for $425, which I thought was reasonable given my prior quote experiences (I was quoted $625, $575, $425, and $350). Before the inspection, I received a very detailed email from Tom, which included Mass Rules and Regulations. Also, it contained information to his website. Honestly, one of the home inspection websites that I had used was terrible. The name was already generic, but there was no information regarding certification or anything. Our meeting was at 10AM, and when I arrived at 9:58, Tom was already there. He had driven for an hour and half. He did a very thorough job. He had an iPad so that he can scribble things down. And when there are major issues, he would record himself so that he can write these down in the inspection report. He would explain all the faults. Every time there was something off, he'd explain to me and take a photo so that he could more accurately describe the problems in his reports. Because I'm an Angie's List member, I printed out a coupon for free radon inspection. Basically, Tom will give you a kit and show you how to use it. All you have to do is wait for 48-72 hours, seal it, and mail it off. The pest inspection that came with the services was really him just visually inspecting whether there was any visible pests. He didn't have a tool kit for a test or anything. There isn't lead testing because there shouldn't be lead paint based on the age of the building when it was first built. For the home inspection report, I think we are supposed to receive a list of sheets with boxes that are checked. But on the side, Tom had written notes. Tom spent about 2.5 hours on the home inspection, and we received our report one day after the inspection. I know some people dislike it when their contractor takes phone calls. I think Tom tried to minimize interruptions, but because I would have wanted Tom to answer the call when I tried to schedule an inspection, I insisted that he takes his calls. Tom is a complete professional. And I feel much happier knowing all the issues that he had pointed out to me in the inspection report. I would HIGHLY recommend Tom.

It went great the Inspector was very informative, very thorough home inspection- was $425 with their coupon we printed off Angies list for 175 off - was a great bargain, we added $100 to get detailed analysis with and gt; than 45 pictures ( so total of 525)$ that helped us get $5000 off the home price from the seller. We just recommended the company to a close friend today who is also buying a house.

He found significant problems with the first house that after I was aware of the issues (standing water in a crawl space) we decided not to get the house. The second house he did another thorough inspection on the property, and after his inspection report we were able to negotiate the price of the house down $4000 because the oil boiler was past its useful life and one of the zones was not circulating water.

Tom stood out from the moment I started calling inspectors for quotes. He was the only one who was available whenever I called, gave me all the time I needed to discuss my questions and actively listened. He also gave me some valuable advice to prepare for the inspection, which the others did not (pull all previous permits and make sure the roof hatch is unlocked). His price came in between the two other companies I called, but I chose Tom because I got the most professional sense from him. In everything he did, I felt like Tom was my ally in the home purchase process. He lent me my own flashlight and came equipped with a laser water temperature sensor, an electronic moisture sensor, an electrical sensor and an iPad with speech recognition for notes! Being very meticulous myself, I was pleased that he matched my own attention to detail. He turned every stone in the house, answered all my questions in detail, took the time to educate me so I fully understood everything and agreed to all my requests for more in depth investigation, even when he preferred to make an assumption. The inspection process took an incredible 5 hours, which though exhausting physically, immensely satisfied my need to understand what I was getting into with this house. By the end of it, I felt like the house could carry no surprises and I felt very well educated about it and houses in general. After this inspection, I feel like I have a full grasp of every single thing this house will need attention to and Tom helped me prioritize repairs. He even advised me on all the things I would need to maintain regularly and the implications of postponing repairs or not doing them at all. I am a person who tends to exasperate people with thoroughly probing questions because I like to learn and understand things in depth. Tom patiently addressed all my questions and made himself available any time in the future to discuss the inspection if I had any more. If you're like me in your attention to detail and thirst for knowledge, Tom is an excellent inspector. I gave a B for punctuality because he was an hour late to the inspection due to the previous job overrunning. It was not a big deal for me because he texted me in advance about it (though the seller was unimpressed). It also told me that he was committed to doing the job right for the previous customer.

Tom is not only home Inspector who performs very thorough and detailed Home Inspection service for your home whether you are buying or selling, but also he is an excellent educator to anyone who uses his service. At end, I have learned so much about the home, and what I need to do for future home buying/selling experience. Definitely give Tom a ring if you need any home inspection services. even the slightest deficits will not escape from Tom's eye. He not only telling the issue during the inspection, he also provide you options and recommendation on how to address the issue. the most positive experience is that Tom always make himself available to any future questions even after finishing his contract services. very educational and pleasant experience from working with Tom during the whole home inspection process.

Tom Was very thorough. His first words to me were and quot;I am going to inspect the house as if i was going to buy itand quot; He spent 3 hours in a Townhouse and did an exhaustive search for areas that might be problematic. He Seemed to spend alot of time On the Exterior of the house as well as the basement looking for any Signs of issues or potential issues. Once issues were found he dug deeper to find the causes. He was very knowledgeable about current Code standards and noted issues that were no longer in code. He Was defiantly with the future of technology to help his job. He used an IPAD to take Voice recorded Notes as well as use a custom app he wrote to record everything he saw and check the condition of everything. He took many pictures for his own reference ($100 Extra if you want the pictures in your report). The report had alot of information as well as a transcript of all of his notes. The Final report ended up being 14 pages long and contained everything he saw as well as conditions of everything and recommendations on how to fix. Defiantly recommended. He may not be the cheapest option out there but It is well worth the extra you might spend on his inspection. You will get a quality job. One Note:He ended up overlooking the schedule Appointments form on his website. He was so busy he missed. He did apologize for not seeing it and when called he was very receptive. Call Him you will get a much better and quicker response.
