I know I have a furnace living on borrowed time, but as I have replace appliances, I have found they just don't make them like they used too. So I plan to let this one tell me when it's time has come, rather than replace it "preventively." I explained this to the Cranney repairman and asked that he be gentle with it, and while he explained the benefits of replacing it before it goes, he respected my opinion and did what I asked. (Of note the furnace has many newer valves, pipes and circuit board, so it isn't entirely original;). They couldn't make the originally scheduled date, but still honored the discounted price.

Our kitchen sink clogged on a Friday night on a holiday weekend. I called Cranney and they had a technician here within a couple of hours. The technician quickly assessed the situation and provided a quote, which was reasonable, especially considering it was an "emergency" late in the day call on a holiday weekend. The clog was pretty far down in the pipes and it took a while to clear. The technician did a great job. He also explained what caused the problem and gave us suggestions we could follow to avoid a similar problem in the future. The cost was exactly as quoted.

And they were very good. They had to go in the sewer lines and kinda route out because there roots from a tree and they did a very good job as far as I am concern doing it. Little expensive they are known to be expensive compare to the rest of the market place but the job was done professionally and it was a timely kind of a thing they showed up, so the had to get a routing machine which I guess they only have one to get the roots out it took like maybe forty eight hours before they could reschedule back out here.

It went okay, but it was not cheap. The company was professional over the phone and booked both a plumber and electrician to come install our dishwasher. The phone representative was very friendly and professional and the she provided us a window of time for the install. The plumbers called to give a 1/2 hour "heads up" that they were on their way, and they were very professional when quoting the job (be aware: it's $49 to provide the quote). I was a bit thrown off by the high price ($351) to hook up just the water to the dishwasher, but I did not want to mess around getting others in and just agreed to the price. The plumbers did a great job and were professional and friendly. The electrician then showed up and quoted another $377 to do the wiring (and this did not involve running new wire from the panel; the electric was already under the sink). Again, the electricians were very professional and did a great job getting it installed. Their pricing was dictated by the call they made to their boss when they saw the job). While I am not skilled at this stuff, I know enough to know I paid way too much to get the job done. My impatience is what cost me money -- I just wanted it done. I became a member to take advantage of the discount, but I plan to cancel it tomorrow so I am not charged again in the future for renewal. They were professional and prompt, so I figure I paid for decent service. If they were a little more reasonable on pricing, they would be my "go to" for plumbing. But, as a person who works very hard to make a decent living, the cost is just not competitive enough. It cost me $728 to hook up the dishwasher we found as a floor model for less than install. At least I found a deal on the appliance itself cause I sure paid to get it running.

The tech who came out to get my heat back on for an emergency call was wonderful! Really professional, clean, friendly. Top notch! Based on the experience I setup a meeting for a quote. The quote was very high but more importantly I found the salesperson too pushy. Applied pressure to me sign off on an overpriced quote. I went with someone else who was far more respectful and at a much lower cost.

The plumber they sent was very friendly and professional, He replaced the faucet that i requested and then gave me a quote on the broken pipe for the sprinkler system and another faucet valve. I agreed on the price and he got right to work. The whole job took about 2 hours, everything was cleaned up after finishing. looks and works great!

Frank has been here before and did a far larger job in July 2015, replacing 3 toilets and completing repiping between the kitchen and basement. This is a 200 year old house with many needs for refurbishment and renovation that will require ongoing help in plumbing, heating, electrical, and structure. I appreciate having his experienced eye and counsel and he listens and is very willing to answer questions about an old house with a long list of projects ahead.
Description of Work: Frank T. replaced the emergency laundry water shut off valve so that I can use my new clothes washer that was delivered last Friday but would not complete a full wash cycle. He also replaced rubber hoses that came with the new machine with stainless steel hoses. Both jobs carry a 3 year warranty. He also cleaned up the cover for the emergency shut off valve and spray painted it for me, a very nice quick way to clean up a very old cover. He also hooked up the dryer hose, so now I am back to being able to wash and dry clothes again. A life saver. Frank T. also evaluated dripping bath faucet in the master bathroom and gave me two options. After discussing what I eventually plan to do to replace the shower and bath tiles entirely, I chose the less expensive of two options for now and the Moen shower valve was rebuilt/cartridge replaced. He also cleaned up the fixtures to give them some added life until I am ready for the bigger retiling/plumbing jobs.

I needed a tiled shower wall broken into and the old mixing valve and faucets replaced with an all-in-one mixing vale/faucet. Cranney representative gave me an Fixed Price estimate of over $1500 (versus time and materials) which I thought was crazy. He looked it up in a book that described situations. He said if I broke into the tile myself it might save $700 and 2 hours but that was not in the book, he would need to check. Hmmm, $350/hr, nice. Called another big vendor - $1150. Called two local plumbers and each thought it would run no more that $600. Final cost with Time and Materials was $450 with a name brand faucet and it took 1 hour 45 minutes total. Plate and faucet covered the broken tile, no problem. Not sure why plumbing should engender a fixed cost, basically there should be a max and minimum. This was pretty standard work although the sheet rock did have metal mesh. This could be an aberration but I do not believe I will be calling Cranney for an estimate anymore since they charge $49.95 for estimates (coupons not accepted for estimates)!
Description of Work: I did not use this provider due to the high cost.

These guys ruined my hardwood floors and refuse to take responsibility. About a year ago we paid Cranney to put in a brand new 10,000$ heating and air conditioning system in. About 6 months later we noticed our hardwood floors were cupping and getting darker. We call them in and they wetvac out 10 gallons of water from in the floors. They also put in a condensation pump to redirect the water to a different drain. We paid for all of this. A month or so later, I think to myself, ?D***, these guys botched that job, I have 10,000$ worth of floor repairs to do and I had to pay for the installations measures to be done correctly??. I call them back asking for some compensation for my floors, but they simply state that it was my drain that backed up 6 months later. This system produces maybe a half a quart of water per day. It would have literally taken 3 months for that amount of water to accumulate. Basically all Summer; the entire duration of the time the system would have been producing condensation. Cranney either neglected to notice a blatant pre-existing issue, did not perform any kind of diagnostic test or created a blockage themselves in the drain. There is no other input into the drain and there wasn?t a problem there beforehand as far as I can tell. I would not recommend using Cranney because if anything goes wrong, they will duck out of the way faster than you can say ?This cost me a lot of money!?

Response from Cranney Home Services
Hello, The Cranney Home Services process begins with our Installation Technicians going over unit locations and procedures necessary to complete the job in a way that is satisfying. After proposing multiple options, you agreed to the system provided in the locations discussed. We installed the system in early December 2014. Upon completion, as a standard, we go through a 28 point Post –Job Checklist, which includes checking refrigerant pressures, air temperatures, checking the duct system for air leaks and insulation, and pouring water down the drain. All of these requirements were met with your approval and signature. We didn’t hear of any issues until nine months later when the existing floor drain backed up. We stand behind all of the work that we do and cannot be held responsible for work that we did not do. We feel that all of the appropriate steps were taken to ensure a proper installation.

Dave did a great job with our furnace maintenance. We found out we have some algae in our oil tank. Will ask the fuel company if they are using 20% bio-fuel before they come next time Photos taken. Furnace cleaning went well - checked chimney and cleaned any debris at bottom of shelf. Dave was very professional and did a great job explaining details about the algae. One thing we do not like is not narrowing down the time span that the technician will come to the house. They call you 1/2 hour before they come. If they could give you a morning or afternoon appointment you could schedule other things with your day. Just like doing a delivery by Sears or Best Buy or Bernie & Phyl's, you would know you have a morning appointment and you can schedule something else for your afternoon like a hair or dentist appointment. This is the age of getting the most things done on a day that you are taking off from work. Get with the times! Even if you know you are scheduled for a morning appointment and the technician is running around 12:30 or 1 PM you still would be there. Or vice versa with an afternoon appointment.
Description of Work: Clean oil burner; change oil filter, check for algea.
Cranny home services contacted us less than a day after purchasing the deal. We made an appointment for them to come and they arrived right on time. The workers were polite and knowledgeable and well dressed in clean uniforms. They informed me of the additional services thay could perform but did not pressure me to purchase them. They carefully performed the service and went so far as to identify the location in the yard that the line took a slight dip.. They cleaned the area with disinfectant before leaving. In all a very good experience.
Description of Work: The provider used a camera to visually inspect the sewer line from the house to the street. They then augured the line to remove some roots that had grown into the pipe.

The house is being sold, and as such was inspected. We learned that the updates completed were NOT UP TO CODE and the proper permits were not pulled. This could have put our family in jeopardy, never mind the sale of the home. If you decide to hire this company, ensure that permits are pulled and and an inspector come out before they are paid. They came out and say they fixed everything to code.

The tech was courteous and replaced the faucets. After the job was done, I asked if he could change a leaky faucet in one of the bathrooms. He quoted me a price of $340 to do the job,and although I thought the price was kind of high, I agreed. When the plumber couldn't get the fixture apart, he told me if it broke, while he was attempting to remove it, the price was going to be $1200, because he would have to remove a panel that was not difficult, in my opinion...to unscrew so he could do the job ! It is my opinion that Cranney Home Services baits customers with a reasonable charge to replace an easy thing like outside faucets, knowing that if the customer wants any further work, they can gouge the customer who like myself wants to get the other work needed done ! The tech spent a lot of time conferring with his company on his phone. It was like being at a car dealership and the salesman is supposedly talking to his boss to agree on a price......while having a good laugh on how they're going to screw the customer !! I would advise anyone to avoid this company for the afore mentioned reasons !
Description of Work: The plumber replaced 2 outside faucets. $142 for the first and $ 69 for the additional.
