We had the house inspected prior to putting the house on the market so there would be no surprises down the road. The inspector, Henry, arrived on time and started with an inspection of the roof and gutters through binoculars. He was able to point out a couple of issues with the 2-month old roof. Henry then walked around the house again, this time focusing on the siding and foundation, identifying all the problems we knew about and some we didn't. Henry took some time to write up the results of the exterior examination and then we started inside. Throughout the inspection, Henry picked up on all of the issues we were aware of and then some. The one that killed me was the fact that Henry noticed that the rear wall of the walk-out basement had an inadequate header (which is the likely explanation for all the floors in the house sloping down toward that wall) - an issue that the structural engineer we hired completely missed!! Henry was very professional and very thorough throughout the inspection. I also like the fact that we got the full report immediately. This is the second time we've used Tiger and would absolutely use them again!

I will be forever skeptical of people singing the praises of a home inspector who "saved them" after our experience with Tiger. A representative from Tiger inspected our home before the P & S was signed and I am thoroughly surprised that the buyers didn't run away in fear from all the misinformation the inspector provided them. Let's go over some of the claims this inspector made which were proven false by other professionals: First, the inspector said he saw ACTIVE TERMITES in our home. Obviously, we were aghast at this and had a several pest companies come right out as soon as our agent provided this information. But there was no, nada, not a bit of evidence that a single termite had ever so much as sneezed near our house. Now, it would be one thing if the inspector had said something along the lines of, "This could be termite damage, you should have it checked further". But he didn't. He said he saw ACTIVE termites, which obviously wasn't the case at all. Second, the inspector claimed we had a leaky sewer pipe in the basement. Two professional plumbers came out and neither could find evidence of any leak, much less something as disgusting as a leaky sewer pipe. (Who wouldn't NOTICE that in their basement?! Eww!) Third, the inspector said we had no insulation in our attic. Well, considering we had had a high-end, expensive full-attic insulation job performed 2 years before, this seemed unlikely. Fourth, the inspector indicated that our chimney was not properly lined. Again, we had this done professionally a couple of years ago and I actually watched the chimney repair take place with my own eyes. So, pretty sure it's lined. Fifth, the inspector told the buyers that our deck was not made from appropriately pressure-treated outdoor-grade lumber. It's teak and redwood. TEAK AND REDWOOD. High-end, expensive, lovely, and well-cared for. These are just the items that were addressed with us post-inspection, so I'm unable to vouch for what else he could have described and how accurate it may have been. But these are some fairly serious errors, and could easily have led our buyers to walk away from a home that was a good deal and very appropriate for their needs. No matter how "thorough" it seems, a home inspection is not thorough if it contains a large number of glaring inaccuracies.

The inspector who came out seemed very thorough and was very professional. She missed the fact that my roof deck had $3-4k worth of structural problems though, thinking it was minor work on loose railings, telling me it was just tightening a few bolts. Subsequently, contractors told me the deck had serious problems, but didn't agree on what they were so I asked the owner of Tiger to come out. When he came (admittedly he was responsive to the request – he came out twice, once to meet with me, and, a second time to meet a structural engineer I hired to diagnose the deck problems), he said it was my responsibility because the "consult a contractor" box had been checked next to a note about loose railings needing securing (the loose railings being a symptom of the underlying issues with the deck) - that I chose to think of it as just a few bolts being tightened. Basically it was issue of interpretation. I interpret it as not being properly warned about a very big expense with a house I bought. Hence the F overall. I would not use Tiger if I were considering another house.

They can’t see though walls! That was the answer I heard many times. Their customer service is nonexistence, don't expect any customer satisfaction warranties, these guys just don't care about that!
Description of Work: BEWARE - Hiring Tiger Home Inspection was a huge mistake. The inspection seemed to go well, nothing overwhelming was reported, We had already been told of old water damage and that the owner had fixed the important things.The inspector stated most things could easily be fixed. We bought the house. Well the easy fix of the living room windows (we were told that we’d have to sand the windows frames before painting them) turned out to be massive water damage, rot that could be seen easily on the upper casing of the windows, if he had bothered looked. The inspector totally missed this. That rot also accounted for a rotted out header beam, that was structural and cost us a small fortune to have fixed. The family of the seller were so aware of the rot that after they cleaned the house out, they bought a new valance and hung it on the windows. They even told a neighbor that the valance was to cover up the rotted out window. We did not know the extent of the damage until the contractors started coming to give us estimates, all of them were amazed that the home inspector missed it, most of them told us we should sue, two even gave us the names of lawyers. Once we realized the problem was so serious we called Tiger Home Inspection and they sent a supervisor out the next day. The supervisor took pictures (he told us they can’t see though walls ) of everything and told us to send them at least three estimates. He said he’d call us back in a few days. A few days turned into a week and a half. After many other calls by me to Tiger Home Inspection, the owner called me (three weeks had passed by then) and said he was going to investigate this (he stated was appalled that the owners family had been so deceptive). I was encouraged by that call, he seemed so reasonable and nice. A week later the owner turned from Mr. Nice Guy into a snide and sarcastic bully, who blamed everything on the owners, the realtors, myself and my husband, The bottom line from Tiger Home Inspection’s owner, was they can’t see though walls and if he were me he’d go after the realtors and the seller’s family. He then stated he’d match whatever money I got from them (strange thing for a blameless person to say). Please note that this company was recommended to me by the realtor and was in constant contact with the sellers realtor, who keep Tiger up to date with info like what the neighbor had said etc. The sellers realtor and our realtor both worked for the same company and in fact are brother-in-laws (See Jack Conway Realtor for that part of this story) I would not ever recommend Tiger Home Inspection because they did miss (and minimized) most of the problems with the house. But more so for the awful way I was treated by the owner Jay Rizzo. P.S. Beware -They can’t see though walls!

To Whom It May Concern: On or around April 29, 2009 a thorough and complete home inspection was performed at the above aforementioned address.This inspection was performed to the Massachusetts Home Inspection Regulation 266 CMR Standards of Practice, of which a copy was submitted to the member on the day of the inspection. On July 6, 2009 the member called to voice some concern about a rotted window issue and that she would like someone to come out and look at the problem. I made arrangements to visit the site the following morning at 9:00 A.M. Upon arrival I observed several contractors performing various duties, I introduced myself to the member and her husband and asked them to show me what and where the problems were. She was quite upset at the time so her husband took me inside to show me where the damage was. At that time he prefaced his conversation by saying “I know he would not have been able to see this but we were hoping you could help us.” In the living/dining area the windows on the front wall had all the finish wood trim and the drywall removed exposing the framing to which most of was damaged and rotted by previous water penetration. The same issue was exposed over the front wall window in the adjacent bedroom. As difficult as it was I had to explain to them that on the day of the inspection we could not possibly have known the extent of the damage , however the Tiger Home Inspector did note on his report and verbally told them that there was previous water penetration on the ceilings in those very areas and to further investigate them or consult the owner for history. The inspector also directed them to read a pre-printed note at the bottom of the page that states “ Evidence of discoloration, high moisture and/or water penetration was observed. The source/cause and the amount of water penetration may not always be detectable. Tiger recommends you consult the owner or a contractor for a historical perspective regarding this observation. These conditions can be associated with environmental issues. You should consult a specialist if you have any concerns.” It should be understood that a home inspection is a visual, non-destructive investigation of the readily accessible areas and components of a home. There is no destructive probing or dismantling of any components. You can certainly understand that we cannot see through walls and would not have known that the framing behind the walls was damaged without dismantling them as their contractors had. Further more I would like to clarify the member's statement that we were in “constant contact with the sellers realtor who kept us up to date about things like the what the neighbor had said etc.” She was the one to tell me personally through an e-mail that the previous homeowner knew about the water damage and covered it with a new curtain/valance to hide it from everyone, not the broker as described in her complaint. Also the member states in her complaint that “Everything seemed to go well, nothing overwhelming was reported.”Again I strongly disagree with her as a total of 23 items were failed or were flagged for further consultation with a contractor including but not limited to the homes heating system, the plumbing and waste lines, the windows, termite damaged sills, previous water in the basement, and the exterior front masonry stairs, etc. It should also be understood that they knew they were buying a “ fixerupper “ as they both stated this to me personally the day of my visit. For all of the above stated reasons Tiger Home Inspection denies any and all liability for the damages and subsequent repairs to their home. Sincerely, Bill Delaney Quality Assurance Supervisor

Showed-up on time, did a good examination of the house, though their policy is to not climb on roofs and there was a dusting of snow on the roof, so he couldn't evaluate. Pointed-out a number of places where work had been done properly. Report was a paper form with relatively few details and lots of warnings, we could not inspect this, etc. I've seen better inspection reports, but I thought they did a good job of evaluating the house. We've owned the house for 3 weeks now and haven't seen anything inconsistent w/ the report.

Eric was terrific, patient in showing us each item which needed attention or would need attention in the near future. He was honest, when he could not speak to something he honestly said I don't know or I've never seen this before. He did not give up until he finally found the attic access in a small cape. I would highly recommend him.

Nico showed up right on time, and he went to work checking the outside of the house. He checked EVERYTHING and did a really thorough job... or so we thought. There were a couple little issues he found, such as exposed insulation in the garage that had to be covered with a fire-proof sheetrock, and some structural problems with the patio out back. He said he's not allowed to give price estimates for anything, so a few days later we had a contractor come take a look to give us an estimate on the 3 little issues that had to be fixed. The contractor found HUGE problems that Nico had missed, including cracked foundation, termite damage, mildew in the basement, a sinking foundation, etc. He cautioned us to not buy this "piece of s***" and to ask for a refund. We ended up being able to back out of the sale of the home due to the findings, even though the house "passed" the inspection. I called Tiger Homes to ask for a refund, and they said the only thing they could offer me was 50% off a radon test, which came out to like $40. The customer service people were nice and they took the time to talk to me, but I'm not happy with their unwillingness to make things right... not that I'd trust them on a second home inspection anyway, but it's the thought that counts.

The inspector was sent to do my home inspection. He was on time, but everything went downhill from there. He quickly rushed through my house and was not thorough (which has since been VERY costly for me due to his negligence). He missed vital (and abvious) problems with the plumbing that has now cost me over $3000. I have yet to have a KNOWLEDGEABLE professional check out my roof, siding, windows, foundation, etc, so I am sure this is going to get even more costly. When it came to the garage, instead of inspecting the second level, he wrote "2nd level inaccessable" because he didn't feel like moving the couple of boxes blocking the ladder to the 2nd level. He was more interested in hitting on my realtor. To top it off, I couldn't even read his handwriting in his report. What a waste!

My husband and I set up an inspection for the home we are planning on buying. Our real estate broker suggested Connie. First we checked on Angie's List for reviews on Tiger. Then, we scheduled an appointment for several days later. Connie met my husband at the porperty on time. Connie walked through the property and through her checklist with my husband. She was quite thorough and answered all of my husband's questions. She shared her expertise with him, which he really appreciated. At the end, she gave us the inspection results and suggested doing a Radon test. Overall, we were very happy with our experience with both Tiger and specifically with Connie. We would wholeheartedly recommend them to others.

Tiger performed a subpar inspection. They missed MAJOR problems, including a carbon monoxide leak and serious electrical wiring problems. They didn't report on any of the building common areas which turned out to have serious construction problems. They didn't provide any detail on the few issues they did raise (all minor, eg. missing window screens). Within weeks, we've had foundation and flooding issues, electrical, plumbing, flooring and heating issues. We had to have a second inspector from a different company come out after we bought the home to determine what other problems still existed. As a first time home buyer, moving across the country, I relied on the information provided by the home inspector. If Tiger had done their due diligence, we would have seriously reconsidered the purchase of this unit and would not have had to spend thousands of dollars and hundreds of hours.

John (the home inspector) came slightly early and did an excellent inspection. It was like a lecture in real time. All issues and problems that he noted were correct. After the on-site inspection, he emailed a copy of the report to me that evening.

Inspector was on time, friendly, and helpful. My only advice would be to get a quote emailed to you and not over the phone. I asked for a quote via email and was called back instead of getting an email. I thought she said $275 but the charge was $375. I called later and she told me they never do inspections for less that $375. She was very nice and I take their word for it (I could have easily misheard her) but I advise you have written (email) proof of quote before any commitment to this or any other company.

I used Tiger based on referrals from friends. I used Kevin O'Neill twice for 2 different home inspections. Kevin was there at the house before I arrived both times. He first went over what we are going to do for the inspection. Through each aspect of the inspection, Kevin told us what he was looking for, and explained in detail the good news/bad news. He always made sure to ask if we had questions, and made sure we understood his answers. Kevin is very reliable and professional. I would recommend him to anyone.

They came out on a Sunday and their prices were very competitive. They explained all the issues very thoroughly. I even told the inspector that I would be asking him a lot of questions throughout the inspection and he explained to me that it wasn't a problem and that he was here for two hours at my disposal. The inspection wasn't as thorough as other inspections I've had in the past since he didn't test the appliances, but he still did a very good job and I would use them again.

This was my first time home purchase, so I wasn't sure what to expect. I got the company recommendation from Angie's List, but I didn't pick the inspector. The person assigned to me was Jay Mercier. Jay arrived early to inspect the property grounds before I got there. He then took me around the whole property to go over what he found. When the seller's Realtor arrived, we inspected the basement, and condo. He was very thorough, personable, and explained everything very clearly. The Realtor also thought he was good and took his card for recommendations.
Description of Work: Inspection on a 440 Sq Ft condominium in a house with 8 units. The property was in lower Allston, MA.

We were able to schedule the inspection quickly, on a Sunday no less. Otis was on time and did a complete inspection. The home needs some work, but he was good at highlighting the obvious and not so obvious. I just wish the reports were a little easier to read; they are a combination of check-offs and handwritten comments.

We used Steven Verbeek from Tiger Home Inspection. He was amazing. He was recommended to me by a family member who had used him twice previously. He stayed six hours and showed us every possible flaw under the sun. He knew old homes inside and out, and was able to decipher the most complicated of heating and electrical systems, and explain them to us (we are first time home buyers). He noticed the smallest details, things that we as consumers had never noticed. He was early to the appointment and stayed well past the 4-5 hours I was quoted. His written report was 16 pages long and was very extensive. We will keep using him again and again until we find a house to buy!

Connie MacLean was superb. She was punctual, efficient, extremely knowledgeable and patient enough to explain what she was doing and why she was doing it (along with other helpful suggestions about future maintenance needs).

Overall, the experience was very good. Ralph LeBlanc was prompt, professional, and thorough. He took the time to explain what he was looking for and to answer any questions we had, and was upfront about the limitations of a visual inspection. Though Tiger uses a checklist system, Ralph's handwritten comments were detailed, and it was nice to have the report in had right then. Ralph also called us back the next morning because of small crack in the foundation that he felt was non-serious, but upon reflection he felt should be followed up on. He sent us an amendment to the report the next day, along with an apology for the inconvenience. My only quibble was with part of the price. Tiger charges $80 for the radon test which you can order from the lab's website for $40. A 100% markup is not reasonable. Also, Tiger charges over $100 if you prefer your report to be typewritten. That seems exorbitant.
