We contracted with O'sullivan Installs for a large Hardie siding and trim replacement project. They were extremely professional and the work was top notch. I would recommend the team from O'sullivan installs without hesitation and would absolutely use them again. Their price was extremely competitive and the workmanship was second to none. At the end of the job Tim walk around the house with me multiple times in order to address a couple of minor issues, which were fixed that day. The house looks absolutely beautiful thanks to Tim and the team!!!
Description of Work: We replaced the old cedar shingle siding and trim on our house with Hardie siding and Aztec trim.

Perhaps you, too, are looking for someone who cares, who is always there for you, who puts your needs first...who listens. Someone who is responsible and cares deeply about your relationship. For whom your problems are his. Happily I found someone like that many years ago and had the sense to marry him (sorry he's not available). Then, 36 years later, through Angie's List, I found a contractor just like that and had the sense to hire him. Since then, I have been in home renovation heaven. Furthermore, recognizing his schedule limitations, he introduces you to others who quickly take care of you. In other words, Tim O Sullivan was the captain of the Dream Team of contractors that I worked with this spring and summer. (See Bob O Sullivan Roofing and West Tewksbury Contractors). Our town decreed that everyone had to connect to town sewer. This motivated us to get everything done. Installing a septic at our cottage convinced us that our property was going to be ripped up--might as well take care of everything on the major to-do list. So, having consulted Angie's List, I called Tim to replace an eyesore slider in the living room. He sent George Williams to review the options and offer an estimate. George and I hashed out the choices and settled on the best one. Six weeks later, Tim and crew returned with our new French Doors and installed them perfectly. We were hooked, and went on to order siding, a front door, a door to the deck and two windows. George returned and cheerily sat with me with book and samples while I put together a color scheme for the siding, front door, door to the deck, windows, trim and shutters. They also referred us to Bob O Sullivan and Ranch Roofing for our roofing needs. And so, this July has been a transformative marathon. A landscaper ripped out superannuated shrubs. The new sewer went in, impressive boulders emerged in the process. Bob's team ripped out an old roof, lay down Grace Triflex 30 HP underlayment, shingle vent , Grace Ice and Watershield, etc and nailed on the new 30 year architectural shingles. Then Tim's guys worked until sunset daily to side the house. Tim knew that we faced another project in California, and moved heaven and earth to get the project done on time. It did take a bit longer than planned, but the delay was caused by some predictable repairs to the house when siding removal revealed hidden trouble. Then he called on Jay Stamp Sr of West Tewksbury Contractors to take care of it?and more!--and we could rest easy knowing that both present and future issues had been addressed. These guys knew what they were doing. In fact, Jay Sr and Jay Jr so impressed us that we had them add a whole new front porch and roof. Finally, whenever we did have to report a problem, it was as if we had sounded an alarm, for Tim would swiftly and deftly deal with it. For example, when rot was discovered and a sill replaced, the front door went out of adjustment. Tim hurried over and readjusted the front door until it was back to perfection. In fact, perfection is what Tim O Sullivan insists upon. Now everything looks terrific. Our neighbors fawn over us. They love the roof, they love the siding, the color scheme, the porch...We are basking in their admiration and envy (for as long as it lasts!) and all because of Tim O Sullivan and his friends. Thank you thank you thank you everybody!

I cannot say enough good things about Tim and his company. Tim does all the windows himself (with a helper if necessary) and has one team of guys that works for him that does siding projects. They only work on one project at a time and don't leave it til it's done. They did a fantastic job, cleaned up after themselves every day, and had the whole thing done in less than 4 days. Tim is a delight to work with, personable, respectful, and honest. When he found some electrical surprises while installing our windows, he immediately offered to eat the cost of the electrician himself because his sales guy forgot to say anything to us about what would happen in that case. We also had Tim replace our sliders about 6 months ago. He stands by everything he does and when we did the final walk-around at the end he found a few things I wouldn't have thought of and pointed them out to his guy to fix. He's always willing to take the time to explain why he's doing something a certain way or recommending something, and never talks down to you. If/when we have the money to replace our windows, we're not going to bother talking to anyone else. His prices are competitive and his work is high quality. It's not an exaggeration to say that the two times I've worked with him have been the most pleasant experiences I've ever had with hiring someone to do major (or even minor) work on our house.
Description of Work: Installed 2 new windows (where there previously were none): a large picture window, and a large transom window. Resided our split-level house, including all trim, removed the old gutters.

Tim and George came out to do an estimate. I found them on Angie's List, but they were also on the siding vendor's website as a 4 star (highest) siding contractor. They did a fantastic job. They took off all my old vinyl siding and the old wood siding underneath. Installed all the new under-layment and the siding. They did a fantastic job. They are also doing other work on my house as well. These guys are great and very detailed. Every thing is perfectly straight and the corners are perfect around the windows and edges. Believe me I've seen some bad siding jobs and mine is A+++. I told Tim and George that they could take pictures and use them on their site and use me as a reference. So if you see a (ocean sage colored) ranch on the site, that's my house. It looks beautiful! I am so pleased with the job I just can't say enough. My neighbors are also happy with the work (my old siding was pretty sorry looking). The other guys from the company that came out and helped on the job were great, also very detailed and just nice to have around. They had a radio outside and one of them would sing while doing the work. It's nice to see folks that really like what they are doing. Tim and George spent alot of time with me before the job started going over exactly what they would do. We talked about certain problem areas on my house (some damage to facia/soffit this winter) and I felt really comfortable with them doing the job. Everyone that works for this company is professional and likes what they do -- and it shows in the quality of the workmanship. I had to leave to go out of town before they were finished, and when I returned and my house was all done, WOW, it was great. My yard was all cleaned up, the dumpster gone and I it was like coming home to a brand new home. All during the job, things were neat -- everyday they would clean up and even sweep up the driveway. I would highly recommend this company.
Description of Work: Remove old vinyl siding, underlayment and old wood siding (three layers). Make repairs as needed, installed new underlayment and new vinyl siding. Replace facia and soffit. Replace trim around windows, doors, including garage door. TIm and George spent alot of upfront time with me on showing me the products they would use and how they would be installed. They also did an estimate on the spot when they came out. I didn't have to think about it twice, HIRED! I did have other estimates and they were all competitive -- it was the personal commitment and time they spent with me that made the difference. I had confidence in them doing a quality job... and they did.

Tim, and his team, were great to work with. When I called for an estimate to put vinyl siding on my 50 year old house, George came by to take a look at the house and take measurements. During that visit George expained the process and the options. A few days later I received a detailed estimate. After getting 3 estimates, I chose O'Sullivan Installs primarily because of the detail provided in the estimate. It was a great decision.Tim's team showed up on time, got the work done quickly, and cleaned up after they were done. Tim kept me informed about what to expect. When it rained one day, Tim let me know that they would not be working. Tim came by after the siding was installled to review the work with me. George followed up with me after a month to see if any issues had come up. Each time they followed up. I was reminded that if an issue comes up in the future I should call and they 'll take care of it.Tim and his team are professional and stand behind their work. What's not to like?

Tim and company did a great job and actually noticed a few things with our main door that he would fix while installing the storm doors at no extra charge. They were on time for the estimates and stuck to the estimate. Punctual, easy to work with, reasonably priced and a top quality job....what more could you ask for!

Terrific work, friendly, courteous and professional. We were impressed with George and Tim from the get go. Both of them were extremely knowledgeable. The sales process was very low-pressure and informative. Installation was quick (just a few hours) and timely. Tim and his crew were friendly and hard-working, and they did a great job. I watched them perform most of the work because I wanted to see how it was done. I'm a perfectionist, and I was impressed with the quality of their work, as well as Tim's efforts to explain different options, choices, and features to me. Tim also said that from time to time, a new installation will require small adjustments, and to let him know if anything needed adjusting and he would come back to fix it. A few weeks after the install, the thumb latch started to stick just a bit on the strike plate on warmer days due to expansion of the wood in the frame, so I called Tim and he came the very next day to adjust it. I really liked the fact that he seemed completely committed to following the project through to the end and making sure everything worked out according to my expectations. The door is beautiful and getting rave reviews from our friends and neighbors. Tim and George were a pleasure to do business with. I would recommend them to anyone, and will most certainly hire them again in the future.
Description of Work: Tim pulled out our old steel front entry door and replaced it with a new fiberglass Pro Via door. Services included removal of the old door and sidelights, casings, and threshold, etc., and installation of the new door, sidelights, hardware, casings, insulation, outdoor trim, etc.

They did a great job for me. I bought the doors from them too. My daughter was getting married and they were able to get the door installed before the wedding which I really appreciated. They did a good, nice job. I would definitely use them again in the future.

It went very well overall. Tim, the owner is very willing to work with you through the installation whenever if works for the customer. He came right back the next day when I had something that needed to be done. He was very nice and friendly and cleaned up after himself. The salesman was very nice too.

I haven?t decided yet whether or not to use them. My interaction with them went very well because they were clear, they did the estimate right then and there, they explained the parameters of the quote, and they were very matter-of-fact. They were very fair; they told me that they were more expensive than other places but they do a great job. They were looking for a place to do a little extra trim work. They came over in a timely manner and they were punctual. They were a little informal but they brought over everything that was needed.

Went okay. I had to make several calls to keep the process on track. I believe the door was very expensive and for tax credit purposes, I asked what the door actually cost (minus installation charge). I was told it could be whatever I wanted it to be!

I can?t say enough great things about him. He was superb! He fixed things no one else would tackle. He was friendly and personable, as well as accommodating. His work was perfect. He was tidy as well, and so were the other workers with him. The work he did for us was complicated because of unusual door sizes, and he did everything willingly and happily.

The people from O'Sullivan Installs came down to give an estimate. A person took all the measurements and they will do the job for me. The price seemed fair. This company has so many years of experience in dealing with this and they have a lot of reviews. They were very punctual and friendly. They presented the project very systematic and thoroughly.

From the estimate to the completion of the job, we felt as though we were in good hands with O'Sullivan Installs. It was refreshing to work with an honest company that went above and beyond and never seemed to mind. Every worker from O'Sullivan Installs that came into our home was professional, friendly, and worked hard. The installations of our front door and windows came out great, but it was also the extra care they took in the details that set this company a part from others. We really appreciated how they paid attention to the craftsmanship of installing the wood around the outside of our door as well as when reattaching the old woodwork on the inside of the door frame. They also took the time to explain what they were doing and why and never seemed to mind the many questions that we asked. We will definitely use them again!

They were helpful, polite, responsive and friendly. The doors were installed in a timely fashion, and the work was done quickly. We are satisfied with the quality of the installation. When the front door turned out to have a slight flaw, they had us contact the manufacturer to fix it, which they eventually did. The windows were done after we okayed the doors, and there was a fairly long wait period, which meant we couldn't get a rebate since it was in the new year (2011). Otherwise, fine job.

We gave the go-ahead in mid-August but the customized doors/frames didn't arrive until early October and Tim and his guys didn't really get started until mid-October. Tim had the two new doors installed in about 3 days but there was still some trim and siding work to be done. Tim came back later in the month and finished up (finishing the trim and siding on the outside, and adding some beadboard to cover over areas where the horsehair plaster had been exposed and damaged during the installation of the kitchen door frame. Overall, I think Tim and his guys did a great job. The kitchen and porch are still projects that will need a lot more work when we have the time/money but the two new doors are great (a maintenance free outer porch door and a good looking, properly insulated kitchen door). And we can now buy ourselves modern kitchen appliances and actually get them into the kitchen. :) The $5400 cost to install two doors may seem high for folks used to making improvements to more modern houses but working on houses built in the 1700-1900's is always going to involve a lot of kludging and fiddly stuff. I think Tim's quote was a bit on the high side but then he was giving a fixed price on a project where he did not know what he was going to find once he started ripping out the old door frames. And he was willing to do things like putting in the beadboard over the damaged horsehair plaster that might, arguably, have been considered "out of scope."
Description of Work: We have a very old (originally built in the mid 1700's) house in Salem, MA. Every door in the house is unique and all are much smaller than would be used in a modern house. We were thinking of buying a new refrigerator (we inherited the current one when we bought the house ten years ago and it probably dates from the '70s) but we found that most modern refrigerators are too wide to fit through the doors (one outside porch door and a door from the porch into the kitchen). We then found that the wooden door sill for the outside porch door was starting to split. And the inside door between the kitchen and the unheated porch was uninsulated and, I am sure, was causing us to lose a lot of heat in the winter. In any case, we decided to look into getting both doors replaced with modern doors of the current standard width. They would need to be customized since the door openings are also shorter (ceilings in 1700's were lower). I also wanted the outer porch door to be maintenance-free and we also decided we wanted a Dutch door opening from the kitchen to the porch. We found Tim O'Sullivan here on Angie's List and he agreed to come over to give us an estimate. We all knew this would not be a "cut and dried" project. Old houses like ours were build before there were any building codes and you never know what you are going to find when you start tearing into walls and floors. In any case, we asked Tim to give us a price on tearing out the two doors and door frames, and replacing them with suitably height-customized modern doors and door frames. The outer door would be fiberglass with an aluminum threshold and the inner (kitchen) door would be a wooden door (with insulated glass light) customized to be a Dutch door (i.e. top and bottom open/close separately). Tim would also add trim around the doors and replace the aluminum siding that needed to be removed around the old porch door with new vinyl siding to make it all weather proof.

Tim was very professional and very thorough. Great communication, took plenty of time to explain everything, not just before making the sale but throughout the work and while we were waiting for the doors to come in. Took as much time as needed to get it done right. Left a couple of small dings in the shelving right next to the doors where he had to cut out to get trim in, but likely couldn't be avoided. Doesn't overlap jobs, stays until the job is done. Cleaned up very well after himself.
Description of Work: Replaced two sliding glass porch doors. Also brought in someone to install a small amount of tile in front of one of the doors.

We found Tim O'Sullivan on Angie's List and contacted him based on his excellent reviews. This was our first door project and we had numerous questions which Tim was incredibly helpful in answering. He pointed us in the right directions to help us learn about our options at our own pace. Other contractors we met with led us towards more straight forward "replacement" options but Tim was the only one who really listened to our requests and made it happen. His skills and attention to detail really shone through in this finished product. I considered giving Tim a B rating on Price because this project was more costly than we initially anticipated (but final cost was exactly as quoted), however going into this project we underestimated what was actually necessary and in hindsight we received an excellent value and Tim was the only contractor that was willing to work with our vision and make it a reality. We're extremely happy with the finished product
Description of Work: Had front door with side lights. Tim and Joe ripped out everything and installed a beautiful set of double doors. Opening had to be increased to accommodate new set up, requiring a new header and studs on the sides.

Again, no service was performed, but I'd say my experience dealing with the appraiser was quite poor. It seemed to me that he was after the new sale and could care less about a fixing it type project.
Description of Work: No services performed, comments related only to bid process on repairing the inside frame for a front screen door. I called and spoke with Tim who passed me to one of his appraisers. Tim seemed to understand the task at hand and said his co-worker would get in touch with me asap to look at the proposed project. His co-worker took his time to get back to me (wasn't same day like I expected) and when he found out that the job might not entail purchasing a new door he became totally disinterested in the project (contrary to what I believed after my conversation with Tim). It was clear he was looking to sell me a new door and frankly gave bogus (incomprehensible) excuses of why they couldn't assist me (i.e. they warranty everything and if it's not their new door, they don't want the liability of the warranty - even though the door wasn't the issue and shouldn't be if they did the framing right!).

I called Tim O'Sullivan for an estimate to replace our old, water damaged french door with a new Harvey vinyl sided door. Tim was very responsive and came over to discuss my options and provided a written estimate on the spot. It took a few weeks for Tim to get the door from the manufacturer/distributor, and as soon as the door was ready, he was ready to install it. Tim did the installation himself and did a great professional job. He removed the old door and cleanly widened the rough opening in order to fit the new door. He installed the door, insulated the cavities, and added new exterior and interior trim. Tim also cleaned the work site when he was finished. I was especially pleased that Tim dedicated the entire day to install my new door, rather than try to do it quickly and go to another job later in the afternoon. The new door looks great and it was a professional job. I would highly recommend O'Sullivan Installs.

I was very impressed with O'Sullivan Installs right from the start. Tim (owner) came out to do a free estimate. It was apparent that he was very knowledgeable and was easy to talk to. I have a background in architecture and construction, so I enjoyed our walk through as he went into specific details and pointed out how certain areas needed to be worked on. It wasn't until after I met with Tim that I fully understood exactly how the correct way to install vinyl siding needed to be done. I had 4 other contractors look at this job and although their quotes were similar in cost, Tim was the most thorough in explaining the materials he would use and method(s) of installation. He explained to me that they were 5 star certified installers - and it showed. He provided the best value because he was not cutting corners, which some of the other contractors were trying to do without being upfront with me (some were not included a foundation cap, others were not using backerboard). When I compared quotes it was clear O'Sullivan was going to do the best job in a timely manner. His crew did the entire job/house in 3 days. They were in and out and not trying to run several jobs at the same time. Other subs quoted 1-2 weeks. His crew (2 people) were great workers and did their job well. I can't recommend O'Sullivan enough. Great quality for a very good price. Check out the before/after pics. The thing that Tim said to me when we first met that stuck out to me the most was, "Hire the guy that you think is going to do the job the right way." So that's what I did and they delivered.
Description of Work: O'Sullivan resided our entire house with vinyl siding and shutters. They installed the siding over our existing wood siding (at my request as a cost saving measure) and also wrapped all the existing window trims with PVC coated aluminum. They used Harvey Monogram products with Greenboard XP38 backerboard. They did not do any soffit or fascia work, because I addressed that work earlier in the year with another contractor when I replaced all the gutters and added soffit vents.
