First contacted O'Sullivan Installs in July of 2012, along with 4 other siding/construction companies. I met with George Mitchell, who was very pro-active in returning e-mails/phone calls and was a very personable guy. I liked George right off the bat as he answered questions thoroughly & was excellent at explaining the various options available to you. George prepares the estimate for the various job options for O'Sullivan Installs. The estimate we received from George was in the middle of the 5 estimates we received. The reason for choosing O'Sullivan Installs was the value for the money, meaning the scope of work they were going to provide at a very fair price and the research I had done on the company itself via Angies list & looking at recently completed jobs by O'Sullivan Installs. The job itself was priced at $46,650.00. We finally pulled the trigger in mid August. Once we chose O'Sullivan Installs, I then met Tim O'Sullivan, the company owner/founder. I must say I was very impressed with Tim. He gave us a great idea of what to expect and how the job would proceed. All the details were covered. Before the start of the job, Tim mentioned that at some point, as they were stripping the house basically, there could possibly be wood rot found. If so, we'd deal with it then, as far as options as how to proceed. Will mention more about his later on. George & Tim suggested doing the front of the house with a water table. This basically means framing the bottom of the shingles with the PVC trim. This is to protect against water damage. We went with their suggestion & really like the look the "water table" gave to the front of the house. We also went with "picture framing" for the trim around our windows verses the bull-nose look. If we didn't like the "picture frame" look after the first window or two was done, Tim offered to change to the bull-nose" look. Thought that was a great thing for O'Sullivan Installs to offer, as until something is actually completed, it's hard to visualize. We stuck with the "picture-frame" look. Due to weather issues and the fact that O'Sullivan Installs had other jobs they needed to complete before starting our job, the project was delayed until Thanksgiving week, 2012. Tim promised the job would be completed before Christmas and it was. One thing Tim mentioned to me is once they start a job, they will stay on that job until completion, which I can definitely vouch for. I had some concern as I had not cleaned my gutters since they were being replaced. As the job was starting later than originally planned, my concern was we'd get some early snow & my gutters would be non functional since I hadn't had them cleaned. Tim actually offered to clean our gutters (at no cost) to alleviate that concern. I was shocked & very appreciative. In the end the gutters didn't have to be cleaned before replacement, but I thought that was a great consideration by Tim, furthering in my mind i had chosen the right company. Once the job started, the crew was there 7 days a week. The crew was a wonderful group of guys. Depending on the work needing to be done (like stripping the existing siding and trim) we sometimes had 5 or 6 men there or as the work progressed, 2 or 3 men. They were all very easy to talk to and if I had a question they couldn't answer they would relay to Tim or the job foreman & he'd respond back right away. They were very clean, never leaving a mess outside the house. I have kids & a dog, so their neatness/cleanliness was a big help. We got some snow during the job, but that still didn't deter the crew. They proceeded to do whatever was reasonable and safe. I felt bad a couple times as it got very cold, slippery, not great conditions to be working outside, but it didn't deter them. They promised to be finished before Christmas & they did, the week before. The workmanship was excellent. They covered all screw joints, caulked all joist ends, flashed existing fixtures, and even sprayed sheathing with insect and mold killer. During the job they found some extensive wood rot under our back deck. Tim notified us right away, we had a meeting & he showed us the damage. He gave us a couple of options, one which would require us to jack out our deck (pretty expensive), to the option we chose, removing all the rot, covering with plywood & framing around the rot to insure no future issues. Amazing thing about this whole thing was it added time to the job, more materials to the job, yet the price of the job did not change!!!! At the end of the job, there was some odds/ends that needed to be completed. As we were now into winter, we agreed that O'Sullivan Installs would come back in the spring & finish. Minor things like fixing a couple of outside electrical outlets and fixtures, doorbells, etc? Well sure enough Tim contacted me this spring & his crew came and completed the punch list that was left. Finally, George Mitchell came out to our house recently to look over the job. He noticed a couple of minor trim issues that I would never have noticed & promised they would be taken care of. All in all, we had a wonderful experience with O'Sullivan Installs. They did a fantastic job at a more than fair price. Their were no hidden costs in their job, basically what they said is exactly what you got. We still get compliments on the house from our neighbors and friends.
Description of Work: The scope of the job was the following. We have a decent sized garrison colonial, approximately 3000 square feet. We wanted all the siding & trim of the house replaced. The house had cedar clapboard & wood trim. We had painted the house about 8 years ago (for the 2nd time), but the siding & trim were showing their age. Looking at the various materials available we decided on the Hardie Board Fiber Cement siding along with Azek white PVC trim. We also wanted the gutters replaced as well. We asked Tim if they provided gutter service as well & they did. We wanted some type of leaf guard also and the prices provided included the leaf guard as well. I still priced the gutters with a couple of gutter specific companies for my own sanity & Tims offering was as a good as or better than the 3 gutter companies we contacted. Tim used RainPro gutters & downspouts. Except for the roof, the entire outside was redone, meaning the siding, all trim, and rain gutters by O'Sullivan Installs.

After contacting O'Sullivan Installs about an estimate to replace all the windows in my brownstone condo, I met with George Williams who is the sales representative. George looked at the current windows and asked what type of replacements I was looking for. He showed me the different types of replacement windows that O'Sullivan Installs uses and developed installation cost estimates for each type of window on the same day. George answered all my questions and there was not any high pressure sales pitch. Once I chose O'Sullivan Installs, George and Tim O'Sullivan (the owner) came over to finalize the paperwork and take final measurements. Tim took care of all the necessary permits with the town which included review and approval by the town's preservation committee (extra effort on his part since I was not aware that the window replacement needed preservation committee approval). Tim kept me informed throughout the permitting process. Installation took three days as there are always complications that come up in a building that's over 100 years old. Tim and his crew were great and kept me informed every day. Their work was very detailed and thorough. Extra kudos to them for having to carry really big windows around the block and up a couple of flight of stairs (that's what happens when you don't have reserve parking in front). They also took care of disposing of the old windows and cleaned up every day. Tim and I did a final walk through to make sure everything was completed and to my satisfaction. It was a very professional operation from start to finish. The price was fair and the quality of the work was excellent. I would highly recommend O'Sullivan Installs for future work.

GREAT experience!! From beginning to end. The owner Tim O'Sullivan is the most professional contractor I have ever dealt with. I know what your thinking, professional contractor? Thats an oxymoron, right? Not in the case of O'Sullivan installs. Hardie Plank is not an inexpensive investment, so when you are spending this much money, you want to make sure you get what you are paying for. Tim and his entire crew were always professional. When they tell you they will be there on a certain date, thats when they show up. And if things have to change, Tim will call and explain. Tim actually goes out of his way to make sure his customer is actually happy! I know thats hard to believe but thats the gods honest truth. ( He is not related to me in case you are starting to think this review is bogus). No plan ever goes exactly to plan, but when things go off schedule, Tim is the contractor you want because he makes it all good in the end. His attention to small details is not the norm for most contractors. Bottom line...... If you are thinking of installing Hardie plank on your house ( or even installing a door or window) O'Sullivan Installs is your only choice! I cant say enough positive things about Tim and his crew. Thanks Tim.

This was the only vendor to promptly return my inquiry about siding, and they were VERY responsive and professional throughout the entire re-siding project. We looked at 3 other projects that they had recently completed, and they all looked great. All the details of the installation were explained well by the salesman, and the work crew was very punctual and neat while performing the work. Any questions we had were answered promptly by the foreman or by the business owner. The entire project was completed in less than one working week, and we are very pleased with the result. We highly recommend O'Sullivan Installs for siding work, and we would not hesitate to have them perform other house repairs.

Everything went very smoothly. George came for an estimate. He was knowledgeable and courteous. Tim, the owner, came for measurement and kept me in a loop for the status of ordering and changes requested by a manufacturer. His crew did a very good, clean job. In particular, I am very impressed about quality of work. I am now thinking about using them again for another project next year.

This company was great. I highly recommend them if the owner is still the same as two years ago. Everything about this job was actually enjoyable for me. The salesperson gave good advice, quoted a price that they stuck to, worked to schedule me in, and did everything he said he would do. The work team was polite, clean, efficient, and they do excellent work! The owner visited the site before, during, and after the job and also gave good advice about two problem areas that I just didn't know what to do with. The rain gutters work perfectly on multisloped roof. Two plus years with all those storms and everything looks as good as the day it was installed. A quality company, and the owner really cares about the workmanship.
Description of Work: Tore off old siding; installed new siding on old part of house and new addition. Installed rain gutters, window and door trim, and made the old and new parts of the house look seamless and beautiful. Many compliments!

Overall, O'Sullivan Installs was incredible to work with from start to finish! Here's a run down of our experience ... We first met with George, who runs Sales, to learn more about the product, process, and pricing. He explained to us the different types of products they offered and provided a list of addresses nearby so that we could see what a finished home actually looked like (FYI... we ultimately chose Hardie Plank). We appreciated George's non-sales-like style during the discussion. If anything, it was very much an educational discussion and not a sales pitch. Not only was George quite informative, but in general extremely jovial and patient with the barrage of questions we had for him. George was able to quickly turnaround an estimate and walked us throughs next steps. Within the week, we had a meeting scheduled with Tim O'Sullivan (owner) so that he could take a few additional measurements around the house and to provide more detail on the timeline. Due to other booked jobs and to allow for the Hardie Plank material to be ordered and delivered, our project was due to start in 5-6 weeks, which worked out well for us. The work began exactly when discussed. All building material was delivered on time and neatly organized in our driveway so that we could still make use of it. The removal of our existing siding (aluminum and clapboard) took no more than 1.5 days. We also had five old windows removed from our attic and new ones installed (1/3 day). And the new Hardie Plank (including gutters, fascia board, soffits, and Azek trim) were installed in roughly 1.5 weeks. In total, the entire job from start to finish took two weeks. Tim's crew, headed by Arturo, showed amazing work ethic! They were professional, courteous, and extremely diplomatic when dealing with our neighbor, who for a lack of better words can be a challenge to live next to. As the project progressed, we did several walk throughs with Tim to highlight any issues (albeit minor ones) that needed to be addressed. These were corrected quickly. Ultimately, Tim was most concerned with making sure we were happy with the job, and he wouldn't accept payment until this was the case. Tim was a pleasure to work with and we would HIGHLY recommend his services to others!

Replaced sliding glass doors (4) on a seaside home. Discovered wood rot in corner and arranged for carpenter(s) to come and replace the wood the next day (no delay in the job). Job was completed on time, on budget and the extra cost for the wood repair was more than reasonable (and we are likely to use their carpenter on replacing a deck in the Fall). Would highly recommend them in the future.

After inquiring about an estimate, I was contacted soon after by George, the sales guy. We set up an appointment and George came to the house at the agreed upon time, and looked at the work I wanted to get done. George gave me a detailed overview of the exterior doors they install, and showed me examples of the different materials I could pick from, (fiberglass, steel, wood), as well as all the features and options. It was a low pressure sales pitch and George had a nice rapore about him. He was unsure about what my options might be regarding my attic vents, but he took some measurements and assured me that Tim, (the owner), would contact me shortly. I soon setup an appointment for Tim to come out to the house and take his own measurements for the front door and to look in the attic. Tim said that he'd have to check with what my options were for the attic windows, since the openings might be too large for vents, and replacement windows might make more sense. George made a second visit to finalize the deposit for the door installation and pick out the exact style we were looking for. He explained the 6-8 week lead time required for the door to arrive from the factory, and told me to contact them with any questions along the way. A week or so later, we ended up adding two vinyl windows onto the project to replace the vents in our attic, and Tim assured me that those could be installed the same day as the front door, which I was pleased to hear. Tim called about 6 weeks after the order was placed and said the door & windows had arrived, and we scheduled an installation date. On the day of the installation, Tim and his co-worker, Alex, arrived at the house around 9am to begin the project. Their work was very detailed and thorough. I ended up hanging around the house during the installation and Tim kept me up to speed with what they were doing. The attic windows were completed on Day 1, and the front door was installed that day as well. Tim hadn't been able to locate the exact door trim that matched my exterior at the local Home Depot, so he informed me that they'd have to return for a second day for complete the job. He was very upfront and honest about this, and I appreciated the high level of communication. Tim and Alex returned 2 days later with the material as promised, and completed the job in a few hours. They cleaned up the work space afterwards, and did a walkthru with myself to make sure I was pleased with the job. A very professional operation from start to finish. I really appreciated the amount of communication Tim provided, and for keeping me in the loop during the whole project. I believe the price we paid was fair, and the quality and craftsmanship were excellent. We would highly recommend this company for future work.

Excellent experience from start to finish. After some frustrating encounters with other estimators, George was a breath of fresh air. His presentation was informative, professional, and actually enjoyable. After we signed on, Tim came out a few days later to scope out the job. He noticed right away that there was probably some structural damage in the walls above one of the old doors due to water and insect infestation. Since we live in a townhouse, Tim made all the arrangements with my condo association to coordinate the repair work and the install. The repairs were made, and Tim's crew came in a couple of days later to do the install. His crew did a fantastic job. The whole job was done in one day, which was a very chilly, raw day. The guys barely took the time to gulp down lunch and were right back at it. They were super polite and I barely knew they were working, Everything was clean as a whistle when they were done.

The project turned out very well. They started in January and they are finishing up now. They went above and beyond and cut some crown molding that I was looking to install on the house. The siding was $23,000 and the windows were a little over $8,500. They were very good and I would recommend them to anyone. I would use them again.
Description of Work: I used O'Sullivan Installs to do vinyl siding and window installation. There were two bay windows. They stripped off all of the cedar shingles off the house and they sprayed for termites and insects. They wrapped the house and put on vinyl siding. They put new gutters on the house.

Two of my windows were leaking during big rain storms, so I thought they needed to be replaced. A rep of the company, George, came out to give me an estimate on replacing the windows. After I described the problem, he noted that the current windows themselves were probably not the cause of the leaking, and that would have to be addressed independently. He seemed pretty knowledgable. I decided that before I get any windows replaced, despite their poor condition, I want to address the underlying problems and figure out how much that will cost. I appreciated their honesty, however, and they seemed like a competent outfit. Their quote was reasonable, and I will strongly consider them for my window replacement in the future.

While there was some delay in the delivery of the special order doors, and a weather related delay on the install, Tim and assistant came on time to install both door sets (which took all day on a pretty cold day). 95% of the install was done that day with just some outside trim to be finished - they came back early the next day to finish -- and followed up with me to make sure I was happy with the result. They were careful with the tear out and disposal of the old doors and equally careful with installing the new doors. The result is beautiful. The also cleaned up everything -- the decks and the rooms and disposed of all debris. I'd recommend them to anyone.
Description of Work: I had both deck doors replaced with energy efficient doors - one a french door downstairs and the other a sliding door, on second floor.

The entire experience, beginning with the visit from the sales staff was very professional and enjoyable. A no pressure experience! We went with O'Sullivan Installs partly because of their all-inclusive pricing - when they give you the price for replacing a window, it includes repairing any issues that they might find (rotted wood, etc.). Other window companies would charge a set (and sometimes reasonable) price for wood replacement, but we didn't want to have to worry about extra charges - we just wanted to get the windows installed, and installed properly. From my research, while window quality is important (and Soft-Lite makes great ones), the installation is even more important. We were convinced by previous reviews and talking with George and Tim that we would have a proper installation completed (with the exception of using fiberglass instead of foam for insulation, but that was a minor point, and most people in the area specced out fiberglass as well). Also, the Soft-Lite Imperial LS windows were priced in between the Okna 500 and Okna 800 windows (strongest competitors that we considered). At no point were we subjected to a hard sales pitch (unlike some other window companies) - George especially was very patient with us taking our time to make a window decision, and were willing to work with us to get us the window features we wanted within our budget. We also needed to work with a bank for a HEAT loan, and the company was quite helpful in providing the information we needed. Once we signed the contract, there was an official measurement taken by Tim, and then it took about a month for the windows to be delivered from the factory. At just over a month, we were contacted to see if we could accommodate a short-notice installation date, and a day or so later, our windows were installed (all in one day, as is fairly standard). There were some areas where they went beyond standard service - for example, we had a carpenter ant eaten sill for a garage window that was not being replaced. We asked whether they would be willing to replace it while they were out here anyway, and they ended up doing so for no cost. Also, there were no issues with trim being damaged, and one window that needed extensive carpentry attention now works just fine. The windows look absolutely beautiful, and both the basement and attic are much less drafty (the old windows had storms, but they were really leaky). We upgraded to the BetterVue screens, which was a great choice for our house. Overall, just a quality window and installation for a good price.
Description of Work: The contractor installed 10 replacement Soft-Lite Imperial LS EnergyStar windows in our basement and attic. They also replaced a rotting sill in a garage window.

This was the third time we've hired Tim O'Sullivan to do work at our house (the other 2 jobs involved replacing 2 sets of sliders, installing new siding and adding 2 new picture windows where there weren't any before). As always, he and his team went well above and beyond the call of duty. Not only did they do a terrific job with the installation, they did a number of extras for free. First of all, all of the windows were installed very professionally, everyone that works for him knows what they're doing and is polite. They clean up well after themselves. The come when they say they will and work hard. And Tim always makes sure that we do a full walkaround and are happy with the results; any little things we point out (like a couple of places where the caulking had a tiny gap) they take care of right away. And then there's the extras, where Tim and his team just go well above and beyond the call of duty. We'd had a problem with wasps building nests in some of the old windows, and shortly before they showed up we discovered to our horror a huge wasp's nest hiding in a space below our floorboards. We mentioned it to Tim though we really had no idea if it was related to the wasp's nests in the windows, and he took care of it (turns out it was long ago abandoned). I had also asked him if we could pay extra to have them install a rain diverter on our roof while they were here. He said they could do it with no extra charge. When it came to the end of the job and they were all packed up and ready to leave, we realized they'd forgotten to do that. He had them come back a few days later to install it, still at no cost. I think there were a couple of other small things that they did for us that were more related to the windows, but I'm blanking on them right now. Bottom line is that with Tim's team you get good quality products that won't cost you an arm and a leg (so these windows cost less than the expensive Pella or Anderson windows, but they have a lot of the same good features you get with the more expensive windows); a professional installation by people with solid experience; friendly interaction; they clean up after themselves; and all at a great price. I can't recommend them highly enough, and I wouldn't consider working with anyone else for any of the services that Tim provides. Of all the services and contractors that we've worked with over the years for work on our house, Tim and his team are by far our favorites.
Description of Work: We hired Tim and his team to replace all of the windows in our house: about 15 double-hung windows, one picture window, one entire bay window structure; also to replace the interior molding around 3 windows.

We have a 90 year old colonial, that had original clapboard and some older windows. We wanted to rejuvenate our home and make it young again. We decided that we would check into painting with clapboard repair, or residing completely. After contacting a few contractors from Angies List we were informed that the best solution to our problem was to completely reside the house. Once we realized what needed to be done we researched all of our possible options. James Hardie Cement Fiberboard was our product of choice. We contacted O'Sullivan Installs and their salesman George Williams returned our call and set up an appointment promptly. Our initial meeting provided us with all the information we needed to make an intelligent decision. George showed us samples of the products they would use, including the siding and windows. He gave us a quote on the spot, explained the process of the installation, and gave us a location to go look at that they had just completed with the same process we were going with. The owner of the company, Tim O"Sullivan contacted us and came down promptly to assess the job and give us some advice on how to prep for the install. Tim's philosophy is to not quip or haggle with his customers, he will not nickle and dime with small details. He knows what his customers expect and what this investment means to a family and he respects that. Tim wants your home to be "the best looking house"on your street. Within a few weeks we had a start date that was adhered to and the crew arrived promptly on a Monday morning to begin replacing the windows, this task was completed in 1 day! The windows are beautifull! A few days later the stripping of the house began. His crew is punctual, respectful, and are truly craftsmen. The trim work and details are perfect. I am a perfectionist and the crew and Tim are too. The project took approximately 10 days to complete. Once the crew started they did not jump from job to job they arrived here every morning and worked until dusk or later. There was a final walk through with James Hardie representative and Tim O'Sullivan. We feel that if a company wants to make sure their product is installed correctly it says an awful lot for the product and for O'Sullivan. I highly recommend O'Sullivan Installs! We now have the "best looking house on the street"! And it looks young again!

We mae the decision to select O'Sullivan Installs in July after the initial presentation and a cost/product comparsion with two other vinyl siding companies. George Williams (sales) and Tim O'Sullivan (owner, contractor) acted as a team to answer all of our questions and concerns, as well as, provided an estimate of the overall cost prior to signing the contact. George's presentation of the products they use and a description of how they would wrap the house to protect it from water was professional, interesting and informative. During the presentation, they provided certifications indicating O'Sullivan Installs (Tim) was a trained and authorized installer for both the siding and the windows we purchased. Tim and George also told us they prided themselves with communicating with their customers for every step of the project. During the entire project Tim was very responsive and frequeently returned our calls within minutes of the initial call. Tim also informed us that O'Sullivan Installs would not leave the job until we were completely satisfied. We've all heard this before, however in this case Tim was true to his word. We selcted Alside Pelican Bay siding and ProVia Aeris windows and doors, which are energy star products. While measuring the house and general walk around of the site, Tim noticed the house had structural damage at the gararge entry that required repair prior to replacing the door. He also noted that the gable vent should be eliminated since a ridge vent which was installed during the last roofing job and the gable vent were working against each other. O'Sullivan installs required 1/3 deopsit with the final payment due on completion. The installation was targeted for twelve weeks from the time we signed the contract due to the windows we selected. Tim contacted us during the twelve weeks to let us know the windows were running a little behind schedule and that it would be about a week longer. Once the windows and siding arrived, Tim removed and replaced six windows (new construction), a sliding glass door, a garage entry door, and removed old masonite siding before installing the new Pelican Bay shake siding. Tim also co-ordinated the contractor for the structural work that was required for the garage entry door. The job was completed on target and for the estimated amount. We are very happy with the products we selected and the workmanship provided by O'Sullivan Installs for the entire project. We would recommend O'Sullivan Installs to anyone looking for a window, door or vinyl installation company.
Description of Work: Remove and replace six windows (new construction), a glass sliding door, a gararge entry door. Also removed old masonite siding and replaced it with Pelican Bay shake vinyl siding. Structural repairs were also completed for the gararge entry door.

Everything went smoothly from the quoting to the cleanup. My house is over 100yrs. old and had an oversized door that no other contractor that came out had any solution for. George from O'Sullivan showed us what they could offer and it was exactly what we wanted and he came out twice just to make sure we were happy with it. Tim then came out to measure everything and ordered the door & windows with a 5-6 week window. It came in, we scheduled the install date and the crew showed up right on time at 8am and went to work. The door & windows look great and we couldn't be happier. We will use O'Sullivan Installs for our next project definitely!

The sales rep showed up at my house and took measurements. He talked me through all the options and made everything perfectly clear. There was no pressure to upgrade or anything like that. I basically knew the features that I wanted because I had been shopping around and I knew what the job was worth. Their price was right on in my opinion. If I recall correctly I paid half up front and remainder on completion. They talked me into a brand that I was not familiar with, but it has a good warranty and good price. O'Sullivan conveyed that they install many of this brand with good results. While the door was on order, Tim came by one day to scope the job so he could be sure he had all the materials he would need to get the job done. When the door arrived, Tim called to schedule the install. Tim was very flexible in scheduling the work. When they came to do the actual work, I was working and my Wife was home. She said they were very personable and professional. They got most of the job done on that first day, but had to come back another day to finish some of the exterior trim/siding. They did that within the next two days when we weren't even home. The door has been installed for about a year now and it is much more airtight and efficient than the previous door. I'm very happy with the door and with O'Sullivan's work installing it.
Description of Work: Tim and his guys installed a basic sliding patio door in place of one that had deteriorated. This involved shoring up the sill because years of use had caused some sag. On the interior, they removed the old trim wood carefully and placed it back - as agreed. They also caulked and prime painted the wood after replacing. On the exterior they replaced all the old trim, which was wood, and some which was rotted, with new composite material. They flashed everything and even had to replace some of the vinyl siding to match the new exterior dimensions (because of the new trim). They also re-insulated around the door.

Very good experience from estimate to finish product. Very knowledgeable and helped with opinions to help us mkae our decisions about type of doors, styles and best use for our life style. Came right out very friendly, professional job on the front end doing estimate and taking order. Tim and his crew did a great job with instaltion including running to the hardware store when our old lock was missing a piece of hardware. All in all a pleasant experience. Tim and his team installed a a beautiful french door to divide our L-shaped living room into 2 separate rooms. They were able to blend the construction of the door into the existing style of the house. There were some minor issues with timing, mostly because the custom-built door arrived in a broken state, but once everything was lined up the install went smoothly.
