I can't recommend Wayne's services enough. My wife and I are considering the purchase of a home built in 1770 and we wanted to make sure that a detailed inspection was performed. Detail might be Wayne's middle name... Not only was he on time and very polite and professional, but he provided us a much more comprehensive inspection than we'd been expecting. He'd budgeted for 3.5 hours initially and ended up on the property for a bit over five, but honored his initial estimate. We ended up with a 58 page inspection report that we used to get the sellers to make some improvements. Can't thank Wayne enough for the quality of his job. Several other reviewers have noted this as well, but I think it's worth mentioning one more time. The cost of Wayne's service might be slightly higher than the average but the benefit to the client is tremendous. Top marks across the board for Wayne.

Wayne did an outstanding job. From our first conversation to his final report, he was professional, thorough, and extremely customer-focused. He spent 5-6 hours inspecting this nearly 6,000-square foot house, and did not seem to miss a thing. He was responsive to our questions, and wrote up a comprehensive report with photos to illustrate every issue. His deep understanding of all the structural and design issues is impressive and confidence-inspiring. Beyond our purchase process, we have referred to his report frequently in planning work to do on the house. We cannot recommend Wayne highly enough - if you need an inspector, he is your guy.

The visit went as advertised. With houses of this age (nearing the 100 year mark), it pays to have someone knowledgeable of all the possible electrical, plumbing, foundational, and structural "layers" that have been used over the decades. We have access to a 2008 inspection report of the building and Wayne found several existing items that the older report missed (potentially dangerous wiring, lack of porch stair supports, and a vertical support for a 2nd story porch that had been "spliced" together and painted over) as well as items that had developed (lally column corrosion, leaking steam radiator) . Overall, the report covered dozens of points. He was quite thorough and explained any problems he found. In addition, he was quite conscientious of leaving living areas as he found them. He took the time to cover his shoes with disposable covers and carefully put back anything that was moved. (For example, items needed to be moved to thoroughly check windows and outlets.)

Wayne's wonderful reputation and high ratings are certainly well deserved. Wayne spent over three hours inspecting a 2000 sq. ft. single family house and put together a terrific report that is full of detailed information about the property. He provided his report within 24 hours and it was extremely thorough and included tons of full color images with areas of concern circled and described in detail. Wayne arrived a few minutes early to the site and was very friendly when I arrived. He began by inspecting the exterior of the house and made sure to check under the porches/decks and went up on the roof to verify its craftsmanship. After an hour outside, Wayne's inspection of the basement and utilities took at least another hour. He went over each system with us very closely and made sure we knew what each and every part was and how it functioned. The cost of the inspection was a little high at $650, but after calling several inspectors in the area, this seems to be the going rate for property of this size. I would use Wayne and ProTech again in a heartbeat.

Wayne provided excellent service in inspecting a potential purchase target. He identified termites by just looking at outside wood stakes (a sign that someone had done testing in the past - not disclosed to us) and then found a classic mud tunnel in the furnace area. No on else spotted this, though we had been in several times before. In addition to making the key finding, Wayne approach is very professional and he takes the time to explain everything in detail, patiently. His costs are a bit higher than some of the other estimates, but I found him to be a terrific value (an extra $100, versus buying a house with termites is a good deal). We have used him subsequently for the next house we were targeting. He gave us a qualified bill of health on the house - but given his rigor I think we at least can be confident we know where all the issues are allowing us to make an informed decision. Wayne arrived promptly on the day of the home inspection day and gave us a thorough description of how he would inspect the house, where he would spend the most time, and common areas of the concern. The house we were considering was approx 200 years old and large (3700 sq feet). Wayne spent over six hours inspecting every inch of the house and we felt confident that he found everything that would be a potential problem with the house. We knew that work would be needed on the house but he helped us understand what needed to be dealt with immediately, what would be the most costly items, and what could wait a couple years to be taken care of. He also set up the radon test for us in the basement and we had the results in less than 3 days. Overall Wayne was incredibly thorough and we were very happy with the results.

Wayne performed a full home inspection inside and out. He checked every outlet, every appliance, the heating, hot water etc. He went through every piece of siding on the outside and checked the roof (despite their being some amount of snow accumulation). After he had finished inspecting certain portions of the home, he would bring me out and show me each detail he discovered, and some tips on how to keep things from happening (if there wasn't an issue where he typically finds them, he would tell me that, and tell me ways to prevent it from happening again). Intermittently throughout the inspection Wayne would go out to his truck and download the pictures he had taken (each part of the home inspection had designated pictures) and to write down his notes. Later that night I received a FULL detailed report (I cannot express how detailed it was). We feel very comfortable buying this house knowing each square inch was checked. I would HIGHLY recommend Wayne again, can't stress the thoroughness enough. He was also a VERY nice guy, great to deal with, and honest about EVERYTHING. CALL WAYNE!

The reviews we read about Wayne were right. Wayne was helpful and accommodating: he answered his phone at 8:00 p.m. on a Saturday, and was able to schedule an inspection for first thing Monday morning. His website was informative. We discussed the items he would inspect and what items were excluded, and he explained to us that Massachusetts doesn't have guidelines for condominium inspections. He also explained that he could comment on "common areas" of the building "as a courtesy" but not as an official inspector since only the condo association can authorize such an inspection. Our inspection time coincided with the morning rush hour, so I appreciated his call to say he would be a few minutes late. And he was only a few minutes late, arriving moments after our phone conversation. Wayne was thorough and deliberate without wasting time. The seller's realtor was getting impatient at the 2.5-hour inspection of a condo, but we appreciated the time he took to explain what we were seeing, to discuss what we should get fixed immediately and what we could live with. He also came up with a ton of great questions for the seller and the condo management company, which we would never have thought to ask without his guidance. In fact, he pointed out that the electrical service to the condo seemed inadequate, a major issue we could not have figured out on our own. As we later figured out, there are actually two electrical services and two fuse boxes because the condo used to be two separate units. Wayne didn't discover that, but he did suggest we bring an electrician in to assess the adequacy of the service, and the electrician figured out that there were two services, which even the broker didn't know. So Wayne pointed us in the right direction and advised us to have a further inspection, and that was extremely helpful. Wayne checked the polarity of all the plugs, checked the function of windows, evaluated the floor, the ceilings, walls, doors, faucets, tile, grout, tubs, jacuzzi jets, railings, stairs, laundry, and many other aspects of the interior. He also examined and commented on the basement, storage locker, exterior doors, window sills outside, foundation cracks, water heater, furnace, and evidence of mouse and termite treatments. He recommended we return when the heating was on so we could check the temperature of each heater (which we did when the electrician was there), and that we get information about the roof on the building. His report was full of pictures with arrows showing the relevant items in the image, and he made clear the importance and urgency of each repair. All in all, we felt that Wayne, whom we found through Angie's List, was a looking out for our interests--better than any inspector we had met previously through a buyer's broker. Wayne was knowledgeable, articulate and prompt. We received our inspection report the very same day as the inspection. Thank you, Wayne!

Wayne is extremely thorough and dedicated to his work. If you are looking for an inspector who has your best interests in mind, Wayne is your guy. Wayne takes the time to walk his clients through the various components of the inspection, explaining his evaluations in detail and laymen's terms. Wayne's reports are just as thorough as the inspection itself, providing an annotated narrative - complete with pictures - of the inspection. Wayne was also extremely helpful in follow-up questions after the inspection.

Wayne did an extremely thorough job, compared with another inspection we've had of another unit in this building. He spent over three and a half hours, and checked over everything carefully, explaining to me what he was looking for, and what he saw. His report arrived by email that evening and was really detailed, including photos and even little arrows added to the photos to show particular areas of concern. He paid special attention to the areas I had concerns about, but also noticed some things I didn't think to ask about. Overall an extremely pleasant guy to work with, too. His rates seem to be a bit higher than some other inspectors, but you really get what you're paying for. I'll definitely use him again in the future, if we ever need another inspection.

Extremely well. Wayne's report was one of the best I have ever seen. I liked very much that he included questions that the buyer needed to think about and consider making sure that the seller had been asked them; the quality of the photographs were excellent and if needed you could really have a discussion based upon them and the narrative and that the report ended with reviewing the responsibilities of the home inspection. Most importantly, my client was extremely pleased.

This is the 2nd time we have used Wayne and he is has been great. He saved us the 1st time from making a mistake on buying a house that would not have been a good house to buy. He found issues, we never would have seen or thought about. He takes the time to explain everything to you, while you go through the inspection. He answers questions and takes the time to fully inspect everything. He also did a great job, having to deal with the questions from my father and the fact that my father was looking over his shoulder most of the time. Wayne also takes the time to take pictures and then during his report, references all of the pictures. His report was 58 pages long and was VERY detailed! Wayne is also generally a nice person and someone you look forward to working with! He also is able to give safety recommendations and give referrals as well.

Wayne was prompt, professional, and very thorough. The day of the inspection he spent 4 full hours on the job, and took notes as he went along while also communicating with us about everything he noticed, whether minor or major. He also answered my follow-up questions by phone on two occasions a few days after we received his report. He may be more costly than some, but our cost was offset by the free radon kit we got as Angie's List members (some inspectors would have added $100-$175 for a radon test). The reassurance we got was well worth the cost of this inspection, especially when compared the the previous two inspections we had done on earlier properties we purchased that were nowhere near as good as Pro-Tech.

Wayne arrived on time and was very professional. He is not associated with any contractors and does not recommend any. This is great, since he offers an unbiased opinion on required services. He provided me with a 26 page report after the inspection by email which was very detailed and included pictures of any areas for concern. Should I buy another property, I will call Pro Tech again.

He was very methodical, professional, friendly, answered all of my questions (and I had a lot) and seemed very knowledgeable. He delivered the report that same night. I am not sure if my wife and I will buy the property, as Wayne pointed out some major flaws that I did not see. He also pointed out some good things about the property as well, as he does not an inspection to seem like it is all doom and gloom. I chose him because of all the positive feed back I read on this site, and the fact that he has construction experience. The reviews were very accurate as others had the same good experience I had. Wayne, in my opinion, is great at what he does and I will use him in the future should we decide to look at other properties.

Inspector Wayne Robin was really good. I like him very much and he was very through. The broker didn’t like that he took so long. An average inspector takes about 2 hours but this guy took 4 hours which is a good thing. He would inspect and would take me aside and bring up serious points of concern about the house. He provided me with a very detailed report that he emailed it to me. The report was well done and professionally done and it provided a detailed account of the item he inspected and his assessments of problem areas. At the end of the report he provided a summary which I liked because I could make a quick reference. He is a little pricier than other people but he does his job and I would consider it reasonable.

I called Wayne and found him to be very professional and accomodating right from the start. Setting up an appointment for the following Saturday morning, he emailed in advance his contract and the Mass. Standards of Practice so that we had time to look them over before the inspection. He arrived early, and explained exactly what he was going to do. He was patient and concise when answering our questions, and efficient and detailed while performing his job. When he found an issue, he pointed it out and explained what he saw. If there was something he felt may need further investigation, he let us know. If an area of the house was accessible, he inpsected it, including climbing into a crawlspace under an addition that had plumbing fixtures at the far end. He spent almost 5 hours checking out this house, and he came equiped with all the necessary tools. Wayne followed up the next day by emailing a detailed 53 page report which included photographs with the problem areas highlighted by red arrows. The report was easy to read and adhered to the Mass Standard of Practice protocols. I would absolutely recommend Pro-tech to anyone needing a home inspection.

Wayne was extremely thorough and methodical! Even if his services are higher than the average inspector, Wayne is worth every penny! My husband and I were very pleased with his work. Overall, it was an excellent experience. I didn't go forward with the house and I'm glad I have a solid knowledge of what all the exisitng and potential issues are. In the long run it saved me money and peace of mind.

Wayne did a great home inspection that was incredibly thorough and very well documented. As new homeowners my husband and I really appreciated the time he took to describe what he was seeing and thoughts on potential next steps. The report we received prioritized critical fixes and itemized everything we discussed in detail. We were very happy with the service.

I found Wayne to be a top-level inspector. He will probably save you a bunch of money and hassles. Two examples: I bought my condo 18 months ago, and Wayne correctly told me about 3 different problems with the roof and said that major repairs were needed, and to anticipate leaking soon if not fixed. My downstairs neighbor bought her?s 14 months ago, and her inspector told her the roof looked good and had a lot of life left in it. At the time, I told her about the problems my inspector found. In September, I checked the underside of the roof and found 7 leaking spots. I was mentally ready to handle the repairs and had been putting money aside. My neighbor has trusted her inspector, and was not ready to do repairs and only had 1/7th of the cost put aside, and is having to put about $5,000 on her credit card at a rate of I?d guess about 15% a year ($750 a year). She was in disbelief her inspector not only missed all the problems, but wrote that the roof looked good and had a lot of years left in it before any repairs would be needed. It took me three months to convince her that we needed to fix it, and a lawyer pointing out that if the association did not fix it, she?d be responsible for the damages for not being ready to properly maintain the common areas. And 6 out of 6 roofers all said all the major repairs were needed, yet her inspector did not notice any of them. Wayne noticed all of them, and told me what would be needed to fix them. In addition, when I got quotes and narrowed the field to a top candidate, I called him up 17 months after the inspection and he gave me his opinion of the bid etc.He was also extremely knowledgeable about water/mold problems in the basement, and several other sizeable problems, as well as about another 15 smaller things. Also, I was able to use his report to have the seller reduce the price by several thousand. Very worth it. And it also let me know about some small issues I would not have figured out myself so I could get them taken care of. On top of those things, he?s a good guy and easy to talk to. He emailed me a full report with pictures. He showed up on time and spent plenty of time looking over every inch of the place including the common areas. I?m a tough rater, and I rate him a 10 out of 10.

Wayne was very professional about this job - from the first contact to the timely delivery of his report. I would wholeheartedly recommend him to anybody who wants to get a thorough home inspection done, not just a cursory glance. Great job!

Wayne did an outstanding job. The inspection took over 4 hours. He was extremely thorough and detail oriented. He took photos and matched them up with all of the issues he identified. He answered all of the questions during the inspection. He explained everything he was doing and why he was doing it. He also explained what was not covered in a general house inspection and encouraged us to get specialists to look at systems that he had concerns about. I was completely satisfied by this inspection. He charges more than most but it was worth it to get a full sense of what we were getting in to with this home purchase.

We found Wayne on Angie's List and were very lucky to be able to schedule him on short notice. He arrived at the property before I did and was already working when I got there after which he spent another 4 hours. He was very helpful and communicative during the process and found a number of issues that, in the end, led to us not purchasing the property. We made that decision on our own using his detailed report and recommendations from an expert that we brought in under Wayne's advisement. The house was a structural lemon with a nice face. When pointing out the issues, Wayne was not an alarmist. His method was educational in nature and he taught me a lot that day which has helped in our continued house hunt. He was thorough and professional, and if he is available we will use him again when we sign our next offer.
