We Hired this Wayne Robbins for our house inspection before we buy a house. He gave us all good feedback about the house which know his knowledge towards inspecting houses. Mainly he didn’t even have moisture meter or thermal camera with him to check any active leaks. Soon we moved in to the house within 10 days on December 25th we found that there is a big crack in the ceiling in our kitchen and after my husband took shower in the master bathroom on top of the kitchen it started leaking water from the crack in the kitchen ceiling. We were shocked to see this immediately after moved into our new house. After 6 days of struggling with plumbers and all due to the Christmas and new year holidays no one is available to come immediately we found a plumber and paid $1000 to fix the leak(just the root cause) there is leak from back of the shower head which is internal. Now coming to the damage happened from the leak the water restoration team has come and told the leak was very old and been leaking from more than 6 months. They show us the rust on the holders of the pipe. Next they had to rip the wall of the shower head and they had to follow the mold by ripping all the bathroom floor. Now the point is we have to demolish the shower floor to see if there is any active mold and next we don’t have that tiles which are 11 years old anymore and had to remove all the tiles in the bathroom. So finally after demolish everything in the bathroom which is a big hassle in the new place and tons of money for the repair and tiles, everything took us 4 months. We finished the bathroom completely last week. Last Thursday the weather went to 90F then we tried to turn on the AC and it turned on successfully but there is no cool air. We had to call the emergency because we are unable to bare the heat in the house. The AC is not working because the refrigerant is empty which caused by the leak in the condenser. which he failed to find out at the inspection. We haven’t use AC till last Thursday April 13th as it’s getting more hotter. The AC guy came and refilled the refrigerant and charged US $1500 just to refill and find out the leak. He told he can’t fix the leak and only solution is to replace whole condenser which is another unfortunate. Total bathroom renovation costed us 22k and AC we still have not replaced the condenser yet. He just simply put a stick camera on top of our roof and told the roof is good. That’s his skills. Please don’t hire this person he worst of all. The other person who hired him might be lucky to be everything turned out well on their end.

Wayne did a great job. Before the job: Communication was super easy. He was super responsive and thorough with all questions. Not only he patiently answered our questions, he brought up points that we didn't find in our research. He also made sure to communicate all different access needed. During the job: He showed up on time and started with a brief exterior inspection. The condo inspection was really thorough and he showed me and discussed issues as he found them patiently. He was super honest and extra cautious. He took detailed pictures and highlighted important issues to me right at the scene. I could not asked for a better service After the job: The lenghty (40 pages) report with all the pictures and detailed description of home situation was generated and provided in less than 9 hrs. The report was professionally done and extremely neat. It was easy to rwaywith just enough description and proper action items if needed. I really enjoyed just reading it. All in all, the BEST part of my home buying experience. I'd buy more houses just to have Wayne inspect them if I could.

They say a good home inspector pays for himself in spades, and my experience with Wayne is an extreme example of that statement. Wayne found a number of dangerous issues with a house I was going to purchase, including suspicious wiring in a bathroom. Due to the nature of some of the problems, my lawyer and I looked into the history of the person tied to the permit for the suspicious work. What we found shocked us. When we looked into the person who performed the work, it turns that person recently confessed to reems of malicious criminal actions that resulted in grievous harm. These actions were directly related to the suspicious work Wayne warned us about. When my lawyer looked further, it turns out the other victims weren't lucky enough to have someone Wayne looking out for them, and they suffered lifelong damage as a result. Wayne spent 4.5 hours looking around when he did his inspection. I shudder at thinking what would have happened if we hired someone thorough. Wayne saved my family from harm. Harm that befell others who didn't have someone like Wayne on their side.

I have used Pro-Tech twice now, once for a single family home purchase and once for a condo purchase. The inspector was deliberate, detail oriented and professional. The inspector identified a number of issues, some small and some more significant during both purchases, in both cases resulting in a price reduction of thousands of dollars. The report was prepared quickly and included a description of the inspectors observations, supported by photographs, as well as a description of what would need to be done to resolve the issue.

A thorough report was produced with valuable information.

Wayne is worth the money. We were buying a new house > $1M which one would think would get a clean bill of heath. Wayne found numerous code violations which if not addressed would have caused framing damage within few years.

Wayne was great. He asked a lot of questions, took many pictures and it is clear, he really knows his business. From brick wall discoloration and chipped bricks he could tell us what was happening behind the walls. He gave us photos of our roof with curling shingles and numerous other problems. Wayne is very easy to work with and has a lot of experience. His feedback and recommendations will helped us set our priorities and move forward with a well thought out plan.

Wayne is amazing. He is extremely knowledgable and meticulous. At the same time he clearly outlines the severity of the problems and ways to mitigate them. I would hire him again without a hesitation.

Wayne, who is the proprietor, was excellent in every way. We were a bit nervous about the inspection because the house was being flipped by a contractor and the original structure was built in 1820. We wanted a 2-day radon test with continuous read-outs and Wayne came separately to set that up and followed with inspection 2 days later. He was very thorough, noting many things to work out with the owner. Within 12 hours he emailed a detailed pdf with complete descriptions of findings along with pics, which was great since my son lives out-of-state. I highly recommend Pro-Tech and would definitely use in future again.

I used Wayne in 2005 to buy my first home and 15 years later he is still doing his thing and worked with me. Wayne was quick to respond, on time with our visit, Quick to call back and address my questions. I followed him around this inspection like a puppy learning from him. He was always willing to explain things I did not understand. Getting his stamp of approval on the place made me feel confident. I knew he was looking out for me and was willing to help me learn. We had snow on the roof and he was willing to swing by at a later date to make sure the roof looked ok. It was quick and easy to set up an appointment with Wayne to do an inspection on a condo I am interested in buying. He was accurate in his estimates for cost and length of inspection, and was thorough and clear in his communication throughout the process. The owner of the condo was also present at the inspection and Wayne was friendly and helpful to the owner while making it clear that he was looking out for my interests. Wayne Robbins made the home inspection process easy and even enjoyable on our part. After our previous inspection plan fell through, I thought that we would have trouble getting our condo inspected in time to meet our inspection contingency. Wayne picked up the phone right away when I called him on a Friday and (to my pleasant surprise) was able to schedule an inspection for the next morning. He arrived on time, took the time to explain the inspection process, and proceeded to complete a very thorough inspection and walk us through any potential issues he encountered. His depth of knowledge and experience really showed when he caught a few small but important problems such as as an improper connection of gas piping to our hot water heater. After patiently answering our questions, he put together an inspection report in a matter of hours which we were able to submit to the condo's seller in time to make some adjustments to our P&S.
