As first-time homebuyers, we were quite nervous going into the inspection, but Wayne was incredibly professional and knowledgeable. He spent the time not only to review the property, but to walk as though what he was finding and what those findings meant for the overall condition of the house. The report he provided was incredible detailed, with photos and clear assessments of the major areas of the house. I'd definitely use his services again, and highly recommend him to other buyers.

Wayne returned my call within a few hours and we were able to schedule the inspection within a few days. Wayne is very professional and approachable. Wayne was prompt, thorough, conscientious and knowledgeable. Not only did he inspect the home with a great deal of care he made sure to explain his comments and really took time to answer all of our questions. My husband really appreciated that after going through each floor he paused and asked us if we were comfortable with all of his comments and if we'd like to hear or further discuss any of his comments. His report was thorough and nicely put together - if we go through with the purchase I imagine we will use it to keep tabs on future repairs and maintenance. I also appreciated that Wayne was comfortable with older New England homes -he pointed out the important features/ concerns and was not held up on regular traits of older homes i.e. creaky floors. We needed a home inspection in a short period of time. We contacted multiple companies and Wayne Robbins of Pro-Tech was the first to respond and was available quickly. He was very efficient and clear in his communications with us. He spent over 3.5 hours inspecting the single family home. He was incredibly thorough and methodical and was careful to point out and explain various concerns. He identified termite damage which was later confirmed by a pest control specialist. Due to special circumstances, he provided us his extremely detailed report with photos within hours of our inspection which was very helpful. He also made it clear that he would be available for any follow up questions. I would definitely recommend his services and use him again myself!

We had received conflicting opinions on what kind of repair work was needed on the foundation of our house and wanted a neutral outside expert to help us decide. Pro-Tech Consultants doesn't offer precisely that kind of service, but they were willing to do a home inspection that would include the problem area. Wayne Robbins's report was just what we needed and more: he gave us a clear analysis of the foundation problem and appropriate solutions, but in going over the whole house he noticed other problems, some of which I had been overlooking (corroding pipes in the basement, for example). His report made it clear which repairs should be done as soon as possible, which could wait a while, and which were optional. We've lived in this house for 23 years and hadn't had a home inspection since we bought the place; the report is very helpful to us in planning work on the house over the next few years.

Easy to book, responsive and returned calls quickly. Walked through the property with my mom (I was out of state) and showed her everything he saw and explained what he couldn't test. Afterwards, he sent a really nice report with pictures, not just a form or anything, he actually detailed points of concern. Technically these reports are confidential, so you have to get authorization to share them, but when I wanted to bring up some issues he'd mentioned to my HOA, he was quick and responsive returning my call for approval.

Wayne did a home inspection of a multi family house we are going to purchase. The inspection took about 5 hours. He is very professional and knowledgeable. From the buyer's point of view, he is perfect. After the inspection, he patiently walked me through his major concerns of the house, provided some suggestions, and briefed me on some minor problems. I got his full report the same day, which is a very helpful and detailed report. He is very different from the inspector I used for my previous house, whom I did not hire again because his main intention was to let me feel good about the house so that my agent was happy. Wayne is just the opposite. He had been very responsible and want me to have a good understanding of the problems the house has. I will definitely hire him again and recommend him to the others.

Wayne provided a very thorough, detailed, and professional home inspection. He and his son spent about 4 hours inspecting a 1,700 square foot house my husband and I are purchasing. They were most helpful in identifying potential issues with the house and promptly sent us the full report in a matter of hours. Wayne performed a home inspection for us on very short notice and was very quick to respond and confirm his appointment. He was higher priced than others but from his reviews my husband seemed to think it would be worth the extra money as he seemed to be very thorough from what people were saying. HE DID NOT DISAPPOINT. He spent much time carefully checking and explaining everything from room to room, taking photos and explaining things in detail to my husband. My hard-to-please husband was not only extremely satisfied with the time and thoroughness of the in-person inspection (4 hours long), but we were even more wow-ed by the written report, which arrived in our email at midnight that same night (hard worker!) and included detailed photos and descriptions of every last thing. The report was instrumental in our decision to not buy the home, as some flagging on electrical and a second opinion from a licensed electrician on his recommendation uncovered major electrical upgrades required. Despite the high price tag, Wayne's service was 100% worth it. We will be sure to use him again and recommend him in the future.

Wayne was a terrific home inspector, I almost wish he was our neighbor. For starters, he was one of only a couple of inspectors to return our call and professionaly schedule an appointment. He was very thorough throughout the inspection, pointed out the things he saw to us, and gave a great explanation on why we should or should not be concerned. In addition to that, he gave us suggestions on how to remedy or what type of professional to call to remedy potential situations. We waited a while to write a review so we could see if anything developed in and around our house and how prepared we were based on our inspection. Suffice to say there really hasn't been anything showing up in and around our house that we were not prepared for. Even every area of ice damns were properly predicted in his report. There were a couple areas of concern that turned out to be fine in the end, but I would much rather have it called out as a potential issue and be fine than missed. I would definitely recommend Wayne to others

Wayne conducted a home inspection on a house for us. His report was extremely detailed and thorough, based on the 3.5 hours that he spent inspecting the home. He was friendly, responsive, and easy to work with. We could not have asked for a better home inspector. He discovered several significant issues with the home and we are addressing these issues with the sellers now.

Wayne Robbins of Pro Tech Consultants performed a home inspection in advance of a home purchase. Wayne was extremely thorough and the inspection included a passive radon test (charcoal canisters). He methodically inspected the exterior and interior of the house, pointing out both positive aspects and potential issues with the home. He also described a series of maintenance steps especially for the home systems I wasn't already familiar with. He was not rushed -- he took his time and made sure to answer all of my questions during the inspection and afterward. The written report was equally thorough and delivered to me within 24 hours of the inspection. Wayne also said he is available to address further questions and provide other advice for the property throughout my ownership of the home. The price was not the lowest of all the inspectors I received quotes for, but I believe that Wayne's thoroughness was worth the extra cost. I recommend him if you are looking for a high quality home inspector.

Wayne showed up on time even though it was snowing. He did a quick walk through to see what he needed to evaluate and then we went to the basement. He pointed out the furnace/AC condenser was way over its expected lifetime and that we should evaluate whether to just check it or get a new one. He pointed out several venting issues on the furnace and hot water heater. He also found a dangerously wired outlet to the dryer. Also, he found that the stairway to the basement was somewhat compromised. Then we went upstairs and he tested the outlets, but not the fridge in the kitchen. Throughout each room, he gave me a running commentary about the electrical systems, plumbing systems, and the windows. He noticed there was a leak at some point in the skylights we should attend to. He sent a very detailed report later that day which helped us decide to purchase the condo. I have used another (good) inspector here in Boston, but if I ever have need to recommend a house inspector, it will be Wayne at Pro Tech.

The inspection was done by Wayne Robbins and exceeded my expectations in all regards. Wayne did an extremely thorough job on the inspection and report. It was the coldest day of the year, and Wayne spent *at least* two hours just on the outside of the house, including taking the time to walk around the block (a long walk due to the house being at the end of a dead-end street) for a better angle on one side of the house that was not accessible. When I received the report the next day I was surprised at the quality of the photos that were taken of the roof from that side, a hundred feet or more away- they showed the flaws in detail. The report was well organized and written and had photos of everything. Wayne checked absolutely everything and took time to explain and answer questions as we went. He gave a complete diagnosis on all of the water heaters and furnaces, took apart all electrical panels, and just generally paid great attention to detail. He accessed the roof through 2 different windows. My realtor remarked it was one of the best inspections he'd attended in 15+ years and out of the 3 inspections I've had in my experience it was by far the best. The cost was $900 for a 4000+ square foot 3 family house. Well worth it.

Wayne did a great job inspecting our new home that we agreed to purchase. He spend almost 3 and half hours inspecting the house, went through every corner of the house, ceilings and out side. He was on time and explains anything that might of concern, His report was complete with detailed information and pictures. It helped us negotiate the home sale price and home owner graciously reduce the price by 5K. We are very happy with the inspection and will employ him again if we ever need such service. His inspection charge of $650 is little bit higher (we are able to get quotes that were less) but it was worth it. Best!

We contacted Wayne on 10/9/15, needing a home inspection no later 10/15/15. He was very accommodating by scheduling us on 10/15/15. He was punctual and very thorough in his inspection. He spent over 3 hours on the inspection. He not only provided us with a very detailed report in excess of 50 pages, but took us aside during the inspection to explain key points about the house and items that should be addressed. Due to time constraints on our part, he provided us with the full written report by the end of the day as promised. Although I found Pro-Tech Consultants on Angie's List, they were also highly recommended to me by my daughter and son-in-law, who had used their services previously and were very pleased. I would have no hesitation whatsoever in using or recommending their services in the future.

I culled several inspector names from Angie's List and called each of them. Some sounded like "big box" companies while others were clearly one-man operations. Wayne returned my call the same day. He explained how much lead time he'd need to schedule an inspection, what he would do and what he'd provide us in terms of his report. Several weeks later, he met me on-time at the building which was still undergoing work (I had been told by the realtor the building was ready for inspection) - water had been shut off that day, gas was not on. Wayne was extremely thorough checking all outlets, circuit box, the heat/AC systems, bathroom ventilation, building roof, and in the basement, the main water line, and gas meters. He also checked the building exterior. During his inspection, he offered advice about maintaining systems, things to watch for in a year's time and took many photos. Unfortunately, due to the building circumstance that day he was unable to check all the things he'd normally check (and, he accounted for that in his report and service fee). The following day, I received an email with his very thorough inspection report. It was well organized, clear and incorporated the photos he'd taken including red arrows pointing exactly to what we needed to be aware of. We were glad we chose Pro-Tech due to Wayne's thoroughness, counsel and professionalism.

Wayne did a great job inspecting the home inside and out. He was really thorough and tried to make sure we were aware of any issues or potential issues with the home. In our particular case, Wayne found substantial evidence of previous termite damage throughout several areas of the basement and the footing of the garage, which the owners did not seem to be aware of. We appreciated that Wayne was able to communicate concerns and potential repairs without trying to scare us away from the home. Wayne also did a very thorough job inspecting the rest of the home and explaining everything he observed. His report came the same day as the inspection, which helped us start communicating back to the sellers agent right away. It captured all the details of his inspection and important photos, with a good system for identifying watch items, moderate issues, and serious concerns.

After having our offer accepted and signed, my husband and I needed to find an inspector to do the inspection ASAP as the sellers wanted to move quickly. I called several inspectors and they either couldn't help for a week or two, or were not quick responding to my request. Not only did Wayne call me back almost immediately after I left the message, but was able to do the inspection for us 2 days later. We were so impressed with Wayne- he was extremely thorough with the inspection. He took a good 3 1/2 hours for a 3 bed 1 and 1/2 colonial home. He was very personable and explained everything as he went along. He was helpful with putting us at ease and answering our many questions. As first time home buyers, we were feeling overwhelmed with the whole process, but Wayne really put us at ease. He was running about 20 minutes behind schedule as the inspection before us ran a little over but he called me well ahead to let me know he was a bit behind, so it was not an issue at all. Wayne's report was so impressive- many pictures, suggestion on how to care for any potential issues, and just really informative. The inspection finished around 4 PM and I had the full report in PDF form at 11:30 that same evening. Wayne also saved us $1000 off of the sale price thanks to pointing out an outdated water heater. We would HIGHLY recommend Pro Tech Consultants to anyone looking for a thorough and friendly home inspector. It will definitely put your mind at ease!

My experience working with Wayne was fantastic! He provided excellent service from our very first encounter. When we first spoke on the phone, he didn't think he was going to be able to provide an inspection in the time frame we needed, so I was ready to move on to another inspector, but not 30-seconds after we got off the phone, he called back to let me know he had a cancellation for the following day. I can't express how happy I am that he was able to fit us in. After asking a few questions about the property he gave me a price quote, which was on par for our area. He also let me know that he was going to e-mail a document that outlined what the inspection would and would not entail I found this very helpful because I was able to go into the inspection with a clear understanding of what he was going to be doing. When it came to the actual inspection, he arrived on time and provided a VERY thorough inspection. Both the seller's agent and our agent were both present for the inspection, as well, and they too were VERY impressed. I kept hearing them whisper about how thorough he was. Wayne is very approachable, friendly, and not intimidating. As a first-time home buyer who happens to be a little shy, this was fantastic as it made it A LOT easier to ask questions. No matter how many questions I asked, he always provided an answer that was clear and easy to understand. Wayne provided a very detailed inspection report (in less than 24-hours) that included a lot of information that will not only be helpful in negotiating our offer, but it will also be helpful if we purchase the home to better understand how the home works and things we will need to be aware of for general upkeep, etc. I HIGHLY recommend Wayne.

Overall, he did an excellent job. I chose him because of the excellent reviews on Angie?s list and I will add one more review consistent with these reviews. He was on time, friendly and very detail oriented. He completed the home inspection for me prior to my one year warranty completing. I had also asked him to do the initial home inspection. On the follow-up inspection, he found a small gas leak which I am sure that many other home inspectors would not have found. He also found some other important issues that I hope my builder will fix.

Wayne was very fast to respond. He arrived on time and was very professional throughout the inspection. He pointed out to me various details that were good and bad, also noting things that weren't really problems now but that I should be mindful of in the long run. He took about 3 hours doing the inspection in the morning, and I had his final report by the evening of the same day. Very satisfied customer!

Excellent. In dealing with me, Wayne was polite, patient in explaining his findings, and explicit about the scope of the inspection (i.e., indicating what services he could not provide). As for the inspection, he was extremely thorough, indicating which flaws could be easily remedied and what would require further inspection from an expert (e.g., HVAC person, exterminator, electrician, etc.).

Wayne inspected two homes for me. The first was found to have a termite problem, so we were able to avoid a very expensive mistake. The second passed inspection. In both cases Wayne performed a thorough inspection over the course of 3-4 hours. During the inspection he was informative and professional, giving me a good idea of the problems that I would face. He returned a detailed written report within 12 hours of performing the inspection with which I was able to make an informed home buying decision and use as a basis for future repair and maintenance plans.
