Description of Work: Doug was a Realtor we used to look for properties in the Olathe, Lenexa area. He was excellent. One of the best things about Doug was that he worked for a long time as a home appraiser. This gives him excellent insights into the value of the properties. I selected Doug based on the other reviews on Angie's List. I was hesitant about doing this but was not happy with any of our previous realtors and had no good verbal recommendations to go on. I met with Doug in June to view the property and he sent a standard, uninspiring portfolio of what we could expect using his services. We did not initially agree on sales price, but once we had performed our planned renovations, Doug was comfortable letting us aim for our desired price. We put the property on the market in August. After a month on the market he encouraged us to reduce the price a fraction, and was flexible about letting us stay in control of decisions and timing. Doug was prompt, reliable, courteous and professional in all his interactions. He let us know when he would be available or out-of-town in advance. Paperwork was quickly provided. He encouraged us against a poor offer to not even enter into negotiations, which on reflection was wise advice as it would have been a waste of time. We were all lucky enough to have a suitable buyer come along. Doug managed all the inspections and alterations needed saving us valuable time. The house sold with no issues within 4 months, which is a very quick time given the uniqueness of the property and the market in 2013. All things considered, I would recommend Doug without reservations and I would use Doug again, which is no small statement.

I called Doug based on Angie's List. I was not disappointed. I was in the middle of some life changing events which made Dougs job much more difficult, but he more than dealt with the complication. I made several calls to Doug on short notice for home showings that were late Saturday evening, in bad wheather. I know it was a signifant inconvenience for him at times but you would never know it. Overall, he has shown me homes for good prices which were very nearly what I needed. He gave me plenty of choices so I could compare and make a sound decision. I would definately use Doug again and would recomend him to anyone.

I initially went to realtor.com to look for agents as the ones we had used in the past seemed too pushy and just didn?t go very well with our personalities. We picked three agents from that site that had the qualifications we wanted and as an afterthought I checked on Angie's List to see if any agents were listed. Luckily there was Doug! We interviewed all agents at our house, gave them a tour and listened to their presentations and insights. Doug impressed us from the get-go as his presentation even had a picture of our house on the front! This contrasted greatly from another agent who hadn?t even bothered to check comp. listings in our neighborhood. After interviewing all the agents we agreed that our focus would be on finding the right agent to help us buy a house as our house was in great shape and pretty much would sell quickly if priced right. We asked Doug to take us out on Saturday morning on a 'test run' to see some comp. houses and one that we were interested in. He agreed adding that it was a great idea. After going through 3 houses + 1 extra on the spur of the moment, we knew Doug was the agent we were looking for. Our house went on the market and sold within 3 days! But since the summer of 2013 turned out to be a seller's market, we spent the next month with Doug trying to find a place to move into. I felt like we were all over the board looking at houses in Lenexa, Olathe, Southern Overland Park and Shawnee! When it looked like we were going to settle on a fix-er upper cause we were running out of time, Doug listened to us talk and did one of those "This is what i hear you saying" things and basically told us if we were this hesitant on a house we shouldn't take it; and he was right! We finally found the house that was right for us and at no time felt Doug was being pushy and just wanting his commission. There were times when we felt we didn?t get enough face time with Doug but that?s going to happen with any agent when you're trying to buy a house. After all, there is only one of them! Doug is a great family guy and would make a super next door neighbor. He has great common sense and can be under spoken where appropriate and may I dare say ruthless if needed to be? The whole house selling/buying process has changed greatly in the 13 years since we went house hunting and having Doug as our guide through the journey was one thing we wouldn't change if donig it all over again!

Pretty standard realtor interaction. However once we began to discuss the house and pricing things seemed off. The methodology for determining price was significantly different from every other source of information I consulted. At the end of the conversation it was apparent he was looking for a quick sale and had no intention of looking for the best price for our home. The bottom line suggestion was that with 20K in upgrades the house would sell for 20K less than it was purchased for only 3 year prior and at a prices 20-30K less than every single home in the specific neighborhood sold for of comparable attributes and size.

This seller is in an unfortunate situation, The pricing I recommended over a month ago was based on factual data from within his subdivision and the immediate market area, given the overall condition and marketability of the property (both with and without needed repairs and updates). "Quick sale" pricing is not given unless specifically requested by my clients, and the numbers detailed in the review are also not quite what I recommended (which, after necessary repairs and updates, was about what it was purchased for - not $20k less). I'm still confident with the pricing recommendations I gave this customer, but this is definitely one of those situations where I truly hope I was wrong. Will keep an eye on the property, and I wish them nothing but the best... Update 7/7/17: I went back to research the sale from a few years ago and found that property was listed with another Realtor for significantly more than what I suggested. They ended up having 3 price reductions before the property sold for just about what I had originally recommended.

My wife and I moved out of state for a new job a couple of years ago. We tried selling our home then but were unable to so I rented it out for a couple years. We tried again this spring with Doug and he was able to sell the house the first day it was listed. He was very responsive and easy to work with remotely (important to us since we're out of state). In addition, the tenant living in the home was a "challenge" to work with and Doug handled it like a pro. I can't recommend Doug highly enough and if we ever find a need for a realtor back in Kansas City we'll be calling Doug.

I have dealt with numerous real estate agents in my line of work over the past 20+ years and decided to call Doug. After we completed a few fix ups and "staged" it according to his "stager's" recommendations, we were ready to go. When i told him we were ready, he had the sign in our yard the same day. It sold fast. Doug responds to everything quickly and treats you like you are his only client. He does lots of extra things which are way beyond the normal agent's obligations. I am not going to say what "extras" he does because it would be expected, but I can easily say that he goes the "extra mile". He's a diplomatic and effective negotiator and offers expert suggestions of which I wisely followed. ( Doug was a real estate appraiser for several years.) He knows the metro area, especially Johnson County. We wouldn't hesitate to call him again in the future!

Our experience with Doug Mitts was fantastic. I wish there were a higher rating than an A. Even though we had been through the buying and selling process several years ago (with a different agent and agency) Doug took the time to explain the whole process to us and the tools he used to recommend a sale price for our house. Leading up to the our house being put on the market he provided us with a his home staging expert (who we highly recommend) as well as his own personal opinion on what things to change and what not to change. On the purchase side he asked what we were looking for, the size, style, area, price. When we went to look at homes he always had recently sold comps available and whether the home we were looking at was priced correctly/too high. He was always taking notes and was bringing things to our attention that we would have missed during an initial showing. He understood the marketplace and subdivisions and let us know whether the house we were looking at was at the top of the price range for a subdivision. He was always our advocate. Doug was very quick to respond to email, phone calls, text messages and if he did not have an immediate answer he would let us know and get back to us with an answer. After showings of our home he would always provide us the viewing agent's feedback (which was helpful) and once we received an offer he provided his opinion on what our counter offers should be and what he believed would fair. We trusted his opinion and came to rely upon it. During the inspection and appraisal process he kept us updated on the progress and again through the negotiation process after the inspection provided his opinion of what was fair. During our buying process he again explained in detail the difference between one subdivision and another (even if they were adjacent), the pricing (and sold comps) of the homes for these areas. He was always available to show us homes during early evenings, weekends, over lunch hours, and if he had a conflict he would always suggest another suitable time for us to view. When we were on our to the showing of another home, we saw a For Sale By Owner home in the same neighborhood and after our viewing he drove by that home, got the contact information, contact the seller, and setup a showing for us. With this being a FSBO property it presented some unique challenges in that the owner had a previous sale fall through and was very "skeptical" that we would complete the purchase of this home. In addition, the seller took the inspection report very personal and instead of focusing on the two large items that needed repair seemed to be bogged down with all of the nickel and dime issues thinking we wanted all of those repaired. Doug was instrumental in walking the seller through this process, explaining the report and what we were asking for and not everything that was in the report. Doug really worked to gain the trust of the seller; always being honest and forthcoming and communicating with the seller throughout the entire sales/purchase process and that once our home made it through inspection and appraisal and everything with our buyers agreed upon and settled that we should not have any issue with closing and it was just a waiting game. We highly recommend using Doug Mitts, his calm even-keeled demeanor is very comforting during very stressful processes and situations, where emotions run high and low, and many of the parties involved take the negotiation process very personal. He understands and knows the marketplace - we had a full price offer on the sale of our home within two weeks of putting it on the market and the showing agent feedback indicated our pricing was right on with the market and area. He understood our needs as buyers and worked to get us into the neighborhood at the top of our list and again worked to build a trusting relationship with our seller. We truly appreciate Doug's professionalism and efforts and we highly recommend him to anyone looking to purchase or sell a home.

I wish every customer service experience could be like this. Doug made what could have been a really stressful situation a really positive one. He made everything work smoothly for me, which was no small feat.
Description of Work: I asked for a realtor recommendation from an appraiser when I refinanced my home, and he recommended Doug. He said that he had worked with Doug years ago, and because Doug is former appraiser and an honest guy, he is good. I am so glad I took his recommendation. It was one of the smartest financial investments I have ever made. I started working with Doug months before I decided to put my house on the market. Every recommendation he made was excellent and he helped me save thousands of dollars, including with the service providers he recommended: 1) My long time plumber recommended $5k worth of work, Doug suggested that I get another bid and recommended a plumber who solved the problem with a $20 clamp. 2) Doug recommended Freddie Timbrell to paint the interior of the house, and Freddie is a gem (also honest, takes pride in his work, reasonably priced) who ended up fixing window frames, re-plastering a ceiling, fixing trim around the baseboards, building shelves, and more. 3) Doug asked Mary Ann Vanderweide,another realtor in his office, to provide staging help. This was all part of his fee, I did not pay extra for the service. Mary Ann came out to my home twice, once for an hour to make recommendations, and then for six hours once I was ready to sell. She is incredibly talented and I know that my home sold much quicker than it would have otherwise without her expert help. All the suggestions she made were for small, inexpensive changes, and when she was done you would not recognize my home, it looked so much more appealing for the demographic to which I was targeting with the sale of my home. 4) Doug recommended a lawn guy who not only cleaned up my 3/4 acre yard and trimmed bushes at significantly less per hour than the two previous lawn services I had used, but he dug and put in a hosta bed that looked great. Once I put the house on the market, Doug was awesome. I could not believe how many showings he was able to book. I think I had twelve in the first week. I felt like I was his only client because of his diligence, time and effort, constant check-ins and almost daily updates, and immediate follow up and follow through. In a tough market with several foreclosures within blocks of my home, I had an offer within 30 days. Doug was worth his weight in gold. He is kind, respectful, diplomatic, savvy, and adept at negotiating. The young buyers were working with a first time realtor and it was a labor-intensive and time-consuming process for Doug, They had some some unusual requests that were not workable for me. I was despairing that the sale would work out, but Doug but after two initial offers from these buyers he negotiated the final offer that worked for me from these buyers. My favorite thing about working with Doug is that he is just a wonderful person. Humble, modest, charming, unassuming, honest, kind, always respectful, and with incredible acumen and knowledge for getting a house sold in the best possible outcome for the seller. His talent for dealing with difficult people with kindness, good humor and trustworthiness is most admirable. I am also going to mention that Doug and his wife have adopted several special needs children out of foster care, and he is a devoted father. I only found this out by asking, he does not trumpet his own horn about this incredible gift. He is just a lovely person.

I arrived in KCMO on July 15, and Doug was able to show me homes that week. The first time we went out we looked at homes I saw online and some that he thought I would like. Once meeting me he took the search into his own hands and came up with a place I loved. He was completly honest about going on Vacation. But he worked from vacation to help me close within a month. He recomended a mortgage company when the one I was using gave me a bad deal. All the advice and services Doug recomended were top notch. I really can't say enough nice things about him. I will be using him to sell my house when the time comes.

Doug was our agent to sell a house and buy a new one in a different area of the city. We chose Doug after reading others reviews and are so glad we did! Our house had been on the market last year for several months and did not sell. Doug and his stager came through and made suggestions for improvements (he was very price conscious in making suggestions which we appreciated. The $9000 cost listed on this review was the total commission for the house sale, not the amount we spent on improvements). After making the improvements Doug listed the house and it sold on the 2nd day on the market. Although we know there is a certain amount of luck in making a quick sale, we also credit Doug for his great eye, advice, sales strategy and for determining the most appropriate price point. As a buyers agent, we found Doug to be incredibly well informed and helpful. As a former appraiser, he had an eye for structural details that we would have otherwise missed. He also listened carefully to our preferences to help us find our perfect area and home. During negotiations Doug was a huge asset and we feel we got a better deal with him than we would have on our own or with our previous agent. Overall, we would recommended Doug to anyone buying or selling. He is easy going but professional and made our buying and selling experience as hassle free as we could have hoped for.

Doug was amazing. He came recommended to us by word of mouth, and more than lived up to that recommendation. We were first time home buyers so the whole process of buying a home was very foreign to us. Doug did a great job of helping us consider our options, explaining benefits and consequences of different decisions, and just did a great job all around at educating us so we could make a well-informed choice for our first house. The fact that Doug has appraisal experience also helped, as he was able to help us determine what each home's value really was. We truly felt he steered us clear of homes that might have had poor construction or impending issues, and always kept our best interests at the forefront of anything we were doing. His approach definitely took away a lot of the pressure associated with first-time home buying and made our experience a pleasurable one. From start to finish, the experience of working with Doug could not have been better. We began "casually" looking at houses over a year ago. Doug showed us quite a few houses during that time, with never any pressure to make a move toward buying. He took the time to understand what we wanted and was always on the lookout for a home that met our needs/wants and would call when he'd found something. Once we finally did find the house we wanted, he was great in representing us in that transaction. It still amazes me that he was able to sell our old home for near asking price during the recent downturn in the real estate market. He was great, very knowledgeable, friendly, and available at almost any time during my chaotic schedule. He took us to 30 houses over the course of a month, mostly on weekends, weeknights, and even a holiday! I didn't want to use a Realtor because of the extra fees, but I had to get one because I couldn't get into houses otherwise, and I don't regret getting Doug as my agent. He was an appraiser for many years before becoming an agent, so he could identify many problems as well as appealing features. He also had our roof repaired for free because there were some simple problems that I didn't want to risk trying to do myself. The house we bought, we only found because of him. While he took us touring some on our list, he decided to find another house in the area because I wasn't finding what I liked while looking online myself, and it was the one we ended up buying. He is well worth the Realtor fees.
