"I recently purchased a foreclosure which tested with elevated levels of Radon during the home inspection. There were some companies that offered significantly less expensive solutions, but not impressed as their bids provided no information and would have been out the basement and up the side of the home which does not look very nice. Midwest Radom came out and we found a route out the basement, through the garage up through unfinished attic space, and out the roof which allowed the exit pipe to come out the roof on the backside of the home. This was actually decided upon during the initial install when we discovered the original solution presented by the estimator was not workable. They were not going to put firestop collars because I live in MO and "that is not required by code" even though I had discussed it with the owner when I first called, because I had done my homework and learned they are important and asked for them. They were going to charge more, but ended up honoring their original offer which I appreciate and feel is reasonable for some 4" PVC pipe, 2 X 2 plastic sheet, 4" radon fan, vacuum gauge, 2 fire collars, and 1 roof penetration flashing with 3-4 hours of labor with 2 technicians. They had to do a penetration from the basement to the garage and from the garage to the attic space. They pulled from an existing outlet for power for the fan and a final penetration out the roof. It took 2 trips to complete the work because it was raining or snowing the first trip they made. They charged $1005.00 for the job and took less than 4 hours to complete. They also performed a follow-up test which showed a decrease in Radon levels in the safe range. I highly recommend Midwest Radon because their price was fair for a good job done to my expectations based on industry best practices which are higher than what the state of Missouri presently requires."

With Metro Property Inspection, you get more than a report. You get service. We’ll help you understand the condition and function of your home’s components. But it doesn’t end there. You can contact us anytime you have questions about your home – even if it’s months or years after your home inspection.
"Wish I could leave 0 stars. Save yourself the headache and DO NOT HIRE this company to do your home inspections! Michael missed over 4 major natural gas leaks in an outdated gas line as well as major bathroom plumbing issues. Bathroom now needs work because of old galvanized plumbing that is mixed with copper and PVC leaking into crawlspace. Michael reported that all plumbing was copper and indeed there was not any galvanized plumbing. False! Repairs exceed over $8,000+ worth of parts and labor for both of these projects. Even though this was a major bargaining/repair oversight prior to closing, it could have been much, much worse. Me, my friends and/or family could have been severely injured in an explosion. Someone could have even died from this negligence! When I called a plumber to check out gas smells, there were leaks so bad the soap bubble tests looked like something out of a science fiction tale. There was absolutely no apology or attempt to apologize or to correct the situation. Metro Inspection could have said something like, "We are so sorry. What can WE do to make this right!?" Most companies do everything they can to help their customer. That didn't happen. They simple ignore me and contacted me only when I mentioned I would be leaving behind negative reviews. When Mike contacted me, he said things like, "You [and your realtor] knew I was not going down in the crawlspace, the gas leaks weren't there before there happened after the inspection, and we are not responsible for this because you know that we checked." At least two of the gas leaks occurred outside of the crawl space, actually in the garage, something that was lazily and neglectfully overlooked. They leaks weren't even in the crawl space as Mike argued. Customer service doesn't exist with this company and they simply blamed me and my realtor instead of correcting the problem. I feel rotten, upset, and extremely disheartened after the phone call. I requested that the gas line be paid ($3,900!) as well as a refund as a result of this company's incompetence and negligence. I requested that Metro Inspection contact the warranty service and the plumber to HELP ME OUT and get this sorted out as the warranty is only paying $500 of this bill, supposedly. This didn't happen either. No one helped me. To boot, when I requested a refund from Metro Property Inspection, they sent me a bunch of paperwork with legal jargon on it saying things like omitting liability in order to receive my refund back. That won't be happening. I am planning on holding them responsible. Absolutely abhorrent, vile, and repulsive business practices from this company. I have never in my life been blamed as a customer for a company's oversight. A major gas leak and it's the customer's fault?! Save yourself the nightmare these people will put you through and DO NOT HIRE THEM! I am a full-time educator and I have been dealing with this for months now when I come home. **Go someplace else whatever you do!! DO NOT HIRE THIS COMPANY!!!!!!!!!!**"

You can buy DIY radon test kits from a home improvement store and conduct radon testing, but these tests are often inaccurate. No matter the result, you should supplement DIY testing with professional radon detection and analysis. DIYers only have access to passive radon tests, which aren’t as reliable as active tests that professionals use. Plus, it’s very easy for DIYers to make mistakes during testing, leading to inaccurate results. If you’re moving into a new home, have concerns about radon, or are due for an updated test, hire a professional.
Radon testing costs depend on whether you hire a professional radon inspector or DIY test. You can expect to pay $150 to $800 to hire a local radon inspector, and home-testing kits range in price from $15 to $250 from home improvement stores. However, it’s best to trust a professional inspector with this task to ensure accurate results. Plus, if you have radon in your home, your testing company can develop a mitigation protocol to keep you and your family safe from the dangerous gas, so it’s well worth the money to hire a professional.
If radon is present in your home, you can expect to pay around $1,000 for a radon mitigation system or between $780 and $1,250 in most cases. The exact price will depend on the severity of the radon leak, home size, and the protocol the radon specialist develops to remove radon from your home and keep it out. Your foundation type will also affect your radon mitigation system cost, as unfinished basements will cost about $4,600 to seal and ventilate, while crawl spaces without a foundation slab may need extra encapsulation, costing $1,500 to $15,000.
Yes, radon testing is absolutely necessary if you suspect the presence of this hazardous gas, and the Environmental Protection Agency (EPA) recommends testing for all homes in the country. Radon is a pervasive natural gas that can leak through your home’s foundation and seep into the living areas. Unfortunately, the gas is highly carcinogenic and is the second leading cause of lung cancer. Radon testing is crucial for keeping you and your family safe from harm, so hire a radon mitigation specialist to test your home if you suspect its presence in your home.
In most states, radon testing companies don’t need to be licensed or certified by the state, but the companies that analyze the test results and develop radon mitigation protocols do. You should choose a radon testing company that suits your needs, but before hiring a mitigation specialist, check our state licensing tool to make sure the company is properly certified.
