John Kidwell was prompt, courteous, professional, thorough, and did a fantastic job on the two home inspections. I used to hold a residential builder's license, and have some knowledge of homes, and John really knows his business and does a wonderful job. He found several serious electrical issues that I had missed, and diagnosed a major drain problem in the first home that proved to be a deal-breaker (collapsed drain line to the street backing up all the inside drains). John was wise enough to turn on every faucet in the home, plus washer/dishwasher, etc, and all of them started backing up; I had merely tried one at a time, which didn't point up the larger issue. John was fantastic about answering any and all questions, and provided a great inspection report at the end with some very telling photos. John's Radon testing also found that the first home had Radon levels over 16 PPM (EPA recommends mitigation at anything above 4 PPM; this was four times over that threshold). John understands the nature of the older homes in the City, and does a fantastic job of separating the things that can cost a homebuyer thousands, versus the things that simply are part of a home being old. His insights are very useful and his inspections are a joy to follow through. If I ever buy another home in Indy, Kidwell Inspections will be the business I call.

John did a fantastic job inspecting the house and explained the issues he found and provided an extensive report with detailed photos with a short explanation on the most serious deficiencies and why they are a concern. The seller was provided the report and agreed that many of the issues needed to be fixed and provided a credit that was well over four times the cost of the inspection. In addition I have an great report that I'll be using as a guide for improving the house.

John was very professional and efficient. He was on time for both of our inspections and even rescheduled our final inspection due to the home not being ready to fully inspect. Great experience!

John Kidwell is fantastic. He over-delivered in so many ways. As he was noting areas of concern, he suggested easy solutions and how to fix or what kind of work needed to be done to solve the problem. He pointed out the root or cause of the problem rather than just the areas that needed attention.

He was punctual and thorough. He was willing to explain things he found and give me an idea of difficulty/cost of fixing them myself. He emailed me the inspection the next day.

John was recommended by a friend and was fantastic. I'm a first time home-buyer and he was perfect. Inspection was extensive, the report was easy to read, and led to lots of things being fixed before I moved in that I would have known nothing about. He taught me more about my house than anyone else has. He even came back for a re-inspection to confirm that all items were taking care of. I would highly recommend him.

We're planning to sell our house so he inspected it. We wanted to know what we need to do beforehand so that we have no problems when the buyer's inspector comes. He gave a book full of all the requirements. He came on time and he was very thorough and he came around in October right around the time when we were having our furnace inspected. He went under the crawlspace, he went in our closets and found some issues, he climbed up into the small attic above the hatch in the closet where he found 2 connections separated by an earthquake we had earlier that year. He put it back together using the correct taping. I spent roughly $250 for 2 hours. He did everything.

John arrived at the house early and was prepared to start the inspection when I arrived. Unfortunately, the lockbox was broken and we were unable to access the house. He was able to reschedule for the next day and ensured that the homeowner left a key in his possession to guarantee entry. The entire inspection took around 3 hours and John was able to answer all of my questions and point out a few areas of concern. I found Kidwell Inspection to be very professional and I would highly recommend them to anyone shopping for a new home.

We were at the unit during alot of the inspection. John was very professional, he was just getting ready to go into the crawl space when we left. We received a full report and a professional spiral bound booklet that is impressive for reference. We bought the unit only to find out early in 2013 that 2 MAJOR issues were missed. First was the absence of a firewall from the ceiling to the roof in the shared wall between us and the neighbor by our fireplaces. This was over a $500 repair that had to be done, later was reimbursed by the Management Company of our HOA. Second was no mention of water staining all the block foundation under the condo. Granted it was inspected and sold during a drought summer. The staining was still there and a major support column had had additional support blocks against the original support as apparently it had started to lean. In late winter we noticed along a weight bearing wall that the taping of the wall/ceiling junction had pulled loose. This required about a $300 drywall repair, out of our pocket. By spring their was a definate "hump" in our tiled entryway right above the main support, mentioned above and we had hairline cracks running in several places. We have had about 4-5 foundation specialists check out the crawl space all to basically say the same thing "you have a very wet crawl space, first off the downspouts need to be directed away from your unit and into a central tile and ran away from your property, if still wet, we need to place drainage tile in a trench all along the inside of the foundation in your crawl space with estimated cost of $7,000. We have taken up all the tile and replaced with a floating laminate floor (at our expense), as it is more forgiving. The Management Co. has done the downspout work at the expense of the HOA. We have installed an additional sump pump in the crawl space and will wait until spring to see if these measures are enough to dry out the crawl space. We drafted a letter to Mr. Kidwell stating these facts, and was sent on my wifes email as an attachment in Oct 2013, no response from John. We then printed it out and mailed to him, 2 weeks later, again no response. Our complaint is: had we know these issues existed we could have worked the repairs into the purchase price or continued to look for another condo. Hoping he will be more careful with present and future inspections. We really feel we should be refunded the inspection cost if nothing else. We are out several hundred dollars with possibly more to come, along side the fact the HOA has jumped the monthly fee an additional $45.00 a month. It's aggravating and disapointing for the letter to be ignored and that people don't have any pride in their work.

John Kidwell provided excellent value-added service. He came out to inspect for termites but provided additional advice concerning home maintenance without any additional charge. His pointers and explanations gave me the knowledge and confidence as a homeowner to move forward with some additional repair work needed. As a bonus - a free, e-book on home maintenance was emailed to me along with an electronic version of my paid invoice!

Mr. Kidwell did a great job. He inspected a property we had made an offer on. He was thurough and explained what he was doing throught the inspection. He found several issues withthe home that were not disclosed and we were unaware of. He recommended contractors who could provide more insight and estimates on fixing the problems with the home. Ultimately, he saved us from buying a home that could have potentially costs us tens of thousands in repairs. The seller refused to return our earnest deposit when we did not purchase the property, but better to loose a couple of thousand than be stuck with major issues.

USE THIS GUY! I orginaly chose John due to his Angies List description (experience with septic & radon), the fact that he is an independant business owner, and his pricing (much more consistent price range than other inspectors I viewed on Angies List) Turns out he is a former electriction also... a good background for an inspector to have. Although I was unsure about my decision as soon as I booked him (he didn't take down my name, just address and date for inspection), I was quickly affirmed that I had made the right decision. I was unable to welcome John into the house we are purchasing, yet he was friendly and very helpful with all of my questions upon arrival. I found him in the utility room and began barging him with questions about every single button, knob, switch, and box. He was very patient and through with his responses. I basically followed him around the house, room by room, asking just as many questions. John continued to knowledgeably answer my questions, offer multiple ways to fix a concern, and overall had a wonderful, friendly attitude. Additionally, his report was great! It was incredibly through with tons of supporting photos. We thought John did a wonderful job. But, when we got the inspection report on our house (the one that we are selling) we realized just how good John was. The report on our home was 4/5 pages with minimal photos and missed much of what was obvious to even me. Johns report was 20+ pages and, while in the home, he brought much to my attention. I cannot say enough positive things about Johns professional knowlege, on target pricing, and positive attitude. We will most definitely be recommending him to everyone we know.

John was punctual, professional, and very thorough. He walked my fiance through the home from top to bottom and answered any and all of his questions. He even gave advice on what and FHA loan inspector would be looking for so we knew what to ask our seller to fix. He even inspected the 2 car detached garage, inside and out (including its roof). He sent us our report within 24 hours of the inspection plus a plethora of other useful information. He charged us EXACTLY what he quoted and he was by far the lowest quote we recieved when shopping around for home inspectors.

My wife and I visited Indianapolis from out-of-town for just a few days to find and make an offer on a new home before moving here to take new jobs. Once we found the house that we were interested in purchasing, we were hoping to squeeze in a home inspection while we were still around so that we could walk through the home with the inspector, see any potential problems for ourselves, and learn a bit more about the house's systems and upkeep requirements. We called John on a recommendation from our Realtor, and he was terrific. He was (unbelievably!) able to schedule the inspection for the next day and did a great job of talking through all of the aspects of the home that he was examining. He identified a wide variety of minor issues, and he did a nice job of documenting the findings in a professional report, complete with photographs, assessments about the severity of each problem (and recommended steps that could be taken to resolve them), and historical model number/serial number/date of last service information that we're certain will come in handy as we get into a maintenance routine. John was a little late for the appointment (traffic), but besides that, he was friendly, professional, approachable, and not at all condescending when we had specific questions about common parts of the house that we just didn't have experience working with before. We also called John after the inspection to ask a couple of follow-up questions about the appropriateness of repairs (and their anticipated costs) agreed to by the seller. He continued to be a helpful resource for us beyond the service that we'd hired him for, and we really appreciated his going "above and beyond" for us.

This is actually the second time I've used John for an inspection. Both times he was punctual, flexible in the dates/times of the inspection, and was incredibly professional and kind. His reports are excellent and he was able to walk us through the entire house and answer any and all questions. He took his time doing the report and was not in any rush whatsoever. I would highly recommend him again and (god-forbid) if I need to have him look at another house I will absolutely use him again.

Overall home inspection SEEMED thorough(around 4 hrs). Within first weeks of being in new home, mold discovered on 2 subfloors, 2 leaking faucets, rook leak, 2 rotten subfloors, and many more issues that were not found on home inspection. My expectations from previous home inspection expereinces, were high and this inspection disappointed to say the least. In reading the report the roof was never stepped foot on. Disappointed is an understatement.

John is very thorough with his inspections. He informed me of all the safety concerns during the inspection. He provided a detailed report of everything that needs to be done to move into the home. He reassured me that this was a very good home to purchase. He walked me through every issue and also told me how to fix it. He referred companies for me to call for things I could not repair my self. He got the inspection report to me within a few days. I have used John in the past and will use him again if needed in the future.

John did a home inspection on a home I am purchasing in Carmel Indiana, he was great to work with and I was happy with the reports he produced for me to keep on the condition of the home .

Easy to schedule. John was able to do our inspection on a Sunday afternoon. He arrived early and spent a lot of time explaining things to us. The report was sent by email a day or so later and was thorough and easy to understand. We will definitely recommend him to other buyers/sellers and would love to work with him again in the future. John arrived about 9 a.m. and completed the inspection about 11:15 a.m. He was nice to deal with and completed the inspection without bothering our usual routine. His report was in the form of a binder that was very complete and understandable. It arrived by mail on 3/13/2013.

We were required to have a termite inspection for a refinance on our home. We checked Angie's list and found he had good ratings. We called him I believe on a Friday and he came for his scheduled appointment which fell on New Years Eve. He showed up promptly at his appointment time. He quickly did the inspection and provided the proper paper work for us to submit for a closing. He was professional and courteous. We felt the price was also fair for the service that was provided. We would recommend him again and we would use him again if we needed an inspection done in the future.

The scheduling process was very simple. John did a fantastic job explaining what he was looking for with the inspection and took his time looking at the home. Being new to the home buying process, we weren't sure what is considered acceptable with a home. John was wonderful about answering all of our questions and giving advice on things to look for after closing on the new house. He was prompt with delivery of the inspection report and available for questions after delivering it. We were pleasantly surprised with how the inspection went and will definitely refer him to our family and friends.

John arrived at the house even before I got there and was already checking things. He went through every inch of the house and pointed out all problems, no matter how big or small they were. Gave me a lot of good recommendations for the house that didn't even pertain to the inspection. Answered all my questions during and even after inspection was over. Final report was very thorough with a lot of pictures and comprehensive explanation of issues. I'll sure recommend him to all my friends for their inspection needs.
