I found him through Angie's List. He was really good. He was up to the standard of the reviews I read on him. He was amazing. He came for an inspection on the foundation, one when the plumbing and electrical was done and then the final inspection when the house was built. He told us a lot of ideas to really seal the house. We were really happy with him. I didn't compare prices to other inspectors because from the reviews on Angie's List I felt like I could trust him and I felt the reviews genuinely came from customers. We just picked him and talked to him and he told us what he would do and gave us a price. I didn't talk to any other inspectors. But I think his price was in the price range people were talking about online.

Our son used Kidwell & was pleased. HOWEVER, we were disappointed. He spent a lot of time talking non-sense. I started the appliances; not him. He didn't – enter the attic, crawl on the roof (nor look with binoculars), start the sprinkler, cycle the sump pump, test the smoke alarm. Yet his report says all these components are good; really, how would he know? Like most inspectors, if something is in question – they say you need to contact a specialist. What are you paying them for? They are supposed to be the specialist.

With regards to non-sense talk, we were answering your questions and providing follow up information. If there was confusion on items inspected or methods, we wish you would have made that know during the inspection, and not a month later. For us not inspecting items, spaces.... please look at the report photos. I have some great views of the attic, etc. Just because we didn't enter the attic from the bedroom closet, does not mean that the attic was not inspected. The main attic can be accessed from the garage attic, which does not require insulation falling into finished area. You were not tied at the hip with us during the full inspection. The weather was below 60 degrees which kept us from operating the AC/cooling system, which we talked about and was written in the report. We did talk about coming back to operate system, test. However, you did not contact us with for a follow up. You were told prior to the inspection that some items we do not inspect, test or operate, i.e. security, TV / entertainment, pool and irrigation system (irrigation system was winterized and off).

Not well, inspector did not inspect entire crawl space which caused us over $8,000 in total repairs. When calling the realtor he assured us per his conversation with John this would be taken care of and don't worry, he would be in contact with us very soon. As agreed we waited, and waited with no response. After several weeks of attempting to contact him via email and by phone he finally returned my call stating he would gladly come out to reinspect and to take care of anything he missed. Unfortunately when he came out and inspected the crawl at that time he denied the damage being present while inspecting. I assured him it as it was very apparent the wood had been rotting for several months, if not years. I also mentioned you could see wood frass in all the webbing from spiders which should have told him at that time that something was eating the wood (you could see this 10+ feet away). He explained at that time we did not pay him enough to remove the webbing to check, nor did we pay him enough to further investigate behind the removable box header installation. I asked him kindly at that time what can be done as the damage was very obvious, plus he already agreed to "take care of us." At that time he offered to purchased the home back at the original purchasing price but refused to fix any damages. I explained to John my wife and I already invested over 20k in the property (new custom shed, new interior paint and new carpet across the entire home) and there is no way we could take that kind of a loss due to his poor inspection. He then got mad and asked what did we expect, I told him to honor what he had agreed to as it was obvious a full inspection was not done. He then yelled that my wife and I are liars as we BOTH were there during the inspection. At that time I reminded John that he showed up an hour early for the inspection, and upon our arrival he mentioned he was done (even though my wife and I showed up 30 minutes early to walk around the home due to being excited in purchasing our first home together). He denied having this conversation with my wife and I and denied showing up early (even though we had documentation proving so). At that time he became very hostile so I asked him to leave my home as he was not being honest. We did end up taking John to small claims court but unfortunately lost due to it was our responsibility to ask him to reinspect the home, we should not have taken his word. Our lawyer was quite shocked as he admitted openly in court the entire crawl was not inspected as well as having us sign our agreement AFTER the work had been performed. Unfortunately this still was not enough as the judge felt it was our responsibility as homeowners to not take his word. John is extremely nice when you want his business but unfortunately changes character if questioned (see online for other similar reviews), very unfortunate situation as this caused us to have over 8k in debt when purchasing our first home as a married couple. Be leery of utilizing John as your inspector, and if you do BE SURE TO INSPECT the entire home with him! Also the Scott Smith's Team highly recommended him and scheduled this all for us, so the more I think about it I almost feel they were working together in this situation.

We have always meet or exceeded your requests for inspections, follow ups and follow up information. In this case we were slow to reply to your texts, e-mails. However, in life there is only two things that matter, life (birth) and death. We were out of town (St Louis), my cousin, was shot and killed. Yes, we do apologize for the slow follow up. Now for this case. You are not the client. Emily S. is our shared client. We never even talked about this over the phone. We conducted the inspection on Saturday, July 16th. Both your and Emily was present for the inspection. We operated, tested and the HVAC system (both heat and AC). The AC was cooling on the day of the inspection. We could not physically inspect the AC/condenser on the roof, which was reported to you both in person and in the report. However, the cooling system was operating inside normal parameters with no indication of future failure. (From report): Furnace York (80K BTU) Model-TM9X080C16MP11A Serial-WIB0575317 Coil Unitary Model-FC48C3XN14 Serial-WIE0845843 Condenser Unit located on roof. Roof access was locked shut. No inspection on unit. Filter 16 X 25 X 1 Last service August 4, 2015 (Listed on service record on furnace cabinet). AC Delta T 18 degrees (Normal temperature range is 18-20 degrees). Systems installed June 24, 2010 HVAC system responded to normal controls and operated as designed. Rust noted inside furnace at condensate drain. This is usually caused by clogged drain line and poor maintenance. Rust noted inside furnace cabinet. Recommend service by HVAC contractor. This is High / Efficient type furnace. Currently combustion air is coming from condo. With this furnace combustion air can be brought in for outside. Outside air will increase the efficiency of unit. Recommend having heat and A/C serviced annually. Annual maintenance of HVAC equipment is essential for safe and efficient performance. Which will maximize the system useful life. Emily contacted us by phone on Monday, Sep 26th about her AC not cooling and there was a HVAC contractor reporting that the system has no refrigerant. Which she felt that I missed this during the inspection. We tried to talk to her about how in July the AC was cooling, I took her back when we was talking about the system, etc. However, she felt that since I never gained access to the roof, that was why the AC was not cooling. I tried to explain that the refrigerant is install in a closed system, there had to be damage for the loss. However, she was upset due to the move, heat, etc. and I was the cause of her frustration. We ended the call pleasantly. We did follow up with a e-mail, however have not herd from Emily since. However, we did talk about this inspection.

I inquired with John via email about the price of a home inspection. He responded right away with kind words, the information I requested, and a sample report. My main concern was that the homeowner's personal information hadn't been redacted from the sample report, nor was there any verbiage about that person serving as a reference or otherwise being OK with releasing his details. Ultimately we decided to use another provider but not because the quality of John's work seemed unacceptable.

John Kidwell did not find several things that should have been discovered in a regular home inspection. He missed a leak in the master bathroom sink, poor drainage in both upstairs bathrooms, and faulty wiring in the light fixture in the master bedroom. Worst of all, he never looked at the roof. We contacted him to come out and inspect the roof and he never responded to our email. This caused us to have to pay another person to inspect the roof. I would suggest looking elsewhere for a home inspector, Kidwell sounds like he knows what he is talking about because he can find a few minor imperfections in the home but I discovered firsthand that he does not inspect the entire home. The condition of the roof, plumbing, and electrical issues are certainly major concerns and factor greatly when deciding to purchase a home.

At the end of the inspection, we assured you of complete satisfaction. And to contact us if you had any questions, concerns. Jeff, we were never contacted to inspect the roof. We usually don’t fully inspect the exterior of buildings in multi-unit townhomes. The exterior of the building is maintained, and covered by HOA. This was verified with your Realtor and covered in our debriefing of inspection. Let’s review the facts. This was a bank owned townhouse, in a building of six, built in 2008. Townhouse was vacant at time of inspection and flip type properly and you’re first home. You were not present at most of the inspection. Your Realtor was present. We operated, tested and inspected all systems inside the home. Water was run for over one hour at all faucets, tubs, etc. We proved a 47 page detailed report and provide all inspection photos (not used in report), over one hundred. We debriefed results and walked around townhouse and pointed out key items, maintenance points, etc. We answered all your questions. Items listed in your post. The master sink drains were not leaking during the inspection, see photos of drain / traps. We noted no drainage problems from bath rooms. We were operating all baths at same time, check with your Realtor. You reported faulty wiring on light fixture in master bedroom. However, new ceiling fans / lights were operating from wall switches with no arcing, shorts, etc. Most of your comments appear to be buyer’s remorse on your part. We provide the facts on the townhouse to be used in your decision. Taking responsibility for decision to buy is yours and yours alone.

It went well. He came out on a Sunday and was right on time. He already had the home open and all lights on when I got there. He made sure to explain everything to me in detail. He has a background in the trades (specifically electrical), so he knows his stuff. He found that a new roof was needed and several other minor items. He takes his time to do a thorough job and run all appliances, etc. more than once. So, make sure to have plenty of time if you plan on being with him the whole inspection, but it is worth it.

At first really good but we have found out that we have a major issue that should have been caught. Since we relocated and didn't really know anyone, we were provided a list by our real estate agent. We chose John Kidlwell as he was the first one, but I also did a search for reviews on Google and Angie Lists. He was half way through the inspection when we arrived and seemed great and answered all of our questions. It was our first time buying a house with a crawlspace and we had major concerns about wetness and mold and at inspection was bone dry, and most of the home inspection pulled up minor things. . My wife pulled up concerns over drywall nail pops and minor cracks, but he said they were just part of aging and were very minor. As he reported suggested we asked the homeowners to fix the things that he pointed out. On our own re-inspection and last walk thru we discovered that the crawlspace was wet and had to do some renegotiation for us to go ahead and buy the house. My wife just didn't want to deal with mold and was scared. This was not John's fault and something that happened. On moving in however we discovered some plumbing leaks that was not found, the cabinet under the kitchen sink was completely gone due to a slow leak over time, that was fine although this should have been caught. There was also a leak under the vent pipe in the attic that we had to fix which again was dripping constantly and should have been caught if he went in the attic above the bedroom, but again it was minor. Most of the wall sockets were not working, and the house was half empty , so they should have been spotted. These are little things which we can wipe off. The mail concern is the wall pops that my wife had concern about. We are horrified to discover that the whole back window installed correctly The door frame is rotten and not sealed in the back of the house. These two things are linked to the constant nail pops on that whole entire wall where wetness was getting in fortunately we were able to put this issues right at our cost, and no mold had grown but we are out of pocket $1500 with fixing all this. John seems like a good guy and we hope this review will see him pick up the phone and admit that this is a costly mistake which we would have asked to be fixed or pull out the house.

There are pictures in the report of all listed. No water is present. The roof plumbing vent was not inspected on the exterior due to snow. However, we did enter the attic, see photos in report. As far as the nail pops are concerned this is common problem with homes with truss roof framing due to truss uplift, and build designed. As explained this home did not have plaster type wall. Sorry we failed to meet your standards.

John was great. Given winter is a slow time of year for the home inspection business, he was very flexible in scheduling. I named a day/time and he accepted. He showed up on time and very pleasant to deal with. He was very accommodating of annoying questions from my wife and I...and even our 2yr old daughter who was there for part of the time! He was NOT in a rush and took time to explain everything he was finding. He found from very critical things that need to be addressed by the seller. We just sold our current home...and am very lucky he wasn't the inspector our buyers chose!! They would've found a lot more stuff for sure! Look no further - you want this guy as your home inspector...the sellers might not, but YOU do!!

We planned to meet John at the home inspection, but we arrived late. Even though he had completed the inspection and was already on his way home, he turned around, came back and proceeded to spend an additional hour talking us through what he had seen. Because the home is an extensively remodeled and renovated century home, we had many reasonable concerns and questions. John's work is comprehensive, his knowledge is deep, and his patience is unparalleled. He answered every question we had thoughtfully and honestly, and his explanations always were framed in a way that never made us feel naïve or ignorant. He completed his report quickly (which was helpful for our deadlines) and it was full of photographs that clearly and convincingly supported the areas of concern. Did I mention that when we were done with the inspection, he handed each of my three young boys pens that have flashlights on the ends? How cool is that? An exceptional experience all the way around.

Went great. John actually did 2 home inspections for us, the first identified a very bad roof and mold in the basement which led us to not purchase the home, money well spent! The second inspection went well and no major problems were identified, I will definitely use Kidwell Home Inspection again.
