The appointment was made for just a few days after the initial phone call. Stacie advised what the appraisal would entail and quoted the price up front. She arrived exactly on time. The process was very detailed, she asked a lot of questions for a thorough understanding of the property. She did a complete walk through of the house, took pictures and measurements. She went outside to take additional measurements and looked at the outside of the home as well as the property. The appraisal was emailed within 24 hours of the visit. I would highly recommend Stacie. She was very professional. The appraisal was very detailed and complete.

I researched Angie's list and saw that Appraisal Source had very high ratings. I sent an email and was within 24 hours contacted by Stacie. She was upfront about her costs and set the date and time for the appt. She was on time, she was very nice and easy to work with along with being very compasionate about my situation with mom's passing. The amount charged was the amount she quoted, no hidden added costs. She emailed the final report within the time frame she stated (48 hours) and she even recommended a home inspection company since it has been a very long time since I have had to go through this. I used her recommendation with an excellent outcome. I will recommend Stacie to everyone I know needing appraisals.

Stacie did a great job for us. She was responsive from the first inquiry until we received the appraisal. She emailed the morning after we submitted our initial request. There was a phone call that day to schedule the appraisal two days later. She arrived at the house as she was scheduled. The appraisal was received two days later. The process went much quicker and smoother than we had expected. She was honest with what she thought our expectations should be. Stacie was the ultimate professional throughout the process - from my first email inquiry straight through receiving the final report. She was not only punctual, she was slightly early for our appointment. It wasn't until after she left that I discovered the battery pack for our doorbell had gone dead - which explains why she waited patiently for [at least] fifteen minutes in her car, while I sipped coffee at my dining room table - nether of us knowing the other was present! I still feel bad about that, as it was my fault the doorbell was not working. But Stacie bore no ill will toward me for the mixup, or at least none that was readily apparent. Throughout the appraisal process she was thorough and efficient, asking questions so that she could obtain a complete history of repairs and improvements to the home. She walked the property, took measurements of the exterior of the home, and snapped a few pictures of both the home and lot. I expected to receive the final report from her by Saturday morning, but true to form, Friday morning I found the PDF waiting in my inbox.

She was phenomenal. The service was quick, the time between when I called and when she did the work was about 48 hours. She did exactly what she said she was going to do as far as reporting back to me.

Even though her numbers weren't as high as we would have liked, it is no reflection on her expertise, but the condition of the market right now. I am glad we used her service so that we could have a better understanding of our home's worth in today's market, even if that number is thousands below our investment in this property.

I had a very positive experience with Appraisal Source. Very easy to work with and responsive

I called Appraisal Source on a Monday. The next morning, Tuesday, Ms. Johnting met me at the property to do the appraisal. By Thursday noon, the completed appraisal was emailed to me. Ms. Johnting came on Tuesday prepared with the property legal description and the official dimensions of the two lots the house sits on. While I had drawings of the layout of the house made by contractors, Ms. Johnting made measurements both inside and outside the house, explaining to me how she determines "livable space" of a house. She examined approximately 50 aspects of renovating and updating the house, and explained those to me also. She was interested in knowing the type and quality of renovation we had obtained estimates for, and discussed those with me. She was very professional and extremely informative about every aspect of her appraisal process. In addition, she was friendly and personable, giving me time (and sympathy!) to explain the problems we had had with renovating the house. She was a delight to talk with. I chose Appraisal Source because of its many excellent ratings on Angie's List, and was rewarded with a pleasant experience and a professional appraisal in which I can feel confident. As a bonus, I received professional Real Estate Agent advice on how to market the property and negotitate with buyers.

She came on time, asked searching questions, took a good deal of time, and sent final report exactly when she said it would be here.

I called to see how much it would cost, then scheduled an appraisal. It was done on-time and returned very quickly. The price, quality and accuracy exceeded my expectations, so I was pleased.

Stacie was professional during her visit and her report was professional as well and she did provide more explanations when asked. However, the appraisal seemed somewhat worthless. It did not seem to take into account the current economic times. Although she told us that our area was on the decline, she appraised the house higher than any realtor ever had (even in a good market), and a realtor three months ago suggested a range for selling that was less than her appraisal and provided a listing of what houses sold for in the area. She stated that we might want to have the house appraised again even if it would be within a few months - at $350 it seemed she could take the declining market into account as it would be difficult to afford an appraisal every few months. She also stated that in a divorce situation, both individuals often get separate appraisals which seemed to indicate the report could be biased. There were some inconsistencies - the house next door took 11 months to sell and not that many have sold recently in the area and yet we were told that the average time for a sale was less than 90 days. An appraisal that says here is what the house is worth but does not take into account the current market is somewhat useless. I consider the appraisal a waste of money and do not believe that even if it were put on the market the day she were here that it would have sold at her appraised price.

I made an appointment with Ms. Johnting on February 26, to have a house appriased on March 1. She arrived promptly and conducted her work within 45-60 minutes. She told us we would have the appriasal in 2-3 days. We received the very thorough appriasal on March 3, six days after contacting her. I wish everyone was as prompt, thorough and timely as she is.
