I needed an appraisal in order to sell my home because the 3 realtors who looked at my home gave me suggested listing prices $90,000 apart. The appraisal I received was accurate and consistent with the realtor who priced my home for the most money. My home sold for that amount.

Stacie answered my voice mail the same day and we set up an appointment to do the appraisal within a few days. She arrived early and did a very thorough job. She was very pleasant and professional. I received a 20 page report via email in less than 48 hours. I thought the price she set for the property was reasonable. She provided pictures and extensive documentation. She arrived on time at the appraisal site and had done research prior to the appointment to familiarize herself with the neighborhood. It went very well. The lady was very nice and we were satisfied at the price that she gave us. We find it reasonable. We've been using them for less than a year and the only reason was my daughter owns a condo that we have appraised and my daughter is at present out of the state and we're planning to sell it. In spite of being on vacation, Stacie responded to our call within 24 hours and called us immediately she was back in her office. An appointment was set up for the following day. We were informed that the appraisal would normally be ready within 2 working days so we were very surprised to receive it in 24 hours. The appraisal is very complete. I needed an appraisal done on a rental property that I owned. I called Stacie and we had an appointment set up for 12/20/13, just a few days before Christmas. She arrived on time and was very professional. The whole process took less than an hour and she was on her way. I did not expect to see a report until after the holidays but Stacie told me she would have it ready for me by the 24th. The report came on the 23rd. I called Stacie twice to get some info about appraising my land. The second time I decided to use her services. We decided on August 28th to meet at my properties. She was on time and got right to work. She looked over both properties. One of my properties has a house on it. She went inside and went through all the rooms, took pictures inside and outside. The area that my properties are located, has been going through a lot of improvements. New homes has been built or remodeled. I had decided to sell my properties but I was torn about that decision. Stacie was very prompt in answering our initial inquiry by email and in setting up a convenient time for the appraisal. She spent about an hour to walk through every room, sketch the floor plans and measure the room dimensions, then went around the exterior. Because we are the buyers, she commented on several things that we would want to have an inspection of, like the rear siding, which she felt might need repair. Her report was sent to us in 48 hours, and her methodology for arriving at the appraisal figure was logical, based on neighborhood comparables. We feel very satisfied with the result.

Stacie took the time to find adequate comparibles, to carefully check the assumptions and calculations of the appraisal and to resist the temptation to low ball the appraisal to make it easy to get bank buy in. I believe she is fair and diligent and I would recommend her to anyone trying to get a fair real estate appraisal.

I phoned Stacie after finding her on Angie's List. Even though it was around Christmas, she called me back within 24 hours and was very helpful and answered my several questions. I sought an appraisal to appeal my property tax assessment, and I wondered whether I could use that appraisal in an eventual refi of my mortgage. Stacie explained to me that these were two different forms and that the one probably would not translate to use for the other. She also indicated that having a professional appraisal would not speed the review by the county assessor's office, which is still working off a several year backlog. She was very professional I appreciated her candor. If hired, she said it would take her 6-8 hours beyond the visit to my house to complete the appraisal and that she could have it completed by the appeal deadline; she quoted a price of $400 for the tax appeal appraisal. Ultimately though I opted to not get the house appraised for that price. Stacie did not make me feel bad for balking at the price, and I appreciated that as well.

Stacie arrived at the house at the agreed upon appointment time, conducted the appraisal, took plenty of photos and completed the appraisal report by the end of business the following day. Very quick turn-around time, very professional and very helpful. I live in Washington state and found Stacie/Appraisal Source on Angie's List and was extremely happy with her and the job she did. It was a great experience. She rearranged her schedule to me myself and my wife at our home to gather the pictures and date for the appraisal on that home. Then later completed the appraisal on the other home. She was very professional and timely in completing the appraisals and providing them to me. I didn't realize that the appraisal reports would not always be available via the email she sent me, so I had to contact Stacie asking that she send them to me again since I didn't print them the first time. I heard back from her in less than one day with the reports sent to me again. Stacie is just great!!

We were not getting a bank loan for the home, so there was not a bank inspection. We put in the purchase agreement that we could back out of the agreement if the home did not appraise at the agreed-to price. The house did not appraise as high as we agreed to. It was interesting that our old home also did not appraise as high as the agreed-to price. In the end, we basically ended up with the same out of pocket expense to move to the new house.

Once Stacie and I connected I was on here schedule within a few days and received my report/valuation via email with in the promised 24-48hr window. We even had a follow up conversation to discuss the report and some other questions.
