As you know, buying and selling a home at the same time can be a very nerve racking experience. Phil made himself available to us 24/7 to calm our nerves. He did everything a man could do to get us through a trying time. I consider him a friend. I would highly reccomend him to anyone with realator needs. It was an excellant experience.

My "dream list" of features wasn't exactly the most attainable with the housing market, but he worked with me to prioritize the list and determine the "must haves" vs the "nice to haves." I found some potential homes myself also, and he researched them and gave me all the pertinent history to the properties. Once I decided on a home, he helped me through the negotiation process by explaining to me what similar homes had sold for recently and helped me justify a fair price for both the seller and I. And Phil's service didn't stop when I closed on the home. I have had a couple questions and if I haven't been able to locate the answer myself, I've called him and he can get me the information quickly. Phil helped me work with the home warranty company when I had a problem with some of the mechanicals in the home. He also has a lot of relationships set up with movers, handymen, designers, etc for any other needs I could have as a homeowner.

Me and my wife were extremely nervous about how to price the house and still get what we wanted for it and with Phil's help we did just that. I was not sure where I wanted to buy a place yet and Phil helped me find a 6 month condo lease that he made absolutely nothing on. We kept in touch and when I was ready to buy a place he showed me absolutely everything from any area I wanted to see. I know he has many clients but it honestly felt like he made as much time for me as I wanted. We ended up getting a great deal on a condo downtown in indy that I still own today. He advised me on the area and it's definitely turning out to be one of the best investments I've ever made.

We both were so impressed with his professionalism and desire to find us what we wanted and for the price we could afford that we decided to make him our realtor. Phil was not only easily accessible and extremely responsive, but we found his extensive knowledge of home structures insightful and helpful when making our decision. When we found the exact house we were looking for Phil was diligent in making sure that all the necessary work and communication happened between ourselves and the seller in a timely orderly manner. When I wanted to rush in and make a hasty decision, Phil would gently give me counsel on how to approach the next step. I cannot say enough good about our experience with Phil. Even after the sale was over he offered to come and change our locks for us, and still checks up on us from time to time just to make sure we are doing well. He was very helpful during the home buying process by answering every question my wife and I had with accuracy and detail, always being available, and providing great insight into what to expect throughout the entire process. Phil was always in contact with us, finding many potential homes to walk-thru and explaining how quickly the good homes go around this area. He worked quickly to get us the house we fell in love with and was always one step ahead letting us know what to do next, making sure not one step was skipped. He was also 'spot on' in helping us decide the sale price of the house. We were very concerned about trying to get our house sold over the worst time of the year for selling! We put it on the market just before Thanksgiving and it was sold just 7 weeks later. Phil was very good with checking in on us as well as keeping us informed of any developments. We had been working with an agent for a while and that did not seem to be going smoothly. As such we decided to put our search on hold and look for a real estate agent that understood our needs, gave us attention and guided us through the home buying process. Phil was the perfect agent for the job. He was very quick in getting in contact with us, meeting up with us and understanding the type of buyers we were as well as what we were looking for. He spent a great deal of time answering our questions, finding/ showing us houses and explaining the purchase process. He worked late nights and weekends with us and always made us feel that we were his only clients. Phil did a great job of helping us with the negotiations and the closing transaction. He was there every step of the way. Knowing we were first time home buyers, he has gone out of his way to assist us even after our closing with matters regarding the house. He stayed in close contact with us since we were out of state. Phil was quick to return emails and calls. He even made sure the heater was set properly during the cold spells. Description of Work: Our home had been on the market for almost a year. We were having to short sale due to the housing market. The realtor we signed from our home town was very nice but admitted she did not know anything about short sales. I wish that had been a blaring red flag. In today's market where home values have fallen it can be a challenge to sale a home. However, short sales in the housing market require exceptional skill. Either way the reator you want in your court is Phil Herman. I may have had concerns that his office was located 60 miles from the home we were trying to sale. But he quickly put that concern to rest. He was and is the most professional yet personable realtor I have ever worked with. This was refreshing since we were so exhausted from the drama we had encountered with our other realtor. Phil had every detail in order right from the start. I had heard he was an expert in short sales and he really provided evidence time and time again as he guided us through the process. Boy, if we had signed him at the beginning, we would have allevated alot of stress. He was amazing. My husband and I highly recommend him. No matter where your home is, his network of contacts is vast. Phil Herman is everything a realtor should be and more. In that occasion the selling agent was very aggressive and not receptive at all to concerns that risen after that house was inspected, needless to say that deal fell through. This time around we were quite nervous during negotiations because we didn't want to go through the same experience. Phil made such a difference! He answered all our questions, tried to resolve all our concerns, met us personally at the house to make sure we were at ease with the questions that came up with this house's inspection. Even after we've closed on the sale he still remains available to answer minor questions like potential key access cards to the community's pool. He recommended us a couple of contractors that are very reputable. From the negotiation that fell through to working with Phil was like night and day, we would surely recommend him as a real state agent to any of our friends.

+ -1 morePhil was great from start to finish. He made reasonable recommendations to help me get my home ready to be put on the market and gave me my best opportunity to sell my home. He was very attentive and always stayed in communication with me during the entire process. He has contacts with all kinds of vendors for the best pricing if you need to make repairs to the home. I had a contract on my home in three months and closed 30 days later. I made a profit on my home compared to the price I had paid when I bought my house several years earlier. Phil was at both closings for the sell of my old house and the purchase of my new house. He was even there when I did the final walk through with the builder the day before I moved in and even helped me move a few items into the new place on moving day. He had excellent ideas when I was in negotiations with the sell of my old home that were beneficial to me. Even my dog benefitted. If I was having a long day at work Phil would stop by my house to let my dog out for me. I would highly recommend Phil if you want a caring, experienced, dedicated service provider to sell or assist with the purchase of a new home. He still checks in on me to see how the new house is.
