Working with Phil Herman has exceeded any of my expectations. As a first time homebuyer, I was not familiar with the terminology or the process. Phil was very helpful in explaining the entire process and really relieved my stress level. Right away Phil was incredibly friendly and took the time to sit down with my partner and I to determine what would be a good fit for us. Phil was always willing to meet us anytime of the day to help us find our dream home. I truly believe his expertise helped tremendously in our offer getting accepted. It's been great! I could tell right away how knowledgeable Phil is. He talked me through the process, told me what to expect, and set up a custom search for us so that we'll be notified of properties that go on the market in our price range and desired area right away. We feel immediately comfortable with Phil and trust that he'll help us find what we're looking for.

The purchase of a home with multiple offers. I trusted that Phil would do his job in closing the CASH purchase of a home, which would have given a domino effect for him to list my current property for sale. However, he "was busy" on the most important day for a realtor to working. The day a decision was to be made between 3 offers. There was no follow up to see where our offer stood, no communication with the listing agent until I was told they took a different offer and we should "just wait to see what happens." Any seasoned realtor knows in Indianapolis that inventory is low and a deal needs to be struck but apparently Phil had no desire that day to work for his client. Again, "he was busy" that day. I spent roughly 6 months looking at homes with him to loose a deal on the ONE viable home I found. I had to contact the listing agent myself as he provided no follow up to an email he received from the listing agent. I found out after speaking with her that Phil's addendum to the offer was taken as condescending & sarcastic in which the seller thought the CASH buyer would be hard to work with. Generally, that burns the deal before it happens. I'm incredibly displeased with his services. The only real day the realtor needs to shine he fails. I would not wish this on any future potential clients. Should you choose to submit offers with Phil I would STRONGLY recommend being in direct contact with the listing agent yourself.

He is honest all the time. If you need something, you ask him and he gets back to you right away. If I call him, he answers.

Phil Herman is a fantastic real estate professional! He was on top of every detail throughout the entire real estate transaction. Since we live out of state, Phil provided excellent communication every step of the way. Everything went smoothly because of Phil's attention to detail. I would use Phil again in a heartbeat and I would recommend him to others without hesitation.

Phil was the obvious choice for us as our agent given the positive experience we had with him while buying our house. He goes above and beyond for us in helping us getting the house ready, advising us, and ultimately closing on selling our house. He is a tireless worker, has your best interest at heart, is honest, and builds long lasting relationships. We felt very comfortable with him throughout the whole process each time working with him. We are sad that his services don't extend to Texas!

Phil was awesome. I was coming off of speaking with another agent for a couple of months and had a bad taste in my mouth about the entire home buying experience. I was really seeking out an agent who was extremely knowledgeable and would advise properly on my first home purchase. Phil did exactly that. Not only was he very knowledgeable but he will never make you feel like you are taking up too much of his time. He is extremely patient and you can tell he legitimately has your best interest at heart.

Right from the start Phil was very approachable and accessible day or night. Buying a home for the first time can be a daunting task but Phil made it as smooth as possible. His knowledge of various types of homes and engineering background went a long way in helping us obtain a great home. Not only did Phil ease our anxieties he went above and beyond making sure we got the best deal possible. I doubt other agents would've been as attentive to our questions and needs as Phil was. We went to see quite a few houses and Phil was always ready to meet at a moment's notice, be it 9 in the morning or 9 at night. Additionally, Phil has a vast network of solid and reliable inspectors, plumbers, electricians, and other housing professionals to call upon when looking at a home. He was very accessible day and night, and even made trips to Lowe's with us for odds and ends! He even spent an evening helping us install lights and change locks! He negotiated a fantastic closing deal for this house and his knowledge and expertise in houses and real estate was a God send. I relied heavily on his advice throughout the inspection and I'm very glad I did. I highly recommend Phil.

Phil Herman is highly competent and professional. From the time we contacted Phil, he took care of all details and guided us through the process of buying and working with our builder.
