I was in the market for a condominium in which to live while spending 4 years in grad school. It was a joint endeavor with my father who lives in New York while I was already living in Indy. Out of PURE LUCK, I happened upon one of Kristie's listings while searching online for available listings. I was gathering research to send back to my father in New York before scheduling any viewings. After figuring out what was out there in our price range, I knew I had to contact an agent who would actually know what they were doing and show me around. I just so happened to "eenie meenie minie moe" the right agent and contacted Kristie through email. She promptly replied and really got to the bottom of what it is I was looking for and got the best sense of my situation. She took me around to 3 different properties and put up with me video taping each walk through as I had to report back to my father in New York (the actual buyer). Kristie and I kept in close contact and she was always available to answer any pesky question I had. I then passed the buck onto my parents and they and Kristie went through negotiations. It was a little tricky as Kristie was also the listing agent, but she selflessly sacrificed some of her commission in order to close the deal and make both buyer and seller happy with the final outcome. She was the perfect person to contact as she has had numerous clients in my situation (I am a doctoral student who will be living in Indy for 4 years, reselling when graduating, and just occupying the unit while my father has primary ownership). After deciding upon a property, negotiations between my father and the seller were oversaw by her and other representatives of her company. They took care of all the closing details. Rhonda was fantastic. She is ultra-responsive and clearly on top of things. This is an A+ Team!!! I was recently relocated to Indy by IUHealth which is when I met Rhonda Hoeft and the rest of Kristie Smith's ERA Real Estate Links team. Rhonda Hoeft was AWESOME. My moving timeline was extremely short. Rhonda reached out to me early in the process and spent time getting to know me before I arrived in town. I had one weekend to find a home. Rhonda sent me potential listings prior to my arrival so that my time in town could be as productive and efficient as possible. Rhonda was extremely flexible as were people in the office to allow us to look at houses on the fly and to choose new listings as we found them. We were able to find a house we loved in 24 HOURS!!! A risky move, perhaps, but not with Indy Homes. Our house was off the market in 9 short days, and after 8 showings in the first weekend we knew it would not take long! Overall it went well. Search for a home took over a year and Kristie and Amy stuck with us the entire way. They also were not bothered when we changed our minds or needed advice. We ended up building and they found us a temporary condo, a lot, an expert builder and everything we needed.

Selling: We recently sold a home in a vinyl village located in Pike. Our house looked exactly the same as all the other, and in fact had literaly the exact same floor plan as other houses on the market. There were some small differentiating factors on appliances, countertop upgrades, etc, but nothing that was a slam dunk. We interviewed 3 different agents that all came recommended. All three independently came back with the same suggested list price, and the same "accept the offer" price. We chose to go with Kristie Smith's team (represented by Amy McIntyre) for several reasons. First, we liked Amy as she was very personable, but more importantly because we felt like she was a straight shooter, and was helping to set realistic expectations. Secondly, she was very specific as to what she thought we should and shouldn't do (staging, minor repairs, etc.) to sell the house. She was very specific as to the photographer she wanted to use (who was excellent, I might add, given the pictures were much better than our competition). They listed us on several websites (including Realtor.com and MIBOR.com) and paid to have the extra pictures included. (This stuff sounds trivial, but we had friends whose Realtors didn't get this basic stuff right, and it took them a LONG time to sell their house.) It took a total of 3 weeks once it hit the market until we had an accepted offer! It was for slightly less (~2k) than what we originally wanted, but based on Amy's recommendation we decided to sell at that price and just limit concessions during the inspection phase. Plus, we figured we could make it up on the buying side. Given the average-ness of that house, we were very pleased with how quickly it sold, which wouldn't have happened without their excellent marketing and Amy following up with every single lead in a timely fashion. Buying: Amy was awesome. We looked at roughly 70 houses, because we had a very specific area in mind. She was always very patient with us. She looked at lots of comps with us, and got us to think about all the different possibilities. Because it took us longer to find a house than expected, we had Amy help us move the closing on the house that we were selling back by a couple weeks. We put in a couple offers that didn't work out, and ultimately put in an offer on a short sale that was accepted. Because it takes a while for the bank to get back (a little under 2 months in our case), and we had to move out of our old place, we had to find a new place to live. Amy arranged a temporary rental agreement at the short sale house since the owner had already moved to CA. Amy did her homework and the agreement that she wrote had very favorable terms for us (including price). This became important later because the seller's agent was misleading and high-pressure, but fortunately we were protected. We also liked using Amy because she had lots of knowledge about what to look for in an older home, a good idea of what potential repairs and maintenance would cost, etc. Overall she gets an in our book and we wouldn't hesitate to recommend her to friends or family.

I have used more real estate agents than I care to comment on over the years. For the most part I have never found one that was interested in much more than the commission. Kristie and her team suprised me. From the start to the closing they were there for me. They 'get it' when it comes to real estate. We spent several years casually shopping for homes while living in our first house. We would browse the realty websites looking at homes that we thought we might like, and we began to notice a trend. Most of the homes that Kristie would list looked very attractive to us. We quickly came to the realization that Kristie doesn't always get the perfect homes to sell. Kristie just knows how to properly stage and market a home. This revelation is what made us give Kristie the call when we were ready to look for homes more seriously. Kristie helped us find our dream house, and then helped us get our house ready to sell. She was very easy to work with and very respectful of our current home, but she did not sugar-coat anything and was very honest about what we needed to do to make our home marketable. Honestly, we did question some of her recommendations for staging our house, but we did them anyway. So when our house sold in 4 days for our full asking price, we were VERY happy that we took her advice. When we bought our new house, Kristie was an excellent negotiator saving us about 10% on the original sellers asking price. Kristie's understanding of the local market, financial climate and buyer motivation sold us. Her focus on immediate results - targeted marketing to buyers who are ready to buy, not just looking around, convinced us that she was the right choice. She is sharp and focused on the deal. While not always personally available, she has a great support team and someone capable was always available to answer questions and that was fine by us. Within a few weeks of listing, we got an offer (and we were on vacation!). Using Docusign that Kristie offered and our smart phones, we completed all of the negotiation documents electronically. The negotiations hit a few snags, but between Kristie and Amy McIntyre in Kristie's office we got it done. From the signing of the purchase agreement to the closings, Amy stayed in constant contact every step of the way. Kristie was at the closing and followed up after to make sure we got moved in ok. The vendors that Kristie's office recommended (and were also highly rated on Angie's List) were all great and offered us discounts. We really hope that we're not moving again any time soon, but will definitely use Kristie and team again when we do.

First, let me describe what went well. Kristie Smith marketed our home really well. We had a lot of home showings due to the traffic created by a nice MLS listing on-line. She used a professional photographer to capture the essence of our staged home. In the end, our house did sell after 6 months of being exposed to the market. That was the most important; selling the home. The first struggle. We had our "meet and greet" with Jennifer. Jennifer was one of the representatives for Kristie Smith, Indy Home Team. Jennifer outlined the contract, explained the housing market, etc.. My wife and I really felt comfortable with Jennifer representing our house. We signed the contract. About 2 weeks later, Jennifer sent us an email stating that she's left Kristie Smith, Indy Home Team, to start her own reality company. She explained that someone else from Indy Home Team would represent us. Although we were excited for Jennifer's new endeavor, we were becoming furious because we hadn't heard from Kristie Smith about the next plan of action. We had signed a 6 month contract with Indy Home Teams, presuming that Jennifer would be handling our home from start to finish. Now if we broke the contract due to Jennifer's departure, we would owe Kristie Smith a $500 cancellation fee. Why was Jennifer assigned to us knowing that she was leaving the company? How can I get out of my contract if I'm not happy with the "meet and greet" of our next representative? I emailed Kristie Smith later that evening and I called her the next day. She explained how her company works stating, "I'm the doctor and my employees are the physician's assistants". She specifically told me that she'd be handling the sale of our home. The next struggle. Our contract was coming to an end, 3 weeks away, without an offer on the the table. I was planning on rejoining my family in Colorado. In the meantime, I wanted to start interviewing new agents in order to get a fresh look on the property. Unsolicited, I contacted another agent and explained my situation. The agent told me that I can request a "mutual separation" from my contract. Again without an offer on the table and only a few weeks to go in the contract, my request was not uncommon. I contacted Kristie about the mutual separation and she gave me 2 choices. First, I can "drop a check in the mail for $500" to cancel the contract or I should lower the price of the house $5000. I was shocked. After the rough start in January with Jennifer leaving and my contract coming to an end, I didn't expect to read her response. As for the price reduction, this was the first time she mentioned reducing the price in months. In fact, the last price reduction was at my request. To conclude, yes the house did go under contract days before the contract expired. Like many other home sellers, we had to bring money to the closing. I'm sure that was part of the frustration. As for Kristie personally representing our house, I know she didn't host the open house or represent us at the closing table. Amy was kind enough to do this for us. In addition, I have never met Kristie, Amy, or the Indy Home Team. If my family and I had the chance for a proper "meet and greet" with one of them, perhaps things would have been different. In the future, I will be looking for an agent that I know isn't going to bounce me from one person to the next.
Description of Work: Kristie Smith, Indy Home Team, marketed and sold our home. We signed the 6 month contract in December, 2010, and our house sold on June 30, 2011. In the meantime, Indy Home Team marketed our home on various websites using professional photography and they also featured an open-house in the spring. During the closing process, my family and I were living in Colorado. Therefore, we also utilized their service for power of attorney for an additional fee.

Thanks for your review. So sorry about Jenifer leaving our team after you listed your home. We didn't have much notice from her, and didn't know about her departure when she initially met with you. She was interested in going out on her own, and we wish her well in those endeavors. Nice to hear that my phone call transition was not adequate for you; in the future we will conduct personal transition meetings should this happen again. I think we had more successful marketing on your home than anything we've marketed all year. Nearly 50 showings on a home is exemplary (and rare). However, with your home backing up to a busy street, no buyer would pull the trigger on a purchase. Our company policy is to release anyone from our contract if they are unhappy for any reason (or if they change their selling plans). We do, however, have a $500 cancellation fee stated in the contract that cannot be waived -- especially for a client whose results have been so stellar with successful marketing and showing activity. So glad that we did get your home sold, and like we shared initially, homes backing up to a busy street are HUGE uphill battles to sell. We just wish that you were our clients when you bought your first home, as we would have never led you to a home that you could not sell in the future. We did the best we could with the huge objection we had to work with. Hope that you are all settled in Colorado, and thanks for taking the time to leave a review as we constantly shift our systems.

Overall selling a home is stressful experience. This situation was exasperated by the recently departed team member. Amy has a good personality to subside our anxiety. Kristie is a good salesperson, that when things were not positive, I felt confident that no other agent in Indy could do better. Krisie demands that the seller fully upgrade their kitchens, which we did. When our house didnt initially receive much traffic, I felt anxiety thinking we wasted our money. After the offer and sale, I think the home would not have sold without the upgrades. The buyer should evaluate their own situation objectively.
Description of Work: We recently closed our home with the help of Amy McIntyre and Kristie Smith. The pair were great to work with! Amy is excellent and I feel the need to apologize because I called her every morning the minute she walkeed into the office. Amy maintained a good attitude throughout. However, I cannot say the same for the recently departed team member. She was not always jovial and charming as Amy and Kristie. When I called from our land line, she rarely picked up; However, when I would call back on my prepaid phone, she then picked up....Hmmmm! ? ! ? This leads to my only real systematic complaint. It is difficult to directly converse with Kristie. Calling the contact number puts you into VMX/Fax/Cyber infinite loopism that you cant abort. For such a small team, the customer gets the impression the Indy Homes is a Fortune 100 multinational conglomerate. Our home was on the market for about 4.5 mos during one of the worst markets in our lifetimes. Kristie is/was aggressive and proactive in evaluating the market which enabled us to sell and close our property. idk if we could have accomplished this without her. She comes highly recommended by me and my neighbors despite the minor shortcomings.

I recently worked with Amy McIntyre of the Kristie Smith - INDY Homes Team. Amy did a great job helping me to find my new home in Avon. Because I was relocating from Missouri, I did not have any information about the housing or neighborhoods in Indiana. Amy provided detailed background information on various neighborhoods in the Indianapolis area. While still in Missouri, she provided me with a number of listings to look at prior to my house hunting trip. When I arrived in Indiana to look at houses, she made me feel welcome and showed me the properties that I was interested in and gave me even more information about the neighborhoods and the city. Amy is very knowledgeable about the area and has a good feel for what the comps are. She was able to tell me if the homes I was interested in were overpriced. She helped me to negotiate for my new home and recommended a great lender, home inspector and insurance company. Because I was in Missouri and could not make it for the inspection, she attended it on my behalf. She also attended the re-inspection after some repairs were made. Amy hand delivered my new keys to a trusted friend on my behalf. Amy went above and beyond and helped to make my home buying experience as smooth as possible. Thank you Amy!
