But it wasn't just that. Rhonda took the time to get to know me and to find out what was important to me. She provided very insightful guidance and suggestions throughout the entire process. After the offer was accepted, she provided names and contact numbers for local contractors and businesses who could help me make this house truly my home. Those contacts have been great to work with and I would definitely recommend them as well!!! Our house was off the market in 9 short days, and after 8 showings in the first weekend we knew it would not take long! Rhonda was there every step of the process (does she sleep?!) and walked us through everything we needed to know. She even cautioned us at one point during the inspection to not ask for *too* much because the sellers probably had a backup offer. Sure enough, at closing the sellers signed off a paper for their realtor releasing a backup offer after the deal was done. What a sigh of relief to have that type of expertise on your side for the process!

When I compared the web traffic to the photos from our house against the comparables on the market in the neighborhood, we literally had HUNDREDS more views than anyone else. Why? This was our 2nd time working with the Kristie Smith team and both times we have walked away with a terrific experience.

We recently sold a home in a vinyl village located in Pike. Our house looked exactly the same as all the other, and in fact had literaly the exact same floor plan as other houses on the market. There were some small differentiating factors on appliances, countertop upgrades, etc, but nothing that was a slam dunk. We interviewed 3 different agents that all came recommended. All three independently came back with the same suggested list price, and the same "accept the offer" price. We chose to go with Kristie Smith's team (represented by Amy McIntyre) for several reasons. First, we liked Amy as she was very personable, but more importantly because we felt like she was a straight shooter, and was helping to set realistic expectations. Secondly, she was very specific as to what she thought we should and shouldn't do (staging, minor repairs, etc.) to sell the house. She was very specific as to the photographer she wanted to use (who was excellent, I might add, given the pictures were much better than our competition). They listed us on several websites (including Realtor.com and MIBOR.com) and paid to have the extra pictures included. (This stuff sounds trivial, but we had friends whose Realtors didn't get this basic stuff right, and it took them a LONG time to sell their house.) It took a total of 3 weeks once it hit the market until we had an accepted offer! It was for slightly less (~2k) than what we originally wanted, but based on Amy's recommendation we decided to sell at that price and just limit concessions during the inspection phase. Plus, we figured we could make it up on the buying side. Given the average-ness of that house, we were very pleased with how quickly it sold, which wouldn't have happened without their excellent marketing and Amy following up with every single lead in a timely fashion.
Buying:
Amy was awesome. We looked at roughly 70 houses, because we had a very specific area in mind. She was always very patient with us. She looked at lots of comps with us, and got us to think about all the different possibilities. Because it took us longer to find a house than expected, we had Amy help us move the closing on the house that we were selling back by a couple weeks. We put in a couple offers that didn't work out, and ultimately put in an offer on a short sale that was accepted. Because it takes a while for the bank to get back (a little under 2 months in our case), and we had to move out of our old place, we had to find a new place to live. Amy arranged a temporary rental agreement at the short sale house since the owner had already moved to CA. Amy did her homework and the agreement that she wrote had very favorable terms for us (including price). This became important later because the seller's agent was misleading and high-pressure, but fortunately we were protected. We also liked using Amy because she had lots of knowledge about what to look for in an older home, a good idea of what potential repairs and maintenance would cost, etc. Overall she gets an in our book and we wouldn't hesitate to recommend her to friends or family.
I would highly recommend to anyone looking to sell or buy real estate. They are the best teamt I have ever dealt with in the metro Indianapolis area.
