We specialize in roofing by Malarkey (we are a Malarkey Emerald Pro installation company), windows by Climate Solutions in Franklin Park, siding by Norandex Reynolds, gutters from American Construction Metals and gutter protection by Gutter Cap and Heater Cap. Our products are backed by the manufacturer as well as by us with labor and material warranties. We are a family owned and operated business, we do not want your business one time, we want it for a lifetime.

"It was a smooth process from start to finish. They were knowledgeable in helping address gutter issues we had with our original setup and offered improvements that stopped the overflow issues we had been having. The team that replaced the roof was efficient and they were thorough in cleaning up when they were finished. I have recommended them to neighbors, and will likely use them again for future projects."

"Our experience with A&D was excellent. After 5 quotes (A&D being the first) and reading through the contracts, not only was A&D's the most direct, but they were also the most honest. No hidden fees or language. Our representative was easy to talk to, made last-minute adjustments before the work started, and was available throughout the project. Each crew that came to complete the work were professional, kind, and had top notch skills. They were very tidy too- and cared about my three dogs’ safety. The project manager addressed all my questions and completed a thorough inspection with me post project. The warranty on work is best in class as well. I am going to use A&D for my future projects. We strongly recommend A&D. You will not be disappointed in price, quality, installation, warranty, or communication (verbal, email, text, and phone). Thank you A&D. PS. I love my dryer vent."

"John Oros at Berg has been very easy and helpful to work with. We had windows installed 5-7 years ago (Midway vinyl). Cost was very competitive, scheduling and installation was smooth and professional. Recently, we had an issue with hardware on one of the windows and a sliding screen door. John contacted the rep for Midway and he was out within a day. Both were fixed on the same visit with no charge for labor. I would STRONGLY recommend both if looking for windows."

"I'm a guy who does my research before making a decision on who to trust to do work for us. You're probably the same since you're reading this review. I can save you a lot of time by suggesting you go with Premier for your job. We had an insurance claim that was covering the replacement of our old aluminum siding. We were also in need of new windows. We decided we'd bite the bullet and have all the windows done, as well as the siding. This was going to be a big job and I wanted to find a single company who could do both of these projects in unison. After doing the research, on both products and companies I might want to do the install, we got a number of quotes. At the end of the day, Steve won us over. Premier had positive reviews, like everyone else we considered. However, at the end of the day, we really liked Steve's approach, knowledge, and customer service. In addition, he's one of the few companies who has an actual brick and mortar location where you can go in and look at products, and discuss your project. Steve took a lot of time with us and answered all the questions we had. He also made some suggestions that helped guide us in the decision making process of things like window type, exterior accessories, etc. Once we signed the contract, Steve gave us an estimated start time. He stayed in touch with us as products came in and also communicated progress of other jobs so we knew when to expect the official start date. His initial estimate was right on. Now, a company is only as good the crew who actually does the install. You can always be won over on the sales end, but it's the skill of the installers that really matter. Peter and Stanley were the gentlemen who Steve had work on our home and we had a very positive experience working with them. They worked with us to navigate some tricky workarounds with our large deck and screened in patio, along with other decisions that had to be made along the way. While they were proactive in asking how we wanted certain things to be done, they were also very patient and helpful when we had questions as the work progressed. Like any large scale project, there are going to be issues to work through. We had some rotten wood in places and also had a piece of Fypon accent that had a little damage when it arrived. I firmly believe that the sign of a great company is how they respond when something needs extra attention or when a customer has a concern. Steve went above and beyond to make sure we were satisfied and found solutions for each issue we encountered along the way. Steve is a local small business owner who cares about his customers, is patient, and does great work at a fair price. The crew he assigned us, Peter and Stanley, were on time every day and did great work. What more could you ask for? We are so pleased and proud of our home after the work they did. In addition, we've had many compliments from neighbors, friends, and families. My wife and I, without hesitation, would recommend Steve for window, door, and/or siding project."

At Excel Windows, we take pride in the fact that we’ve supplied quality home improvement products with exceptional customer service throughout Chicago and the Chicagoland suburbs for the last 42 years. Offering the best in Chicago Replacement Windows, Doors, Siding, Acrylic & Cultured Stone Bath Remodel.

"I would absolutely not recommend this company to anyone looking for windows. I had the most frustrating and lengthy experience. I had a salesman out for a quote in April 2022. I was told windows would be ready for installation in August. I also specifically inquired if my current blinds would fit over the new windows and was told yes. August came and went with no communication. On September 19th I emailed the office expressing concern my windows would not be done before winter and was told they'd be ready in October. I had to constantly call and email to get any sort of appointment on the books. On October 20th, the installers came. I was told it would be a one day job, done around 4:30/5:00pm. Around 3:00pm, one of the installers told me that they ran into 2 issues. 1 glass pane was cracked, so he taped it with duct tape, and 1 sash arrived with the wrong lock. Around 6:30pm, I had to leave and was told that they would have to come back that weekend to finish the rest of the windows. They had to come on the 22nd which was a day we were hosting a huge party and this was a huge hassle. After they finished, I was having issues with the windows latching. The office also said the 1 replacement sash was ready to be installed. On November 4th, they sent Santiago out to the house who, upon inspection, told me that 6 additional sashes had to be replaced. The windows in the kitchen and the bathroom were not locked properly when they were installed which caused them to be very difficult to open and close because they didn't settle properly. The office also had not communicated to him that he should be replacing anything that day. Keep in mind, Excel still had the audacity to send me an invoice during this and I told them I absolutely would not be paying one cent until the job was completed. On December 1st, I had still not heard anything about the 6 replacement sashes. I emailed Leo in the office and expressed my immense frustration that we were in the middle of winter and my windows were still not done. In addition, I had my handyman out to put the window treatments back up and he informed me that they are not able to be secured in the manner they are supposed to be due to the size of the windows. The brackets and screws do not fit. I was going on almost 6 weeks without blinds and now apparently need to find ones that fit these new windows. I also saw reviews online stating other people ran into the same issue where they were not told or told last minute they had to remove and replace the window treatments themselves. He was able to make some adjustments to put them back up, but again, that's more money out of my pocket. On December 7th, Santiago and Dave came out to the house to finally replace the 6 sashes but also discovered 3 of the screens already had holes and needed to be replaced. I found Dave to be condescending during the visit and I asked for a manager to call me. Julie was very kind and apologetic, and she did send me an Amazon gift card for the complications, but it did nothing to ease my frustration. I insisted on an inspection at completion because I did not have confidence in Excel at this point. You could see some sort of felt coming out of the top of one of the replacement windows and the lock mechanism did not align where it should. It would not lock, which I was uncomfortable with from a safety standpoint. I saw from reviews other people ran into this issue as well. My handyman, someone I have known for years and deeply trust, expressed concerns this evening about the quality of the work. The last week of January 2023, I received a call my screens were finally in and to call for an appointment. I called the main contact but did not hear back. The next day, I received a call from the office saying they were trying to schedule an appointment with me; I mentioned I had emailed Leo with no response and was told Leo no longer worked there. Ok, but how was I supposed to know that? Santiago came to install the new screens on January 24th and before he left, asked if I wanted to make final payment. I said that I wanted a final invoice from the office first. 2 hours later, I got a call from the office for final payment again. The next day, another call. I could not BELIEVE their nerve to be in such a rush to receive their final payment when I had to wait 9 months for this whole debacle to end. I am dismayed at how terribly this whole installation has been handled. Based on recent reviews, I see that other people are having the same issues I was including limited support from the office and zero communication unless I reached out first. Even though I have tried my hardest to confirm and follow up, I somehow still end up being told the wrong information. For the thousands and thousands of dollars I spent for such a huge home improvement project, I really wish I would have gone with another company. The only bright points were the complete professionalism and kindness from Santiago and Julie."

Siding questions, answered by experts

The length of time your siding will last will depend on the siding material and your climate. It’s important to remember that proper routine maintenance, like twice-a-year cleaning, is vital to help extend the longevity of your siding and to avoid replacement before its expected lifetime ends.

  • Vinyl, aluminum, and wood siding lasts 20 to 40 years

  • Fiber cement siding lasts around 50 years

  • Brick and stone veneer siding lasts at least 100 years

Vinyl siding has a limited lifetime warranty from the manufacturer against cracking and fading. Realistically, 25 to 30 years is the lifespan.

House siding can last 20–60 years depending on the material, quality, installation, and maintenance.

Vinyl siding typically lasts 20–40 years but can last longer with regular maintenance. Cedar siding can last up to 60 years with proper maintenance. Metal siding can last up to 40–70 years depending on installation and care. Fiber cement siding can last up to 50 years with proper installation and care. Wood siding can last 20–40 years but needs to be repainted every 3–5 years to protect it from moisture and UV radiation. Stucco siding can last 50–80 years depending on how it is backed.

Factors that affect siding longevity include the quality of the siding material and the quality of installation, the local climate, and how well the siding is maintained.

Most vinyl siding products have a lifetime warranty. Cement board, aka Hardie Board, has a 30-year warranty on the integrity of the siding and a 15-year finish warranty on all Color Plus options. Aluminum siding is obsolete.

When selecting siding for your home, it’s important to consider the maintenance requirements based on the material you choose. Often, the final decision comes down to the aesthetic you're aiming for. Materials like natural cedar or pine planking, batten board, shakes, and clapboard typically need stabilizers such as oils and stains to maintain their appearance. On the other hand, vinyl siding, which mimics the look of wood, is easier to maintain and generally only requires a simple power wash.

After nearly 40 years as a contractor, I've observed a key factor that contributes to the aging, fading, splitting, and rotting of siding: The sun. The sun's powerful rays break down stabilizers in both vinyl and paint, which are crucial for extending the life of these materials. If you carefully read the manufacturer’s warnings on paint and vinyl siding products, you’ll notice a recommendation to maintain at least 18 to 20 inches of clearance from plant life to avoid voiding the warranty. So, my advice to homeowners—whether you're a first-time buyer, a retiree, or an investor—is to choose siding based on your home's environment and its specific conditions. During your search, you’ll find that product engineers have created siding solutions designed for long-lasting performance, ensuring both durability and a great product reputation to encourage repeat customers.

There are certain circumstances where your homeowners insurance might cover the expense of siding repair. If you have siding damage due to extreme weather, a natural disaster, a fire, or a hail storm, your policy might fully or partially pay for the repair or replacement cost. However, most policies will not help pay for repairs due to general wear and tear. It’s best to review your homeowners insurance policy for full details on what may be covered.

In certain situations, your homeowners insurance may cover the cost of siding repairs or replacement. If your siding is damaged by extreme weather conditions, a natural disaster, a fire, or a hailstorm, your insurance policy could pay for some or all of the repair or replacement costs. This coverage can be crucial, as severe weather events and disasters can cause significant damage to your home.

However, it’s important to note that most homeowners insurance policies will not cover repairs due to general wear and tear or normal aging of materials. For instance, fading, cracking, or rotting caused by prolonged exposure to the elements is typically considered a maintenance issue and is not eligible for reimbursement.

To fully understand what’s covered, it’s crucial to review your homeowners insurance policy in detail. Pay close attention to exclusions, specific types of coverage for exterior damage, and the conditions under which you can file a claim for siding repair or replacement. It’s also a good idea to consult with your insurance provider to get a clear explanation of your coverage and how to maximize the benefits available to you.

When dealing with siding damage and potential insurance claims, it’s equally important to work with an experienced contractor who can guide you through the evaluation and repair process. A reputable contractor not only helps assess the extent of the damage but can also work alongside your insurance company to ensure that you receive the full benefits of your policy. An experienced contractor will thoroughly inspect the damage and provide an accurate, detailed estimate for repairs. They’ll help document the damage properly, which can be crucial in ensuring your insurance claim is successful. Additionally, they can assist in identifying any potential issues that may have been overlooked, ensuring that you don’t miss out on the coverage that you’re entitled to. Contractors with experience in insurance claims can also serve as advocates, communicating with your insurance provider.

Siding repair costs $870 for an average homeowner. This cost could be as little as $75 or as much as $16,000, depending on your existing siding material, repair type, and damage level. For example, for basic siding repair, you can expect to pay between $2 and $16 per square foot for materials and labor. However, if you have extensive damage or for more expensive materials like stucco, that price jumps to $4 to $50 per square foot.

There is a difference between repairing/partial replacement and a complete installation. A repair service call for vinyl siding is at least $300.00. The more material that needs to be purchased for partial replacement, the higher the cost. The average cost for a complete installation of vinyl siding and soffit is $17k to $22K depending on the size and grade of materials.

The cost to repair siding varies depending on the damage but can range from $3,000 to $80,000. Depending on the state, permits and plans may be required as well as specific professional services like architects/engineers and licensed B contractors.

When it comes to siding repair or replacement, pricing can vary greatly based on several factors, including the age of your siding, the extent of damage, and whether the entire house needs to be replaced due to considerations like "uniform appearance."

The uniformity of your siding is essential, especially if your existing materials have faded or aged differently over time. In these cases, replacing a portion of the siding may leave noticeable color or texture mismatches, leading to the need for a full replacement to maintain a cohesive look. This is just one example of why the cost of siding repair or replacement can vary dramatically.

It's important to understand that siding repair costs can range anywhere from $75 to as much as $16,000, depending on your specific situation. On average, homeowners may expect to pay around $870 for siding repairs. However, this is just a ballpark estimate, and the actual cost can fluctuate based on two key factors: siding material and damage extent.

Siding material: Whether you have vinyl, wood, stucco, or another material will heavily impact costs. For example, basic siding repair costs can range from $2 to $16 per square foot for common materials, like vinyl or wood. But if you have a more premium siding material like stucco, the price could increase significantly, ranging from $4 to $50 per square foot.

Damage extent: Minor damage, such as a few cracked panels, will be much less expensive to fix than more extensive damage caused by a storm or wear and tear over time. If the damage is severe enough, it may require replacing entire sections of the house, leading to higher overall costs.

Given the complexity of these factors, pricing should never be determined upfront without a personal walk-through and thorough evaluation by an experienced contractor. A seasoned contractor can assess your home's unique circumstances—such as the siding's age, condition, and the overall appearance—and provide a more accurate estimate. It’s not wise to rely on generic pricing estimates without understanding the specifics of your home. For homeowners seeking siding repairs or replacement, working closely with an experienced contractor ensures that you receive a fair and accurate quote based on your actual needs.

The cost to replace siding for your home is $11,450 on average. But siding replacement can cost up to $40,000 or more, with the largest expense being your chosen material. For example, for a 2,000 square feet house, the average cost of siding materials such as vinyl is between $9,000 and $14,000. Wood siding is a little more expensive, ranging from $16,000 to $26,000. However, for the same size house using brick or stone, that cost jumps to $18,000 to $100,000. When choosing to replace your home’s siding, it’s essential to consider your climate and longevity.

There are several different types of siding available to give you the home exterior of your dreams. Each type of siding has its own cost factors, estimated lifespan, and benefits to fit your needs. Some common siding options include:

  • Vinyl

  • Wood

  • Aluminum

  • Fiber cement

  • Brick

  • Stone and stone veneer

  • Stucco

If you want to stay environmentally friendly, wood siding is natural, recyclable, and renewable. However, if you’re looking for a durable siding option that is more resistant to dents and scratches, brick or stone siding is your best choice.
