Exterior repair didn't completely stop the leaks. Had to take apart the interior drywall where I believed the crack was on the outside. Of course the crack was in the worst possible place behind the door frame which was also removed. This is at my own cost. Notified Permaseal, they returned, and used an epoxy on the interior crack. This was repaired under warranty. All is well with no leaks.
Description of Work: Exterior crack repair. Hand dig crack to footing, cleaned area, applied non-shrink mortar and plastic vapor barrier, then backfilled hole.

They are all over the place around here. We had gotten a couple other quotes, and price wise they were fine. We learned that we didn't really need some of the work in the extent that they did but it is good that we had it done. There was one part that they couldn't do because of the way our foundation is, and it would have been a couple thousand Dollars more. We found out they couldn't do it when their workers were here. They were good, quick, and efficient. They were very respectful of everything in the house. We were pleased with what we had done.
Description of Work: We used Perma-Seal. We had a foundation repair, so they filled some cracks, and put in a retainer beams to support one wall because the foundation was old.

They were very good. We haven't had any terrible storms since then. They were very courteous and on time. Unless it leaks, they were very good. The price was reasonable. They left it neat and clean. They were professional and punctual. I paid them a down payment when they came put to do the examination. Then I made the other thing. It seemed reasonable. They were excellent. It really hasn’t stormed, so I can't tell. We have had rain; there has been no leak. This was not a crack that leaked all the time. It leaked a couple of times a year usually after a bitter freeze and a lot of snow. Then it would get warm and rain. It would clog. They performed very well. They did everything excellent. Whether the leak is fixed; I won't know until next year. I am assuming it's going to be fine. If it's not, they do guarantee it to come back and fix it.
Description of Work: I used Perma-Seal. Before I bought this house, there was a crack in the foundation that had been repaired in 1984. That crack was leaking. They had to remove the filler that was in there and reseal/refill it. There were two things that they did. They also had to do a corner chip on my foundation.

They put in the wrong flood control system that I needed. I had a rental property and it was in a flood zone so the sewers used to get backed up and it would push the sewer water back into the a basement. When they came out they had put in a seepage system into my basement instead of a flood control for the sewer. So I spent an arm and a leg on a seepage system that I did not need because the basement was still flooding. I was trying to go after them legally, but it is taking up too much of my time and it is costing me too much.

The service was excellent. I have had them do several things around my home. They call early to work with you on your schedule and arrive on time. The way that they did the job stood out, they were quick, prepared, drew a contract, and had everything ready to go. They are very professional.
Description of Work: They came and extended the down spouts. They moved them ten feet. This was six extensions and they added a bubbler pot to prevent the water from coming back in the crawl space.

It didn't go really well. They had to return multiple visits over the next year and a half to fix the problems made with the initial installs. The concrete cracked and the basement started to flood. They had to come out 4 or 5 times. I had to be there as it was a huge inconvenience. Our basement had flooded again from the same area that they supposedly had it fixed, so kind of an issue. The number of workers varied according to the time, but they would send at least two. They should have done right the first time.
Description of Work: They removed the existing concrete floor and laid down drainage tile. Then re-laid the concrete floor.

I purchased a residence in June. The contract required the previous owner to fix water in the crawl space. Permaseal evaluated the causes and was hired to correct. When I moved in, I still smelled a moldy smell. I put a fan in the space and purchased a dehumidifier. I finally contacted the company in Sept after failed attempts to remove the smell and to come and review since I had concern the problem had not been corrected. After waiting a month for my appointment, a crack was identified that had not been corrected--it was located behind 3 cinder blocks that were not moved under the original evaluation--an oversight by the company. I sent an email regarding the oversight of fixing a single crack that resulted in transferring financial obligation to me and have had no response. While the previous owner was contractually responsible for correcting the crawl space, the lack of thoroughness by PermaSeal has transferred this financial obligation to me.
Description of Work: The provider evaluated the cause of water in a residence crawl space and was hired to stop water in the crawl space.

Perma Seal received the contract to fix some cracks in the wall of a rental property that we manage. We went back and forth with the tech for several months to lock down a date. The technician had our phone numbers to call prior to service, yet the office still called the homeowner, which of course was out of country. The perma-seal team did not receive confirmation from the owner for the scheduled date of repair, and instead of checking with their field staff pushed off the service date for another month (after already waiting for them for 10+ weeks), unbelievable. We called the field tech asking what happened, "I don't handle scheduling" was his reply.... Said he would check with the office to see if the new date could be pushed up, over a week later, still no reply....
Description of Work: Unfortunately, the provider did nothing but waste our time.

Everything went perfectly. I have no more water coming in through my basement windows. The window wells covers look great. The men were friendly and prompt. They work was completed in the time frame specified. The best part is that I had a coupon from Angie's List to use at Perma-Seal, which saved me a good amount of money! The initial price resulted in additional expenditures of over $10,000 for replacement of dry wall, heating system, tile and painting. Water damage has subsequently occurred in certain sections of the basement. Each time I call perm-a-seal to make good on its guarantee, I am given a 30 or more days out appointment. Due to the fact that it has been raining heavily and continuously, the inability to get a timely appointment is causing further damage to the tile floor. For instance, a call made for service on the 10th of September resulted in an appointment of October 18th. While I initially asked for a Saturday appointment which resulted in this October 18th date, I then asked for any date before October 18th and was told none were available. When I complained that further damage could occur during this time period, I was told that nothing could be done and no supervisor was available to discuss or resolve my complaint. Further, I was informed of a possibe service fee of $85.00 when the representative came out if he/she deemed it not to be perm-a-seal's problem. No criteria was given for the determination of whether or not it was perm-a-seal's problem or mine. Perm-a-seal appears to place qualifiers on its lifetime waranty, does not respond timely, and deters resolution by suggesting a possible fee for coming out to make good on its guarantee.
Description of Work: Provider placed drain pipes completely around my basement with the understanding that there would be a lifetime guarantee on the work.

I made an appointment with Perma-Seal in late July to provide an estimate for a possible waterproofing install . They told me that their earliest opening would be mid September. I agreed to that date, and asked to be called if anyone canceled their appointment in between that time. In mid August, I received a brochure from Perma-Seal informing me of the products and services, as our appointment date was getting closer. Almost a month after that, September 8th, I received a message from Stephanie at Perma-Seal, asking me to give a call back regarding my upcoming appointment. I returned her call, but she was unavailable to speak with me. A co-worker of hers suggested that she was at lunch and she would have her return my call, which she failed to do. On September 9th, I called again and asked for Stephanie. The receptionist asked my name and put me on hold. She returned and informed me that Stephanie was with another client and had asked her to tell me that Perma-Seal does not service my area and that they could give my name to some other company to perform the service. Their advertisement clearly states that they service Northwest Indiana. Perma-Seal could have informed me sooner ... a lot sooner... like 2 months ago, and said that you would not service Gary, IN. The arrogance and lack of regard by your company as it effects my potential business and my time is inexcusable. I should have taken the tip from the other unfavorable reviews that you have received on Angie's List..... Your lack of professionalism in this matter cannot be overstated....thumbs down to you Perma-Seal!

The company responded in a timely fashion to my call and sent a sales consultant out on the date promised. Mike Tigges did a very thorough examination of all pertinent areas of the interior and exterior of the house to try to make sure what the problem was. A date was given for work to be done and we are pleased with the result.

The work was conducted the day Mr. Laudie came out for an estimate. According to him the old sump sumps wires were overheated and could be dangerous causing a fire. Therefore, the existing sump pump was unplugged. Since the sump pump was unplugged, my parents were going to risk having their basement flooded. Their basement has already been flooded 3 times this year. So we had to put off getting several estimates before the installations. The work was completed because it was an emergency and went ahead and had the sump pump installed right away. Mr. Laudie was friendly and my parents are content with the service so far. This does come with 3 year repair or replacement of pump monitoring system & one maintenance-free battery. Hopefully the quality of the sump pump will be good for couple of years.
Description of Work: Mr. Laundie installed a 88 - 1/2 HP Zoeller M98 sump pump + 350-BOSP Perma Sump (Perma Sump 2011 Battery operated sump pump with AGM + 2011 with additional work (maintenance free battery in conjunction with additional work) . Total cost $1387.00. He did honor Angie's coupon and gave 10% off. I do think this is a little high, but unfortunately, we needed the work to be done right away according to Mr. Laundie.

I'm a long time Perma-Seal customer and have always been willing to pay a little bit more for a job that was going to be done the right way based on their reputation and customer service. I have had them complete services in multiple homes but something appears to have changed with this company over the years. This last service call turned out to be nothing but one disappointment after another. I called Perma Seal during a heavy rainfall period(first/second week of June) and knew they would be busy and I'd likely wait for an appointment. I was willing to wait because I knew the job would get done correctly and I was able to fix my water problem w a temporary fix and still control some water leaking. I ended up waiting 10 days for an appointment. Kevin arrived promptly as expected on 6/25 and listened to all of the work i wanted completed along with his recommendations both inside and outside of my new home. Kevin pointed out the things that were done incorrectly and that was causing my problems and it was good to see he knew what wasn't installed properly as that's why I called Perma Seal, to complete the job correctly. We agreed it was best I replace my sump pump, battery backup pump, fix the leaking and spraying water coming from an existing fitting(check valve), install new underground drains for my down spouts on my home, and a resin injection around the water main coming into my home. Now came the first surprise. After waiting patiently to have my sump pump replaced along with the fitting that was leaking and spraying water onto my basement floor for the past 10 days, I find out nobody will actually be doing any work that day. Considering I called about a water problem and was about to wait 10 days to have this problem corrected, I would have expected someone would have told me that nobody would even be able to do the work on the day I expected they were sending someone out. I found this out the day Kevin arrived for a sales call. This is when I was told it would be another 9 days until someone could be out to replace the sump pump and fix the fitting that was leaking water onto the floor. That's 19 days until the work even started. I was then told the outside work and the resin injection wouldn't be able to be schedule until 7/31. It was June 25th and that also came as a surprise. Needless to say, I trusted their reputation to complete the work and wrote a check for a large sum of money and an amount greater than the work that was completed in the end after all future problems I encountered with Perma Seal. On 7/3 Perma Seal showed up and the installer immediately notified me that the pump and backup wouldn't be setup properly because both plugs from the pumps shouldn't be going into the same electrical outlet. He said Kevin should have told me that and that I should have a second outlet installed because to much power was running through one outlet. Either way, this was my first disappointment as I wanted to know the job was completed correctly. I don't want to find out that the company I trust is telling me this will already not be setup correctly. After some back and forth calls with Perma Seal's office, I accepted this was just the way it was going to need to be to get it installed and we went with an outlet adapter that allowed both plugs from the pumps to go into one outlet. When spending this kind of money, I dont expect the job to be completed in this manner. I had somewhere I needed to be and the installer continued the work while my wife was home and I had left. When I came back the installer was getting ready to leave and he saw me so he approached me. He then went on to tell me that the fitting(check valve) was leaking water and I needed to get it fixed. I told him that was part of the reason he was there and it was to be fixed. He couldn't have been more put out by this news as he didnt plan on doing that. Long story short, he cut the PVC pipe leading out of my house inches below where the fitting was leaking and completely ignored the fact that water was spraying out of the check valve and quite honestly right over his hand as he worked on that part of the job. In the end it was just sloppy work and I wish I could post pictures of just how poor of an installation job and disaster the completed job even looked. He told me he didn't have the parts and would have to go back to the shop to see if they even had them. So he left and after spending the majority of the afternoon on the phone with Perma Seal and how this is unacceptable, I was told by the individual on the phone there was nothing that could be done until July7th at the earliest. Four more days to wait for them to come back and finish a job that was incorrectly done in the first place. I wanted to speak with someone that was a manager or supervisor the day the work was started but nobody was available to speak with me. I called Kevin my sales guy and even he was limited in what he could do for me. I was told some guy named Brian would call me because he was supposed to be some sort of manager but never heard from him either or EVER during this entire process of problems I encountered. Although later on in the story he claims to have spoken with me. This was a real disappointment as it was just a bold faced lie by someone who is likely supposed to be a leader of some sort at Perma Seal. I tried hard to speak w any sort of manager that could have helped expedite my problems and would have remembered talking to him. This was a real disappointment. So after the sump pump debacle, I ended up trying to cancel all of the outside work from being completed on 7/31 as it was fairly costly. After my experience with the sump pumps, I refused to deal with anymore headaches from Perma Seal although I was stuck with keeping the resin injection appointment because I didnt know who else could do that for me. I was told I had to speak with Kevin or Brian about the matter of canceling any services. Since I never spoke with Brian, I did speak with Kevin and I thought all of the outside work was cancelled for 7/31 after our conversation was completed. It was no surprise, that once again this was screwed up as well. I received a call from Perma Seal to confirm an arrival window on 7/31. I thought I would be nice and call the office back just to confirm the work they had scheduled their workers to come out and complete so that nobody showed up that didnt need to be there. It's a good thing I did because they still hadn't canceled the outside work I had cancelled. The fun doesnt stop there. I then brought up the discussion over the phone at this time about when I would receive my refund check for the money owed back to me because of all the work I had cancelled. Durring the initial sales visit, I provided a check for an amount much greater than the work that ended up getting completed. I was put on hold and this is when I received the news of lies about/from Brian. The kind woman on the phone said, she just spoke with the mysterious Brian and that he said he spoke with me and told me they would be mailing me a check. This conversation was a real disappointment as Brian never even took the time to speak with me at any point during all of this and it was just a lie. That's not the customer service anyone would expect or the experience anyone wants to have. I was told on 7/31, they would arrive between 11-3 if I recall correctly. In the end, the worker arrived an hour early than the window provided and I wasn't home because I had something else important going on. An hour before my appointment window, my mobile phone starts ringing non stop and I'm not in a situation where I can answer it. It turns out the worker was the one calling me because they were at my home already. I understand he wants to see if I'm home or going to be home soon although he was an hour early and what he did was unprofessional. Since I couldn't answer he called my phone several consecutive times non stop. When I was finally able to answer he said he was waiting for me and was to be completing work at my home at which time I had to explain he was an hour early and would need to wait until I arrived and that the non stop calling wasn't necessary. When I arrived home he was polite although left a mess all over the floor and didn't clean up after himself. He then tried to collect more money from me for the work completed. Since I had cancelled the earlier work, Perma Seal actually owed me money back that I gave them almost 45 days ago. Again, communication seems to breakdown in the operations at Perma Seal or they just dont care. So the next problem occurs today(8/14) and the reason I finally decided to write the review about this horrible experience with Perma Seal. It's been two weeks since the final work was completed and nearly 3 weeks since asking about the status of my refund check. Today, the refund check arrives and it's for less than a third of what I've been waiting to have come back to me. After I spoke with a very nice woman named Sheila from customer service, I had come to find out, they still showed they were billing me for some of the outside work I had cancelled. Now maybe I'm wrong but one would think that given Brian and whoever else was involved in this very escalated situation where every possible thing that could have been screwed up got screed up, would want to make sure that this didn't get any worse and the refund amount would be correct and they still hadn't gotten any of it right. Fortunately Sheila works for Perma Seal and is working to make it right. I'm not sure what is happening at Perma Seal. I understand mistakes happen. In this case they got every possible thing wrong that could have gone wrong. I was a loyal Perma Seal customer that used to say you get what you pay for and I always recommended them. Since this has happened I couldnt tell enough people to stay away. I will never be back again based on my experience and will continue to share it.

That was our only concern with the house, but PermaSeal is a local, respected company, and my husband even took the time to call PermaSeal to better understand the work that had been done on the house and the warranty. We bought the house. One month later we noticed the carpeting in our finished basement is damp. After pulling back the carpet, we see most of the carpeting and padding is wet. We have to begin cutting out drywall and we see water is coming in from one of the repaired cracks. We call PermaSeal and are given an appointment at the end of August, 4+ weeks after the date we call. PermaSeal tells they will repair the crack again, however they are not responsible for any of the damage resulting from the crack leaking. All that cost for the ruined basement is ours alone. 4-5 weeks is a really long time to wait for a repair when your finished basement is taking water with every rainfall. On 8/11 after another rain in which the water began to spread into areas that hadn't previously been damaged, I called PermaSeal practically in tears, begging them to come see us sooner. I received a polite, but very firm no. There was no understanding that my house is being destroyed by their work that was allegedly warranted. Clearly warranty works ranks lowest on the food chain there. We did our best to contain the damage to our possessions. The drywall is a lost cause. The carpet is a lost cause. We just keep moving our possession farther away from the leaking wall. Now without the carpet there to stop the water, the water just keeps flowing further into the center of the house and ruining more possessions/drywall/built-in cabinetry. We are looking at $20k to refinish the damaged basement after this. Either PermaSeal is extremely understaffed and unable to keep up with demand in the area, or PermaSeal doesn't stand behind their warranty. They reel people in with talk of a lifetime warranty and then are nowhere to be seen when there is an issue, and no sympathy that your home and possessions are being ruined. I am absolutely appalled by lack of standing behind their warrantied work. Update 8/21/2014 - When I submitted a negative Angie's List review and reached out to them again before filing a BBB claim, PermaSeal called back and offered to come out 4 days later, which we gratefully accepted. Later that night, they called again and offered to come the next day. We declined because the forecast was dry & husband really wanted to be present. We kept the appt. for 4 days out. The next day they called again and asked us to modify our Angie's List review, which I refused to do until I was satisfied they would show up and fix the warrantied crack. They gave us a window of 10-2 pm, and PermaSeal showed up around 3:30-4pm. The men that showed up to repair the crack were very polite and nice. They did the repair work in an under an hour and it is working. There have been heavy rains over the past 24 hours for the first time all summer, there is no water in my basement. I appreciate PermaSeal coming out and standing by their warranty, however I wish it had gone that way from the get-go rather than as a response to negative feedback and publicity. There should be a team that handles only warranty work so people don't have to wait 4-6 weeks for a water leakage problem that is touted as warrantied for life.

We had been getting ground water seepage in our finished basement. Had PermaSeal come out to install a system to allow the water to pumped out. It has been 6 years and we have had no problems since. In fact before they came we ran a dehumidifier year round. After they left it hasn't run at all. I would recommend them without hesitation.

For basic service, the service is likely fine, though finding a spot on the calendar took almost a month. The flooding problem- The window wells filled whenever the sump pump discharged, filling from underneath. After the snowmelt and rain in the winter, the window wells overflowed into the basement. The sales consultant proposed a new sump pump and widening the sump pit to allow the drain tile to dry out more. I specifically told him that that solution did not make sense in that although it may take longer for the pump to trigger, it does not address the filling of the window wells. The sales consultant said he thought it would work. After the work was done, when the new pump discharged, now with a stronger pump and more water from a larger pit, even more water filled the window well. The problem was now worse after the proposed solution. The next proposed solution involved relocating the discharge line (sensible) and to replace the window wells (non-sensible since the wells were not accumulating surface water, only water from underneath from the sump). I called back to ask to talk through the proposed solution. I was told the specific tech who provided the estimate would call me back. I never received a call back. Scheduling technicians to inspect and to suggest other solutions took a very long time. There was no consistency as different technicians were assigned and the situation had to be detailed again with a new person. I am unsatisfied in that the problem was never fixed and importantly, we never received a call back or a follow up. We initiated the process in early April, had the sump pumps and pit work done at the end of April, and months later, the flooding problem is actually worse than before. The pump and backup sump seem to work well. The basic work seems to be fine. The communication and follow through was not.

A Permaseal technician arrived promptly to generate an estimate for project cost. The cost compared very favorably to another vendor so the project was booked and scheduled with Permaseal. The technicians arrived more than an hour past the scheduled time window. I was told this was because severe weather caused them to delay completion of their previous job. The lead technician was very knowledgeable and courteous. It was very obvious his assistant was a new apprentice that required a lot of direction. The interior portion of the job was done quickly and instructions were given on the operation of the pumps and battery back up. The technicians cleaned the work area upon leaving the crawl space. The outside discharge required breaking up a small section of concrete sidewalk. My only major complaint about the job besides arriving a bit late is that the technicians didn't appear to have the best equipment for cutting concrete. That portion of the job took far longer than expected and they didn't leave a clean edge at the cut line upon completion. The remaining concrete is very jagged and doesn't look the best. Overall I would recommend Permaseal because of their price and the majority of the completed work. The concrete cut could have been completed much more efficiently and cleanly with better equipment.

Although the installation of the drain tiles recommended by the salesman went well, the salesman's solution to our basement water problem wasn't the solution, and even made matters worse. At the time of the installation, we had previously given the salesman a deposit of almost $700, and the work was done more than a month later. The installers were very prompt for the appointment, and did the work they were contracted to do. Other than leaving their used ear plugs all over outside, they really didn't leave a lot of mess for us to clean up. Overall, the salesman's recommended solution looks terrible. There is a mini gutter at the base of two of the walls, and one wall has a piece of white plastic glued to it that wasn't even trimmed to look a little neater. Our initial problem was water that came under a sliding door from a walk-out basement. Outside of the door, is an area that we affectionately call "the cave". This is a concrete structure with a roof that has a door to the outside opposite the sliding door into the basement. The cave has usually been wet due to water that drains in from outside. One of the walls in this area was also dug out and a drain "gutter" installed. The next night after installation, we had water come into the basement from the usual area and also a large puddle in an area that we had never had water before. In "the cave", it looked like the water sprayed up from the "gutter" into a fan-shaped water spray on one wall. The next day, we called Perma-Seal to complain that we had more water than ever after they "fixed' the problem. A couple of days later, one of the workers came out to check the problem, and told us that the water was coming from a different place. Of course, this different source of water would not have caused the water puddle on the opposite side of the area. I immediately stopped payment on the check for the balance of $2700. If they fix the water problem that they were paid to fix, I will be more than happy to pay them, but I refuse to pay for work that was supposed to, and did not, resolve the water problem. At this point, we have the ugly "gutters" they call drain tiles on two walls of the basement and in the cave, a 6 foot sheet of white plastic glued to another wall, and a worse water problem than we had before it was "fixed". We initially had water seepage under a sliding door, and now the to sell the house in the future it is marked as having major water problems for any potential buyer. I have told my husband that we should fill the floor gutters with concrete to hid them and rip down the plastic. Neither solved the problem. In my opinion, when a so-called professional is called to analyze a problem and propose a solution, they should do just that. When I take my car to a mechanic because it isn't running, I expect that they have the expertise in mechanics to know what is not working. If they replace the carburetor, and the problem was the starter, I shouldn't have to pay for the carburetor that didn't need to be replaced. We hire services because they are supposed to have the knowledge and expertise to resolve problems. Perma-Seal sales people push expensive, ugly drain tiles whether they will resolve the problem or not. When they don't work, they tell you that you have another problem. Once they have your money, they don't even offer to resolve the problem that they missed in the first place. In this case, they got the almost $700 deposit, but payment was stopped for the balance. I will not pay them one penny more unless they fix the water problem they were initially hired to fix.
