This was both a good experience and a bad experience. The service rep Rick Liston was excellent and honest in his assessments of our needs and his estimates. There was a significant delay between when the team coming to the do the work and when the estimate was given because of how busy they were, so I assume they are understaffed. They had a delay in bringing the glassblock windows and the work took several months to complete. Overall, the basement work was excellent and no water has come into our basement since they completed the work. The bad experience was when we asked them to redo underground downspout extensions. The gutter company had placed the downspouts with proper covers and the permaseal team redid the downspouts without the covers and nearly ruined the downspout in front of the house. Rick was fantastic and came to fix the issues we had on his own. Overall we are pleased and glad we chose them, but wished the work had been done quicker and the downspout issue had not occured.
Description of Work: They filled 13 cracks in the walls of our basement, replaced 2 sump pumps, filled 5 basement window wells with gravel and unstopped the drains, replaced 5 basement windows with glass block windows, covered basement window wells with plexiglass covers, cleared old insulation/replaced with high efficiency foamboard in crawlspace and covered the floor of crawlspace with appropriate filler/plastic coating, added 5 underground downspouts and bubblers for gutters.

They leveled concrete as contracted. Had to pay an extra $210 to put in caulking/sealant. The cost of the sealant was not told to me in contract up front. Would not use them again.

Perma-Seal's salesman, Tony, is a compleat professional, and was courteous, understanding and thorough in explaining and proposing the work to be done on our home. A company installation team showed up at our house even before the scheduled time/date to do the work. However, when the installation team leader asked for a copy of my signed contract (because he did not have one in his file, although I had previously reviewed the contract, made reasonable revisions, signed it and mailed and Emailed the contract to his corporate office) and saw that I had made revisions, we talked about the changes, he said he did not see any problem, but would have to first speak with his superior and get approval to proceed prior to doing any work. Subsequently, I was informed by the company's representatives that Perma-Seal could not proceed with the work unless I agreed to sign their contract, as is, without making any changes whatsoever. I did not agree to sign another contract on those terms because much of the contract language at issue did not apply to the specific work proposed. It made no sense to sign the 'as is' contract and become legally bound to something that may create liability where none exists. It also does not seem ethical or in the spirit of consumer laws for a company to promote high-pressure tactics of first demanding a deposit, scheduling work, sending an installation team to the home, then sending a contract to be signed that makes reference to all sorts of things that do not apply to the work contracted for - and then refusing to adjust their contract to accurately reflect only the terms applicable to the job at issue. I asked to speak with the company's owner about the situation, was told he was out of town and subsequently received a phone call from Kathy, a Perma-Seal Services Manager. Kathy was courteous and professional, albeit pertinacious, and stated the company feels their contract, without revision, is "deemed necessary to do the work." She said she understands my position, agreed to process our deposit for a full refund and said perhaps we could do business in the future. I do not recommend this contractor because a signed contract is the bible when it comes to setting the terms of a job and no customer should be coerced or expected to become legally bound to terms or project scope that are not applicable, or may create liability where none exists.
Description of Work: This contractor, who has been around for a long while and has a generally good reputation and rating on Angie's List, refused to install their products and perform services they accepted a deposit on, unless their contract was signed, as is, without any changes whatsoever. The owner would not return my calls to discuss why his company would use high-pressure sales tactics or refuse to delete over a page and a half of contractual language that did not apply to the work to be performed. In the end, the company did not perform the contracted work, however, a company representative did agree to return our deposit paid, in full.

When our consultant provides an estimate it is our normal practice to present our standard contract as well as a copy of ‘Home Repair: Know Your Consumer Rights’. We provide this document so that our client’s understand their rights. So that they know not to be induced into signing a contract by high-pressure sales tactics and not to sign a contract they do not fully understand. At the time the client decides that they wish to move forward with the work, we require a deposit to secure an installation date. Normally, we obtain a signed contract prior to coming to the home to perform the agreed upon work. Unfortunately, on the date of your job we had not received your signed contract which is why we sent the contract with the foreman to get a signature before we performed the installation. While we respect your decision to modify the contract, upon further review we felt that it was in our best interest not to accept the modified contract. I attempted to get three quotes. Company #1 never showed up to quote the job. #2 quoted me $1000. Permaseal quoted me $250. The salesman explained exactly how minor the problem was and how quickly their repairman could take care of it. True to their work, their repairman took less than 90 minutes to take care of the problem. Prior to this repair, one of the spots would leak every time it rained and the other whenever we had a really hard rain. Since the repair we have had numerous rainstorms, including two really heavy, long thunderstorms. Not a drop of water has leaked in. Couldn't be happier. I expected the job to be much more complicated and involve major drainage issues around the house or something. My hat goes off to them for honest and professionalism. The only minor issue I had was that they had to reschedule my minor job because a major job took longer than expected.

I think Permaseal should reallocate funds from sales and marketing to training their staff. I constantly hear commercials on the radio and on TV about how Permaseal is the proven solution but this is not the case. Please Google search basement water-proofing and price check competitors. You will save yourself a lot of money and stress. I had the same Permaseal sales rep. come out to my house twice. Each time, he came with a new lap-top and printer that Permaseal provided. I complimented him on his "new gear". To which, he replied: "Permaseal provides this to all of their reps. I heard a rumor that we're all getting IPads soon." How nice. The first time, the sales rep. tried to sell me a crack injection with lifetime warranty for over $500. I checked prices at the competition and was shocked to find one who provided an injection with lifetime warranty for $380. Needless to say, I chose to save $120. I actually hired Permseal the second time, but I wish that I hadn't. My backyard is flat, and so I needed an underground extension to redirect my sump pump discharge into the sloped front yard. The same guy came out and proposed that they create a new sump discharge from the side of my house, run the discharge pipe from there into the ground and out into the front yard. He told me that I would have to trim or remove one of my beautiful bushes in the front of my house, or the team would not be able to dig the trench for the pipe. Per the Permaseal contract, this would have to happen before the work crew arrived on the day work was scheduled or they would charge me for their time to do it themselves. I repeatedly told the sales rep. that I wasn't happy about having to trim my pretty bush. The work was scheduled to be completed in early April. Despite the fact that I didn't want to, I trimmed half of my bush away in preparation for the Permaseal team. My total bill was paid in advance per the Permaseal contract. The Permaseal team came out as scheduled, however, the foreman for the work told me that the plan the sales rep. proposed would put additional stress on my sump pump. He suggested using the existing sump pump discharge from the back of my house, and simply adding 20 more feet to the underground pipe. This would help me to avoid replacing burnt out sump pumps. With the savings from not having to install a new discharge on the side of my house, the additional feet of underground extension increased my bill by $100. This is a lot better than replacing sump pump after sump pump. However, the foreman did not have the additional feet of pipe with him to complete the underground extension on that day, and so I would have to reschedule and waste another Saturday morning. ALSO, THE FOREMAN TOLD ME THAT I DID NOT HAVE TO TRIM HALF OF MY BUSH AWAY. In the time leading up to the new work date, I was unable to reach the sales rep or anyone else in the Permaseal office. Apparently, their office had flooded! This fact alone should be a warning signal. The sales rep. did contact me a couple of days before the new work date. He wanted me to draw the new proposed work diagram and fax it to him, but this was his job. The workteam came out on the scheduled work date and completed the work. The new foreman then asked me how I was going to pay. I told him that I had already paid via credit card months ago. He called the Permaseal office, and they told him that they had no record of me paying. I assured the guy I did, and asked him to leave as I can prove payment via my credit card statements.

Outstanding work!! The team came in, broke up concrete, installed drain tile, poured new concrete and dug a new sump. Byt the time they were complete with the job, you would have never known that any work was done! They were very fast and extremely clean during the entire process. Since having the work done, I have not had ANY issues with water in my basement when I can usually expect issues, to some extent, EVERY year.

We called Perma Seal to request an estimate for a new backup sump pump system. We were able to use the Angie's List number to get a fairly prompt response (2 days) to our voice mail. We set up an appointment and one of their professionals came out and gave us an estimate. The estimate was quick and efficient, and the professional seemed to spot all of the same issues that other estimates had noted. The estimate provided was almost half of what other estimates had been, and we were considering using Perma Seal for the job. That's when things fell apart. Before making a commitment, I wanted to get information about the specific pump that Perma Seal intended to install. I called the main number but could not get through all of the surveys they were trying to ask before they would even present a menu that would allow you to get to a real person. There was NO way to bypass the surveys. Instead, I called the Angie's List number and, despite calling during stated business hours, I got a voice mail and did not receive a call back until three days later. When I finally spoke to someone, I asked what pump was part of the system they were going to install, and the woman had no idea. She told me to talk to the professional who gave me the estimate, and said she would have him call me. Several days later, when I finally got a call from him, he told me I needed to speak to the people back at the office, and said he would have them call me. It's now 4 days after that, and I haven't heard anything. Despite the exceptionally competitive rate and relatively positive reviews on Angie's List, there is NO WAY I will be using Perma Seal, and I would not bother to contact this company in the future.

We have used PermaSeal's services and are loyal customers since 2010 when we originally had our sump pumps installed. We have a very high water table in Long Grove with ongoing water issues. Each one of their service professionals have been extremely knowledgeable and service oriented through the years. (PermaSeal technicians are here 1-2 times per year checking on our pumps.) Unfortunately, a couple of days ago we discovered that our sump pumps failed given all the rain and we discovered over 8" of water in our large, unfinished basement (ouch!). We left a message with PermaSeal on Thursday night and the representative called us at 7AM the next morning, promising to get someone out there asap. Izzy came by 11 (after we had a cleanup crew soak up the water.) Izzy was prepared and replaced all the sump pumps. We had purchased the extended warranty and PermaSeal readily followed through with new equipment. No hesitation. While we were unhappy that the sump pumps died (not surprising with all the rain that we have had this summer), PermaSeal once again proved to be very reliable. Over the last five years, we have been very satisfied with PermaSeal. They were there when we needed them and provided top-notch service. We will continue giving them our business.

We had to wait to get an estimate, which slowed down our rehab work, but the quality of work done was high. A couple of times the guy was on his cell phone texting. I would have assumed it was work related except he quickly put his phone away when he saw me. A little suspicious.
Description of Work: Previously Perma Seal worked on our foundation for two cracks on our west wall. This visit was for a crack found on the south wall when putting up insulation.

On the day of installation they arrived 30 minutes early which made us scramble a little. Over all it went well. We were told it would be a 2 day installation and it wound up being 3 days. There is a little issue with the sump pump currently and we have an appointment for a month out to come get it looked at/fixed. We were told if it is not covered in the lifetime warranty it will be an $80 service charge. I'm sorry you just did a $9,000 project less than a month ago and your sump pump is leaking water, pretty sure it will be free of charge!

First, I would like to thank Don Gragnani, the consultant for coming out and explaining everything that would be completed on the property. He set the tone for the company. His professionalism and customer service was beyond what I have experienced in my 20 years as a home owner. When Ezequiel Lopez and Ray showed up to camera the main sewer line, and Blas Ibarra and Abel to do the actual foundation work, I was once again impressed with their professionalism, the care and respect for the property. I can not be more grateful to these guys for providing some of the top-notch service in all of Lake County. A+++ Perma-Seal!!! Don, Ezequiel, Ray, Blas, and Abel you are an asset to your profession. Thank you.
Description of Work: Camera the main sewer line. Sealed three cracks in the foundations - hand dig crack to footing & clean our crack, apply non-shrink mortar, modified urethane & plastic vapor barrier sheeting. Back fill hole using bentonite concentrate & crack repair. Backfill dirt.

The work was exactly what they said it would be and they were on time - even in extremely cold weather. We had one small problem with the alarm system and they came out immediately to fix it. They contacted us for our first year exception (which was free as part of our agreement) and did it on time and an excellent job. Their people were nice and professional. There was an enormous amount of digging in our front yard as part of the system and they did an excellent job of cleaning up and making the area pefect for resodding in the Spring. We know the system has worked because we know neighbors have had sewer back up in their basement since our system was installed. We could not have asked for a better group to work with.

They are reliable and very punctual and they deliverer completely there workers are all very good. When you contract someone and they are there and they are spot on and they are clean and they clean up it is very important and they are over all very very good. High recommondation.
Description of Work: We had trench work done with tile put in. We have had a lot of crack work done over the years done. We had a new septic tank put in and they maintain it for us now. We have had repairs on basement walls where minor leaks were. There workers are excellent.

It was some kind of water barrier they put up. The workers themselves were good. I didn't think the estimator was good. The estimator didn't tell me I would need an electrician as well. It took a couple of days to finish the project. I was just disappointed with the estimator. We still have a little water in the basement.

The drain tile seem to work without a problem, but the basement drain that was tied into the drain tile stopped up on the very first flood I had. I called the company because I got 6 ft or better of water in the basement. They came out and replaced the sump pump and backup system. They charged 900.00 for the replacement. I had another Plumbing company look at the work that was done and they asked why there was only 1 one-way valve in the installation. The next flood a year later, my basement flood again. I got over 5 ft of water this time. I called Perma-Seal because the sump pump system failed again. They said they would replace it for $900.00. I declined there offer. The issue with the basement drain blockage was never address by Perma -Seal. Til this day I am looking for a reliable company to unstop my basement and install a sump pump/backup system.

Amazing, professional, trustworthy experts have made our wet basement dry. They installed drain tiles in our crawl space, insulated it, added a new sump with battery back up and a new overhead sewer line with ejector pit. Long lead time to schedule estimate and work date, but was so worth the wait. We got estimates from three companies and Perma-Seal was hands down the most educated in basement waterproofing with reasonable costs. I'd highly recommend them for anyone with flooding issues or a wet basement.

The work was performed well. Everything went as expected. The cracks are all sealed. The workers were good. They did find some cracks on the walls and sealed them as well. They were very prompt. I would tell a friend they do a good job. They are a bit more expensive but they do a good job.

They didn't seem interested in my job. They do a lot of advertising, but they couldn't be bothered to come and take a look. They didn't show up. They were very unprofessional. I would give them lowest grading. I would not use them in the future.
Description of Work: I called Perma-Seal Basement Systems in first week of November and they gave me an initial appointment to come out to do foundation work. I think they wanted to do some measuring or put something online and they would review it. As far as I am concerned that is not the way to do. They would have sent somebody out, but they actually wanted me to send some pictures, I don't think that is the way.

We contacted our Angie’s List assigned representative to try and get this review removed from our page because it contains false information and we have no record of doing work for this member. Their response was this: “The member is expressing their opinion of your company through this review. Whether it be correct or incorrect; we cannot touch the review. Angie’s List does not play Judge or Jury; and the only times we intervene, are cases where you would have no record of doing work for the particular member. Even in those cases, we do not touch the review unless we speak to the member themselves. Angie’s List takes pride in the fact we do not touch, remove, or hide any reviews that are left. This is why our members sign up for Angie’s List to begin with.” On the above review, here are the false statements: First false information - "...initial appointment to come out to do foundation work." - Our initial appointment is for a Consultant to come out to home to do a full inspection of the property. Second false information -"they wanted to do some measuring or put something online and they would review it" - we do not put anything online to review, our Consultants physically go to the home to thoroughly inspect the inside and outside of the homes and provide estimates. Third false information - "They would have sent somebody out, but they actually wanted me to send some pictures." - We do not expect our clients to give us photos before our Consultant has ever been to the home. Fourth false information - "They didn't show up." - We have a recorded phone conversation of the client cancelling the appointment for health reasons. We would have shown up at her home if she had not called to cancel the appointment. That last statement kind of makes you wonder – if the member cancelled the appointment for our Consultant to come to her home, shouldn’t Angie’s be intervening because we have “no record of doing work for the particular member.” We clearly explained the situation for our Angie’s List assigned representative, (their real job is to sell us all types of advertising and revenue generating programs Angie's List has) and they will not correct misinformation that is contained in this member review. As a “non-advertiser" on Angie's List it is a continual frustration dealing with how Angie's List conducts their business practices. The truth is, Perma-Seal is a company who has maintained an A+ rating with the Better Business Bureau of Chicago since 1979. We want Angie's members to know in our opinion the BBB is a much more reliable, accurate and fair way to find out information about contractors. The BBB also has a very equitable method of resolving any conflicts that arise to ensure consumers and businesses are honest in their conduct. It should be obvious to Angie's members that "advertisers" on Angie's are given special treatment and preferred placement in the page results - this alone should make any member really stop and think about how they evaluate the information they read on this website.
