Team of 7+ people showed up on time and worked all day until the project was done by 4pm. Wow ! That was a lot of work. They were very cautious about not dirtying the interior of the house. I give them a B in professionalism because they went through all that trouble to keep everything clean and then left my slop sink filled with concrete. Luckily I caught it soon enough and was able to chisel the 1/4" stuff out before it completely set. Other then that it went very very well and my house no long smells like a swamp.

The work Ken's company performed was done on time, in budget, efficiently and professionally. They also took extra time to repair an exterior that did not fall under the contracted scope of work. I was very fortunate to have Ken, the owner, come out. I read the reviews regarding him and hoped he would be coming to my home. First, he was cordial, professional, and an all around nice guy. Ken examined my crawl space thoroughly and found nothing of concern that needed to be addressed immediately or anytime soon. What he did, however, was educate me on things to do to prevent me from needing him. All of this at no cost to me. I haven't felt this comfortable and trusting towards a company in decades. I appreciated his honesty, helpful information and professionalism. I would recommend him to anyone in need of waterproofing or to address concerns of moisture in his/her home. This company has been added to the household rolodex. It is the only company I will use for my waterproofing needs.

Of course Ken would have liked sell me his services, be he did not because he honestly stated he could not determine the source of the water in our basement and it may have been a one time event that will not reoccur. I am writing this review to compliment his company for professionalism and honesty for not attempting to sell his services in this case.
Description of Work: Got home from vacation and found a significant amount of water in the basement. Ken, the owner came over for an inspection. He spent a lot of time analyzing where it came from and could not come up with an answer and therefore did not suggest a solution.

Ken did an extremely thorough inspection and explained everything that he recommended as well as some other options. He and his foreman came prior to the start date to make sure everyone was on the same page. The crew was fantastic. Their work was efficient, and they always cleaned up each day. My basement was left cleaner than it was before work began! The foreman kept me informed of the progress every day and explained the function of all the work that was done. Ken told me the work would be completed in four days. The guys were done and gone after 3 1/2! I am very pleased with the quality of the work and wouldn't hesitate to call Ken again! I am one happy customer!
Description of Work: A new drain tile system was installed around the perimeter of the basement and across the center; a new sump pump pit was created with the installation of two sump pumps; a drain was put in the window well. In addition, cracks in the walls were patched and the bowing walls were reinforced.

I called to get an evaluation of our crawlspace for a house built in 1975. I was concerned there might be water or some type of mildew. Ken went down and reviewed the situation. He took the time to explain how houses manage water and runoff and some possible small first step solutions that we can take on our own rather than contracting for a larger and much more expensive service. His call to our house was a lesson, a free consultation and I so appreciated his taking the time even when it didnt result in a business opportunity for the company. I would recommend anyone who does business this way and I will continue to recommend the company to anyone with basement or crawlspace isssues.
Description of Work: Ken's office made an appointment on my first call. Then they called a day before the appointment as a reminder and he was on time. After reviewing our situation, he suggested several options but determined there really wasn't a need for action. He didn't charge me for the evaluation or the advice. I so appreciate someone willing to take the time and to not try to create a problem so he could sell a solution. He was very honest and professional. A model of how to do business.

If you want an honest contractor that will do good work and do it right, call Ken.
Description of Work: Ken is an amazing guy. We have a huge water issue and got quotes from two other waterproofers. Rather than just writing up a quote like the others, Ken kept saying "the hose knows." and he was right. He ran the water from our garden hose for over an hour and we found the leak. It was not coming from the foundation or underground, it was actually coming through a gap in the siding much higher. Other contractors would have taken 10,000 to 15,000 of my money and not fixed my problem. Ken identified the problem, got paid nothing but left with an eternally thankful customer.

We contracted with Ken in the late Fall of 2015 and had the work performed in the Spring 2016, when the weather was conducive. Ken explained how weather conditions had to meet certain conditions for the outside work, and thoroughly explained the process involved with the exterior wall sealing. We promptly received a call in the Spring and had the work performed. Ken was also able to locate the source of water from a foundation crack and we had that repaired, again after a thorough explanation of the process involved. Ken and his crew were prompt, thorough and professional. This business has been a pleasure to work with and we highly recommend them.

The service I received from Family Waterproofing was phenomenal. Our basement rarely floods, but after a week or more of continual rains last summer, we got our first puddling, which kept my wife and I up in shifts for a few nights in a row working a shop vac to prevent any major damage. We called Family Waterproofing, and Ken came and looked at our situation. It was obvious from talking to him that he is extremely knowledgeable about basement flooding problems, and about the available alternatives for dealing with them. After his inspection, which included the basement, as well as areas of the exterior, he took his time to make sure I understood his findings (not only describing, but also SHOWING and diagramming the problem for me). It was clear that he was not trying to sell me an expensive system than was more than I needed (a full interior drainage system would have probably cost upwards of $6000 for us, while the final bill for the work that Ken and his crew did was less than 1/5 of that). I can't tell you how reassuring that was in convincing me that he was the right contractor for the job. I'm not even sure another contractor would have come up with the solution he did, let alone suggest it as preferable to other (more expensive and disruptive) solutions. He even worked with me on a solution that avoided having to move a basement wall (something that caused my wife and I reluctance to have the work done at first after Ken's initial consultation... more on that below). The crew that did the work was also knowledgeable, respectful, and fully explained and showed what they had done, and the office staff was responsive and actually returned phone calls in a timely manner (shockingly, something that not all contractors in this field seem to be able to do). I cannot overstate how satisfied I am in my dealings with Family Waterproofing! A little more background on the work we had done: essentially, Ken's finding was that our existing sump basin was too shallow to keep up with water from our exterior drainage tile during heavy rain (our home was built in the mid-1960s with a poured concrete foundation surrounded by exterior drainage). Because the inlet from the drainage system was too close to the bottom of the pit, our sump pump couldn't kick on until there was already significant buildup in the drainage tiles, leading to slow leaks around the perimeter of the foundation during periods of heavy, continuous rain. He initially suggested digging out our sump basin to be deeper, and installing a new, higher-volume pump. It sounded great to me, but unfortunately our basement is partially finished, and there was a bathroom wall that was too close to the pit area for Ken's crew to do their work. He told me that he'd be happy to do the work if we had the wall temporarily moved for them to have enough room, but with all the plumbing and carpentry that would involve, my wife and I decided to hold off on the job and see if we could solve the flooding problem by addressing grading issues on the exterior of the house. Fast forward 6 months without issue, and we get another period of protracted, heavy rain, and sure enough our basement floods again, even worse than before. I call Ken up to revisit the proposal he'd left us with, and ask whether it would be possible to dig a second, separate pit, rather than expanding the existing one, to get around the bathroom wall issue. We talk it over and make arrangements for him to come back and take another look at the situation (it's obvious to me that Ken takes pride in his work, and is nothing if not thorough). He sees that a cross-over pit solution will work, and can be put in place without moving any walls. Happy day! It also means that our existing pit and pump can remain and serve as backups to the new primary system. I was impressed that Ken was willing to think outside the box to get around our space constraints, while not sacrificing the quality of the solution. It remains to be seen during our next heavy rain whether the work Family Waterproofing did will completely prevent my flooding (my engineering background, along with Ken's descriptions, lead me to believe it will), but I know I made the right decision in hiring them. Short of installing a complete, very expensive new drainage system, Ken made it clear that one cannot absolutely ~guarantee~ an end to the flooding, but he made it clear, without unrealistic promises, that the odds are very much in our favor, and that, at any rate, a new deeper pit would be a necessary part of a larger system anyway should we need to install one down the road, so this will never be money wasted). I truly felt that Ken's knowledge and honesty were on my side in dealing with this stressful and potentially very expensive episode. In closing, if you have any issues with basement flooding in central Illinois, go with Family Waterproofing. At least have them out for a consultation. You'll be glad you did.
Description of Work: Dug out a new sump pit with cross-over connection to the existing pit. Installed a new Zoeller 1/2 horsepower sump pump into the new pit and connected to the existing pipe out of the house.

Interviewed about 6 waterproofing companies and decided to go with Family Waterproofing. On 11/09/15 they showed up on time. Ken the owner was the first to arrive. My house was built on a commercial type footer which required more concrete to be broken up from the floor. Obviously this was not known until the floor was started to be broken up. Ken called me down stairs to show me the commercial size footer the house was built on. I was concerned this would run into more money but he said that the cost still remains the same even though they had to put in more work to break out the concrete. Ken stayed the first day and worked himself with about 5 other team members. The first two days was breaking up the concrete, the next day was laying the internal PVC pipe, putting in the rock, installing the interior drains for window wells, and cove molding. The last day ( fourth day) they poured the concrete and cleaned up. Outside of the dust my basement looked normal again. I would recommend Family Waterproofing to anyone. They did a great job and Ken and his crew is totally professional. Well done guys!

First let me say that when your finished basement is leaking, there is never an acceptable amount of time in your mind to wait for a professional to show up. When I called at 9am, the office told me that they were very busy and it would be unlikely that I would have anyone over until after Jan 6th (almost 3 weeks) but would contact the owner who was out doing estimates for future jobs. Within 10 minutes the owner called me to get more detail on my problem. After sending him a few pictures, he said that he could come over that day and inspect and possibly make repairs. Not only did he show up early, but once he found out I was former Military he gave me an even better rate. The work was perfect, he explained every step carefully and shared that the service was guaranteed for LIFE. If it leaks again...they come back and fix, no cost! I hope I never have to, but I would use them again in a heartbeat. I will also be recommending them to anyone who needs basement waterproofing services. Thanks team!!!

We purchased our home August, 2014. Obviously had had some water, but we were told since a backflow had been put in the prior year there had been no issues. June, 2015 rolled around and we had more water in our basement than we could believe. We knew we were going to address fixing up the drainage eventually, but were hoping to wait a few years and that just wasn't going to happen. After weeks of looking, we found Family Waterproofing. Ken came out and did an estimate. He was EXTREMELY nice, well educated on his services and products and there was no hard sell. In addition to the trenching and the change of sump pit and pumps, we had plastic liner installed on the interior block walls. The walls seeped and actually had some water draining in the wet spring (records breaking wet spring) we had in this area. With the work performed, we shouldn't have any issues with this, but again, it was an option we chose and couldn't be happier. The work took two days and the crew was out for 10-12 hour days. They laid out protective sheeting on our entry ways and steps and took care with the house itself so as not to cause any damage to anything. The crew was very courteous, friendly and worked extremely hard. We were very pleased with the cleanup and I was shocked at how well it looked. Any questions we had were answered and before they left, we were shown around, talked through the process and asked if we had any other questions. We were also encouraged to contact the company should anything else need to be addressed. We really couldn't be happier. We did have another company quote prior to Ken coming out and we did not get a good feeling from the first place, the price was higher for less work and pretty much given an attitude of "you're just another number." Ken and his crew were night and day difference. We most likely won't know just how well the system is taking care of us until we have another series of rains, but trust that Ken will take care of any problems should any arise. If anyone is having any issues that this company is able to take care of, we encourage you to contact them. Honest, hard-working, trustworthy and fairly priced.

So, first off, i really liked how the appointment was set up. The company called a few days before to let us know that ththey were sending a man named Ken, and he would call first to let us know he was on his way. Ken arrived exactly on time and i took him down to see the mold. He explained a bit about our basement's construction and then ran some water from the spigot outside near where we saw the mold, to see if any water showed inside the basement. He explained that when there's water damage, you usually see the damage at the lowest point the water is reaching, so based on where we were seeing the mold, it looked like it was actually a foundation or wall problem. He asked if we wanted him to cut into the drywall to see more and we agreed because we really don't know much about basements or foundations and he was explaining everything so well. He cut out a small chunk of drywall for us. We went back outside and he ran some water on the porch light, which hadn't been caulked properly, and then headed back to the basement to see if he could feel any moisture inside the wall. Still nothing. He said that his guess was that prolonged driving rain was seeping in around the porch light fitting and we could stop that by caulking around the fitting. Then he pulled some of the insulation out to see how badly the mold had spread and it was black (very moldy). He suggested that a good handyman would be able to help us clean that up and recommended a man his other customers here had liked. Keen was very knowledgeable and professional, and he spent nearly an hour teaching us and helping to figure out what was wrong, and then we found out that this was all pay of the free estimate! Holy cow! If anything ever does happen to our basement in the future, I'm calling Family Waterproofing. Honest, helpful, and professional.

Found Family Waterproofing Solutions on the Angiestlist. Called them and they were out for an estimate in three days. The owner Ken checked the problem, made some very cost saving suggestions and gave us the estimate. We were very happy with the estimate as it was much less then other estimates we had received over the years. Made an appointment to do the work the 12th of May. The men came on time, hand dug of the outside, put the water proofing stuff on the foundation, let it cure for a day, came back the next day and back filled.Fantastic job. We have had a lot of rain and storms since then. Not a DROP of water in the basement. We are very Happy. Job well done
