I was recommended to Mike for an appraisal for my rental building. he completed the appraisal timely and accurately, and I was satisfied with his service. I am in Louisiana and the property is in Chicago so I needed valuation guidance from a local expert. Will use again in the future as I have a 9 unit building that I am almost ready for help on.

Mike came out on short notice, walked me through his appraisal process, appraised our home and delivered his report within the week as promised. He was professional, prompt, and kind - I would use Tyke Appraisals again in a heart beat.

He was punctual, very professional, and courteous in his approach in dealing with me. I would refer Mike to anyone to do property appraisal. One can tell he is in this business a long time. It went great! He was a wealth of information and extremely kind. He stayed in contact with me because I wasn't ready when I first called him. He came litterally like the next day. He came when he said he would. He definitely cares a lot about what he's doing as he was full of suggestions and advise where often times these guy just want to get out and get paid so he was definitely a breath of fresh air....... and very funny with his rich Chicago heritage..... which I do appreciate!!! All in all I would recommend him to anyone and his price was by far the best I found in the short time I looked. Mike is a great guy and I appreciate his work and or work ethic and his service/product.

Called on Wednesday and had an appt for the next day (Thursday). Mike called the morning off the appt to let me know what time he would be there. I was looking for an appraisal just to see what the value of my home has done over the last few years. As Mike told me on the phone, I can spend as little time as needed to gather my info...or I can spend as much time as you want asnwering questions and talking real estate. Mike went through the house got his info...shared some insight and answered some questions. I had a very clean and detailed report within a few days of the service. I would definitely use Mike again in the future and appreciate his willingness to answer questions the day of and to offer his time if I have questions come up at a later date.

I needed to get a home appraisal at the last minuet. It was for a house we were buying. So, our access to the house was at the seller's discretion. I emailed Tyke and within minuets I had a call from them! I explained the situation and the limited time window was no problem. The appraisal shows an opinion of how much a property is worth. The appraisal gives useful information about the property. It describes what makes it valuable and most importantly how it compares to other properties in the neighborhood. Not just a value equal to the selling price...like the one from our lender. The appraisal should show my lender the value of the property is based on facts, not just the seller?s opinion.

Mike came out in the middle of a huge snow storm. He was professional and walked me through his process. The report came later in the week as promised. Would use Mike again for sure.

The service that I got from Tyke Appraisal was excellent. I call on Thur. afternoon and have a appointment for Sat. at 10.00 am. He was very professional,listen to my needs and his price was 100 dollar less than other appraisal that I had call. On Sat. he call to let me know that he was on his way to the property and got there before me. When I got there he had done the outside and one unit of the property, all he had to do was the second unit. He was very friendly and open to my needs. The appraisal report was done in the time I needed it, I needed it Monday and got it Sunday afternoon. The work was excellent I would use him again and would referred other to him.

7/10/2014 Mike Kozenko at Tyke Appraisals is a man of his word. He told me that I could call him with any follow-up questions I had on my appraisal. As before, Mike was courteous, professional & knowledgeable. He took the time to politely answer all of my questions. I have recommended Tyke Appraisals to neighbors and friends and would not consider using any other firm. 11/5/2013 This is the second time that we have used Tyke Appraisals. As before, Mike was very easy to contact and flexible in setting up our appointment. He was very polite and candid. Again, he told us exactly what to expect in the appraisal process and patiently answered all of our questions. Mike told us to call him anytime with questions or concerns about our area or the real estate market in general. We would definitely use Tyke Appraisals again and we have already recommended them to a friend's real estate office.

I cannot stress enough on how very professional and prompt Mike is. Mike provided great insight on ways we could increase the value based on the comps he provided. Mike was great in explaining the details of the appraisal. I will say this I will hire Mike again since my wife and I trust his judgment.

Mike arrived exactly on time and was cordial and courteous. He's been in the business for many years and that was evident during our discussions. I didn't get a full appraisal from him because it was clear that changes to my project are necessary in order to move forward. Mike was very helpful in explaining all of this. If I were to need an appraisal in the future, I would definitely reach out to him as he is a straightforward guy who is very knowledgeable about the industry.

Mike was very responsive to my request. He came out in in two days and I received the report three days later. Mike is highly professional and is very knowledgeable about the current real estate environment and it's potential. He has a great deal of experience and familiarity with the Chicago neighborhoods and what makes them appealing or not. Mike is very personable and explains everything in detail. His cost is very reasonable and lower than a number of other appraisers for the same size building. It was a pleasure doing business with Mike and would definitely hire him again.

Mike was very responsive and professional. I was able to schedule an appointment the next day, which was great. The only constructive feedback I have is that the report had some errors in it regarding the amenities in my building. For example, it listed a garage and a doorman for the building that has neither of these features. This was the basis for the "B" quality grading. Overall, I don't think it affected the appraised value since the comps had similar features. From my limited experience with appraisals and inspections, this seems to be a common problem.

He was Great, he acted more like a older brother than a business man. He explained his job in great detail. Mike, took his time to give us really good explanations of our property. He actually made sense, even though we, (my brother and I) didn't want to hear his explanation. He talked about ownership, being a landlord, our age, the housing market. Really a lot of information, and a lot of common sense. He explained at the very beginning that we might not like what he had to say, with the market the way it is. Over all, when his report came back, we were extremely happy with his services.

I called Mike on a Tuesday to discuss him doing appraisals on two properties (one in Niles and one in Elgin). Mike was able to go to both properties that Thursday and do the appraisals. The appraisal reports were emailed to me early the following week. I'm very satisfied with the service I received from Mike. It couldn't have been an easier process. One phone call and it's done properly.

Overall Mike did a great job and was spot on with the price. Minor issues were typos in the report on street names, county, etc. Would use Mike again.

Mike was quick to return our call and pleasant on the phone. He talked with us when he arrived about why the appraisal was being done. He has extensive knowledge of the real estate market, even going on line with us on the spot to examine and discuss comparables close to our home. The process of how the appraisal would be done was clearly explained and because of our conversation, we felt comfortable with his ability to determine the right price range for our house. We discussed the rental market in our area and he said we could call him with any questions as we went through the decision making process to sell or rent. He suggested our house would make an excellent rental and encouraged us to think about it as a possibilty. His enthusiasm for his business is evident and he offered to talk to us any time as we came up with questions. Many people say that but when you call them, their time may be limited and they've moved on to the next job. This was not the case with Mike. He remembered me, our house, the conversation, and was excited that we took his information seriously and called him back. I believe his offer was genuine which, these days, counts for a lot. He's got a no nonsense approach which is refreshing. Kozenko is a great resource for those needing an appraisal with some value added information.

Called Mike to set up time for appraisal. He came out 3 days later and then emailed me appraisal within 3 days.

Went very well, very smooth. Mike responed to an urgent need for fast service and delivered four days before I needed the report. His cost was reasonable and the report detailed. I was not here to see his professionalism while he was onsite. This lower grading is not a reflection of him rather I just not here to see the process and methods he used.

I was anxious to have the property appraised as soon as possible. MIchael was able to come out within three days and had the appraisal completed and faxed to me within another two days. He did a wonderful job of expediting the project which was greatly appreciated. I believe Michael was extremely knowledgeable and acted in a most profressional and accommodating manner. I would definitely use TYKE if I ever need another appraisal in the future.

Everything went smoothly. As soon as I hired him for the job, the appraiser, Mike Kozenko, contacted the sellers agent, made an appointment to gain entrance into the premises, and did the appraisal. One business day after the appraisal was done, he called me and gave me a brief review of the whole process and an appraised value for the property. Soon after that, he emailed me the written appraisal. The written appraisal was very thorough and explained the methodologies used to arrive at an appraised value for the property. Mike was professional, very easy to work with, and he did the appraisal in a timely fashion. His charges are very reasonable, and I was impressed by the quality of his work. I would highly recommend him to anyone who is looking for a good appraiser in the Chicago area.

He had me walk through the house with him and explained everything he was doing and looking at as we went through. He answered all of my questions along the way and was able to give me really good information for comparisons. Mike was very honest with me about everything and told me up front that it was his job to get me an honest, objective appraisal of the house-which was exactly what I was looking for. That said, he also gave me his opinion on the shape of the house and pointed out areas of concern in his own opinion- which I definitely appreciated! He provided a great service and was very personable. When we were finished walking through he even spent some extra time just talking about his knowledge with comparable properties in the area. He wasn't quick to do his job and get out, but made sure if I had any questions I had them answered. I was very satisfied with how everything went! And, he was able to get me the finished appraisal very quickly.
