Mike Kozenko refused to take any responsibility for the errors on the appraisal I paid him $425 for. See the link for TYKE's pricing. He was a direct referral from the lender, so I did not think to check. Another scam by the dynamic duo as the lender who also turned out to be useless. Mike Kozenko told the lender in a group message that I was complaining, out of my mind, and that Mike Kozenko blocked me. Mike and his team were very good. I got a call back within a few hours, even on a weekend, and was able to setup an appointment within a few days. His team was on time for the appointment and the written appraisal came within a week of then. All in all very fast very good service. The price as on par with other quotes I got.

I honestly don't know where to start. I'll try my best to be very detailed. Mike has helped me and my family, A LOT! He appraised my house Sept of 2017 and I was very pleased I hired him. He answered ALL of my questions, of which some I was hesitant to ask for it might sound stupid. Since then, Mike and I have formed a friendship and he would always mentor me and help with questions I have (about selling the house and finding the right investment property for me and my family). He was so generous of his time and wasn't shy of giving me pointers and suggestions. Last year, I used his services again to appraise my mother's house and he was on target again. Last year, also, I tried listing my house by myself without a realtor - to save some money - but had to take the listing out after a few months as my wife was about to give birth. All along the way, Mike was there to guide me, support me, and answer pretty much whatever questions I had. Many months passed, I decided to list the house again on January, 2019. I told Mike that I will hire a realtor this time as I really want this house to sell for my family and I wanted to move closer to the city. Mike explained to me that I am better off selling this house myself and that the market is better this time in Carpentersville. Without hesitation, I told him that I will do that because I TRUST him. I eventually sold the house in 6 days of it being in the market! (Savings of roughly $9k) Mike pretty much acted as my realtor and guided me all though out the process. He NEVER, at once, asked to be compensated. He was just genuinely wanting to help me and my family. Mike and I are good friends til this day and I owe him so much. I still plan on learning more from him and I thank God for having a friend like Mike.

I purchased a home in cash, so I had to hire my own appraiser to make sure I was paying a fair price. Mike was very professional from the beginning and even told me not to tell him what price I negotiated so as not to influence his opinion. Mike came out on time and was very professional. He gave me a quick call to provide his feedback and his estimate, even in advance of writing up the full report with comps, just to give me piece of mind. Even after the report he called and provided feedback on the price I settled on and to make sure everything was going well and to make sure I didn't have any questions. Really friendly and experienced guy. I'll definitely hire Mike again when I'm thinking about selling.

We were in need of our existing home appraised with a Form 1007 Single Family Home Comparable Rent Schedule, for the purpose of meeting income requirements with the purchase of a new home out of state while keeping our existing home to convert to rental property. I called Mike on a Friday and he answered the phone and knew exactly what we needed. Mike was able to give us an accurate quote over the phone for $295 for the appraisal, $50 for the rent schedule, and $20 for gas (driving between Chicago and our home in Tinley Park). He initially offered to come out that weekend, but we were travelling. He then offered to come out the same day if it worked with out schedule (it did). He arrived exactly when he said he would (calling us on the road to let us know traffic held him up 15 minutes), conducted the appraisal, and had the report to us by Monday night. I would definitely recommend Mike to anyone who needs an appraisal.

We had a house in Skokie appraised and the entire process went great. Mike met with us and completed it quickly. We were very happy with the completeness and overall service provided. I have also used Mike for advice for a rental unit in Wilmette. We will no doubt be using use Mike again in the future.

I can't explain how blessed i feel to have met a person like Mike. I was so anxious about the process of getting an appraisal just because I don't wan't to be disappointed. But one thing was for sure, Mike was going to tell you straight up and will be honest to you. I appreciated that about him. Moreover, he took time to converse and was very helpful in many questions I had. Mike is very knowledgable and you can sense that he really likes to help! I was pleasantly surprised!!!

To say it went AWESOME - would be an understatement ! I used TYKE for an appraisal on my building. I started out using TYKE for an appraisal - and it turned into TYKE being my property management company. He was the most thorough, meticulous and professional appraiser / and property management people in my 30 years as a landlord.

TREMENDOUS A+ I needed an appraisal on our family house in Chicago. It was for estate purposes and I was really looking for someone who was from Chicago, IL. So i called Tyke Appraisals and talked to Mike. It was perfect and Mike couldn't have been a better fit. Not only was Mike born and raised in Chicago, but he never left the City of Chicago. We met at my childhood home. He was extremely professional, knowledgeable and personable. He went through the house, took notes, pictures, measured....etc. He walked us through the entire process and made me and my elderly parents extremely comfortable. We received the report/appraisal just as Mike promised and it couldn't have been more professional. My parents and I were very impressed. It was EXACTLY what we needed for our family. My parents were nervous when the process started, but they really liked Mike. Mike knew more about the neighborhood than we did! I will only use Tyke appraisals/Mike for ANY appraisal services from here on out. Great service at a fair price. Mike was very informative and helpful. He was open to many of my subsequent questions and gave advice. He later offered some of his own thoughts and recommendations that assisted me but in no way would help him. I was also able to communicate with him , even very late at night, while he was working on the appraisal.

It was good. He wanted $30 more because it was part of the divorce appraisal but I saw that in the ad so that was fine. What stood out the most about them were their price and their rating. Their price is very good. They’re excellent.

Mike was great. He worked with me around my schedule to do the appraisal. He was very friendly to me and my tenants, yet very professional. I had the appraisal conducted for my own purposes (not a bank). The appraisal came in very close to what my broker assumed I would get for the property.
