Mike (Tyke Inc.) was very punctual and worked with me on both appraisals simultaneously. We walked both properties and Mike took all the measurements he needed. He was very efficient and thorough in his work. Once he was done...he packed up and said I'd have the appraisals shortly. His turnaround was great...(as I recall it was a day or two), but exactly what I needed. His reports were very complete and I couldn't have been more pleased. Since getting the appraisals done, I now need an updated appraisal on the property I rent (since I'm considering buying it). Mike offered to update the appraisal for me (it's now about 15 months later) for free...which is really fantastic. I would definitely recommend Tyke to anyone looking for an appraisal in Chicago.

I needed to get a up to date appraisal of my current residence. As soon at I placed the order Mike from Tyke & Associates called me within a day. We agreed upon a date, Mike showed up on time, ready to go. He took his time, explained what he was looking for, how the process worked and when he could have the appraisal back to me. Any questions I had, he answered, even additional questions had the next day. Mike had the appraisal ready ahead and told me if I had any additional questions to just give him a call. I contacted Tyke Appraisals through Angies List on 4/30/15 to ask a question. Mike from Tyke appraisals immediately responded to my inquiry. The next morning (5/1/15) I directly contacted Mike and set up an appointment for later that afternoon. I was amazed how quickly Mike was able to get out to appraise our condo. Mike was and is very professional, courteous, punctual and extremely knowledgeable. What I was most impressed about Mike and Tyke Appraisals was how quickly I received my appraisal report. I purchased a Big Deal of $270 for an appraisal of a single family ranch home in Wheaton. I got a call that day. I scheduled the appraisal for April 14, 2015, and the appraisal walk through happened on that day. Then on April 22, 2015 I received the appraisal via email. The appraisal was good and fair. The appraiser was professional, nice and polite. I wouild use this service again.

In addition, the appraiser that viewed your property worked out of your suburb the first six years of his appraisal career. His experience is fully competent in your market and particularly, your suburb/town. We will not partake in appraisal employment that is beyond the scope of our expertise. Tyke Appraisals informs all of their customers, “We can’t guarantee you’ll be happy. But, we guarantee you will be informed and have more than enough data to understand the market, relative to your property.” We inform all of our customers to contact us with ANY questions. We also offer this service for free and for as long as we are in business. Not only will we answer your questions, we’ll email any pertinent data. There was no communication between us until your review, which is three months later. A market analysis completed for your property. The market analysis was accurate as the conclusion was the market was, in fact, rebounding and your property would sell for a higher value than the appraised value. Further research was conducted after reading your review: There were five listings on your market analysis. One of the five is under contract, two have closed/sold and and two are still active. Therefore, sixty percent of the data on the market analysis feature legal documented activity. The two that sold, sold for almost $200,000 than the appraised value of your property. The market analysis is based on the principle of anticipation and sixty percent, is in fact, accurate, in Tyke Appraisal’s opinion. We stand by the statements in your appraisal report, that your market is “Stable, if not, increasing.” Thank you for your comments and patronizing Tyke Appraisals!

Mike took the job on a rush basis. We spoke at 5:30 yesterday, and he was at my house with data by 8:00 a.m. the next morning. Mike and I walked through the house, discussed various features and issues and then helped me through the listing data for comparable active listings and closed sales and helped me get comfortable with a reduced listing price. Mike was honest and objective and really helped separate the wheat from the chaff when it comes to what buyers will value and what they won't, which is what any amateur home lister needs. Best of all, because you are paying a flat fee, you don't have to worry about whether the Mike's opinions are improperly motivated like those of a broker's may be. Overall a great service. Highly recommend!

Contacted Mike for an appraisal of my single family home. He called to set the meeting and was professional and kind. While conducting the appraisal he was quite attentive to detail and thorough. Appraiser was responsive and punctual, including accommodating a last minute change in schedule. Appraiser was very boastful, indicating that he was "great" at what he does numerous times. He even acknowledged he was a too confident at times. I didn't really care about this, other than it be distracting and unnecessary. My biggest concern was that his appraisal was off significantly. He appraised our unit at $375k, and stated in his opinion that it would sell for $399k in one week without a real estate agent. We had bought the unit (3bd/1ba vintage restored) right before the crash for $330k and prior appraisals since the crash were always below $300k. Given our suspicions of his appraisal, I sought out two formal market analyses from licensed real estate agents; they both priced it between $250-$300k. The agents commented that the comps used by this Appraiser's were not accurate. Indeed, one of the agents wrote "...the appraisal you sent has significant problems with it and the person that has created it seriously misled you in multiple ways" and the agent then went on to list the specific issues with the comps.
Description of Work: Provided an appraisal for a condo unit that we own with the goal of pricing it for sale. Paid an additional $50 in cash on the spot for an additional Market Analysis.

Dear Sir, Respectfully, there are certain sections of your comment sections that Tyke Appraisals (T.A.) does not agree with. We (T.A. & client/customer) did, in fact, have a constructive phone conversation, this morning. Thank you. This is our first conversation since the physical appraisal viewing. We met and discussed the appraisal process, relative to your property. You did in fact pay for market analysis. The market analysis has been updated and emailed to you, today. The data for the market analysis is very valuable, as now manifested. There were eleven active listings in December of 2014. As, of today, 23 March, 2015, six of those eleven properties have, in fact, sold and one more property is under contract. Therefore, six of the original eleven properties have sold/closed and one is under contract. Thank you for acknowledging Tyke Appraisal’s punctuality. It is T.A’s opinion that no one was “boasting,” but admiring your property. As far as “confident,” we were and are confident that the real estate market has, in fact, rebounded. The graph from trulia.com (that was tendered to the client) manifests that the subject has completely rebounded in the client neighborhood (West Town Chicago) and the sales prices are near and/or at the HIGHEST market levels in the HISTORY of the neighborhood. The opinion of value, concerning your property is a value that T.A. stands by and we are confident of the data/comparable sales that were carefully chosen. In addition, T.A. stands by the language written in the market analysis. A major factor, regarding the subject, is the fact market analysis, is that ALL of the data is inferior in terms of utility (bedroom count) and gross living area (size) and this was stipulated in the original report(s). An exhaustive search was conducted to locate 3 bedroom units, but NONE were available as of the effective date of the appraisal. T.A is in agreement, the market crashed (past tense). However, based on the data provided by Trulia.com AND the appraisal report(s), Chicago West Town has completely rebounded. The graph was tendered to the client/customer. The real estate agents, hired by the client/customer are licensed, as stated. T.A. was also once licensed, but now are certified. The agents that were hired by the customer stated that the comparable sales were “not accurate.” Great detail was tendered in the original appraisal report, as the subject is a three bedroom/one bathroom condominium unit, with 1,579 square feet of gross living area (size), with garage parking on the top floor. In one respect the realtors are correct, the original comparables may not be considered comparable, as two of them are INFERIOR in terms of bedroom count, size, parking, etc… But again, the customer/client was informed of all the unique features concerning the subject and comparable sales, in the original appraisal report. The real estate agents made a statement concerning “misled in multiple ways.” Realtors do not want to hear that a homeowner can sell a property without a real estate agent. The client previously purchased the property/subject in April of 2007, MLSNI #06300942 (public record). The client/customer stated the property is a 3 bedroom/1 bathroom vintage property and Tyke Appraisals is in COMPLETE agreement with the client/customer. However the real estate agent, listed the property as a “2 bedroom / 1 bathroom.”

That was fine, they did the appraisal fine. They were able to stay within the advertised price. There wasn?t anything in particular that stood out. I think they came out when they said they would come out and it all went fine. The cost seemed to be in line with the normal costs. I think the quality of service was good and they were very responsive. I think they were on time and punctual and were quite professional. We do not anticipate having a need to use them again because this was for selling an inherited house and we do not live near them.
Description of Work: I purchased a big deal for Tyke Appraisals. I think it was a pretty standard service of coming out and looking of the house, looking at all the comparable market houses, and coming up with the valuation of the house.

The company responded within a day of my submitting the request, and the appraisal was conducted within 1-2 days of contacting me. I was kept in touch by email messages through Anglie's List. I believe the written appraisal was completed and emailed to me within a week of Tyke Appraisals coming to the house. The appraisal was thorough and showed comparisons with similar neighborhood homes. I think they did a good job and would recommend them to others.

Mike K. was great - definitely worth an hour's visit, his written appraisal report & commitment to future advice He did self-promote himself alittle too much, which was not necessary, given his straight-forward "number-crunching" perspective/expertise. His scope provides me as Owner/Seller with "hard-core" detached (meaning No Realtor Involved) information about how to proceed with future marketing of property, and, consequently, how to make family plans for near-future when property is again listed.

I hired Tyke Appraisers for a date-of-death appraisal, based on their Angie's List ratings. Having worked around the incorrect contact information I gave them, they were punctual, thorough, and helpful. Not having been through the process before, I felt like they were working with me, explaining the process and answering my questions.
