Mike cae a little late, but was apologetic,and then got down to business. He put us at ease. Then he told us what he would get our appraisal back to us within days. He was true to his word, and wr definitely will keep him in mind either for ourselves or referral to friends and family.

Mike was very easy to contact and flexible in setting up our appointment and was exactly on time. He was very polite and candid. He told us exactly what to expect in the appraisal process and patiently answered all of our questions. He inspected and measured our home to insure an accurate appraisal. We would definitely use Tkye Appraisals again and we have already recommended them to a friend.

Mike was easy to contact and work with. He was on time, professional and clearly knowledgeable in his field. In three days I was provided with a 25 page detailed report. The report contained description, analysis, conclusions with supportive data, final value, photographs, assignment conditions and appropriate certifications. The appraisal process went extremely smoothly and I am highly satisfied with the end result. Mike was very thorough in his evaluation of my property and also in his analysis of competitive sales. His final report was very detailed and has proven extremely helpful in my preparation to put my home on the market. Mike was timely, responsive, and professional throughout the process and clearly demonstrated a great deal of experience and insight into the Chicago area real estate market. Mike did a complete job appraising my potential house. I was paying cash so it was VERY important that I know if I was offering the right amount. As it turns out, I over bid by a lot and ended up bailing our of the deal. Mike saved my butt.

This was done for my mother's home. I wasn't there during the appraisal, but Mike was on time, professional. Report was provided quickly. Mike's appraisal was within $10,000 of a second appraisal done by a different company. Mike's prices are very reasonable.

Mike was great! He was easy to contact via phone. He was candid and "to the point", on what we could get for our house, in this community. He was easy to contact via the phone. He was helpful, and responsive with information and did not sugar coat and answer to accomodate our feeling.

Mike returned my initial call within a half hour and made an appointment within days of my call. He was on time for the appointment and very personable. Along with the appraisal, he has offered follow up information when we do decide to put the house on the market if values have changed. His report was clean and professional.

Mike responded to my call in a reasonable amount of time. He did a thorough inspection of my home. Best of all was the high quality report he provided. Very professional looking. I was very pleased with the job overall.

I really do not know how this vendor obtained as many A ratings as he has. I made an appointment with Mike to appraise a residence that was located on the south side of Chicago. I had to travel from my home (25+ miles) on Saturday morning to give him access to the home. He never arrived. I waited almost 2 hrs before I gave up and drove back home. When I arrived, I found a voice mail from him. I returned his call and he apologized profusely stating that he was very sick and offered to do a ?drive by? appraisal first thing on Monday. On Monday , I waited but I never heard from him. On Tuesday I called and he stated that he would absolutely have it for me Tuesday evening and that he would call me to review the details of the inside of the house. Once again my wife and I changed our plans for the evening to insure that we were there to receive his call but he never called. On Wednesday he called and said he would email the appraisal, which he did.

Even though I didn't get to meet Mike in person, I feel he was dedicated to taking care of me and my family, as if we were long time friends. He was candid and "to the point". I'm glad I was able to find and use the skills of such a professional. Thanks Angie's List.

The process went very smoothly. Mike returned my initial call on the same day and scheduled a day to come out and view the property. He was timely in his arrival at the house and the appraisal was emailed to me within about a week. I had a couple of questions and he was happy to discuss them with me and give me more insight into my local market.

Mike arrived a alittle late for our appointment but he did call to advise me he was running late. I truly didn't mind I didn't have anything else planned for the day. So Mike got there walked through the property inside, walked through the garage, checked the exterior, and that was pretty much it. I forgot my checkbook at home & I sent my friend to my house to get my checkbook for me. Mike was patient & waited for my friend to return with the checkbook. I received my appraisal on Tuesday as promised. I was very happy overall with the appraisal. Mike did an excellent job & when I'm ready I will call him again for an updated appraisal on my home. Due to my specific circumstances Mike K. advised a drive-by appraisal rather than the more expensive service I originally ordered, saving me $50 (or thereabouts.) He completed the appraisal promptly, and made himself available to me for questions. From start to finish he communicated openly and honestly. He is a good-natured, no-nonsense, plain-spoken expert. I recommend him.

Mike was easy to contact via email and phone. He set up an appointment for within 36 hours of the initial call. He showed up and went through the entire house spending significant time. While I had hoped for a higher appraisal Mike was honest in his opinions and write up. I would use him again.

I called and the phone was answered immediately. Mike clarified what I wanted, and was able to come out the next day. That afternoon he called about an hour before he was expected to say he might be late due to traffic. While at my house, he talked about the strengths of the house, what information he would be providing, and talked about other options I might have. We forgot to ensure he had my email address, so he tracked me down online and sent me his report s a few days later. When I called to check in, he was able to give me the information I needed and explained the reasoning behind his appraisal.

I am in the process of building a new home on a vacant lot we have and I am doing cost projections and budgeting, so I needed to determine how much (more or less) I could count on from the lot value since I intend to use that as our down payment (or most of it anyway). Although it's just a vacant lot, it was really tough for me to try to figure out the current market value, given the current situation in the Chicago real estate market. Based on the reviews in Angie's List, I decided to go with Tyke Appraisals. Mike is down to earth, and real easy to work with. I can tell he loves what he does, and he did an excellent job on the appraisal. The appraised value was not quite up where I had hoped it would be, and down considerably from a few years ago when land was selling like crazy, but again, that?s the reality of the marketplace right now. Most importantly though, it provides me with a realistic current estimate of what the bank?s appraiser is likely to price it at for the construction loan and it gives me confidence in using the value for my budgeting, which was the intended purpose. Now for the above and beyond?I mentioned that Mike seems to love what he does, and when he called me with the appraisal, he also said that if I had any questions at any time (now or in the future) on any real estate issue whatsoever, whether it is related to the work he did or not, that I can call him. Huh!? In this day and age, where standard items we purchase no longer come with the standard things they used to (they are called ?extras? now) and there is some kind of ?fee? attached to every little thing, he pretty much floored me. Even in better times, I can?t recall any person I?ve worked with that has ever made an offer anywhere close to that. Simply incredible, and most definitely above and beyond on any scale you can use to measure with. Since I am in the process of many different aspects of building our home and I have many questions, I am deeply appreciative of this and definitely plan to take him up on his generous offer. I will also definitely be calling Mike again once our home is built to get the new home appraised. I obviously highly recommend Tyke, and definitely plan to use them again.

Contacted Tyke on a Thursday. Mike completed the appointment on Friday afternoon. I recieved a followup phone call to confirm that the appraisal was completed. The appraisal was recieved on the following Wednesday. Prompt, and professional. I was pleased with the service.

We contacted MIke to get an appraisal on our 2 flat. He responded the same day and we set up an appointment. Mike was very professional is his questions and assessment. Plus the owners of the building are elderly and Mike made the process easy for them. I'd recommend Mike to anyone looking to get an assessment of their property in Chicago.

It could not have gone better. Mike came out within a few days of my first contacting him. He arrived on time. He was very cordial and very professional. He went through all rooms in the house on all levels. Then he took measurements of the building. Before he left, he gave me an estimate of the value of the house. His final report was delivered via email within one business day. The report was very comprehensive with clear details for the basis for the appraised value.

Mike was prompt , courteous & professional. I emailed him on Wednesday, we talked on Thursday, met on Friday ( he explained the process, asked questions & took pictures) and had report by Tuesday. Report is very professional looking and was done for what I consider a fair price. Mike is a "Chicago" guy, I am a "Chicago" guy and he was good to deal with! I subsequently used the appraisal and was successful last year in appealing my assessed valuation. The assessed value on my property was reduced from $25,858 to $21,594.(residential property in Cook County @10%FMV). I had sought to have it reduced to $16,500 (10% of the defined value of the property of $165,000 as per appraisal). I will try again this year. The document provided by Tyke Appraisals really helped! In 2013, Mike provided a "new" list of comparable sales in my area which enabled me to update the information used in appealing my 2013 assessed valuation. I was successful! The assessed value on my property was reduced from a proposed $21,096 to $20,096. Tyke Appraisals came thruogh again!

Very good experience. Mike quoted a very fair price and completed the appraisal in a timely manner. Appraisal used appropriate comparables. I would use him again and recommend his services to others.
