Not soon after finishing a rather thorough inspection i received an email with a detailed inspection report with pictures included. Top notch company!

Inspectrum was great. I called and they were able to schedule me right away and in the late afternoon so my husband could get there. Mike Jakubec was our inspector, he was on time, very professional and friendly. He was very thorough and explained how things worked, such as the furnace and humidifier and what we would need to do to maintain them. Everything was entered straight into a little computer so we got a report emailed to us the next day with photos! I like this better than getting the big binder that you then have to store. It is also easy to email to your lawyer, lender, etc. I also had to call Inspectrum a couple weeks later to re-inspect a foundation crack that he had reported on and the seller had fixed. Over the phone, Julio told me their usual fee for coming back out is $250, but since this would be pretty quick that it would only be $125. When Jeffrey Swanberg came back out, Mike was out of town, he only charged me $50. Jeffrey was also very thorough, friendly, prompt, and professional and got me the report that night as I had requested even though he had another full inspection right after mine.

They were very prompt and flexible in scheduling the time for the inspection. Jeff was there before I arrived reviewing the exterior of the property, and he was very helpful in discussing the issues he found throughout the course of the inspection. By the end of the day, I had the full report emailed to me, including photos showing some of the issues reviewed in the report.

Excellent - if there was an A+ rating, I would give that. We called on Friday and the inspection started the very next day on a Saturday. Jeff was at the home no less than 5 hours, performing a very thorough review of the home. He was able to point out potential issues, as well as things that may have been done correctly. I also got a number of tips on how to keep the home in good condition going forward. Overall, very professional and knowledgeable. Definitely would recommend to others.

We called Wednesday, They did the inspection Friday morning. We had the full report by Friday afternoon via email. It appeared to be very thorough. They caught the things we had noted, plus a few more. We are pleased.

When selling our home in Chicago, the buyers used Inspectrum to inspect our home. We were very impressed with the work they did so when we were looking for an home inspector to assist us on the "buy side", we went with Inspectrum. On the date of the inspection, we met Jeff S. at the home and he proceeded to go through the home, both inside and out, from attic to basement. I followed Jeff and he was very helpful and explained not only what might need correcting but also what was good about the property and offered suggestions for proper ongoing maintenance. The inspection of the home (4 BDR - two story plus basement) took about 3.5 hrs. The final report was provided within 24 hrs and was very complete and laid out in a way that made addressing issues with the seller's very straightforward. When I asked if Jeff could provide cost estimates regarding repairs that were required, he indicated that he could not only provide estimates but could recommend contractors if needed. When the seller offered to make repairs in lieu of providing a credit, I asked Jeff if he would be willing/able to return to the home before closing to ensure that said repairs were done correctly. He indicated that for a fee (about half of the original inspection cost) he would be willing to do this.

He was there early and stayed busy the whole time. He checked every outlet and window and noted many potential code violations as well as roof leaks and plumbing problems. My realtor had been very dubious about using an inspector I had found off of Angie's List. In the end she asked for his card and told me she was impressed. She said she would be recommending them in the future.

Had Jeff actually done his job, I would not have purchased this condo which has been the biggest nightmare of my life. I don't know if he was in cahoots with the realtors or what, but he spent more time pointing out nice things about the property (the diagonal wood floors and the way the cabinets were screwed in) than the defects -- the vast majority of which he missed. It's not the inspector's job to point out good things about a property. Then, he listed completely ridiculous defects like a burnt out light bulb and a 2mm overlap of laminate below a cabinet. However, he failed to notice the air conditioner had a giant sign saying it was leaking Freon posted literally next to the unit. I didn't know what R22 is but you'd think an inspector would, right? (It's freon) In a 3 year old unit, it is not normal to leak freon. This cost me $2000+ to fix. Then, I told him straight out "the toilet in the master bath has a very low level of water in it - I think it's broken" and he said that was normal. He said "it hasn't been used in a while." Two plumbers have now confirmed the toilet is defective and I have to have it replaced at a $400+ cost. He missed the fact that the baseboards had no caulk or paint in them all on 1 entire side of the condo. This was actually due to leaks that I later found out about. It required replacement of 3 large sliding glass doors over a 5 day period when my home was turned into a construction site and I had to miss work. Had he noticed the baseboards instead of the 2mm of laminate, I would've been able to investigate this issue further. The dryer also was broken and required visits from GE and from a guy who cleaned out the outtake vent. The dishwasher did not release soap during the cycle but it wasn't left on long enough to make this determination during the inspection. It also was incredibly difficult to close & had to be repositioned. Virtually everything he found was irrelevant to the sale - like the broken humidifier and slightly off-track freezer door. None of that would have prevented the sale...naturally. My life has been a nightmare since buying this condo. I have spent 5 months repairing every defect they missed which not only costs money, but requires an endless amount of time I don't have to wait at home for service people. His boss Julio was very condescending and refused to negotiate any settlement with me above the cost of the inspection (read the release you sign!). They made me sign a document that stated my claims against them were "highly unlikely and greatly disputed" in order to get a refund of their fee. Well, now that I've documented it all...you see how "unlikely" it all was. Advice to others: don't hire an inspector. Call a plumber, electrician, and HVAC tech & let them inspect your place.

He was very knowledgeable. Very helpful. He was just a really friendly guy. He came really well prepared. He came on time and with short notice. He's just very easy to work with. I would use him again.

It was my first purchase so I don't have any prior experience with other inspectors, but I felt like he was thorough and the report was easy to read when he was finished.

The inspection went well. We were meeting with two people from Inspectum due to the large size home. Jeff and Julio were great. They explained everything inside and out as we reviewed the home. They categorized different areas of concern from those that needed to be fixed now vs what could wait and to be aware of. They were at the home for over 4 hours. Everything was done in a professional manner. They arrived on schedule and provided a detailed report within 24 hours of the inspection.

While we did not end up using Inspectrum for our inspection (we went with an inspector recommended by our realtor) they seem to be a good reliable company and would possibly use them in the future.

Michael was prompt and professional and quick. I do like his style more than other inspectors. Some inspectors require me to walk with them through everything while they are inspecting. Michael inspected everything in a room first, then spoke to me and let me know what the issues were. He was quick and efficient. Another thing I like about Inspectrum is the electronic inspection report. I received it that day and forwarded it on to my attorney. I didn't have to spend hours typing anything up from a handwritten report with illegible handwriting.

They do professional work and I've been very happy with them.

I am buying a 100+ year old coach house, so I was concerned about its condition. Julio did a very thorough job. He took the time to explain to me all of the current issues, as well as how everything worked and what I should do in future maintenance. He entered everything on his computer onsite, and then emailed me the report that night. Everything from the first phone call through report was handled with complete professionalism.

We called on a Thursday and got an appointment for the following Monday with no problems. I got to the property 15 minutes early and the inspector was already there examining the exterior. We spent three full hours going over the structure (a 3-story house) from top to bottom. Although the inspector was not able to go on the roof, he had binoculars to examine it from across the street. He crawled under the deck and way deep into a dirty crawl space. Inside, he opened every cabinet and closet; I think he checked every single electrical outlet (dozens and dozens of them) with a plug-in tester. Mike was thorough, pleasant and informative. We never felt rushed and all our questions were answered. What we liked best about the service was that all the data was entered into a checklist, with comments, on a tablet computer. We viewed the file at the end of the inspection and signed off on it. Mike had a final copy in our email boxes the very next day, which really helped us communicate with our attorney. In addition to the peace of mind the home inspection brings, we were able to negotiate $4000 back from the seller for needed repairs-your mileage may vary, but for us it was a very good outcome.

Julio did a great job. He arrived on time and took his time to look at everything. He was very patient in explaining different potential issues to us, as well as just giving us tips on easy ways to resolve issues that weren't necessarily large enough to negotiate with the seller about. Just a day later, we had an extremely thorough (and almost intimidating, but in a good way!), itemized list of any potential issues of the home, as well as a separate "hazard" list (these were the biggies). We used these to negotiate work the seller needed to do prior to close. At one point, the seller insisted that some ventilation work was not needed. I called Julio back up, he got right on the phone and explained just how important that item was, and that the seller should resolve it. He even sent me a PDF document from the utility company explaining the hazard, which we were able to forward on to the seller and seller's attorney. They ultimately did the work, thanks to Julio's assistance.

Everything went smoothly from start to finish, including getting the report by email.

Very well. Jeff came out and did a very thorough inspection. He found many small problems, but felt that the home was overall in very good condition and just needed tender, loving, care. We subsequently purchased the home and are very happy with our decision. We were able to get the former owners to fix several items before purchase thanks to our inspection.

The company returned my call quickly & was able to make an appt. in the time frame we needed. Jeff came to do the inspection and took about 2 hours. He was very nice/personable. We thought he was thorough, but now that we've lived here a month there were a couple of 'big ticket' items that I would think a home inspector would be well versed in identifying. There's a sizable portion of the chimney (about 3 ft high section) that needs tuckpointing (which I can't believe we didn't see ourselves--I guess we had our rose colored glasses on). We also found that the chimney badly needs a liner which he did not indicate on our report. Also, the plumbing under the sink was nearly rusted out. I know inspections are not foolproof, but these seem like the very things they can easily help identify. I did like that they email you a report within 24 hours and the report did a good job summarizing. I just wish he would've found the above items--we could've either not bought or had bargaining room.

Julio arrived early and was already assessing the outside of the house when we arrived. He was thorough and very knowledgeable throughout the process. He made sure we understood everything he was doing. Afterwards, I had a question for him and he responded quickly. We've been in the house a month, and so far we've had no surprises!

Julio was terrific, thorough, professional, knowledgeable and patient. His visit lasted about 2.5 hours and he looked in every nook and cranny. We feel like we really "know" our new house, now that he walked us through it. Bonus points for responsiveness and punctuality. I scheduled this appointment less than three days in advance, after another inspector had to cancel.

Julio arrived a few minutes earlier than expected, and made good use of the time by beginning to inspect the exterior of the home. He was very knowledgeable and descriptive when going over the inspection, he really took the time to explain everything in detail to me. Julio was very friendly and professional. I would not hesitate to use his services again.

Excellent experience overall. Accommodated 3 Days notice. Inspector was an architect by trade, very thorough, came on time, explained lots about the house the average person wouldn't know, and answered all my questions in detail. Results were all done on a tablet PC, key points explained in detail, then emailed directly to myself and my attorney. I don't think the company is a member of the nat'l association (American Home Inspection), but those memberships don't carry a lot of weight in my book anyway. Remember to print and bring your Angie's List coupon - it would've saved me $20!
