Great! Mike was really thorough and did a great job answering all of our questions. He got the report to us immediately which was really nice.

HORRIBLE FAILED to recognize that the two fans for central air conditioning were wired to be on at all times including when the radiant heat was on.....so air conditioning was on 24 hours a day 365 days a year. Their response was that they dont test heat in summer inspections but they failed to recognize that the fans could not be turned off except for the circuit breaker. Had new thermostats installed who recognized the problem which cost an additional 700.00 to fix. Jeff at Inspecttrum failed to many calls and offered some lame excuses. WOULD NOT RECOMMEND AND WOULD NOT USE ANY REAL ESTATE AGENT WHO RECOMMENDS INPECTRUM. INEPT

I was referred to Inspectrum by my realtor. I called and spoke with Mari and she was able to schedule an inspection during the very busy New Years holiday week. She was exceptionally courteous and professional and followed up immediately with a confirmation email. We arrived at the appointment time and Lisa, our inspector, was already there. From the get go we could tell that this is a top-notch, professional outfit. Lisa guided us through every step and performed an extremely thorough and exhaustive inspection. The report we received the next evening was 42 pages long and detailed every single aspect of the inspection. Not only is Lisa highly qualified, she is also delightfully personable and very friendly. Thankfully the home we want to purchase is in very good shape, according to Lisa's inspection. But I am convinced that if there were major issues with this property, Inspecturm would have discovered them. Very highly recommended.....and ask for Lisa!

I have used them a couple of times now. I was really pleased with them. The guy that I have used is very thorough and he is very is on time, he is very good at explaining everything to the client. He will write all on his computer and then when he is showing the client everything he will go through one by one basically understanding what the inspection says, whether there's anything you really need to worry about or if it's something that is not a big deal. He is very thorough and very professional.

I was referred to Inspectrum and Julio by a friend of a family member who has worked with him in the past. They were able to put us on the schedule the next morning. Julio was early to the house and already looking at the roof through binoculars when the realtor and I arrived. Over three hours, he took me through every single aspect of the two-flat (which we will be converting to a single family home), pointing out all of the things that were good, the things that were incorrect but not worrisome, and the few significant problems (electrical issues, chimney) that would need to be addressed. I saw everything from the electric panel in the basement to the furnace filter in a box in the attic, and everything in between. He gave me tips on how to solve a lot of issues myself, with specific product names and techniques. Throughout, he was personable and professional. I came out of the inspection feeling like I knew exactly what I was buying, and what I needed to negotiate from the seller. My realtor said he's one of the best inspectors she's seen and got his card for her future clients. The report arrived that evening, all sixty pages, filled with pictures and notes. I'm actually a little concerned that the buyers of my house will hire him after reading this review! :) Definitely would recommend and hire again, though hope I never have to!

He took his time and was very thorough, and talked me through how the mechanicals were structured and what future maintenance would be required. The written report was detailed with very helpful photos. I would highly recommend this inspector.

Seemed to go well when he came to inspect the property though he moved fast and seldom worked with me the customer. I'd stop to look at things and he was 6 steps ahead hurrying to finish seemed to be his priority. He flagged one significant problem which was quite helpful negotiating with sellers to get fixed and covered. It is now 6 months later and I am quite disappointed as there are significant items inspector missed as simple as exhaust fans which are not vented properly (at all actually). They basically ran down a checklist and turned stuff on and off never really paying any attention to significant problems. Flagged some things which are normal operation as not (HVAC). Roofing problems shortly after move in were significant and any inspector who could walk the roof and did should have flagged. I made a mistake and trusted my realtor here using his suggestion. I should not have and had two inspectors who went through the home I was selling. One did excellent work and I should have gone with him. I tried to make it easy and go with suggested "team". It is 54 degrees in my living room due to problems unseen. We have leaking roof problems which he could easily have identified. I came here cause I am quite disappointed that a professional couldn't point out these problems.

First of all, time was of the essence, and the office was able to schedule an appointment with short notice. Jeff went over every inch of the building and garages with my husband in tow. My husband is a hands on guy and knows what questions to ask but Jeff covered things that either hadn't crossed his mind or were forgotten due to the overwhelming aspect of the project. During the 4.5 hour inspection Jeff qualified issues as: None/Not Visible, Satisfactory, Marginal, Significantly Deficient, Hazard. All of this is well documented in a detailed report emailed the following day. Based on Jeff's diligence and skepticism regarding a basement floor crack, we scheduled a sewer camera inspection which did uncover a problem. This was all done with the cooperation of the seller who was surprised by the findings and willing to work things out with the price. Couldn't have asked for a better experience even with my high anxiety level. Jeff's personality and humor brought that down to a manageable level and I was able to focus on what we consider invaluable information. By far better than the inspection process with our current home, and wouldn't hesitate to use again.

We thought it went well since only small minor things were noticed. After moving in we have since realized the inspection was poor at best. In an unfinished storage room in basement is was clearly seen in ceiling that the bathroom tub above had been leaking. There was water damage along the foundation wall with mold growing on drywall. The washroom sink leaked. The insulation in the attic was scarce and only R11 when it should be R49. Mold was clearly visible on the rafters in the attic. These are just to name a few. We called the office and asked for a call back several times but have not received any call.

Jeffrey arrived on time to the inspection. He was professional and thorough. He came to inspect our 2600 sf 2 bedroom/2 bath condo. Jeff caught things other inspectors missed. I trust his opinion and am confident he covered every safety issue in our new home. He was very detail oriented and provided us with a nice document including pictures of all the issues in our new condo. I would recommend him to anyone who is purchasing a home and wants to make sure every issue is discovered before making a large purchase.

Julio showed up right on time and after a brief description of what he was going to do and what I expected, did a first rate inspection. Julio is very knowledgeable and inspected every aspect of the house. I received my report the same day with photos. Julio was very experience and did not withhold judgement. The appointment lasted nearly 2 hours and we moved forward with the decision to purchase after Julio's inspection. Highly recommended.

Mike from Inspectrum was very professional and thorough. he pointed out a number of issues that should be addressed.

All phone conversations and the final appointment were handled professionally. Jeff was the inspector and I spent 3 hours with him during the top to bottom inspection. He was very informative and I felt he was objective and had much experience with such an old building. He pointed out good features and conditions and not just the negatives. We discussed what should be done to correct issues that I assumed would show up in the final report. The report arrived via email and covered exactly what we had observed and discussed. The final report was presented to the seller and I was able to receive appropriate credits to cover the main issues. Overall this was a good experience and I see why Inspectrum has so many positive reviews on Angie's List.

Our appointment time was 3:15. When my husband and I arrived at the property, Mike was already there and had actually started the inspection. Mike was very thorough, detailed and patient. He explained everything that he was doing and he made great recommendations. We received his report on the same day. The report was in color, with great photographs. It was very detailed and showed pictures of everything. Mike answered all of our questions and was very patient with us. His sense of humor was great. Very professional and courteous. This was the second home that Inspectum inspected for us! Highly recommend!!!!!

I was charged twice for their service according to my credit card statement, for a total $800.00. There are two transactions for $400.00 each. I spoke to the owner today & he somewhat apologized but I didn't feel like I would get my money back in a timely manner based on our conversation. I told them I was going to go through my credit card company to dispute the charge. I probably wouldn't use them in the future for this reason.

tJulio did a home inspection for me as I am preparing to sell this property. He contacted me immediately, performed the inspection promptly, was very thorough in his report which included pictures as well as details, and was very receptive to all of my questions. Inspectrum was able to accomodate my tight schedule and I received the report within a few hours. Besides the inspection, Julio gave me tips to keep appliances in working order and how to keep from having mold in the condo.

We contacted Inspectrum on Wednesday via email and received an email response that night. We had an appointment schedule for that following Saturday by Thursday morning. Jeff was our inspector and he beat us to the house on Saturday morning. He was already performing a review of the exterior when we arrived. He walked us around and pointed out things he had spotted and helped us understand why he was pointing them out. He answered all of our questions and took the time to educate us on how things should operate, provided insights on the costs of certain repairs, and made sure we understood how to maintain systems (like the HVAC system). It was very enlightening to us and gave us a boost of confidence in our pursuit of a new home. The entire inspection took around 3 hours because he literally checked everything, taking pictures to document problem areas. At the end he showed us an example of the report so we knew what to expect and how to read the document. We had our final home inspection by Sunday night. We would definitely recommend Inspectrum, but I would ask for Jeff because he definitely made the experience pleasurable and educational.

Mike did a phenomenal job with the inspection. He was very thorough, very efficient and willing to answer all question in a friendly way that I could understand.

Julio was outstanding. He is very good at explaining things: how the process works (we're first-time home buyers so this was important!), how to maintain the items in the home (again, we're newbies and generally ignorant when it comes to things like electrical equipment), and the nature of the problems he found. He takes photos of the problem areas and includes them in the report. He did everything on his computer, and emailed us the report the evening of the inspection. Can't recommend him enough!

They were very flexible in terms of scheduling. Mike showed up on time and worked diligently. He explained things along the way and was able to provide good perspective on potential repair costs etc. The report was fantastic - very detailed with photos. No doubt that I would use Inspectrum again.

This was as good an experience as I could imagine a home inspection could have been. We were first time home buyers and scheduled to have Inspectrum come out at 9am on Saturday to look at a house in Lincoln Square. The inspector was there about a half an hour before we arrived and had already surveyed the outside completely and noted several items on the exterior of the house and the roof. He even risked his own life and limb to get dart out into Western Ave so that he could get a better view of a couple areas of concern. He tore through the house and found a ton of items for us to consider. None were major and he gave a very good feeling about putting an offer on the house, which we did and now own. Having lived in the house for 6 months I can say the inspection was right on. The only thing he didn't point out which ended up being a surprise to us was that there was no duct work for the master bedroom so we do not currently have direct heat/AC. I don't know if that's something a home inspector would usually notice but other than that he made us aware of all the issues and provided us a with a sense of security that we were making a sound investment. The inspection report itself was also exceptional. He provided a condensed version which highlighted all the problems with the house as well as a long form which showed all the points of inspection. I think that he charged us $150 and it may have been even less but regardless we were able to show the report to the seller and knock of a couple grand off the selling price so it was very much worth it. I highly recommend Inspectrum to any potential home buyer.

I needed to get a home inspection quickly. I left a message early in the morning and got a prompt response. I was in need on a home inspector the same day if possible. Julio was able to meet me. He was on time and very professional. He inspected everything in the condo. The next day, I had the report that I needed. I felt I could ask questions and felt very comfortable with the work he was doing. The price was very reasonable for the work that he did. I highly recommend him.

Julio conducted a whole-house inspection for an old (1921) home we purchased in Evanston. The entire experience was outstanding, from start to finish, and we are beyond pleased. Julio is a wonderful person - smart, personable, articulate, highly skilled and totally competent. Nimble, too, as he made his way into all sorts of attic, garage and basement crawl spaces. We felt completely at ease and in good hands as he made his way throughout the home ... it was, dare I say, fun! The process was also highly informative and helpful - Julio recommended specific products and repair and maintenance techniques for us, and answered a hundred questions we threw his way. Overall, it was a terrific experience. The inspection lasted four hours. I found and selected Inspectrum based solely on the Angie's List reviews, and I can say with certainty: these guys are good.
