Julio came to inspect the home we ending up purchasing. He was extremely thorough, taking time with every detail in the house, and also gave us detailed instructions on maintenance around the house (HVAC system, pipes, appliances, etc). His notes were of great help in negotiating credits, and we feel extremely prepared in tackling the various important fixer upper issues around our new home. Julio was also friendly and affable, which made the process much easier. We would gladly recommend him (and Inspectrum) to anyone.

I had Inspectrum (Julio) do an inspection on a home I wanted to purchase in the future. Julio was on time, courteous, and very thorough in his inspection of the house. He was there for more than 4 hours, and made sure to explain all of his findings during the process. He answered all of my questions, and was very prompt (within 24 hours) in sending a full electronic report (with pics). He was an immense help in making a decision on the house.

Julio arrived ahead of schedule, and because the realtors were there, got in and started working right away. When we arrived at the scheduled time, he stopped what he was doing and had us follow him as he checked everything inside and out. He was very thorough, and answered any questions we had whether it was related to that specific item or not. He not only gave professional advice, but personal advice on things that he had done in his own house. Not only was he professional, using a tablet to record everything as he went allowing a well put-together electronic report to be sent to us (in under 24 hours no less) but he was also funny, and very easy to get along with. When you go into an inspection, you're slightly nervous about what's going to be found, but he kept things light. He mentioned he's been doing this for about 10 years, and it shows. Great experience, and would recommend Inspectrum, and Julio, to home buyers.

Mike was on-time, and was very pleasant and professional. He went through the whole report with me at the end and I understood most of it. He also helped me when my attorney was asking me which things were important to me (insofar as which ones I wanted closing credits for, etc). He was a little difficult to get ahold of to ask questions following the inspection (we played phone and email tag for awhile) but ultimately I had a reponse within 2 days. I do wish that he would've been more specific when he was telling me he couldn't check the furnace or the roof (no access to roof and gas not turned on) so that I would've known that I was going to need to have him come back to check the furnace once the gas was on (and that it would be another fee). But all in all it was a very good experience and I would certainly hire Inspectrum again. Mike came back once again to inspect the HVAC system (and the sellers paid the extra $$ for this). He and my realtor commented on the floors perhaps needing an extra protective sealing coat but unfortunately I think this didn't make it to the actual inspection report. ****This is an update: 2 weeks after I moved into above home, I had to replace the water heater ($1100) as well as the garage door opener ($250). This was a little upsetting to me given that it was IMMEDIATELY after moving in -- I wish Inspectrum had been a little more thorough in running the hot water b/c it was apparent after running it for 10 minutes that the hot water lasts only that long, so I think the water heater problem could've been spotted during the inspection and subsequently replaced prior to the purchase.

Everything went very well. The guy was very good, right on time, and seemed to know his stuff. He gave us a really good report with a summary to highlight the important information.

It was a great experience. Mike was very professional, explained everything in his report and showed me the location of the issues. He also provided answers to all of my questions, even the ones that were not directly related to the inspection. Specifically, I was wondering about adding a bathroom and he confirmed the location I was considering would work because of where it was situated. I was impressed with the finished report that was available to me immediately. I loved that I received an email copy that same evening. I forgot to use my coupon which was really a bummer but I would absolutely recommend Inspectrum to anyone looking for this type of service.

I made an appointment with Julio from him to inspect the apartment we are purchasing. He failed to show up! The seller, their agent and my husband waited for 30 minutes. No call and no show. Several calls to his office went straight to voicemail. We have to reschedule and we will definitely use a different inspector! Annoying and embarassing.

2 Days before my closing, the mortgage company wanted additional 'common areal' inspection information on my condo purchase. The mortgage company was unable to get someone to do it, so I called Inspectrum who did the original unit inspection to see if they could help us out. They made time the next day to get it done, and submitted the report within a few hours. Just as with the unit, they walked me through any potential problems and made some suggestions. While he was putting together some information, we were casually chatting about what I was planning to do with the place, and Jeff even pointed out some potential solutions that I had not thought of.

They were very thorough, efficient and professional. Overall a very smooth experience.

It went great! Jeff went through all parts of the two-flat house and checked out everything from the top of the house to the bottom. When we first saw his car, we didn't think he had a ladder with him but he brought an impressive folding ladder out of the trunk which he used to get up to the attic portion of house. He also explained a lot about proper plumbing, electrical, etc. as he was doing the inspection. We were very pleased overall. The report was emailed to us the day after the inspection which helped us out a lot. We were able to use an Angies List coupon to get money off the original price.

We used this company recommended by someone in the real estate business to inspect the purchase of our 5 bedroom home. Needless to say, it was a very, very costly mistake for us. As this was our family's first home purchase, we relied heavily on the knowledge of the representative to find any water damage or any other warning signs. Based on the report, nothing showed up that was obvious to us and we went ahead with the purchase of the home. Three months later, I decided to renovate the basement playroom and knock down some cabinets. We discovered floor to ceiling black mold behind the cabinets on the entire wall. We contacted a contractor to find the cause which turned out to be a leak from the refrigerator on the floor above. It had been leaking for a very long time. It was obvious after the fact that behind the refrigerator there was a major paint touch up and old warped wood floor. Several professionals confirmed that this leak had been there before we moved in and the cover up was obvious. This was never found during the inspection. We have a baby and had to hire a mold removal company to make sure there was nothing dangerous in the air. The cost was multiple times what we paid for the inspection. A month or so later, we had massive water damage from our deck roofing which was unrelated, but has cost us the price of some homes. However, if we would have known during inspection that the owners had covered up the water damage/refrigerator leakage, we would have never purchased the home. The company was contacted and did not offer to return our money.

Mike showed up early and was parked outside the townhome working on a report from his previous inspection. It was raining out and he invited me to wait in his truck with him (I had taken a cab) until the listing agent showed up. That was a sign of good things to come... Mike spent about 2 hours combing over the townhome and spent a lot of time explaining what he was looking for and pointing out things that I should be aware of as the potential future owner. He was very professional in conducting the inspection and proved to be a good source of information on all things related to home maintenance. The report that he prepared provided a good summary of his findings and was augmented by relevant photos. Overall, we were very pleased with the quality and value of the services provided by Inspectrum. Additionally, I got the impression that our real estate agent and the listing agent were both impressed with Mike and Inspectrum.

I was refered to Inspectrum from my real estate agent. Before calling, I checked on Angie's list to look at ratings and reviews. After reading up on them, I called on a Thursday afternoon. I left a message, and they returned my call within 20 minutes. I was able to schedule a home inspection for the following Monday. Julio was on time, explained what he was doing, and when he found a difficiency showed me exactly what was wrong. Since I was buying a Short Sale 'As Is' it was important that I understood the potential cost of repairs. He was very helpful, answered all my questions, and emailed me the report that night. Additionally, there was a coupon on Angie's list that I was able to use.

As a first time buyer, I was in need of someone to walk me though the process. Mike was very helpful. The unit was new construction and needed a number of little things done and this inspection allowed me to be assured that all the major systems we working and help create a punch list for my final walk through.

They took a lot of time to do the inspection and they did a thorough job. I had a good experience with them and everything went on fine.

We arranged for an inspection of a home we're interested in this week and made an appointment for today. Jeff and Mike were waiting for us at the property when we arrived. After going over the fine print, Jeff chatted with us about our situation, our timeline, and our plans for the house. This was great as the place is definitely a fixer-upper, and the conversation we had during the inspection included a lot of detail that will be useful in prioritizing later work. Both guys took time to explain the defects they found, including possible causes and common solutions. On top of that they were professional, friendly, and great about fielding 10,000 questions from us. We felt the walk-through was detailed and very thorough, and the written report we received later reflected it. Because of the condition of the house, the seller's agent had ordered an earlier inspection from another agency, which he'd shared with us. Inspectrum found all of the flaws listed in the earlier report and several more. We received our report 4 hours after the inspection was through.

Julio was great. He created a checklist of things that needed to be addressed if I went through with the home purchase. Nothing was found that would break the deal, but it was very refreshing to to hear a non-biased point of view. He cited what would need attention right away and what could wait. I felt very comfortable with him to ask "dumb" questions and also let him know that I knew what he was talking about. I liked working with him so much, I recommended him to a friend who was also in need of an inspection.

From the moment we called the company, we were impressed. I called last Tuesday and spoke to "Mike" who accomodated my request for an inspection with only three days notice. We set the inspection time for 9 a.m. and I was embarassed to have to call back a short time later to change the start time to 9:45 a.m. Mike said it wasn't a problem, that Jeff would meet us at the house at 9:45 a.m. We arrived at the house a little early on Friday. So did Jeff. When he introduced himself to us, we panicked just a little. He was wearing a blindingly white, crisp, clean dress shirt and a pair of really nice pants. He looked as though he was heading out for brunch, not an inspection. We feared that he wouldn't dare get his nice clothes dirty by climbing in the attick or closely examining the filthy utility room. Boy were we wrong. Jeff spent more than 3 hours inspecting a small, 100 + year-old, rehabbed 2 bedroom house with a finished basement and garage. He filled up the bathtub and ran the showers. He ran the dishwasher. He examined every nook and cranny of that house. While he took photos of the small to large hazards and potential problems that would end up in his report, he advised us on how we could save money, how long we could expect things to last and where to buy inexpensive parts we would need or might simply like to have. He was pleasant and clearly posessed exhaustive knowledge of his subject matter. We learned what was wrong with the house, what should be fixed, how to save energy and how to keep the house in great shape for many years to come. He's also a very very nice guy which makes this report that much easier to write. That very same night, he emailed a 35 page report, complete with photos, to us and our agent. The report was concise and easy to read, pointing out everything that Jeff had explained during the inspection. That report will have uses far beyond the inspection; We'll probably use that report to care for our house and to gradually make small improvements as the years pass. Everyone at the house on Friday was impressed with Jeff. By the way, Jeff left the house with a very dirty white shirt.
