Domicile Consulting, specifically Ken Whitlaw, did a very thorough and professional job. Ken came in with the mindset that I was his client -- not the seller, and not the realtors. He did not want to blow up the deal, nor did he want to force the deal through. He just wanted to give me a realistic look at the strengths and weaknesses of the property. And he did that. He had good equipment (reliable camera, IR device for checking water temperature, gas detector) that he knew how to use, he took his time, and he asked good questions. He also did things that other inspectors were less likely to do. For example, he actually climbed on top of the garage and the house to take a look the condition of the roof and climbed inside a crawlspace to look for water leakage. The written report was thorough and accompanied by clear, useful pictures. The cost of the inspection services were a bit higher than other inspectors, but I feel like I really got value for the dollars we spent. There were many good things about this particular house, but Ken identified some material problems in the condition of the home that led to us cancelling the deal. I would strongly recommend Domcile, and especially Ken, for any other home inspection.

I've used Domicile and one of their inspectors, Morgan Hughes, twice. Each time he was on time, very thorough, answered all my questions, very responsive in his report and with follow up questions. Highly recommend Domicile.

I would highly recommend Morgan at Domicile Consulting to anyone who is serious about getting a thorough inspection of a home during the buying process. Morgan covered every aspect of the home over a 3 hour period, stopping along the way to point out issues and concerns to us. The report that is generated is the most informative home inspection report I have ever seen. The roughly 70 page report is broken down by area with not only pictures of the suspected problems, but also recommendations from leading industries/associations on how the problem should be addressed (including diagrams or pictures of correct installation). The report is generated within 24-36 hours, but Morgan does a debriefing onsite to give you a heads up on any issues. Based on the report produced from Domicile, we decided to pass on the first home we were interested due to extensive repairs that were needed/uncooperative sellers. However, we were able to find another house fairly quickly. Domicile and Morgan kindly gave us a decent discount on the second inspection which we really appreciated. Everyone we interacted at Domicile was pleasant, courteous and professional. Their online booking system is incredibly easy and intuitive and they send many reminders/information by email. Yes, they are a little more pricey than most inspectors, but it is completely worth the investment because of their thoroughness.

I was comfortable throughout the process with him. He spoke very clearly and was focused on the task yet also to time to make sure I understood everything he was going over. I enjoyed learning about my house and my new responsibilities from Mike who was personable and professional though out the process.

We had two home inspections through Domicile. Because of the thoroughness of the first inspection, a lot of issues were found and we did not end up buying the property. Both inspectors were on time (actually they were both a little early, but the inspection started on time). They were very patient as we followed them around, answering all our questions and concerns. Both inspections took about 3 hours. The radon test results take a couple of days. We had Ken W the first time and Andrew D the second time, We'd highly recommend both! We did get a discount the second time, so the cost I entered is the full price quoted without any discounts applied. The report they compile is electronic and contains discriptions and pictures of the issues found. The second property was in great condition already, so the good news is we bought the second one, have been here for 3 months and fixed most of the issues Andrew found. No surprises.

Andrew Danner from Domicile arrived early, explained the process to me, and went about his business. I let him know I might be following him a bit, just to see what he was looking for and how he went about it, he had no issue with that. He started outside, looking at the exterior structure and condition, taking pictures and meticulous notes. Then he moved inside and checked out every nook and cranny in the house. I did let him alone for most of it, but if I had a question or he needed to point something out, he was straightforward, honest, and really seemed to have my interests at heart. Andrew was very professional, took the time to explain issues to me, large or small, and answered all of my questions respectfully and concisely. Toward the end I let him know I had found Domicile through Angie's List, and he gave me a discount, which was both unexpected and appreciated. Within 3 days Andrew provided me with a ~40 page report detailing every issue he found regardless of scale. The report contained pictures with arrows pointing to issues and recommendations on how to solve the problem. Fast forward a couple months and I had a question about some work I was interested in having done in my newly purchased home. I contacted Andrew and he gave me a his honest opinion about the matter. I'm now working my way through the (mostly small) issues he pointed out during the home inspection and am finding his report invaluable. I don't have much to compare the price to, it was a bit more than I wanted to pay but I think it was worth it. I highly recommend using Domicile for your home inspection.

The inspector came out and he was good. They gave us a lot of good information that gave us the framework we used to have a number of people come and give us estimates.

He took nearly 4 hours and examined the house top to bottom. Extremely detail-oriented and very thorough, the seller's were shocked at his thick report, replete with photographs. He found so many surprises that we ended up walking away from the deal, saving us tens of thousands in problems. I would definitely use these guys again, highly recommended.

I have used Domicile Consulting for two home inspections and additional consultation on another property. Their work is very thorough and I have gone back to them for various referrals on other projects. I have had experiences with Dan, Ross, Andy and Carlo and really trust their team. Be forewarned that their inspection reports will be very comprehensive and will be a great reference for any repairs you may need in the future. However, I highly recommend a call with the inspector after you receive the report so you can get a realistic picture of what the deal-breakers are in for your home and what things are just nice to know.

I think Domicile Consulting was a good one. I am a realtor too so I found somebody. I needed an inspector to do something for a client of mine. I believe they did a pretty good job. They came out and they did the inspection. It was pretty efficient. He was pretty thorough. He communicated with my client and got back to him right away. It was pretty good. They did a good job. The price was between my client and the inspector but I think it was fine. I would try him again.

They are wonderful. They do such a thorough home inspection that they actually saved us. We were going to buy another house and they found so many issues that we would have never found on our own. My husband and I are engineers so we have basic technical knowledge of what to look for. He found so many things and we actually used them again before we bought this house. They spent about four hours going over the house. Another reason I like them is because the real estate agent got it too long. They wanted to sell us the house but she said she has never had an inspection take that long. They were super thorough which was exactly what I wanted. They are more expensive than a lot of the inspection companies but we are getting much more thorough inspections. They even bring equipments, scan the walls and do thermal imaging to check for water leakage. They are top notch. I would definitely use them again.

Representative was helpful. I was getting an appraisal on a short sale that fell through therefore did not need the inspection.

I have used them twice and was very pleased with level or detail and diligence used during each inspection.

Overall experience is superb. I made an offer of a 3-flat house in Chicago and new it needs work and want to have an accurate assessment for the property. At first, I wasn't sure if I should hire them because they are a bit more expensive than the other inspector. But it turns out that you paid what you get. After reading the reviews on Angie's list, I decided to ask Morgan to come over and did the inspection. Morgan was very thorough and professional. I had two inspections done before yet I can tell they are not as thorough as Morgan. He took his time and really did a good job. After he finished the inspection, he told us that he found unusual moisture on the ground level yet couldn't get into the crawl space. So he suggested us to request ask the seller for another inspection on the crawl space I did and a few days later, Morgan showed up at the place again. Because the moisture issue may affect the fundation in the future, I decided not to pursuit the house. Before our 2nd inspection, I actually scheduled some contractors to give quotes about the things to be repaired Several contractors landed to the same conclusions as Morgan. I'd recommend someone who want to have an accurate assessment of their future home to hire them.

I have used them before. They are always punctual, thorough and really dependable. They inform the buyers on what is going on with their property and help ease first time home buyers fears.

The services provided were fantastic, just as most reviews state, making it worth the added expense over other home inspection companies. I initially went to their website to schedule an appointment, but had a few questions. I called and spoke with a representative who had all the answers I needed, and then made the appointment for me over the phone. They sent a confirmation e-mail, which showed the wrong time for the appointment, though both of us repeated the date and time over the phone multiple times. I called back, they said that their computer system had been causing that error occasionally, and corrected the appointment time. No hassle. Andrew Danner was the inspector. He arrived early, was pleasant and knowledgeable, and explained his plan for the inspection. He began with the exterior, then came inside. I followed him for some of it, and left him alone for others. He was happy to answer all my questions, and did so with obvious understanding of code requirements, building construction, and general maintenance and upkeep of a property. He has a background in construction, so many of his recommendations were from first-hand experience. He pointed out necessary safety issues, as well as quality improvements to extend the life of the home, making it clear which were necessary and which were optional, and explaining why. Afterward, I was having trouble viewing their website, so contacted Andrew on his personal phone. He responded promptly, and helped me work out the problem. Again, no hassle. Their inspection report was in-depth, detailed, and submitted quickly. It included descriptive notes along with many pictures clearly pointing to areas of note. The inspection took place in the winter, so many things could not be properly checked (AC, roof, etc.). One reviewer seemed to have a big problem with this, but documents were signed clearly stating that weather conditions prohibit inspections of such items. I won't know if there are problems with those things until the weather changes, but it was unreasonable to expect anyone to walk on a snowy roof, and damaging to run an AC unit in the cold. Such complaints are unfounded. Excellent inspection, and well worth the cost. I would recommend Andrew Danner to anyone, though it seems he's not the only worthwhile inspector at the company. Don't hesitate to use Domicile.

Andrew (my inspector) did a great job for us inspecting the house we are purchasing. He arrived early and was already inspecting the house before I even got there. He checked everything imaginable and overviewed all of the major concern areas with me once he was done. Not only that, he worked his tail off and got me the full report THAT SAME NIGHT. Amazing! Couldn't say enough good things about his professionalism and expertise as well. I also had a Radon test scheduled to be performed while I was having my inspection and Brendan came out to help me with that. He was unable to do the test, however, because the home's radon mitigation system was not sealed nor functioning. But that did not deter him, he went over everything with me in detail as to what was wrong with the system and then went out of his way to talk with the sellers/selling agent and explain all of the issues. The seller agreed to replace the system and Brendan is still coming out to test (and didn't charge me an extra cent for all the extra work he did outside of the test alone). Can't say enough good things about these guys. Use them!

I can break up their services into two major portions: the on-site inspection and the report. On-site inspection: - Inspector showed up early and started on the outside of the house while there was still daylight - Walked the entire roof and was incredibly detailed oriented - Inside inspection was just as detailed - Entire time on site was more than three hours Report: - Included detailed information about the home, including serial and make/model of the mechanicals; picture of key shut-offs and other items that will forever be useful - Comprehensive review and deficiencies of the home/property as a whole The inspector was very nice and approachable. He listened to our questions and concerns. The real money was spent on the report because that was the driver as to whether or not we should continue with the purchase, and it also provided some leverage when negotiating the final price. There was some great information in the report, but in retrospect I also think some attention was spent on minor suggestions and not on other key elements. For example, a few things we learned about the house after purchasing: - The basement was finished but it quickly became apparent after a month or so that both the front and back of the house were sloping to the middle, caused by a deficient footing/post. I understand this could not have been determined because of the finished wall in the basement but I'm not sure why the sloping floor was not noted throughout the report - Thermal imaging was used in the walls but during the winter we learned that entire sections do not have insulation. Thermal imaging on a ceiling and/or spending some more time looking in the walls through the access panels would have been a big help. - Zoned heating system was installed but not functioning properly; not noted in the report I would have imagined some of the above items, probably fairly major, could have been commented on instead of suggestions of putting an electrical outlet in the island or suggesting the developer rip out the new shower and put a different stone down

Ross was our inspector and Brendan handled radon testing. Both were a pleasure to work with. Thorough, knowledgeable and approachable. They provided very detailed reports as a result which serve as guides not only for the purchasing transaction but also for future home improvement projects. They are not inexpensive, but we will surely find us using Domicile again should the need arise in the future.

Ross from Domicile was fantastic and totally professional. He showed up on time, treated us with respect, and took plenty of time to answer all of our questions. He seems to know everything there is about home construction, and even gave us advice on some future home renovation we are considering. Ross also does home energy audits, and his inspections make use of that knowledge including noting deficiencies in insulation (using his fancy thermal imaging tool that 'x-rays' walls), and commenting on a variety of other issues that affect the energy efficiency of the house. In our case, for example, he pulled out a drawer from a built-in cabinet to show us how there's typically a lot of draft coming up from the basement behind such drawers in an older home. The report provided was thorough and included plenty of photos. The radon portion of the test was done by another gentleman, and was very straightforward. He left the testing device during the inspection and made arrangements on his own to retrieve it a few days later. We got the report shortly after he picked up the device.
