Ross was very responsive and flexible in setting up an appointment time and replying when we had to change that time. We're first time homebuyers and Ross did a great job explaining everything patiently and thoroughly. He has an incredible eye for detail. Ross was highly professional--not just with the property inspection but also in taking great care of the owner's property in the least invasive ways possible (e.g., took off his shoes, if he had to move a chair he was careful to return it to the same orientation). I shadowed Ross during the inspection and was not only very informative but also approachable and had a good sense of humor. Above all else, the property inspection report was excellent. He was very thorough and did a great job describing specific concerns, rationales, and remedies all accompanied by pictures. The value of what we paid for the level of service we received couldn't have been better. I will be highly recommending Ross to friends of ours who will be buying a home in the future, and wouldn't want to work with anyone but Ross should we happen to need a property inspection in the future.

Mike responded immediately to my request for home inspection during my final walk through. He arrived promptly, was thorough in his review, found issues that the developer inspector had not identified, and submitted a complete and helpful final report.

Ross was extremely helpful and I wish I had used him for my original home inspection rather than 14 months later when I really started to see problems with moisture getting in my home. I had a combo package visit to inspect the moisture entry and to make some energy use recommendations because I have a wall full of north windows. He spent about 3 hours going through my home with me and I feel so much more educated about what needs to be fixed (who to find to fix it!) and what to keep an eye on in the future, which will be really important for the health of my home. I have an eye for detail, but Ross found things that I, nor the original home inspection, had ever seen. He knew just where it made sense to look for clues. I'll never go through another home purchase without Domicile Consulting. And as for the energy use fixes, I'm excited to see how it makes a difference next winter!

Mike came by on a Sunday morning on time. He was very proffesional and did a very good job. I walked the entire inspection with him which was great because he was able to really explain the issues. I would recommend them to anyone.

I met Dan at the property where he had already been surveying the exterior. I would describe Dan as kind of a "McGuyver" type who really knows his stuff and has excellent tools to investigate everything that could possibly come up. Dan did an excellent job of finding and documenting a wide variety of issues on the interior of the unit, and the exterior of the building. Dan took the time to walk me through all of his findings before he left and because I needed to read the written report before leaving on a trip out of the country, he was able to email it to me the following day, just in time. The written report was very comprehensive and included a photo of each issue that he noted, including some photos that were in difficult to reach places. He noted everything from improper installation of the dishwasher, kitchen sink, to potential issues relating to the HVAC airflow and water heater. He was also able to detect an invisible leak behind the wall in one of the bathrooms, with a moisture-meter. After reviewing Dan's report, I knew full well what I was getting into if I decided to move forward with the purchase. Further, I was able to use the report to obtain repair work and significant price concession from the seller. In addition, his report will include advice on certain aspects of required maintenance that the homeowner should follow for the unit and the association should follow for the exterior of the building.

As a single mom raising three kids, now in college, funds have been limited so there is a lot of deferred maintenance and upkeep in my home that I want to start addressing. I contacted Domicile because I wanted to have someone neutral (i.e., not trying to sell me something!) and knowledgeable about all aspects of a home walk through mine to help identify and prioritize the work needed. Ross knew exactly what I wanted and in our walk around and through my home, gave me an excellent, expert analysis of its condition. He helped me sort out what things might be best to address in the short-term and which ones could be longer-term, and answered a lot of questions I had about how things should be fixed and/or the kinds of service providers to do the work. Ross's thoroughness and thoughtfulness during the inspection left me feeling a much more informed and confident homeowner, instead of a panicked and overwhelmed one, as I was feeling before. And Ross offered to answer any questions I have in the future, which I am very appreciative of.

Ross came two days after that big snowstorm in February. He followed up with me twice before coming to confirm the time and let me know he'd be a bit late due to snowplows. He had separate shoes in order to not track snow into our house. After he went through the house with me, he followed up a day later via email with a summary of what we discussed. I was expecting some help on how to reduce drafts and gain insight into insulating our house; I ended up with a home inspection more helpful than the original inspector, in addition to my main goals.

He is extremely knowledgeable without being an alarmist. He noted several problems that significantly affected the value of the property. His possible suggestions and cost estimates helped my buyer make an informed buying decision. I would definitely refer him again.

It went very well. Ross was very thorough and made sure to show us the major defects in the property while doing the inspection. We got a detailed report with all his findings and because of his report, we actually decided not to purchase the property as it required a lot of maintenance up front that we were not prepared to do. Thanks to Ross, now we are not stuck in that house!

This dude saved my life! I set up the appointment with him online - very easy. Ross and another guy from his company showed up, about 10 minutes late due to the snow, but understandably so. They did a thorough energy efficiency audit over the course of about 4-5 hours, using lots of different tools and gadgets. In the course of his audit, during which he threw in a lot of extra inspection-type advice at no extra charge, he found that the ash cleanout for the main combustion chimney was dangerously full - to the point that carbon monoxide would soon have been leaking back into the house. It was due to my own ignorance as a first-time homeowner, but still, well beyond what I hired him to do - he got in there and emptied the whole thing out. His report, which was easily accessed and paid for online, was full of helpful information, including cost-effectiveness of the recommended actions, such that I now have an easy-to-understand reference and timeline for getting work done on the house. Although it took him about a week to complete his report because of a sudden illness, it was worth the wait and we weren't in a rush anyway. The only thing I wish had been in the report, which probably isn't even really possible, is an image or two from the thermal sensors, which were very telling about the energy leaks. He also provides a huge list of professionals that he refers people to, and even went above and beyond by getting in touch with a roofer friend of his who provided some candid advice about a roof problem we've been having (unrelated to the energy audit, by the way, just part of the extra inspection advice he threw in). Overall, a great experience, and well-worth the money (and the bottles of Great Lakes Christmas Ale I sent both of them home with). Although I include the little nit-picky things about him being a little late, etc., it's only to try to give a balanced report; I can't recommend this guy highly enough. If you are skeptical about paying for something that isn't actually getting any real work done (as I had been previously), I would strongly encourage you to re-consider and hire Ross to do an audit. He's not interested in selling you anything but sound advice that will save you money. ...and he just might save your life...

He did a presentation for me and was very excellent and very pleased! He pointed out issues, but it didn?t end up resolving the issues completely. They were very responsive once I got a hold of them. Price wise, very reasonable as well. Even crawled in the attic to find the problems.

Ross is fantastic. He is extremely knowledgeable and gives you excellent feedback and tips throughout the inspection process. His written reports include pictures and detailed explanations of inspection issues and concerns. I will definitely use his services again and I highly recommend him to anyone looking for a solid, reliable inspector that you can trust.

We have purchased a new construction condo and are set to close in the end of December, 2010. We were reluctant to have an inspection, being as it was a new construction, but are glad that we had one and thought it was well worth the money. This was our 3rd home inspection and 3rd inspector, but I don't think that we will ever use someone else. There were no major issues found, but Ross did a very thorough job. It was a 3 bedroom hi-rise condo and Ross spent between 1.5 and 2 hours in the inspection. One of the benefits of having Ross was the the maintenance information that he provided. As he went through the condo, he had a camera that he used to document all blemishes and items for fixing. He also provided maintenance information about servicing various parts of the condo. Within 3 days of the inspection, we received a copy of the inspection report via the internet. The report was very thorough and contained a lot of detail. We used pieces of the report for our response to the developer.

Ross Neag from Domicle was fantastic. He was very responsive and did a very thorough job. Using the findings in his report, we were able to get a sizeable credit from the Seller to address building deficiencies. In addition, his detailed report gives us a roadmap for other repair items we will undertake ourselves after closing. We feel very comfortable that there will be no surprises with the house after we close.

We are first-time homebuyers and had no idea whom to use to do our pre-purchase home inspection. Based on the outstanding recommendations from Angie's list, we selected Domicile Consulting and had Dan Cullen perform our inspection. We were not disappointed. Dan did a thorough inspection of our 100-year-old condo unit in Lincoln Park. Not only did he provide a laundry list of deficiencies within our condo unit itself, he found evidence of environmental hazards in the condo's common areas that would have subjected our 1-year-old to serious health risks. Needless to say, we ran, not walked, away from our purchase based on Dan's report. Not only did he save us thousands in future special assessments, he protected the welfare of our child, and you can't place a value on that. We'll probably rent now for the near future, but you can bet any apartment we decide to move into, we'll have Dan take a look at it first. Well done Dan, thank you.

He was very impressive and professional. He went through methodically, took pictures of basically everything, and filled me in along the way. The report came the next day and included details about the issues, with photographic evidence to help out (I had since forgotten what he had showed me). I would happily recommend him.

He was promt and very thorough and didn't mind us following him as he went through the whole house answering any questions we had and going out of his way to educate us about home ownership, we received a greatly detailed report with pictures the next day. He was punctual, courteous and very knowledgeable. He was able to get the report to us very quickly. We did not purchase the property and we are thankful. We will be repeat customers!!

Dan was our inspector and did a fantastic job. For the first property, we called on a Saturday and he accommodated our request to perform the inspection Monday since we were leaving town on Tuesday. The building manager was not available so he kindly returned that Wednesday to complete the roof portion of the inspection. The report was extremely thorough and included even very minor things, like the fact that a peephole that can see the entire hallway would be preferable to the one currently installed. That property fell through, and my husband and I were out of town and on a deadline, so we put an offer in on another condo in the same building sight unseen because we knew we could trust Dan to do a thorough job, and send a report with lots of pictures. Dan was very patient with us as first time home buyers, always responded quickly to questions, and gave us estimates on what things would cost to fix or replace. He looked out for our best interest, even checking in with us on some issues with the structure to ensure we didn't overlook some very expensive repairs.

My overall experience with Domicile consulting was excellent! Inspector Dan was very knowlegable about his job. The inspector arrived late, however, he did call to tell me that he was going to be 10 mins late in which I greatly appreciated the call.Inspector Dan started on the outside of the building and sytematically went through his process and explained everything to me as he went along. The written inspection report was professional prepared and given to me in a timely matter. This was an excellent choice!

I have used Ross twice and referred him to countless others and everybody always walks away more than satisfied. "Blown Away" is more like it. Ross arrived at our inspection on time, and quickly got to work, inspecting every tiny detail and taking pictures of just about everything. Ross explained a lot of details as he worked, showing me small projects I could easily fix myself later as well as identifying best practices. At the end, Ross took a few minutes to talk to me and reassure me that I was purchasing a nice house. He then delivered one of his extremely thorough reports electronically less than 12 hours after he was done. Perhaps the best endorsement for Ross's services is this: I watched the seller of the house I was purchasing ask Ross for a business card because she would consider using him later. I can tell you from experience that you should always get any home you buy inspected and you should always use Domicile.

Dan was very helpful with both his evaluation and his recommendation of how to remedy the issue. He came to my condo several times to run various tests and came up with a solution that was acceptable to me and the other condo owners. Dan looked at the specific issue at hand in relation to his knowledge of the building over the last 8 years. In doing this, he was able to eliminate possible causes and put the issue in context (i.e., it was a fixable issue at a reasonable cost). I had a few vendors out before calling Dan and everyone had a different opinion and I was not sure how to handle which was why I turned to Dan. I had a very positive experience dealing with him and would highly recommend him based on my experience in working with him for 8 years. He is always open to a phone call or email and follow-up questions. He has also been very patient in dealing with my many questions and putting things in layman?s terms.
