The report we received was very detailed, included pictures and also included a list of vendors we could contact to fix/repair any issues that were uncovered. In addition - price estimates for the repairs were included which was helpful in going back to our sellers for closing credits. We have used a few of their preferred vendors and have been just as satisfied. I would definitely recommend Domicile for home inspection!

The inspector volunteered their time with questions and called us about a particularly problematic finding to explain it and open up the floor for questions.  + -1 moreWe scheduled with Domicile 1 business day before the actual inspection on an "as is" foreclosed home. Our inspector was Morgan. He came out to the house (42 miles outside Chicago) and spent over 3 hours with us, explaining in detail defects of the home. His professionalism was unmatched. ***My parents have been in the real estate business for over 25 years, buying, selling, renovating, flipping homes left and right. My mother, who accompanied us on the inspection, said that in her 25 years of hundreds if not thousands of home inspections, she had never seen someone do a more thorough, complete job--both inside and outside the property. We HIGHLY recommend Domicile Consulting for your next home inspection and hope you are as lucky as we were in working with Morgan!

 + -1 moreWe used Domicile Consulting to inspect a home that we were considering putting an offer on. Morgan was so thorough! The entire inspection took about 4 hours because he checked EVERYTHING! He checked all of the outlets, all of the pipes, all plumbing. He climbed on the roof and crawled under the house into the crawl space. He inspected all siding, gutters, doors, flooring. He spent a lot of time inspecting the foundation of the two properties. There were times during the inspection where I couldn't believe he would crawl or dig in to in order to inspect. This man fears NOTHING. Morgan was very knowledgable on how to bring things up to code, things that were major concerns, and even pointed out problems that the current tenants knew nothing about. He was very patient in answering my questions, addressing my concerns, and even educating me on things to look out for when looking at a home. The report was very detailed with explanatory photos. The whole inspection was a little pricier than we expected (originally $825 but we had a 5% off Angie's List coupon) but it was well worth it. Scheduling an appoint was super easy. Accessing the reports was super easy. All in all it was a great experience and I will definitely be using them again. Also, Morgan's accent was so darn charming!!

 + -1 moreKenny was amazing to work with. We were able to get an appointment for the inspection on fairly short notice. When we got to the condo, he was waiting and ready. Since we are first time home buyers, Kenny went over the details of how the process worked (starting from the outside of the condo, to the roof and garage, then working his way inside). He also explained what he was looking at and if there were any issues or if he was just making notes. The entire inspection was about 2+ hours. He was very thorough and then a few days later sent us a report with pictures and comments detailing everything he found in the inspection. My realtor was very impressed with his report as well. I am very glad I found Kenny with Domicille, and would highly recommend this company to people looking for a fantastic good quality home inspection.

 + -1 moreDan Cullen is a terrific resource and a great guy. EXTREMELY through and detailed, Dan is generous with his time both during the inspection and aftward. His reports are clear, granular and well-domented both in terms of verbiage and photos. We used Dan to inspect homes that other inspectors had little issue with, only to find out there were considerable construction concerns. Not only that, but Dan is very generous with his time post-sale taking time to speak with us about the ramifications of the defects and even offering to help us understand the dollar cost to remediate them. There are a lof of cut-rate inspectors out there who do half-assed work. Do yourself a favor and consider Domicile and Dan. One conversation with him and you will sense how much passion he has for his work and for clean construction. Really, I can't speak highly enough of him.

 + -1 moreAndrew did my home inspection, for a 4 bedroom 3 bath home. Top notch service. As a first time home owner, they put my mind at ease. He got up on the roof and in the attic which another inspector did not do on another home I got inspected. Andrew was respectful and his his service was 4 stars. Very thorough. You might ask your self if it's worth the price. Let me tell you, yes it is. The finished report came in a pdf file. Every point in the inspection was followed with pictures. Very easy to understand. The report was huge, about 70 pages. Freaked my real estate agent and lawyer out. Eventually had to replace my attorney because the report was a bit overwhelming for her. This helps level the playing field with the negotiations within the attorney review when purchasing a home. The four repairs Andrew pointed out that needed to be done immediately was easily negotiated with the report. The report helped me prioritize the things I need to get done in my new home. Next home I buy, I will use them again.

 + -1 moreRoss originally came to my house in April 2011 to perform a home inspection. Extremely thorough and spent 3.5 hours on a 1600 square foot home. He did not waste any time, answered any questions we had as we went through the inspection. He provides an extremely detailed, photo-supported report that was nearly 50 pages. It covered so much information and was very useful for us to re-negotiate the selling price with the owner on certain items needed to be repaired. In October 2012, we were in need of some expertise in trying to identify some additional areas of concern (not pertaining to the original inspection which was excellent...something completely separate). Ross squeezed us into his busy schedule and spent 2 hours helping us out; going above and beyond and would not leave until we we found got through every last question or concern we had. No question was too much, and he was very kind. Without a doubt, Ross exemplified some of the best customer service and efforts any company has demonstrated to us! He is extremely knowledgeable and resourceful when it comes to home inspections, and also compassionate, attentive, and really listened to our needs when we asked him to come out in October. We cannot say enough great things about him and his company, and I would recommend this company anytime you are inspecting a home or building!

After seeing overwhelmingly positive reviews and a breadth of them at that, I requested that my realtor set up an appointment. I received confirmations via email in the days prior and really liked the continual communications of what to expect, when and with whom. When I arrived for the inspection, Dan was already there and conducting the work. Even though it was pouring out that day, his demeanor was nothing but professional, pleasant and thorough for the entire inspection. He took the time to explain everything in detail and encouraged me to ask as many questions as I could come up with. He also provided opinions from a contractor's perspective, which I found extremely valuable and which my realtor informed me isn't always the case. Even now, I find myself wanting to ask Dan about things that come up because he is clearly an expert in the field and willing to share that experience with an approachable enthusiasm that really sets Domicile Consulting apart.

 + -1 moreWithout a doubt the best experience I have ever had with a home inspector. Dan arrived early to the site, he was already on the roof when I got there. Was extremely thorough, even got to the crawl space under the common space stairs to check out plumbing, and took the time to point out potential issues throughout the property. The final report was well detailed, maybe 20 pages deep (which is a good thing), full of photos with notes that made it easy to understand. Saved me from buying a place that might have turned into a nightmare. Used DC twice since on mini inspections of properties I was interested in. They may cost more than your average inspector, but are worth every penny.

I was making the biggest purchase of my life in a building that was built in 1890s... I wanted to take every precaution that I wasn't buying a money pit. Inspection went as planned and production of online report was very quick. Online payment is super easy. Inspector Kenny even offered to call or email him anytime with future questions or for advice and I've already taken him up on it a couple times.

 + -1 moreI thought he did a very accurate and very thorough job with the list he turned into to us for the home inspection for purchasing the home although it was kind of snowy and we couldn't get on the roof. He was able to tell us whether or not things were super significant and what we really needed to get done or not get done. The price was expensive in my opinion for a home inspection, but we are in a larger home. It cost turned out to be around $800 and that was after the Angie's Deduction because it was going to be like $1,000. I had a smaller home at first and could get a home inspection for $200 to $300. It was a different geographical area, but I still think they were pretty high priced.

 + -1 moreOverall, I couldn't have asked for better quality service. Each report was detailed and I was able to forward them to the other agents and to the seller. In addition, the report is a great negotiating tool when you are a purchasing property. Since this is one of the largest purchases you'll make, it is imperative that you are not in it alone. Trust is a difficult thing to have when you yourself don't have the expertise. I feel extremely fortunate that I found Dan and Domicile Consulting. I would never use another company, Domicile is absolutely the best at what they do!
Description of Work: I found Dan a few years ago by researching Home Inspection Services on line. I hadn't been looking at reviews, just companies that specialized in this service. This was one of the luckiest breaks with regard to buying property that I've had so far. The first inspection that Dan did for me was for a brand new condo in a building that was only 2 years old. He alerted me to an extremely costly problem with the material used by the builder on the outer walls. As a result of Dan's report, I was able to go back to the builder and got him to tuck point and seal all of the outer walls of the building ( ~ $20,000), saving me a substantial amount for repairs. That's one of the things about Dan, he not only checks the interior of a building, but the exterior as well. This is invaluable to people buying into condo buildings. I am selling this unit now and by contrast, the Inspector that came with my buyer only checked the inside of the unit and pronounced that everything was fine. I asked him if he was planning to inspect the roof, outside of building, etc., but he told me that this was the 'Association's' problem. Well DUH, once you buy a condo unit, it becomes YOUR problem! No wonder so many people buy units in substandard buildings, they don't have Dan doing their home inspection. I just purchased another condo and had Dan back for an inspection. Due to his report, I was able to get a number of things repaired and got a large credit at closing to replace a front door and repair an HVAC problem. Dan was kind enough (even though he is extremely busy) to come back for a pre-closing walk-through. Again, I wouldn't purchase a property without Dan's expertise, I don't trust anyone else to do a thorough inspection. I also love the fact that I could book my appointment and pay on-line, eliminating the back and forth of phone calling. Domicile has a great on line system that stores your reports and allows you to forward them to RE agents and the seller. This is a tremendous convenience. Lastly, Dan is a consummate professional, highly skilled and knowledgeable at what he does, not to mention a great guy. I highly recommend Dan and Domicile Consulting, one of the best companies out there.

Sometimes all the information you accrue in the home inspection process can be very overwhelming. Ross made it simple to understand. I got my detailed report within 12 hrs (yes within 12 hours !) with full color photos and description of the problem. It also had some basic 101 home care/maintenance to expect/watch out. Best part, Ross was still available after the home inspection was done to go over any questions, and he also helped us prioritize fixes.  + -1 moreWe were very happy with the inspection and the report that we received post inspection. The inspector was also available for a call afterward. We asked a number of questions about potential costs of some of the items in their report and they helped us think through this.
Description of Work: Domicile did a full home inspection of our home. We had used them previously and were very happy with their work. They discovered several issues in the previous inspection that ended up being major problems for the home we were going to purchase. We had missed these in our walk throughs of the home. On this new inspection, they spent several hours walking all throughout the property and then at the end they gave us a preview of all the "major issues" that they would highlight in the report. Luckily, there were not any "major issues", but a bunch of minor issues that we would need to work on once we purchase the home.

 + -1 moreAndrew was our inspector and did an excellent job. He arrived before we did and began his inspection immediately, starting with the outside and working his way in. He immediately noticed several significant problems with the house that we hadn't the skill or experience to recognize for ourselves, including a roof in need of immediate replacement and potentially serious plumbing problems. As a result of his inspection report, we brought in several specialists to look at the property and ultimately decided not to buy. One caveat that I will add is that while he noticed a problem with some of the plumbing, he did miss the fact that the system as a whole was dramatically under code; it was pointed out later when we brought in a plumber to take a look at some leaks and valves that were pointed out by the inspector. It would have been fine for a conventional buyer, but since we were seeking FHA financing, it would not have worked for us. I would and tried to use Domicile again, but their scheduling website indicated that none of their inspectors was available within the extremely short window we had the next time we needed one done.
