They were very professional, came on time and the inspector also was kind enough to answer couple of questions by email. My main complaint is that the windows are very drafty and I am having enormous heating bill. The inspector COMPLETELY missed it. I don't even think he checked it. He could have easily found it if he checked for air circulation around the window (I have seen some other inspectors chekcing with paper strips)

Morgan was extremely thorough and professional. His inspection report is a jewel. I refer to it all the time. He had great commentary with pictures describing all of the issues with my new house. It was a lot to digest, but I take comfort in knowing that I know what all the issues are. Others in the home industry have seen my report and all are super impressed. There are few really great decisions that I make, but hiring Domicile and specifically asking for Morgan is one of them.

I want to first state that this was the third time I used Domicile for a home inspection. I have worked with Ross & Dan from Domicile. The first time we backed out of the deal due to Ross' inspection finding major issues which were concealed during our tours of the home. The second home received the OK from Dan, but that was a short sale and fell through due to the banks involved. Finally we get to the most recent inspection of the home we currently have under contract. Ross as expected performed his thorough inspection, discussed several items with the seller who was also present and talked to us directly about some of the our concerns while doing the inspection. A day or so afterwards we received the very thorough report as we come to expect from Domicile, but more importantly we were able to get Ross' opinion of the home based on our concerns and expected updates. After knowing and working with Domicile for this long, that face to face opinion is what we value the most. All three inspection have been very thorough and performed by competent and experienced inspectors. I would not hesitate to use or recommend Domicile in the future, but hopefully we will not personally need another home inspection for a long time.

The inspection was thorough. The inspector, Andrew Danner, was on time (he was actually early and had already started when I arrived, which was great), and he explained things as he went through the house, which I appreciated.

The inspection itself was adequate. He took about 500 pictures, which seemed a little excessive to me, but whatever. The homeowner was there for most of the inspection. The inspector, inspite of the fact that he was going to report many, many, many problems never bothered to ask the homeowner for any information about the home. When the inspector had finished, be told the buyer that it would take him a day or so to put together the report. Most inspectors deliver the report by email at the conclusion of the inspection, using a tablet program designed for this use. The report was indeed delivered to my buyer the next day. HOWEVER, the report was an atrocity. The report was 48 pages long with no summary and no recommendation, guidance or opinions. Just 48 pages of every tiny detail including every minor flaw, including those consistent with the age and construction of the property. Then he made an enormous deal again without opinion or recommendation about a roof design for an addition. Well Mr Inspector, the person that built that addition was a builder, had all the proper permits and inspections, lived in the home with his family for many years; how bad could it be? So the result is the deal is dead and the buyer gave you the biggest waste of nearly $900 that I have seen lately. BTW, the "normal" inspector for that size home would be in $500-$600 range and actually use his/her experience and training to sort, explain and recommend based on the findings. And yes I am extremely biased as I am the agent that will not be getting paid for a transaction that I worked very hard to put together. And you may ask what do I know about home inspections? My family is in the construction business and in my real estate business I attend many home inspections every year.

I hired Domicile Consulting to inspect a home we were going to purchase. I scheduled Andrew online, which was very easy. I arrived 15 minutes early and Andrew already had the outside inspected. He spent 3 hours going through the house. I let him do his work and then after he took me to some of the high priority issues that would need to be addressed. Andrew was very knowledgeable, professional, and helpful. The report I received was 68 pages long and very detailed and covered everything (high & low priority items). Andrew said to give him a call to go through it, but it was so well done I really did not have any questions. I would definitely recommend Andrew and Domicile Consulting to others.

Domicile inspected my son's condominium prior to purchase. I was present for the inspection. Christi Malone performed the inspection - in addition to being a home inspector, she is also an architect. Christi inspected both the outside of the building and the interior of the unit. She was very thorough and extremely professional. It is clear she has the buyer's best interest at heart. She uncovered numerous problems, many which would not have been noticed even after moving in, such as irregular wiring in the electrical box, reverse polarity outlets, and a roof deck guard rail that did not conform to City of Chicago building code. She travels with her own telescoping ladder, which she used to climb up onto the roof of the 4-story building from a walkway on the roof deck on a bitterly cold day. The furnace could not be inspected because the seller had shut off the gas and did not have it turned on on the day of the inspection. Christi was kind enough to make a second trip at no charge to inspect the furnace weeks later when the gas was finally turned on. The report was great - delivered in PDF format via email. It was very thorough, and included high quality photos of all the trouble spots, which was helpful when negotiating with the seller. Christi was also available after the inspection when my son contacted her for help determining which problems were a big deal, and which were not. This was actually the second inspection that Christi performed for us. The first deal fell through. We were so impressed with Christi that my son specifically requested her for this inspection.

Good inspection. Very prompt. Good write up with lots of pictures. Write up is very quick after the inspection. They caught almost everything there was to catch. What could have made the inspection better? If they provided an estimate of the range of costs to fix some of the major issues.

Andrew arrived before the scheduled time and was already up on the roof conducting the inspection when we arrived. He proceeded to spend approximately 2 hours checking what seemed to be every nook, cranny, fixture, cabinet, switch, etc of the main floor and attic. He showed us where all the shut off points were, leaking faucets, points of entry for plumbing and electrical and possible repairs, including us at every turn and patiently answering all questions. Although several months have passed, I believe I remember the report being 48 pages long, and it was filled with photographs and details. We were very impressed with the thoroughness and professionalism displayed by Andrew and the report he produced for us.

Domicile is expensive, but you get what you pay for. We got punctual service and a very thorough home inspection. We would work with Domicile again.

I liked the detailed report on the house. The inspector was prompt, thorough and the quality of the report was the main reason why I used them. He gave me a check list of things that I needed to make on the house. It made the decision on the house a lot easier. They were a little pricey. I would use them again.

Generally we were very happy with Domicile and would work with them again. The inspection seemed thorough, they found several issues that needed to be addressed and the inspector gave us a lot of detail on how to address the issues (and general info on the house) as he did the inspection. The one thing we were less happy with was that there were a few issues that the inspector said were very serious and/or code violations during the inspection, but then he didn't reflect that severity in the written report. As a result, we had less bargaining leverage with the sellers to get the problems fixed.

We are a 12-unit condo building that is self managed. Our goal was to prepare a maintenance and repair plan and have the tasks prioritized as by a professional. Dan meticulously inspected interior and exterior of the building and provided use with ideas for improvements in safety, energy efficiency and project to forward our agenda. He supplied us with a detailed report and we have used it as a very helpful guide.

We have bought and sold 4 homes and this was by far the best inspection we've ever had. We are wary of realtor-recommended inspectors who we fear are "in cahoots" with realtors to "overlook" items to make sure a deal goes through. This is the way all inspection companies should run. You can pick the date, appointment time, and inspector and book it, with prices of the inspection up front. Good profiles of the inspectors were on the site as well to make an informed decision, along with previous Angie's List reviews of Domicile. I missed getting the inspector and time I originally wanted, but was able to call them and a real human actually answered the phone, which was not typical for most inspectors where you have to leave a message and wait for a call back. Our inspector. Christi Malone did a very thorough job, and left no stone unturned. I was a bit concerned since she had no previous reviews on Angie's List and had only been with the company less than a year. However, she did a great job (delivering on the experience and quality promise of the company) and was very friendly, not making us feel like we were intruding asking questions, bringing items to her attention and looking over her shoulder. We liked that she had an architecture background. She endured a mouse (eek) encounter in the crawlspace, and mold in the attic. We especially respected that after 3 hours, she noted that the home had not properly put headers in a few rooms where they had removed walls, and put in the extra effort to go BACK into other attic to explore. I can't imagine another inspector doing this. Well, her second visit uncovered significant mold in the rafters and improper venting in the attic. She also took the time to fill an entire jacuzzi tub and test it. It, of course, leaked. Not sure every inspector would have done this as well. My only negative was minor, I felt Christi could have been a bit quicker, but I was ok with her process because I felt she was being careful and conscientious, not trying to rush through to get to another appointment. I really appreciated this. In my experience, some inspectors have an "attitude" and don't like to be talked to, or questioned by clients. Not so with Christi. Radon test. We made a "game day" decision to add on a radon test after the inspection had already started. We called Domicile and they sent out Kelly Sibert within 40 minutes. That was quick and painless, and we felt very professional...they never pushed us to add on this service. Kelly was great as well, very informative and experienced. Report. Very thorough, lots of photos and electronic delivery via PDF. All communication, scheduling, payment and follow up was quickly and efficiently delivered via email or the web. Outcome. Based on their inspection, we decided to notify the seller that the home was unacceptable and thus terminated our contract. We felt that their findings helped us avoid a potential money pit. Though not the cheapest, I would work with Domicile again for an inspection in a heartbeat!

This is the second time we used them for inspection. Sorry for repeating myself, but again, they were great! Great service with reasonable price. Their inspection report was not only appreciated by us but by all parties who received this report. I've never seen any inspection report that is appraised so highly by other professionals. Here is some more info added to our previous review: we met Ross the first time and Andrew the second time. They are both on time and extremely knowledgeable in their service area. We used different real estate agents and lenders before, but for home inspection, they are the only party we stick to. We had a great team that helped us close this year, and they are the best. We used some bad real estate agent before and who we used this year is great. He is part of the team and their team is so confident about their service that they don't even require us to sign an agreement and indeed we didn't leave.

Ross was very knowledgeable and professional. He gave us many great recommendations for things we can do to warm up the cold areas in our home, as well as recommended service people who can perform the work. Many of the items are things we can do ourselves, and he was very clear about which products we should buy. And he was terrific with our cautious rescue dog!

My experience was excellent. I'd never used them before. I found them on Angie's List. They did a wonderful job. I would recommend people use them. They're very thorough. The report was very detailed.

Morgan was very thorough with the inspection. Explained in detail of all the items that I should be looking out for.

I hired Domicile for a pre-purchase home inspection of a house that needed significant work. The inspector (Carlo) was very detailed, walking me through all the significant issues and focusing on the things that needed the most work initially. I let him know that I didn't need the report right away, but he still turned it around extremely quickly. The report was very detailed, and included pictures and recommendations for remediation. Overall excellent.

Dania was very thorough,prompt and professional; she was at the unit for almost three hours. She began outside- taking pictures and notes on all aspects of the building. She then went onto the roof and provided a detailed review of the condition of the roof and the air conditioning unit. Inside the unit, she attended to every detail from the status of the furnance and hot water heater, to appropriate ventilation and to the need for a thorough cleaning of the furnace. She evaluated all the appliances and electrical fixtures. She determined that two switches, that didn't seem to work, were for lights where the bulbs burned out. She helped us replace the bulbs. In two days, we had a complete report with pictures and detailed information about any issues with the areas evaluated. At the end of the inspection, we felt confident that we fully understood the status of the condo and the building in general. We would highly recommend her services.

They were punctual and professional, explained some findings and points of interest during the inspection. Provided detailed analysis in an electronic report only a couple days after the inspection. Online scheduling is easy and efficient to use. They do seem to book out quickly, so you may want to consider upfront an extension on a 5-day inspection contingency in the IL default real estate contract.

Morgan's report was extremely thorough. This house was about a 100 years old so we wanted to know what issues we should expect if we continued to purchase it. We ended up walking away from the deal after the inspection, however, I am very glad that we learned all the potential problems before purchasing it. I will use this company again for my next inspection.

Ken was at the house before the appointed time. He clearly knew his business and during the inspection fully answered all my questions and was eager to address all my concerns. He did an extremely thorough inspection and promptly wrote a thorough and detailed report, including many photos. My real estate lawyer, who has seen many of these was very impressed. We would certainly call on Ken again.

Domicile inspected the house that I was buying, and inspected the house I was selling. There is something you have to keep in mind when hiring Domicile Consulting. They will give you a giant, 65 page report with every possible thing in it. In the report I received, they commented that the hardwood floors are worn in spots and may need to be refinished. He also thought the air conditioner control panel was ugly. This is a great report if you are a mature and experienced buyer who can effectively discern what needs to actually be addressed versus what is cosmetic and/or nice to have. His reports could scare the heck out of a first time buyer. I have heard that they are the biggest deal killer in the business and have been banned by certain contractors. Domicile nearly runied the sale of my house. They told the buyers that I had bad insulation in the attic and that I must have very high heating bills. But my heating bills are actually below average. So he was making comments without knowing all the facts and these new home buyers were hanging on every word he said. In short, Domicile goes way over the line on what they should be sharing. Find an inspector who has been in the business for a long time and will stick to the task at hand.
