Description of Work: Craig suggested a sale price for my home that was 40% below an offer I got from a builder a month later. I specifically told him the property was worth more than the structure and that the home would probably be sold to a builder, but he wanted to set up showings. At his price I'm sure it would have sold before it went to the MLS! Someone would have flipped it to a builder and taken a large share of my equity. I asked if he was experienced in tear-downs and he assured me that people in his office were. I went to him because he was highly rated on Angie's List. I think he might be very good as selling homes in other situations. If your land is worth more than your house, go elsewhere.

It is disappointing to see this review from the member-and surprising. My last contact with him was in March of 2014. I tried reaching him directly once I saw this review, to make sure I understood exactly what the issue was, and to make sure he was actually referring to me, and not another real estate broker. I have not heard back – but I would be willing to work on this sale if he wanted to hire me. When I first met the member at his property, he thought that his property would be attractive to a first-time buyer, and would attract the highest price from that market. I explained to him that finish levels were not what those buyers were looking for. I suggested that builders would be another large pool of interested buyers, and by marketing to both pools of buyers, we had the highest chance of attracting the highest price, and giving us the most negotiating leverage. We discussed the two distinct strategies – and I gave him a pricing suggestion that was accurate and well-researched. Further, the member wanted to have a closing take place on his property, and then rent back from the buyer for a period of time, to allow him time to find another home. This is complex, but can sometimes be accomplished with contract terms of the sale. It typically comes with a price concession attached. His claim of receiving an offer from a builder that was 40% higher than my suggestion--which would have been roughly $900,000--would be an excellent offer, even in today’s market. As of January 4, 2016, the data I see shows that no sale has taken place on his property, 20 months after he would have received that offer. In the almost two years since I met the member, I have completed over 50 sales, primarily on the seller’s side. This includes four properties that were specifically attractive to the builder/developer market. It is unfortunate that the member chose to write this review, instead of simply contacting me to discuss the difference between my pricing and the offer he received. I feel there is still an opportunity there for the member to meet his goal of selling for a fair price, and staying a few months after closing. Again, I would be happy to help.

We recently relocated to a North Shore suburb from Philadelphia and worked with Craig to find a single-family home. He was accommodating and patient with our limited windows of time to view houses due to our travel to and from Philadelphia. Always the professional, he has an honest & straightforward approach that is refreshing. He got to know our needs and wants and was able to secure the 1st showing appointment for us on a new listing. We loved the house and he quickly pulled together our offer that afternoon. Five offers came in after our offer, but in the end, we got the house because Craig new the market, acted quickly, built a good rapport with the selling agent and responded to our individual needs. We would highly recommend Craig to anyone looking for a North Shore property.

Craig provided objective real estate advice in my long-term interests, knowing that I was on the fence about my decision to sell or rent. He generated multiple area market reports with trends and statistics and helped me interpret how they applied to my property. Though I ultimately decided to lease out my property in lieue of selling, Craig followed through and referred me to his colleague who specializes in rentals. Things have gone well with Craig. I wish I had not had to temporarily hold off in my home search because I'm sure I would have found a home by now but I'm glad to be working with Craig again.
Description of Work: After reading realtor reviews on Angie's List I contacted Craig. I was interested in touring certain properties in Chicago and he helped me narrow my search. I was impressed with how quickly Craig responded to all my emails and phone calls. He took me on tour on 2 separate dates and found some good properties. Unfortunately, I had to temporarily hold off on my search early on due to a sudden family illness. Craig was very understanding of my situation. I recently contacted him again to continue my home search and he was as responsive as before. I have yet to find my new home but am confident that Craig will do it.

The experience was excellent. Craig showed us numerous options and other time got to understand our likes and dislikes. He was always there to answer our questions which we had many as first time home buyers. We were able to put an offer in and close on the property in about a month's time. We were very excited for the property and the neighborhood. We had other friends looking to buy a place and they had a really bad time. We had them meet with Craig after we had bought our place and they now own a condo due to Craig's help. We would recommend him to anyone looking to buy a place in Chicago.

After initial market research and a thorough walkthrough of my house, we determined a range that would be reasonable to sell in. I went about the process of readying for showings, had photos taken professionally and brochures created. I determined that I would list at the bottom of Craig's suggested range. At the last possible moment, he demanded that I list for approximately 4% less than even the bottom of his range, citing changes in the market in the intervening time. Quite frankly, this was complete bunk. A shift of 4% in prices in my area in a single month is unthinkable; this was far past the crash of the housing market, on the upswing in fact. Moreover, I live in a relatively stable area, as far as housing prices go. More likely, either Craig did not do his homework properly and initially mispriced his range, or he was trying to turn a quick sale at my (significant!) expense. In either case, there is no way I would proceed with him as my representation.
Description of Work: I went through the process of putting my house up for sale using Craig as the selling agent. I also planned to use him as a buying agent after my house was sold, but it never got to that point.

I'm glad that the Member chose to write a report, however disappointed at some inaccuracies. When we last spoke, he did mention how disappointed he was to hear about my pricing suggestion, but thanked me for my candor. I am surprised to see this report six months after our last conversation, without any note directly from the Member. Some background information: the Member purchased his property in February of 2008, at close to the top of the market. His property is located 2 doors from the elevated train tracks in Lakeview. The Lakeview condo market for properties similar to his (bedroom count, bathroom count, parking) declined 14% in asking price, and 19% in final selling price, between Q1 2008 and Q1 2010. This information, along with my price range recommendations, were delivered to the Member at our first meeting. I also was very specific, that depending upon when he finished my recommendations for property enhancements, we would re-examine the market and update the pricing expectations immediately prior to going on the market. I do this with all my clients, because sometimes it takes several months to prepare a property for market. The Member invited me over to examine the enhancements that he had accomplished, six weeks after our first meeting. Only half of my suggestions had been implemented, and he was clear that that was all that he felt needed to be done. At this point, fewer properties had gone under contract, and more had come onto the market, increasing our competition. I invited the Member to tour some of the properties that would compete with his on the market--posing as a buyer. We saw a half dozen properties, above and below his price range. After this exercise in market education, it became clear that the Member was still expecting that his property would be the exception in a declining market, and would fetch buyers' interest 5% above where he purchased...almost a 20% difference between his expectations and the market data. I gently and reluctantly informed the Member that in order to attract attention, we would have to list his property at a price no higher than what he paid two years earlier, since we faced over 40 properties that matched his property's configuration, some on his very block, priced $50-$100k lower than that. When we first met, there were closings that had occurred in the summer/peak market that were above a key threshold, suggesting a higher price. Two months later, those properties fell outside the six month limit (the maximum time allowed for any appraisal, and therefore driving real estate pricing as well), and more properties entered the market for sale, and at lower prices. I am very sorry to not have earned the Member's positive endorsement. We did not go forward on the listing, and as such, I did incur some expense from my broker, which I chose not to ask for reimbursement from the Member, despite it being explicitly outlined in the listing agreement. I disagree with the Member's suggestion at lack of preparation, or market-knowledge, and should anyone want to reach me for a list of references, I will happily furnish a list of over 100 recent and repeat clients for random interviews. My approach is always candid, market-data-driven, and I do not arrive at any meeting with a client unprepared. It is unfortunate that the decline in real estate values has affected all property owners, and I suspect that many members of Angie's List would be happy with "only" a 14% decline on a property in the past 2.5 years. I am very sorry to have to say this, but I believe the Member's expectation to sell at a higher price in 2010 than what he paid in 2008 is unrealistic, considering the clear indications from the widely available market data.

Craig did an outstanding job getting our deal through in a very tough market. He used thorough analysis of the market to help us find a rational, objective strategy for selling our unit in a timely manner without resorting to a "fire sale." Craig offered solid advice on how best to prepare and stage for the sale. He offered good, solid advice all through the negotiation process. I'm confident that we would not have gotten to a sale at the price we did or in as short a time period without Craig. We would highly recommend Craig to anyone buying or selling in the Chicago market.

Craig fulfilled his promises. He was a true partner during both the sale of our home & the purchase of our new one. Despite the fact that we were in the middle of a real-estate market which was in severe decline due to the ecomony, Craig not only helped us sell, but his efforts generated multiple offers on our condo. Even before we listed our condo, Craig's expertise guided us on ways to maximize the impact of our home on potential buyers & their agents. We went through the home together and came up with a "punch list" of small improvements to make on fixtures & paint as well as overall staging of the property. Because of the effort we put in together ahead of the first showing, prospects & agnets unanimously gave us feedback that our home showed the best of all places they visited. Craig let us set the boundaries for how aggressive we wanted to be in negotaitions on both the purchase & sale transactions. Above all, he held himself accountable for ensuring that our financial goals and timelines were met. Craig was very patient with me, as we spent nearly a full year searching for the right single-family house. While searching for the house, Craig was kindly reminding me of what needed to be done to get my 2-flat ready for sale. When we found the house, Craig had a sales plan ready to be executed, and had created some really impressive sales materials. Craig was energetic and ready to get to work from the start, and this was a tough job: Try to sell an older-building condo unit in a down market in a down neighborhood. The 66-unot building already had 9 units for sale through various agents, and not a one had sold in 15 months. Very tall order. Craig understood that the only way to break through the pack and garner quick interest was for us to price very aggressively. Many agents, thinking of their commission, are slow to do that, but Craig understood that for a sale to have a chance to happen, price would be king. Craig expertly knows how to list on the listing services in ways to grab attention. Many subtle details of how it is listed matter. Very importantly, Craig was able to refer us to a maintenance/repair company that he has worked closely with, which was able to come in and make numerous repairs, painting, etc. to get the unit in shape to sell (it was somewhat run down and needed quick help). He also gave us an excellent referral for an attorney to represent us in the sale -- needed because of complexities with the condominium rules and finances. We received an offer in the first week of listing that was at our full "ask" price. Yes, the price we asked was bargain, but still this was impressive considering 9 other units had sat unsold for over a year. We are in final contract and will close by early October. When unexpected problems came up with assessments, threatening the deal (buyer almost walked), Craig quickly and diplomatically worked hard to communicate with the buyer and agent to explain what had happened, regain their confidence, and work with all parties and attorneys to get it back on track successfully. Great rescue operation. Craig pays a lot of attention to detail, promptly returns calls, reacts quickly to changing developments, and he doesn't get discouraged when obstacles suddenly appear. He is confident and capable in an overall down market, and really gets the job done. His honesty, ethics and energy are all outstanding. Very highly recommended!

i just don't know if what he's doing is legal
Description of Work: my property is in south lawndale. he called me back after checking my property location. said he didn't see much turnover in sales in my area - although he kept mentioning addresses in north lawndale. when he found i had other properties - in ravenswood and in hyde park - was very eager to "help me out with those." is this redlining? is he allowed to reject business because of a neighborhood?

I CONVEYED THIS INFORMATION TO HER ON THE PHONE, AND SAID THAT BASED UPON SUCH A LIMITED AMOUNT OF RECENT SALES DATA, I WOULDN'T BE ABLE TO GIVE HER A PRICING ESTIMATE. 3. SHE EXPLAINED THAT SHE HAD TO SELL ONE OF HER PROPERTIES, AND TOLD ME ABOUT THE OTHER ONES. I SUGGESTED THAT THE MARKET FOR EITHER OF HER OTHER PROPERTIES WAS MORE ACTIVE IN SALES, WHICH I KNOW FROM EXPERIENCE IN THOSE MARKETS, AND THAT SHE MIGHT HAVE BETTER LUCK SELLING ONE OF THE OTHER PROPERTIES FASTER THAN THE ONE IN TRI-TAYLOR. Craig is a great salesman, friend and advocate. As an example, the first property he sold for us, he advised keeping an apartment vacant to make it more showable , he suggested we add some paint (in a tasteful non-white color), carpet, and serious cleaning, and referred us to a cleaning service and paint and carpet guys. We got a bunch of offers on the property and got our full asking price. There was a plumbing issue on the day of closing which Craig took care of and we were able to close the next day. Since that first purchase, Craig has assisted in the purchase of three other multi-unit properties. They have all had their own twists and turns and Craig has always had thoughtful advice. He knows many contractors, which came in handy when he supervised a debris removal company, when we had plumbing issues and on numerous other occasions. When looking for properties he always had good suggestions and was patient as we explored dozens of different buildings. Lately, Craig has provided plenty of rental advice to keep all our apartments occupied.
Description of Work: Craig advised us on the sale of two properties and the purchase of three multi-unit buildings. His experience in the multi-unit market was very valuable and saved us a lot of time and frustration.

Craig was great. Gave us good advice regarding necessary changes to make our 2-flat sales ready. Great advice when putting offers on homes.
Description of Work: We used Craig Easily for the sale of our 2-flat in Chicago and purchase of our new home in Geneva. Prior to putting our home on the market Craig referred us to his contractors that got our home ready to go. With Craig's help, advice and marketing strategy we sold our 2-flat in 8 days for more than asking price. We have recommended Craig to my sister-in-law for purchasing a condo, and would definitely use his services again if we ever planned to buy or sell again.

Craig is a real professional. He worked hard and helped us find just the right properties for our family. He always did his research and only showed us properties that were within our specifications. We would highly recommend him and we will definitely use him in the future.

We were impressed with Craig s continual analysis of the market. The reports he compiled regarding existing listings in the immediate area were a significant contribution as to how to price our unit for sale in a difficult market. His understanding of first time buyers and how to market to them was insightful. He helped us decide how to best stage the condo. We painted, sanded the floors, installed new carpet, installed new countertops and moved furniture and furnishings (some supplied by Craig) into the unit. He really put a lot of effort into generating showings and getting our condo sold. Craig kept in constant communication with us. He regularly called, sent emails, and text messages regarding the showings so we always were aware of feedback from prospective buyers (as well insights from their agents). His communication skills with the buyer and their agent made the enhanced the process. While our experience with Craig was in selling our unit, I would love to see his tenacity as a buyer s agent.
Description of Work: My wife and I had an investment condo which we hired Craig to market and sell the property for us.

When I first met Craig, I was exploring a potential working relationship with a realtor, I just wanted to hear what he had to say. I didn't expect for him to be so prepared and put so much thought into my options. I've never really had that type of service before, most realtors I have worked with listened to my thoughts, did searches based on that, and then showed me condos. Craig had ideas for me that I hadn't considered, a way that I could make my money work for me as an investment. I ended up exploring his suggestion and followed it and I'm so glad I did. Craig patiently showed me several types of properties and was understanding when I wanted to pursue different options, just to make sure I had pursued all potential living arrangements (single-family, 2-flat, condo, etc.). He gave me his insight and advice every step of the way. He gave me suggestions on how buildings could be remodeled, what rents I could expect in certain neighborhoods if I decided on a 2-flat, what qualities in a building would be best for resale. No question of mine was too stupid or minute (at least he didn't let on). I even asked his advice on doggie doors, for Pete's sake! During the negotiation period, Craig was always on my side. I never felt like he was trying to close a sale too fast or too high. He helped me get the right price at the right time. His support didn't end after the closing; he has helped me with contacts and advice as issues arose. Craig really knows this industry and he knows how to help his clients understand the market. He is head-and-shoulders above the pack and I would recommend his services to anyone in a heartbeat. He has become a friend and ally and I know I ended up purchasing the building that is the best for me and my goals. And he took the ceremonial photo of me in front of my new place.
