Finally they came out , sealed off the yard, and physically kept the rats away. Anytime we saw any evidence of a rat infestation they would come out immediately. They gave us a three year warranty and guaranty that the rats will not return.

As far as I could tell it has worked. I have yet to see a mouse. It was a positive experience. They followed through. The gentleman who came out was nice and talked with us about my questions and concerns. We walked around the property to discuss ways to prevent the mice from coming in.

In general they performed a good service. We talked about a possible preventive measure all around the home for $1500. I did not follow through because it was so expensive. I felt overall the service was expensive. It was hard for me to get a hold of the owner. However, the workers were nice, professional, and easy to work with. They were pleasant. I would recommend their services.

They were able to quickly determine that the rats were getting into the my building via some sewer pipes that had eroded. When they were down in the space they took picture and video, which I liked because I could see for myself and know that I someone wasn't pulling the wool over my eyes. They baited the area, and then came back the next month to bait and inspect the area again. In the meantime, they had told me that the only permanent solution would be the get the piping fixed. They were going to provide me with a quote. It took over 2 months for them to provide me with an actual quote. I had several other companies out to quote the repairs to the sewer line, and all were about $1000 more expensive, so despite the large delay in getting the quote to me, I decided to go with them for the work. They were also the only company that offers a 3 year guarantee that the area will be free from rats. The technicians that came out each time were polite and friendly.
Description of Work: I was having an issue with Rats getting into the crawl space of my building. I had Orkin out and all they did was put down a few traps and bait, but not not investigate the cause of the issue. After the issue continued, I brought out American Pest Removal in October. They were able to quickly determine that the rats were getting into the my building via some sewer pipes that had eroded. My daughter saw a mouse in the kitchen one day in late November 2011. We had not a problem in the past so we figured it should be easy to catch a mouse. My husband went out and purchased snap traps, glue traps and placed them in the kitchen and basement where we thought the mouse was traveling. A week or so went by and we saw it again. We spent a lot of money on those traps and the mouse was smart enough not to get caught in them. In fact, we came to find out the mouse was coming into the bedrooms by traveling in the walls! I have an intense fear of mice so I once they came into the bedrooms I felt we had to get outside help to resolve the problem. This pest problem was also threatening to ruin our Christmas. I looked up pest control companies on Angie's List and found American Pest solutions had very good reviews. I called them and was able to get a last minute appointment on a Saturday in December. The two guys that came were so knowledgeable and professional. Without asking them to, they wore protective booties over their shoes while walking in the house. We showed them an oven mitt we thought the mouse had bitten open. They explained that it probably wanted the stuffing inside the mitt to use in creating a nest area. They also didn't find many droppings so assured us that luckily we didn't have many mice. My husband walked around with them as they treated the house with bait and they were so nice and patient in explaining everything. They advised it takes about a week after the mice eat the bait to work. This is good because they take it back to their nest and if there are more mice, they all eat the poison. I have to say, I was not sure if the treatment would work. A week passed and then two weeks without a sighting of a mouse. Then one day my husband found a dead mouse in the laundry room. The poison makes the mice think they need water and luckily our mouse came out to get water one day when we were washing clothes. If we had more than one mouse, they left or died too because we have not seen or heard anything for several weeks now. Clearly the bait worked and our pest problems are behind us. Description of Work: Two men from the company searched the exterior of our home for possible entry points and the interior of our house extensively to determine the level of mice activity. The inspection and treatment process took approximately two hours. They placed bait in several locations thoughout the house and crawl space. They even placed bait in our attic.

Dear Member--- Your report was comprehensive, and well stated from a customer's prospective. From our point of contact with a mouse problem, we must determine the route that mice will be able to take to enter a home. This information will help our client to take steps toward prevent a future recurrence of mice. After making the thorough inspection that you have described, we can then set about to wipe out the existing problem within the home. As was explained and by your acknowledgement, mice were destroyed within several weeks of our visit. We do offer mouse-proofing, a way to exclude future mouse presence. Depending upon our customer's request, we usually are able to exclude mice permanently. Once a homeowner learns of the points of entry, the work can often be completed by the homeowner but, there are more difficult situations where we are retained to that end. Exterior assessments are also made to determine to what degree mice are inhabiting the surrounding terrain that borders on the property in question. We are interested in elimination rather than maintenance; however, in some cases a protracted exterior mouse mitigation project is warranted. I called and left a message to return my call. They returned my call and we set a time to have the house inspected. On the inspection date I called in the morning to check to see if they planned to come on time. They asked about coming an hour later and as that fit my schedule I agreed. I told them to call me a few minutes before they arrived which they did. Rick was professional and pleasant. I felt he was thorough. I would hire them again if I need another inspection or the actual extermination. They also take care of removing squirrels and other animals. They process involves blocking all the entry points and inserting one exit they can leave from but not enter.
Description of Work: Rick came to my house and inspected the basement and all three floors above for terminates and damage. He was there approximately one hour. He found the old damage we knew about but no recent terminate activity. His invoice stated this and added that the owners had told him they exterminated for terminates in 1992.

I have had a terrible mouse problem for years and could only find people that would provide a continuous service that never fixed the problem. I wanted someone who would find where the mice were getting in and mouse-proof the house. That is exactly what American Pest Solutions does. They did a great job. Lloyd was very professional. George cam out again when I saw one mouse and found and closed off a few holes. My only complaint is that once we found out there was also at least one rat, it took about a week before they came out to solve the problem. If you want a real solution to mice and rats, these are the people to call. Work is also warrantied (1 year for mice and 3 for rats).
Description of Work: I was desperate to permanently solve my mouse problem and read a Tribune article about American Pest Solutions that sounded like this might be the answer. George, the owner and entomologist, came out and identified how the mice were getting in (including a big nest under my front porch, told what needed to be done and how much it would cost, and put out lots of bait. He said that most exterminators don't set out enough. After 3 or 4 times baiting, because we still had activity Lloyd and his crew came and sealed up openings around the outside of the house. I had them come out one more time to get at a spot under the porch and then we monitored. I saw activity in the basement and when Lloyd came out he said that's not mice, that's rats. I was distressed as you might imagine. They video taped my sewer pipe to identify the problem and baited. They ended up breaking up my basement floor and found a defective sewer pipe and the culprit, who happily I did not need to see. They backfilled and poured a new basement floor and replaced the bad pipes.

We had ants coming into our kitchen through newly replaced windows. We tried the ant poison you can buy at the grocery store and it did no good. Called American Pest and they used their own product. They said it was safe for kids (we have a toddler). Also we were given advice to remove a climbing vine that had recently grown up on the outdoor wall outside our kitchen. The combination of poison and removing the vine seems to have done the trick. Not an ant since. It seemed maybe a little pricey...I don't know what the typical expense would be for this, but that was my take. I would still use them again because it really worked.
Description of Work: Placed product to kill ants in our kitchen. Gave us advice to keep further ants from getting into the house.

With your reference to price, here's what you received as follows: a ninety day guarantee against recurrence is always supplied if a follow-up visit is required. In other words, your service fee was $225 and could have required a following fee of $125 if it was needed only. That would have extended your guarantee for three months. Since you are an angieslist consumer, and we did not provide you with the 15% discount advertised; and since our office was not aware that you are a member, I am requesting a $33.75 refund, which will be mailed to your address. This is a promotion that is running for two years. It does cut our profits; however, we are honoring angieslist for its marvelous format that brings us such a platform to communicate. You might say that in this way, we are paying a fee for advertising that is never billed by angieslist.com. When our fees are compared to companies that want to set up a preventive maintenance program, we price out cheaper because our goal is elimination and our guarantee demands that of our technicians. I am pleased to hear that you would use us again if you require pest elimination measures. Although I am writing you Member, I do want anyone who reads these comments to know that we are totally results-oriented; and will always guard our reputation by performing the highest quality service. These days when no one is able to spend money for unnecessary pest control when it is not really an unrelenting condition, people are more attracted to specific solutions rather than a whole bag of preventive measures that may not be necessary on an on-going program. Such costs can be hard to justify in the long run. Back to ant elimination again. Ants will often change their food preferences. We must be prepared for that. Different species have different habitates and foraging behavior. We must be aleret to these patterns. We do not offer the same fee structure for carpenter ants that we offer for most small ant specie. Carpenter ants can be difficult to totally eradicate since they can operate from multiple sites while interacting as a single colony. Nevertheless, we do guarantee their demise as we do the rest. My wife called and they told her it could be mice or rats and it would cost between $250 - $350 to resolve. They set up an appointment to come by in a couple of days. They came by and we showed them the basement; the smell was not so bad that day. They looked around but couldn't identify any droppings nor any access points that the animals could come in from the outside. They saw a few dead flies and told us that was indicative of something dead. They also told us what others had told us that if an animal is in the walls, the only thing to do is wait out the smell as it isn't worth it to punch holes in the wall to find out exactly where it may have died. Since the smell was not strong they also couldn't identify the precise animal. They spent about 15-20 minutes there. They then presented me with a bill for $275 since they couldn't identify the animal causing the smell. I said I would pay it under protest since I didn't feel they did anything to justify this price. I asked to speak to the owner who after discussing said the lowest they could offer was $125 which was the minimum cost of a service call. I thought that was fair but believe they should have offered that from the start when they couldn't identify any animal nor had done anything to prevent this from happening in the future. They did suggest a use of an ionizing air conditioner which we bought from Costco. This has worked in mitigating the smell. Other than the cost, they were professional and knowledgeable. I would have rated them an A except for the way the bill was handled.
Description of Work: We called to say that there was a smell thought to be a dead animal in our basement. That it had been there last summer and went away and that it had come back again and had been there for about 6 weeks.

I do see how you were feeling overly charged by our pre-set pricing, since you were reaching out for more specificity than you received when earlier visits by other pest companies also told you that it would be impractical to open walls in searching for an odor source. I do feel, however, that our technicians acted properly in seeking to price you fairly according to the factors that you contrasted to our per usual pricing. With that said, and using our company's man hour time, gas, and, in addition, expertise, we needed some reasonable remuneration. You did agree to pay our minimum service call rate of $125, and for that we are grateful. I am disappointed with your overall rating of the service that you did receive. You were able to purchase an ionizer that did mitigate the nasty odor that made home-living uncomfortable; that was, indeed, a benefit that other companies did not present for your consideration. You know, member, these days of computor driven referral sites, reputation can be greatly enhanced and also tarnished by those writing credible reports so articulately presented. I guess that my largest fear is that we might be displayed as callous in our pricing considerations, when we believe that we offer superior service to our clients and do price for our level of competence, taking consideration for objections as you raised. GREAT! After the initial treatment in May, the occurrence of ants in the house dropped dramatically. After a month, there were still occasional ants, so we called for a follow up visit. After that visit, there have been a few more random ants that were seen in the kitchen so I called again and they came out today to re-bait everywhere. The people who came out were knowledgeable, professional and thorough. I liked the fact that the next 90 days are covered for any follow up visits from the 2 previous payments we made.
Description of Work: This was the company's 3rd visit to my home to treat for ants. Because I paid for the initial visit in early May and a follow up visit in June, the next 90 days are covered for any additional visits. The company came out, baited for ants around the perimeter of the house, around trees, plants, garage as well as in the kitchen where ants have been seen. The bait used was described as eco-friendly and would not harm animals or my vegetables/flowers.

They did a good job and were very knowledgeable. I have had an ongoing problem with cluster flies. I had another company come in, and the three occupants of the condo that were used to dealing with them were not having a good experience. The pest control company that came in, and I were on the same page. American pest came in and addressed the situation, like I wanted them to. They did it in-depth; they didn’t just deal with the surface problem. There was an underlying problem not just on the surface. The outdoors should have been treated. American pest control worked with me to come to a resolution.

Your commendations are appreciated. I would like to take this opportunity to enlighten you and others who find your report. Once Cluster flies have entered a structure, prevention is no longer an option. What is still possible is to treat the voids where these flies are over-wintering. We are not really wanting to destroy flies within walls if our customer can wait for a Springtime exodus of Cluster flies from the building. When killing over-wintering arthropods, no matter what species, one should be concerned that, in great numbers, their remains will exist within the structure's wall voids, soffits or other out-of-weather places, thereby attracting scavengers such as carpet beetles, larder beetles, and ants. Cluster flies may become apparent during times when the winter sun warms a location where these flies are wintering. They will be lethargic and easy to vacuum up as they appear inside. To prevent entry to the home, if there is a history of Cluster fly invasion, we recommend spraying the south and east side exterior walls in mid-September, and possibly again several weeks later. Such an approach will destroy most or even all of the shelter-seeking Cluster flies. It should be understood that these flies enter earthworms as newly hatched maggots and live entirely upon earth worms from maggot to the time that they exit from their pupal state as newly emerging flies. There are often as many as three generations of flies, but it is the last one , in September, which will be seeking winter shelter. The guys who came out walked around with me for about an hour, and in the end basically told me that I was doing everything I should be - fix all the entry points and the problem should be solved. They offered to bait for the extra $100, but since I didn't want them dying in my walls, we agreed that was not a viable solution. Apparently, APS only baits, they don't trap or set traps at all, so my options were that they could bait or do nothing. I would have had them bait outside in the backyard (under the porch where we suspected they were coming in from) but they wouldn't - apparently the bait is very much not pet or kid friendly and they said it was too dangerous. They did try to up-sell me on their sewer inspection service, to bring out a camera and check the sewer lines and see how they could be getting in there (and then dig up my basement and yard and fix any cracked sewer lines). Of course in my situation, they are not coming up through the sewer because we have every line sealed off coming into the house. So that would have been a further waste. At the end of the day, it was basically, "yeah, you're doing everything you should be and if you don't want us to bait then we can't do anything more. Thanks for your $250." Waste of my time and money. I guess if you have no clue what you are doing and need someone to show you the obvious, go ahead and use them (or call someone else with a free inspection). But if you are aware of what's going on and already trying to get rid of them, only call them if you want someone to bait.
Description of Work: Based on good reviews from several sources, I called APS out to deal with a rat problem in the basement of the 2-flat I just purchased. They made an appointment for 2 days later, which was about average for the other companies I called. APS does not provide free estimates - they charge $250 for the service call and $100 more to bait while they are there if I want it. I had explained my problem over the phone, I had already been using several methods to deal with the problem (searched for how they were getting in, started filling holes and fixing entry points, etc.). I wanted someone who could help deal with what was there. They made the appointment and sent a 2-man crew out to meet with me and walk around the exterior and basement of the house.

I had read your report some time ago, but felt that your presentation required careful and effective responses, taking some time to think through, so that, in a manner of speaking, I would use this "D" rated report as a way to make "lemonade out of lemons". It should seem obvious to many, that you, an Angie's list member, do evaluate the opinions of others who have written reports regarding American Pest Solutions. I have reviewed our service visit with Lloyd Burke, our lead structural technician. For the most part, he agrees with you that you could continue to close holes in the basement; however, what he says not reflected in your report is that he did not advise you that you should continue your own effort to arrive at a permanent solution. As a matter of fact, you and Lloyd with another of our technicians, Jamah, spent an hour looking over all that you pointed out, and added their own inspection evaluations. this fact is not fairly presented in your report. In fact, these men pointed out the real reason for the rat presence as entirely sewer related, and showed you where and why. Proving this without a doubt would require that a DVD record be made by using a sewer camera to record all that shows the way that rats arrive on the surface of your basement floor. Your report states that you were looking for a company that could deal with an existing rat presence You kind of poo pooed our reference to the rat problem as originating from the sewer. It does disturb me that you place so much reliance upon your opinions and severely down-play our evaluations brought forward from our inspection. You do acknowledge that we wanted to camera your sewer, but you make it seem as if we are building up a case for more cost in destroying the existing rat problem. This is definitely not an accuracy. We know without a doubt that your rat problem is sewer borne. You have over-simplified our inspection by dividing our service into two parts; 1) Inspection at a cost of $250, and 2) $100 for rat baiting. If there was failure on our part to explain the reason for killing off an existing rat presence, we did not understand that. We explained that rat elimination will cost $350, and may take more than a single visit--possibly 1 or 2 follow-up visits. Should you opt for an inspection only, that service would conclude with a $250 fee. You ended your report by stating that if anyone wanted to receive a rat abatement service they could contact our company. You made it appear that we should have provided you with a free rat inspection as a prelude to rat trapping as a way of wiping out the rats. This is a labor intensive time consuming approach, and not usually to our liking. All in all, you seem to be set on a mission to counter what other members say about our service. I will promise you that I personally will visit you and prove, without a doubt that our company had accurately presented our inspection findings. We believe that you do not want to accept significant cost to correct your rat problem and may want to characterize our company as churning to gain added revenue. the point that you make that you recently purchased your building, could indicate that the seller may have known about the rat problem. If disclosure did not list a rat presence, you may have a reason to go after the seller for costs. Should you want to verify the duration of your rat problem and open your mind to real solutions, I will make an exception to my practice of holding to my technician reports by offering my service as a follow-up of their visit; and at no additional charge. Was able to get service next day. Explained what they were doing and what to expect. Very friendly and answered all our questions. They may be a little more expensive but so far we are ant free. Will be very satisfied with the price if the ants are gone for the season.

George is really great. He is very nice and courteous. Our termite inspection went well and he was very thorough. Recently he came to visit our house for ants. He spent about 2 hours laying out bait and cleaned up after himself as well. George is always on time and really a pleasure to deal with. He really takes pride in his work and it isn't some large company employee who just throws an ant trap down and runs out the door to his next job. You can tell by talking to him that he is very educated on all matters. I highly recommend American Pest and will definitely use them again.

The reason why I like them is that they treat the immediate problem as well as bait the ants to prevent future infestations. The bait that they take back to the colony should kill off the rest and take care of future problems.

This company did not seem particularly concerned with being very thorough (they did not inspect for bed bug nests) and they practically bombed the bedroom with pesticides. However, they did less spraying in other rooms with furniture that very well could have had nests. They also told us we could leave our sheets on the bed and sleep in them, even though we looked up the chemical and we found that it is known to irritate skin. I'm on the fence about whether I would use these guys again (even though I said I would). On the bright side, the bedbugs have not come back. On the not-so-bright side, they still might.
Description of Work: They sprayed for bedbugs. They did not need to confirm the source of our bites as bedbugs because I had caught one and put it in a jar.

For that, we thank angieslist.com. the fact that you looked up the pesticides used is to your credit. Those items that were used to treat your bedding were approved for that specific use by the Federal and State EPA. We can supply any client with the label for the pesticide in question, and we will provide the appropriate MATERIAL SERVICE data (MSDS sheet). We do not risk chances. You and all clients are asked if your household members experience allergic responses to various pesticides. We alwaysa explain why we treat bedding. As an alternative, when there are objections, we insist that the bedding be placed in a drier at medium temperature. This will kill any clinging bed bugs, their eggs and immature developing offspring. In addition to servicing a client, we ask that individual to follow a preparation program that is supplied prior to our visit. If that has not been the case with your service visit by our company, I do apologize. I did not read that you were uninformed regarding our visit to your home. I am writing this response many months after you received our service, and to date, we have not received a complaint that you are still suffering from a bed bug presence. This response is somewhat defensive, because our reputation can be enhanced or even subtracted by member responses. Although your report is not totally complimentary, it is not entirely negative. If you have any reason to be dissatisfied with the results of our service, we will offer you a discount of $100 on top of the 15% discount that we now offer angieslist.com members. We hired American Pest Solutions to perform a pre-purchase inspection on a 100 year old frame building. There appeared to be evidence of termites, dry rot and other and we wanted to be sure nothing was active. Hired them based upon Angies List review and discussion with them which appeared to indicate they were very knowledgeable. The Consultant came out on time, performed a very thorough inspection and was extremely knowledgeable. we would definitely hire them again

We live in Chicago and, as everyone knows, Chicago has an extreme rodent problem. There were rats living in the crawl space under our room addition. When I say living, I mean they had actually brought in their food finds i.e. whole hot dogs, bread, rib bones, a bag full of pretzels and tomatoes from the neighbor's garden. We called American Pest Solutions, described the situation, and Mr. Manning came out that very day. He assessed the situation and put in a special rat bait that the critters couldn't carry out of the crawl space. We didn't want our dogs or any other pets or critters to eat any of the bait. Two technicians came out a week later to check on things and remove a dead rat. At that time they were able to tell that the rats were coming and going through a hole they had dug for themselves under the foundation footing. So they dug a trench on the outside, put in some wire and back filled the trench with stone. They repeated the procedure in the crawl space in addition to putting a foot of stone throughout the structure. They checked for any possible access points and sealed off each one. This was an unbelievably laborious and time consuming job. IT WORKED! IT'S BEEN 6 MONTHS AND WE ARE STILL RAT FREE! George Manning's technicians were very professional, thorough, exacting, neat and polite. When they had completed their labors, except for the well placed stone inside and outside of the structure and NO MORE RATS, there was no evidence that they had been here. They cleaned up everything. And did I mention NO MORE RATS!
Description of Work: George Manning and his crew came in, eliminated the rats and prevented a re-infestation.

If I were seeking a professional to solve my rat problem, I could do no better than to inquire of the company that serviced your home, if they would review my problem. Every job that we do must provide resolution to a pest problem. In that vein, we are reluctant to multiply visits beyond the attaining of a solution. We'd rather reach an immediate conclusion of a pest problem than provide, so-called preventive maintenance. We believe that a satisfied client will always call upon our services if a new pest condition arises. The industry that we are in, believes in preventive maintenance, and as a result builds routes that require regular monthly bi-monthly and quarterly service. Granted that each visit may appear inexpensive but the sum total of the annual expense is more often than not, more costly than our single and, or follow-up total fee for elimination of any pest problem. The guy?s name was George Manning. He?s an entomologist and he?s a part of the American Pest Solutions. I?m afraid of spiders. He was great. They went in every single nook and corner in my back yard. They just did a fantastic job. He exterminated centipedes and spiders. I haven?t seen anything since then. I live in an area with a lot of trees and I?m close to the lake, therefore there are lots of insects. He explained everything. He also told me that you don?t kill the bugs, and you need to poison them. He crawled around the rafters and all around the edges of the baseboards. He just didn?t come in and spray. He went into the wells too. I have never seen anything like that. He?s punctual and professional. He educated me. I?ve got wood chips outside my house. He told me to use them for decorating things because ants can come in due to the wood chips lying around. He said to use even coffee leaves. He said by using these things it?s like creating an environment for bugs and termites. So I got those chips removed. I would use his services again in the future.
Description of Work: I used American Pest Solutions for pest control. I last used their services in October 2010 may be. He got rid of all the insects.

After signing up for pest extermination service, I called for the 1st service and was surprised to get an appointment the next morning! Second service request was equally fast. I called on Friday and they came Monday morning.
