The first meeting went well and I believed they would be professional. At their suggestion and with their report, we got our insurance company involved. It was then that they began to perform badly. They were scheduled for a follow-up appointment and missed it. They missed so many deadlines with our insurance company, we eventually had to terminate them and move to another more professional company.
Description of Work: We first called FloodMasters based on Angie's list reviews. We called them based on a leaking shower in our Master BR. We needed their advice on the source of the problem and what it would take to correct it.

The assessment went well. Mitch was very thorough. He examined the crawl space where the mold was located. He discovered standing water and mold on the joists and structural supports. His company offered a 10 year warranty and air duct cleaning. The landlord foolishly decided not to follow Mitch's expert advice to remediate the mold. Since the mold posed a health hazard, we moved.
Description of Work: Assessed a mold problem in a home we had leased and provided an estimate and detailed description of the work needed to remediate.

Sales rep/estimator came out same day which was a Sunday, very much appreciated that. He seemed to be professional, upfront and provide accurate estimate. I know that septic cleanup isn't the most pleasant of jobs, but my sons wanted to take one of their employees out back and teach him a lesson or two. Aside from that, can't say that we had a very bad experience other than we had to call several times about areas that were missed. And now that I'm getting area ready for rebuild, noticed some areas that appear were never cleaned, not to mention drywall screws still in wall where wall was removed. Tile floor only partially removed?? and septic residue plainly obvious still left in some areas. I'm still waiting for someone to come and secure the vapor barrier to the walls. Was informed that it was a miscommunication issue, but I also know that if I miscommunicate something to someone, which is rare btw, I would take care of it. The other issue was that it seemed rather humid in the house during the dry out and I thought surely just b/c of all the drying / cleaning equipment. Turns out, some of the equipment was draining right back into the crawlspace. I'm mystified as to how this happened as FloodMasters was supposedly taking regular readings. This was my 1st and hopefully last experience with a flood / restoration company. Anyway, that was my experience. Some of the staff were great, some as expected and one or two probably have no where else to go other than working in the...septic arena. Too bad. This was a missed opportunity for Floodmasters. Hopefully they will read this and the other reviews and tweak a few things.

Mr. (member name removed), I wanted to apologize for any misunderstanding that you had or with the experience you had with our company. Mitch did come out in a timely manor and provided you with a verbal estimate. We do not leave paper work with the customer on mold evaluations for the simple fact the can be misused and misleading to the customer who is trying to do the job themselves. With dealing with mold there are several different methods that can be used with the removal and abatement. Its all very hard to put into writing. We have found with our years of experience that customer's will use these line by line estimates to preform the job and try to hold us accountable when they were unsuccessful with the removal of the mold issue they have at hand. Sadly we also have had some dishonest people who will try and turn in our written estimate to their insurance company as if we have done the job when no real work was done at all. In closing I do apologize for any misunderstanding but it is our company policy to provide a verbal estimate not a written one. The only time that any written documents are provided is when a job performed or paid for. Thank you, Floodmasters LLC

FYI, to set context, I am a first-time user of any services related to water damage and restoration. Never needed to be in a situation like this and have no clue how things work in this industry or the terminology used. I was initially actually impressed to see some good reviews from Angieslist members for this company. However, I now realize that everything that glitters is not gold. I called this company for some garage ceiling water damage estimation. A gentleman by the name of Mitch Turner came by and provided an estimate of ~$1300. Per him, everything to do a full job is included in this quote except "patch work and re-painting" (which he told us was, in their terms "rebuilding") and quoted me an extra $600 for the rebuilding. I told him that I was extremely sensitive to the cost (but was willing to work with $1300 for everything except patch work and re-painting), and you are going to charge me $600 for patch work and re-painting, I can handle that myself. We were all good about this and agreed on a deal. Next morning, when the guys Jessy and James come in to do the work, they tell me that only removal of old insulation from the ceiling was in the scope of the project, but the installation of new insulation to replace the old insulation is part of "rebuilding". I wish Mitch had been upfront with me about this when he gave me the quote, because that would have meant that I would have made a completely different decision the previous day itself. I call Mitch to discuss this issue (and asking for some fair compensation for his lapse of communication, which by the way he totally owned up to and also apologized for not communicating this to me) who points me to talk to their office. I call the office and speak to a nice lady, who says she will need the owner Bob to call me about this. After much internal phone calling between all of these folks, I am told Bob will call me to discuss this in a few mins to work something out. I await Bob's call, but Bob doesn't call for 10-15 mins. By this time, the guys are done with their job of cutting the ceiling open, removing insulation, setting up the blowers/dehumidifier for drying, and about to leave. Bob still hasn't called. I ask Jessy for Bob's number and Jessy obliges. I call Bob and the moment I call Bob, the first statement I get is "so you are the guy who is harassing my guys" and mumbled a couple of other nasty statements and hung up on me. I then call him again and calmly tell him that at the very least, you need to listen to my complaint, as a customer and give me a fair chance to represent my side of the story. He wasn't willing to listen. All he wanted was for his guys to pull the plug on everything take all the equipment back. He then also uttered a VERY RACIST statement, which I cannot post here (if he had common courtesy, he would not have uttered such a statement to anyone, leave alone a first-time customer. He again hung up on me and called his guys who were sitting by my garage and asked them to pull everything out and return. I didn't stop them, as I realized I will be doing business with a jerk, who does not know how to respect customers. I was not asking for any free services here. At the very least, I was expecting an apology from Bob (like Mitch did) and own up to their miscommunication. If that would happened, believe me, there were a whole lot of options open that would have come out as a win-win for both parties. But I guess Bob wasn't in the mood for any business.... I would sincerely recommend anyone reading this to stay away from FloodMasters. The guys Jessy and James were great and did their work wonderfully, but unfortunately they work for a jerk of a boss, and that's what counts at the end of the day!

Response from Floodmasters, LLC
Obviously Floodmasters wouldn't turn away any profitable business unless we deemed it a liability and a customer asks us to perform tasks that may put us at great liability. The customer called us on the afternoon of December 27, 2012. He proceeded to give us an address off Allistair Drive. Member informed us that a toilet/bathtub had overflowed and had leaked down through the ceiling and into his garage. He stated that he had set out some fans to try to dry the area but after it was still damp (a few days later) he wanted someone to look at it. Floodmasters informed Member that someone could be out the following business day but he wanted someone out there that day. Member proceeded to call the office 3 additional times on the 27th to schedule someone there even late after hours to look at it. After 3-4 phone calls to office and about 6 calls to Mitch Turner (the mitigation manager), we scheduled a time for the 27th after dark per the customer’s request. Member had demanded someone to come out that night. We asked if it was an emergency and Member said no but he wanted an estimate. So Mitch went out there that night and gave him an estimate. Mitch gave him an estimate for $1298. He asked if that was the cost for the entire job. Mitch said it was not, it was for the mitigation only. The customer then stated that the price was too high. Mitch informed Member that our pricing comes from Xactimate, which is a national standardized program for pricing and that we only include SQFT, LF, etc. The customer was then informed that things like drywall, painting, etc. is considered the reconstruction portion of the damage and would be an additional charge. Mitch informed Member that we could work with him on the rebuild and do that for an additional $600. He first agreed and then changed his mind saying that he could do those things himself. Mitch scheduled the work to start the following morning at 8am per the customer’s request that we be done by lunch. Mitch sent an additional worker to the job in an effort to meet Member’s request. At 7am the following morning (the 28th ), Member called saying that six air movers was too much and that he believed that the job could be done with four. Mitch informed him that, in fact it could be done with four but it would add additional drying times, which meant costs, to the overall job. Six fans would ensure a more efficient and timely drying time, therefore saving the customer money. Four fans for four days would be more expensive than six fans for three days. Not to mention that with less fans, we would have to send a technician out each day to manipulate the equipment which we bill for each day (which includes labor costs and gas), again driving the price higher per an industry standard. At approximately 930 am, Member then again called wanting to know why we were removing insulation. The removal of the insulation was explained to him the night before as well as notated on the invoice that was left with Member. He asked if we were going to be replacing the insulation, and he was informed that no it would be part of the reconstruction. Member stated that Mitch did not specifically mention insulation as part of the rebuild costs and that he should have communicated that better with him. Mitch informed him the night before that painting, drywall, etc. was all included as part of the rebuild. Member then stated that because of this miscommunication he wanted the cost of the insulation removal deducted from the bill. Floodmasters had went out to the property after hours for a non-emergency situation per the customer’s request. Met all of his demands and answered all of his questions. The customer then decided to haggle over the services and pricing of the services. The customer continued to question the industry standard and wanted items removed from the bill that were services already rendered. It became clear at that point that we were unable to provide the type of services Member was requesting. Therefore, the contract was cancelled and he was not billed. Services that had been rendered up to that point (including the drywall and insulation removal) were free of charge leaving him with funds to be able to hire another contractor that could possibly meet his expectations better.

Response was excellent. I called them around 9am, and Tim arrived and did the estimate by 1030. The tearout and setup of the equipment was done by 2pm.There was a miscue about the pickup time (I needed the stuff out by 11am, they thought they had all day) that was handled well, and the pickup was made when I needed it.There was a lingering musty smell that bothered me,and Tim came by to check it out. He checked for moisture(none) and assured me the smell would go when the buildout was done(it did). I was so happy with the response time that I hired Floodmasters without getting any other estimates but I checked around later and got over the phone ballpark estimates of $500-$1200, so their price of $1000 was in the neighborhood.
Description of Work: I discovered hidden water damage in a guest bathroom I was preparing to remodel. It had been going on so long that the nails holding the baseboard were rusted, and I was concerned about the extent of the damage. The job turned out to involve removal of toilet (the source of the leak), bath vanity and linoleum and some drywall. There was some mold under the vanity and the light concrete floor was wet.The disinfection and setup of a monster dehumidifier and two industrial fans took a couple of hours, and the equipment was in place three days.

Description of Work: Due to all the rain, my unfinished basement flooded. I called the Floodmasters to come out and take a look and give me an estimate. My basement became flooded. My insurance paid for it but I thought their prices were high. Also, they told me that once they got the basement dry, they would do all of the work as far as pulling out the ruined cabinets, but then called me and told me that’s not really their job, advising me to call another service provider. In the mean time, the hot water heater & pump did not work. They didn’t check those two things out, so I had to get back in touch with my insurance company, then get a plumber out to fix the water heater, then another plumber to fix the pump. I felt like Floodmaster should’ve checked those things. I would not use them again.

We pulled the damage cabinets on the first day. Several trips and hours were made and spent to help pick out the new cabinets to be put in. We do not set the pricing for the jobs and materials; those are set by the national insurance contractor database. We suggested after the mitigation was complete to find someone to complete the reconstruction of the basement. Insurance only pays to restore to a pre-loss condition, therefore we are obligated to abide by those prices, guidelines and regulations. The water heater and sump pump were not mentioned in the original work order for us to repair. We are sorry for any inconveniences, but we were unable to check these items as we were unaware that there was a possible problem with them for the property was vacant at the time the services were provided. The sump pump and water heater were not the source of the water damage/flooding. There was no standing water when our technicians arrived on site; therefore we were not aware that they had at any time been possibly damaged. Again we apologize for any inconveniences you may have had during this experience. Sincerely, Management.

Our washing machine hose burst in the middle of the night and flooded 1/4 of our main floor and our entire basement within 30-40 minutes. Floodmasters came the next morning and placed fans and dehumidifiers to dry things out. They also used two different systems to dry out the hardwood floors. After four days, everything was very dry and very little sheetrock had to be ripped out, thanks to their hard work.
Description of Work: Basement flood. Floodmasters was helpful and professional. They worked hard to dry out as much sheetrock as possible instead of ripping it out. They communicated with us and with our insurance company frequently and we were very pleased.

I called FloodMasters, and they came out quickly, within an hour or so. The technician was excellent, he explained the need to dry it out, that the risk for mold was high. He indicated they would spray a mold suppressant also (I don't believe they did this however). He quoted $800.00, which I thought was high, however, given the situation and my lack of knowledge, agreed. He said the repair for the drywall was a separate charge, which he estimated at about $100, and said the office could get me an estimate. I used this $100 as part of my decision making on agreeing to go ahead. He cut several holes in the ceiling, and threw out a bunch of insulation. They left 3 large fans and a large dehumidifer. He said it would take 3 days. I was pleased with the response at that point. Within a couple hours, my circuit breaker began tripping. I immediately called the office, got voice mail. I asked what I should do, and I never received a phone call back. I decided to unplug 2 of the fans to reduce current draw. Quite frankly, they shouldn't have put all that amperage on one circuit. No big deal, but I guess I overpayed for equipment I didn't use. Plus they could have given me the courtesy of a return call. Frankly, I expect better service from any provider, if I call, I expect a return call. Basic business. In 3 days, they came back and took the equipment. I called the office (Bob, who is the owner I believe) to ask about the estimate to fix the drywall. He left me a message the following Tuesday (I was out of town) saying it would be $200 to repair the drywall. That was much higher than the technician said, so that was a surprise. I called Bob when I returned first thing the following week. He acted like he didn't know who I was. He advised me just to "keep my garage door open" for them to do the repairs, but didn't give me dates. It was a bizarre conversation, but it was clear he had no intention of finishing up the repairs. I never heard from him again. I found this unacceptable. I now have to go find another contractor to finish up the work.
Description of Work: Water overflowed a tub, leaking water into my garage from above. Floodmasters came out, cut holes in the drywall ceiling, removed and threw away wet insulation, left fans and a dehumidifer in my garage for 3 days to dry it out.

The mold suppressant was sprayed to prevent mold growth and potential health risks. There were 4 small portions of sheet rock that needed to be replaced. We do not set the pricing for the jobs and materials; those are set by the national insurance contractor database. We try to give the most accurate verbal estimates possible, but this is only an estimate and actual prices will be determined once the area size has been entered into the database. The two outlets used to power the equipment were supposed to be on separate breakers according to building code. If this was not so, we had no indication that they would trip the breakers, as according to building code, they should have been separate. On equipment rentals, we only drop off the equipment. We did, however, set it up though it is not standard part of the equipment rental agreement. If it was a regular job, we would have came back to monitor each day but it would have been more expensive. This was done this way in an attempt to save more money as requested. We were booked up for rebuilds by the time you came back from out of town. Rebuilds need to be scheduled in advance. We assumed that you had found someone else to fix the drywall when we could not reach you therefore we did not bill you for the drywall/repair. When you called back to get it scheduled, the following week, we were booked up and were unable to respond to you. The project manager was unaware of the situation at the time you called. We apologize for the miscommunication, you should have been notified. We apologize for any inconveniences you may have had during this experience. Sincerely, Management.

At first, I thought a pipe was dripping under my sink. It turns out that Joe found the real source of my leak...the hose that supplies water to my refrigerator had a pin-size hole in it. That was good news because it made the cost of the repair significantly less than I expected. It also confirmed what I suspected...that is, I should probably have a professional come tell me what the problem is before I started tearing into the cabinets under my sink. Thanks Flood Masters.
Description of Work: I had minor plumbing emergency under my kitchen sink. Flood Masters took care of me the last time I needed work done on my home, so I knew I could trust them. I was not disappointed. Joe responded the same day, arrived when he said he was going to, took his time diagnosing the problem, explained everything to me, gave me a fair price, and completed the work the same day. Once again, I'm pleased with the services Flood Masters provided me.

The Floodmasters technician was very knowledgeable, very professional, and did a fantastic job of removing the mold and mildew in my home that had resulted from a broken pipe. The technician thoroughly explained the work to be completed and kept me updated throughout the job. The finished project far exceeded my expectations and I wouldn't hesitate to call on this company again. Technician Mitch Turner treated me like I was a family member and my home like it was his own!! I can't say enough!!!

I used Floodmasters because they have high marks on this website. I have heard and read many horror, ripe-off stories so I was very skeptical of hiring anyone but I badly needed my vents cleaned. The workers were friendly, professional and took time to explain and answer my questions. They performed as they said they would. They gave recommendations regarding a damp basement sunroom. I only gave them a B grade in pricing and quality because I don't really have anything to compare their service to... However, I can see that my vents are clean, didn't see any particles floating around in my home, I witness them performing as I read that they should and I thought that the price was fair for vents that I could clearly see were dirty. My daughter and husband have allergies and asthma problems so it is very important to have clean vents. I am satisfied and would recommend this company.
Description of Work: clean air vents, return, check for mold and defogger in 2 bedrooms. I live in a townhouse with 12 vents and 1 return.

The company tested for mold, cleaned out my ducts and got rid of my mold problem. They were very professional and really took the time to explain what was going on with the mold and all the possibilities. I am not familiar with mold and appreciated that they explained it thoroughly. They also offer full service restoration, so even though they specialize in heating and air, I would hire them if I were going to do any kind of remodel job. They were great.
Description of Work: Cleaned out ducts, checked for mold.

He just gave us an assessment of the moldy smell we had in our home. We thought we had a bad mold problem but he could not locate mold and did not charge us for his review of the home. He did give us a quote to replace a rotten out window which was good but we decided to postpone that repair for now.
Description of Work: Inspected the house and crawl space for mold remediation.

He did the job very well. The guy who came in was very thorough and helped my daughter a lot. He didn't charge anything for the quote and I guess he was worthy. He didn't charge anything because he didn't do any work, he gave her a quote. My daughter thought she had a problem with the mold but, it was the window that caused the problem. He gave a quote for taking out the window which was around $500, for placing and framing around it. He was very professional. He was real honest and he didn't try in delaying things. He was straight and trustworthy. I would use him again in the future.
Description of Work: My daughter used the services of FloodMasters for getting a quote for mold testing and remediating for probably a month ago.

Floodmasters did an excellent job of finding and getting rid of the mold. Several contractors who were there for other reasons commented that based on what they had seen in the past, Floodmasters appeared to be following mold remediation protocol very strictly. They explained what they were doing along the way and answered as many questions as I asked. I would use them again for getting rid of mold, which I will never have to do because I have completely sealed this house and will never again ignore signs of water. The only negatives to Floodmasters were: they were slow to get me information about the cost of the second and larger project which was not covered by my insurance; the finish work of installing new baseboards for the first part of the job was sloppy and has to be redone (we mutually agreed to remove it from their bill); they claimed that they could prepare the outside of my house for stucco reconstruction but did not do an acceptable job and it had to be redone (again, we adjusted their bill). Their expertise is in damage removal not finish work or work requiring rebuilding precision. The "B" ratings that I have given them for Quality and Professionalism refer to the fact that they claimed to be able to do work which they could not do well.
Description of Work: In the original job, Floodmasters extracted water from and dried a small area of basement carpeting, and removed wet baseboards. This cost $2,100.00 and was covered by insurance. I arranged for them to install new baseboards for an additional $230 and replace baseboards in another section of the basement which had swelled due to the MDF having gotten wet (which I knew about but had ignored -- big mistake). As they removed the swelled baseboards they discovered that there were multiple small patches of black mold on the sheetrock along the 50' length of the wall and that the wall behind and the wood comprising a floor-to-ceiling bookcase unit was completely moldy, a fungus was growing, and there had been termites eating the studs. They set up the area for mold remediation by cordoning it off with floor to ceiling plastic, covering the vents that lead to the rest of the house and installing air scrubbing machines. They removed all the moldy material, including wood and sheetrock. In the case of the bookcase this meant removing the entire outside wall made of synthetic stucco. They cleaned and treated the moldy sections. The company which holds my termite bond rebuilt the bookcase outside wall.
