The Christmas Eve of 2015 There was heavy rain that resulted in a massive puddle in my garage. Jeff Bates the inspector was early and started his work before I got home. He was confident, informative and professional. I think it was a good investment to have him come out. We walked around my home as he explained in detail all of the fixes that I needed to prevent water coming in again. I got a detailed email with picture of all of the problem areas.

Todd called and said he could come earlier than our scheduled time, which was great. He was very professional and did an through inspection of our house. He sent us the report that afternoon, which was very detailed, including a description of what was wrong as well as pictures. We would definitely recommend.

I'm afraid my feedback is not at all flattering. Joe inspected a home I am selling. More than a week past his inspection, I visited the house and found that both sets of doors at the back of the house had been left unlocked—for a very long time. There were no other visitors to the house during this time, except for the inspection. The home is being shown fully furnished, so thank goodness no one waltzed-in to this unlocked property to help themselves to the leather couch and flat screen TV. Also, after Joe’s inspection all the exterior flood lights, and the garage lights had been left burning, an outdoor fountain was left running dry and burned out the motor entirely. The refrigerator was hauled four feet out from the wall in the kitchen and left running while completely empty (not turned off as it was when we left), and the heat systems were completely turned off when the temperatures went down near freezing. I was upset that the house was not returned to the way it was when Joe arrived, so I called him to discuss it and Joe denied all the issues. He said he never went in or out of the back doors at all (hard to believe because an inspection should ensure that the doors actually work, seal, etc. right?) and claimed that all the other things were left exactly as they were when he had arrived, such as lights on etc. Let me note here, too, that Joe arrived nearly one hour early for the inspection appointment time (around 8 am instead of 9 am as agreed), and without greeting us at the door to ask permission, he proceeded to start his inspection in our back yard. It was unnecessary and offensive to not respect the homeowner in this part of the process. I also checked the realtor’s lock box data on the house and no one entered the house after Joe, seems apparent all of these gaffs were a failure to properly wrap-up the inspection. The worst part though is that he was extremely condescending, and claimed he was doing me a favor by leaving the fridge running so that it would not mildew which would cause me to have to throw the fridge in the trash, and offered to send me a $10 check to cover the cost of running it empty. I like the Christian quotes on his website, but I must have talked to a different "Joe". Think twice, particularly if your are a realtor. Might not reflect well on you, your company, or your brand.

As a first time buyer and transplant from NYC it is important to me that I feel confident on those I rely on to provide services I am not familiar with. Joe came to inspect my new home with short notice as I am anxious to close quickly. He is a consummate professional recommended by my Realtor. My brother-in-law was present during the inspection and as a former contractor and Home Depot executive he concurs. Joe was thorough, checked everything and missed nothing. His report was clear, included clear photos that highlight the areas requiring immediate attention and recommendations for repairs and replacement as well for non-critical findings. He was extremely personable and offered practical advise and offered to send me the names of some affordable contacts to work on specific things. He was very thoughtful, and conscientious of my financial limitations. He was very impressed with the results of the walk through and let me know that the seller had gone above and beyond. I would highly recommend him to all.
