We were trying to sell a home from 1800 miles away, and we needed an agent we could trust to be our eyes and ears and all the other things we could not be from so far away. Since we had worked with Brad in the past, and he had done a wonderful job of selling a difficult-to-sell property, we knew he would be the perfect person for the job. Again we had what we thought would be a tough sell (as the house needed lots of work and TLC), but Brad was able to find a buyer in less than a week. When financing complications arose on the buyer's side, Brad helped me remain calm and worry-free, because he was always ready to handle anything that might happen. (Obviously, he has learned a lot during his years in real estate.) Any time there was an update on the process, he called or emailed to give more information. Whenever we had questions, he was available to answer them. After some delay, the sale went through. Brad's sales strategy is clearly a well-oiled and effective machine. He has good instincts and advice, and explained things well. I got an offer on the house less than a week after it went on the market, and the whole negotiation process went surprisingly smoothly (in part thanks to Brad and in part thanks to some really easy, accommodating buyers). He wasn't always as detailed oriented as I would have liked (e.g., overlooking errors in the contract, forgetting to cancel an openhouse after the offer came in so that people turned up to an empty, locked house) but bottom-line, he got the job done, the house sold at slightly above list price quickly and with surprisingly little hassle for me. A very good experience all around.

This was the second time we used Brad and if we were in the area we would use him again if need be. He is an amazing agent and really puts forth the effort needed to make home buying/selling as easy and comfortable as possible. We would highly recommend him to anyone who is looking to buy or sell their home and if you aren't using him then I would highly suggest you question yourself as to why that is because in my opinion you won't find anyone better.

Brad Carlton is what every Realtor should live up to. He's phenomenal with communication, always on top of what's going on and works tirelessly for many hours a day to make sure that things get done. It's rare to get his voicemail and even when you do, he's back to you typically within minutes. We listed our primary residence with Brad and needed to sell in a very short time frame and do a back to back close on a new purchase before school started. We knew it was a tall order and weren't sure it could be done. Because we have a unique home, we ordered an appraisal to find out our best listing price. Brad came out and took a few hundred pictures, placed signs galore, bought the domain online with our address, and worked up a bunch of great flyers and booklets. From day 1 we had a lot of interest, quite a few offers and a few contracts. For one reason or another, the contracts ended up falling through, and because of our timeline, we decided to remove the listing from the market. While we didn't end up completing the sale, Brad's inititive was responsible for all of the traffic, offers, contracts, etc. and if/when we decide to list next year, we will use Brad again. After removing our primary residence from the market, we decided to use Brad to help us purchase another rental property. That process was flawless as well. Brad is very attentive on the buyer side, showed up to the inspections, closings and even came by to help me show to a prospective tenant before we had closed. Brad is a great Realtor and a nice guy as well. Thanks Brad!

After living in New York for many years my husband and I decided to relocate to Atlanta Georgia. As first time home buyers with little to no knowledge of where and how to begin our search we wanted to make sure we found a Realtor who could help us through the whole process that we could trust to keep our best interest at heart. We found Brad on Angie's List and saw that he came highly recommended. We are motivated buyers who were pre-approved and we had already found a house we liked prior to hiring Brad. He showed it to us and we made an offer. I own and manage rental property and have purchased 4 properties and I've never received such poor care from a realtor. (space) Many people might have just fired Brad at this point but we decided to give him the opportunity for redemption because everyone has bad days. We confronted him about how sloppy his service had been and made it clear that we wanted to work with him if he'd just do a better job for us. He had the chance to save a customer and to save his reputation and he wanted out instead. (space) Our first encounter with Brad was fairly positive. He arrived 15 minutes late to our appointment but he did give us a heads up that he was running behind. We only looked at one house with Brad and it was a house we found online ourselves. We made an offer on that house and my email below tells the story of what happened. I copied the below text directly from email. (space) (OUR INITIAL EMAIL TO BRAD) "Sent: Wed 2/6/2013 12:58 PM To: Brad Carlton Subject: Service Concern (space) Brad, There are a few things I've been thinking about as I reviewed our business together so far. I have some concerns and so I wanted to share them with you in hopes that the situation can be remedied. Please see below: 1. You sort of pushed the idea of putting an offer in even if we weren?t sure we wanted that house and because of due diligence we could still look around and shop other houses while we make our decision. So you knew we weren?t yet sure we wanted that house and should have been on the lookout for something like a lack of due diligence period in the contract so you could alert us. (space) 2. Then luckily I happened to notice that the due diligence condition we discussed was missing in the offer! I read the offer and things that I do not agree with would stand out but entire sections that were missing could have been very easily overlooked. Had I missed it we would have had to purchase that property or lose our $1300.00 earnest money! The point is that you should have been the first person to notice it missing and you should have alerted us. (space) 3. Once we discussed that I was concerned about the offer binding us before we were certain of a decision you had no suggestions and said "that?s just the way it is with these home path properties? as if we had no options other than asking for repairs... In the end we decided to write in our own due diligence in the ?Other Terms? section where I suggested we do it. This should have been your suggestion as a solution to the problem we were facing while we were still unsure about this purchase. The fact that you admittedly had written in terms before on a homepath transaction for another client within the last year suggests that you knew this option was available. (space) 4. I then asked when our offer would expire because I do not want to worry about them accepting our offer and obligating us once we've moved on to buy another house. Then we put the expiration date in there at my request. Again, I feel you should have thought of this and alerted your buyer. (space) 5. You did not submit our offer on Monday evening as you said you would. (space) 6. Though I asked you to, you did not copy me on the offer you sent to the seller. (space) Based on these events I do not feel like you are looking out for our best interest. I like you and you seem like a nice guy. Even though I tend to be blunt it isn't my intention to be harsh or rude so if I have been either harsh or rude in the statements above, please accept my apology for failing to find the most friendly way to get the point across. (space) What I'd really like is to continue working with you, but under better circumstances. Thank you. Brad CarltonTeam Leader - "2011 Super Service Award" - AngiesList" (space) Conclusion of Review (space) I have been in sales/customer service/management for many years and when a customer makes an attempt to provide feedback and improve service while continuing to do business with you (when they could have fired and replaced you just as easily) and you totally disregard their concerns, it's a huge mistake. It's a slap in the face to the customers, a lasting blemish on your reputation, and a terrible business move. (space) His response speaks volumes about how little we as customers meant to Brad. He claims "I never want a client relationship to be a negative one," but he's clearly not willing to fix the client relationship either. He didn't bother to even craft a response that addresses the issues. Not a rebuttal, an explanation, a clarification, or even an apology that his actions had been perceived as unbecoming of a professional real estate agent. (space) Brad doesn't care about us, didn't put in the time to be a decent realtor for us, and certainly didn't have our best interest in mind. For someone with 20 years experience, and super service awards we expected far better. (space) I would never recommend using Brad Carlton. I received an email on Thursday,1/31/13 at 2:26PM asking me to call him. I called the customer at 4:22PM. The customer told me he wanted to buy a home in an extremely sought after school district and had a limited budget, so he needed to get a deal. I explained to him he would need to get pre-approved for his loan before we could make an offer and I would send him the contact information on a couple of local, reputable, direct lenders. He was not pre-approved for a loan. At 4:47PM I sent him a follow up email with the contact information of the lenders we had discussed. At 5:15 PM I sent him a link to the homes I found that met his criteria, which were 14 out of a total of 223! At 5:50 PM I sent them an information brochure titled "Protect Yourself When Buying A Home." At 5:52 PM I sent them a completed "Exclusive Buyer Brokerage Agreement". At 11:13PM he sent me an email that said "We love 1000 Hillary Lane. It's exactly what we're looking for! Will get pre-approved tomorrow. Can we see the house tomorrow?" I told him I was not available to show them the house tomorrow, but let me see what I could do for Saturday. This was one of the homes I sent him so I am not sure why he said it was a house he had already found? Knowing that there were an extremely limited amount of homes that fit their criteria, unbeknownst to them, I re-arraigned my schedule so I could show them the house on Saturday. On Saturday 2/2/13 I showed them the house, inside and out, top to bottom, and made recommendations on where a kitchen might work in the basement, how to enlarge the bedroom and closet in the basement and where a laundry room might fit in the basement. Overall the house was in good condition and it was a foreclosure. I explained that they could make offers on multiple homes with contracts that allowed a "Due Diligence Period". I also explained that the good homes do go under contract fast. At 7:55PM they returned the signed Exclusive Buyer Brokerage Agreement. On Sunday 2/3/13 at 12:56PM I received a loan pre-approval letter from one of the lenders I recommended to them. I researched the details about the home I had shown them yesterday and discovered it was a Fannie Mae foreclosure and they required an Addendum to The Purchase and Sale Agreement, Unfortunately, this Addendum does not allow for a "Due Diligence Period" but does allow for a "10 Day Inspection Period". At 1:52PM I sent them a blank Purchase and Sale Agreement and a blank Fannie Mae Addendum and called the customer to let him know that I had sent the blanks forms to him so he and his wife could review them before they had to sing them. I also explained the Fannie Mae Addendum does not allow for the "Due Diligence Period" but did have the "10 Day Inspection Period". HIs number 2 comment stating "Then luckily I happened to notice that the due diligence condition was missing in the offer" is not correct. At 10:09 PM he sent me an email asking how to fill out the forms. This indicated he did not listen to my voice message I left for him earlier. On Monday 2/4/13 at 9:51AM I sent him an email explaining I had left him a message about the blank forms. At 10:02 AM I sent the customer an email that one of the houses he asked me to check on for him had received 30 offers and they were not taking any more offers! At 10:10AM we talked about the house they loved and I completed the forms to submit an offer. At 10:44AM I emailed the customer the completed Purchase and Sale Agreement, Fannie Mae Addendum and supporting documents. At 5:22PM the customer called and left a message with a question about the Fannie Mae Addendum. At 5:48 PM I sent the customer an email answering his question. At 5:59PM I sent the customer and email asking if he wanted me to submit the offer. At 6:34PM the customer called and insisted that language be added to the Fannie Mae Addendum adding a Due Diligence Period and a Time Limit on our offer. I advised the customer that the language he insisted on adding may cause a problem with our offer. I added the language and at 6:44PM I sent him the Addendum for signatures. At 7:05PM the customer sent me the signed Addendum. On Tuesday, 2/5/13 at 7:30AM I submitted the offer. At 3:04PM I met the customer and his Father at the house so his Father could see the house. His Father asked if the customer had considered looking in another school district to see if there were more homes available, so I told the customer I would conduct a search for him in the other school district. On Wednesday, 2/6/13 at 9:54AM we received a rejection notice from Fannie Mae and I forwarded it to the customer and asked him if he would like to increase his offer. At 11:58AM the customer responded: "We do not wish to increase our offer. We feel now that it's probably for the best that we didn't get that house". This was the house they said they loved and was exactly what they were looking for! At 10:43AM I sent the customer a link to the 1 home that met his criteria in the other school district. At 12:03PM the customer responded that the house in the other school district was too far away for them to consider it. At 12: 58PM I received his email stating "I do not feel like you are looking out for our best interest", among other things which he has indicated above. Based on the time, effort and advice I had provided the customer up to that point, I did not feel it would be in his best interest to continue having me represent him, so I agreed to release him from our agreement. I do understand buying a home can be a very emotional process and people do get angry when they make an offer and are rejected. The customer made an offer on a Fannie Mae foreclosure home asking for $7,700 in Seller concessions AND requiring a Due Diligence Period and a Time Limit! While his offer price was above the asking price it is always the NET number the lenders look at first. Plus, because there were an extremely limited number of homes, in highly sough after school districts, that met his limited budget, the customer may have been overly optimistic about his offer. When I work with Buyers it is always a "Team Effort" and I do not want any offer rejected, but sometimes Buyers do not take our advice and it works out and sometimes it doesn't! I do wish the customer and his family well!

Brad was a great Realtor for us!! He was a tremendous help for us selling our house as he advertised his best in our interest. He also helped negotiate the best price offered as there was a bidding war that had transpired. I am leery of the Atlanta area as several contractors tended to rip us off for work done on the house and we sensed most folks, once they found out us owners were from California, figured we were rich or something. We were very happy with the entire process and grateful for all of Brad's hard work. He had to overcome some serious challenges in making the sale happen: 1. We were selling a townhouse, which is not an easy property to sell in metro Atlanta. He did not hesitate for one second to take us on as clients. 2. We were selling in a down market, but he managed to get plenty of potential buyers to look at our place. 3. The townhouse was burdened with exorbitant home owners' association fees, which scared off most potential buyers, but he held strong until we found someone who loved the place enough to see beyond the fees. We had many worries about trying to sell a house while living so far away from it. Brad took a huge burden off our shoulders, and we cannot imagine how we could have gotten the work done (the house shown, the negotiations arranged, the contracts signed, etc.) without him. Best of all, he was able to sell it at a good price that left us satisfied with the whole transaction.

He sold our house in Norcross in 11 days. At full asking price. Real estate stories don't get much better than that. He provided an initial consultation about two months before we were able to put the house on the market, as I was trying to work out a schedule for contractors and budget in advance. During the walk through, he was quite patient, and far and away the most personable, and had far and away the best marketing plan for the house. He was also the one who provided the most useful list for things we really needed to do, and what would just be excessive. We worked out a basic plan for renovating, to try and fix the essentials. During the marketing and sales cycle, Brad was completely open and forthcoming with advice on dealing with the various offers and requests from buyers, and the occasional (nicely worded) prod if we need to get something done on our end. The actual legal arrangements and details around the closing were practically invisible. He and Annelle covered everything except the occasional signature.

I never had to worry about if he received any messages or if he would be available to view homes with me. He gave me access to an on-line home data base that was really helpful. I used several other sites to locate homes but they were not as current. This really helped me not to waste time on homes that were already under contract and/or taken off the market. Brad provided excellent advice about what to look for in a home and what would provide the best re-sale value. I am so grateful for that advice; I was totally headed in the wrong direction with my “wish list”. Brad recommended several Mortgage Brokers, All were good. However, I ended up working with Ken R. who was outstanding. Brad and Ken worked tirelessly with me to put in bids on several foreclosed properties. They worked early morning and late night to ensure that all paperwork was submitted in a timely manner to help ensure the success of my bids, which I greatly appreciated. Between Brad and Ken, I felt that I received all of the support and guidance that I needed to make an informed decision about my home. I must say that I really, really love my house and that I would highly recommend Brad to anyone looking for an excellent real estate agent!

I was looking for a home to purchase and chose Brad due to the glowing reports on Angies... Initially, our conversation sounded positive but then I was told by Brad that I needed a 5 page contract to be read and signed before he would do anything. This contract delineates that Brad is exclusive and if I found anything else I would have to pay him regardless if I used his service or not. Hum. OK, if he is that good then it maybe worth it. My wife and I sent back the signed form and waited and waited. When we called him after 2 weeks, not having received one recommendation, not one email, nada. He said he could not do anything until we gave him a bank letter stating how much we had in the bank and what we could qualify for. Hold the horses, we are asking to see some homes, to view what he has that are good home on the market, not to give him, whom I do not know, entrance into my personal finances. With Brad everything is one way, his way. Then, and only then, he delivers nothing. Thus, I sent him a letter telling him do to lack of service on his part I am terminated the 5 page contract that I was foolish enough, to sign. NOT Recommended.

Response from Brad Carlton
During our initial conversation I explained, prior to showing them any homes, I would need a signed “Buyer Brokerage Agreement” and a letter from their lender indicating loan pre-approval. As a professional Realtor I only have time to work with Buyers that have signed a contract to work with me! They agreed to do so and did sign a “Buyer Brokerage Agreement”. I tried on 2 different telephone calls to get the loan pre-approval letter but never received it. I did not “seek entrance into their personal finances”! As a Professional, Full Time, Premium Service, Licensed Realtor it is my duty to represent my clients best interests, above all others, including my own! As a teacher of home buying classes I explain to all my potential Buyers that Georgia is a “Buyer Agency” state, that there is a Georgia law which “prohibits Buyers from being represented as a client without first entering into a written agreement”. The statement “I would have to pay him regardless if I used his service or not” is not correct. The agreement I provided, and they signed, clearly stated the Seller would pay my commission, not the Buyer! A loan pre-approval letter provides many levels of protection for home buyers: 1.) It insures they are not looking at homes they can’t afford! 2.) It puts the Buyer in a stronger position to negotiate terms in their favor! 3.) Since most Sellers won’t even consider an offer without one, it saves the Buyer time, money and reduces the stress and frustration levels! 4.) It provides vital information to the Buyers agent, that is required, just to write an offer! Unfortunately, I do feel there were some communication issues due to the fact the husband was traveling out of the country and his wife did not speak very good English. In addition, it appeared they did have a very short time frame to work with which probably contributed to the issue. I do feel I communicated everything correctly up front and feel bad they decided to terminate our Agreement. I hope they were successful in locating their new home!

Brad assumed command of a flagging enterprise, to wit, the marketing and eventual sale of a luxury property I owned in Forsyth County, guiding the process to a successful closing some seven-or-so months after he took over the listing and in the teeth of one of the worst real estate markets in this country since the Great Depression. His confidence never wavered and his optimism and relevant advice on the state of the market were of tremendous psychological benefit to me. His skills in marketing residential real estate are extraordinary but at the same time he offers a calm and reassuring day-in-day-out approach to the job that allowed for considerable levity during the course of our many conversations over the months prior to the property's sale. Brad was prompt in returning calls, patient and generous with his time and advice and on point with every question I asked him. His knowledge of all aspects of the field of residential real estate sales, on both a local and national level, is top-notch. Often our discussions wandered from the subject of my house to questions of statewide and national real estate sales. Brad fielded questions with aplomb and spent many hours with me reviewing various marketing strategies in an effort to do the best job he could representing my interests completely and effectively. He went out of his way to help me manage the property as well, making trips at least weekly to the site to discharge duties which technically belonged to me as the homeowner, without so much as a glimmer of discontent. He emptied pool skimmer baskets in the dead of winter, swept leaves away from entrance doors, picked-up papers tossed randomly into the yard and deposited in the mailbox and even took turns vacuuming and cleaning bathrooms. He kept the refrigerator stocked with bottled water for guests as well as a bowl of assorted Life Savers set out for their pleasure. While no one of these gestures singles Brad out, taken in the aggregate, they constitute a primer on how to successfully market and sell a home and deal courteously and patiently with a homeowner who, on more than one occasion, became frustrated that his house had not yet sold. I can guarantee this to the reader: There is not another real estate agent in Georgia who either could or would do all of these things for a client. Why? It takes too much time or requires more knowledge than the average real estate agent possesses. Thus does Brad Carlton distinguish himself from a herd of mediocrity, namely, the vast majority of residential real estate agents. If I haven't convinced you to give Brad Carlton your thoughtful consideration before hiring an agent, I need to take a course in marketing!
Description of Work: I hired Brad Carlton to represent me in the marketing and sale of a luxury single family home located in Cumming. Brad was hired to replace a female agent who had done little or nothing to properly market the property and was often unavailable or unresponsive to my inquiries. I noticed an immediate difference when I hired Brad. He was open, honest, friendly, rational, responsive, agreeable and well-informed about both local and regional real estate issues. Brad takes continuing education courses regularly, at a clip which exceeds any real estate agent I've ever known. In terms of knowledge, experience, professionalism, responsiveness, courteousness, bearing, marketing expertise and client relations, Brad Carlton exceeds any real estate agent I have ever encountered. As a reference point, I have over 40 years of experience dealing with agents, brokers and others involved in the sale and marketing of residential real estate. Brad Carlton is in a class by himself and that class is First Class. I would hire him again without so much as a second thought. I do not say lightly that he is the finest real estate agent in the State of Georgia to the best of my knowledge and belief and I have seen and dealt with literally hundreds of agents over the years. Most aren't worth having a conversation with because most agents are proficient in only one or two areas of a service which calls for skills in a number of sometimes disparate areas. I saw not a single arena of the real estate business in which Brad was weak. On the contrary, his breadth of knowledge coupled with almost two decades of practical experience, experience in which he works on a daily basis to excel at what he does, translates into a real estate agent for all seasons. No matter what career path this pleasant and kindhearted gentleman chose to pursue, he would succeed because he has a solid work ethic and practices The Golden Rule just like he breathes. In addition to meeting a top producer in his field, I made a friend for life in Brad but it should be understood by those reading this review that it is a product of my own desire and initiative. I write these words, not because Brad asked me to do so, but because I would be remiss if I failed to let others know of the universally positive and productive experience I had working with him. He earned my praise but even more importantly, he earned my trust and my lifelong friendship.

Brad has been a full-time realtor for over 15 years, and his experience shows. Brad designed a plan to market and sell our house. After talking with other realtors, it was clear that his plan was more comprehensive and covered more innovative ways of reaching out to buyers. Even in the terrible down market that we're in now, his marketing plan for our house enabled it to sell after being on the market for only about 37 days! Brad is a consummate professional in his presentation, appearance, correspondences, and research. He is extremely busy, and may not always return communications as often as would be idea, however this trade-off is well worth the benefit. After selling our house, Brad assisted us in finding a new townhome to purchase. He assisted us in vetting various properties, evaluating them, and ultimately closing quickly.

We have been greatly disappointed. We know that it is a bad market for selling a house but there was a lack of communication, misunderstandings and the feeling as though we were being pawned off on his assistant or other realtor's. Brad would get our property confused with others and not be on top of those that did the open houses and those that visited. Before we signed on with him we questioned if it was a problem with the location and he said no. He would show up with no call and had virtually no contact with us. The only one who knew what was going on was his assistant. Brad OVER estimated the price of our house and in our opinion hindered the sale of our house. We used him from March to August and we had only ONE showing other than open houses. We do not feel that he did all he could to get traffic through the house and we were not a priority. When the services were canceled we required someone be here when he stopped by and he showed up without a call. NO consideration!

I have moved many times and Brad is by far the best real estate agent I have ever used. I contacted four agents three days before Christmas. Three agents told me to "call back after the holidays." Only Brad overnighted a packet of information to me. I needed to buy a farm before putting my current home on the market. Brad LISTENS! He e-mailed me appropriate properties with the criteria I was looking for and contacted the listing agents for answers to my questions. This saved on useless travel. Within two weeks I had found the farm of my dreams. Now I had to sell my house. Brad's forte is marketing. He did a fantastic job of advertising my house in a variety of venues. Within a month, my house sold. This is a miracle in the current housing market. Brad was relentless in his pursuit of buyer and seller for me. Brad is a genuinely kind and caring individual which really shows in his work ethic. Brad sets the standard by which all other agents are measured. No contest! Good job, Brad!
