Overall the experience was pleasant. We were shown many homes throughout the Valrico/Riverview area over a couple month period. Dennis was extremely patient and informative. Our biggest disappointment came when the house we purchased wasn't cleaned thoroughly, therefore the initial days were frustrating. I wish I was more stern at closing to get that resolved but I just wanted to close and move on. We are happy with the home and the service

We need to thank Tony Baroni, Caitlin Jones and the whole Tony Baroni team: Kara Atchison and Cheri Meirose at Tony Baroni - Keller Williams Reality for their professional, courteous and successful efforts. They made the selling of our house in the River Watch subdivision and the purchase of our new house in the Water Leaf subdivision a cohesive process with little anguish (because of our unfamiliarity of the process) on our end. Once we signed on to sell our house, Tony scheduled a realtor’s open house and our home appeared in multiple internet sites which resulted in multiple showings. The team kept us informed regarding the showings and the home sold in (about) 10 days. This put us in the predicament of: “we need a house to move into.” Caitlin worked with us where we found a home in Water Leaf. They then provided appraisers, surveyors and title companies to choose from. To end this selling and purchasing project, they coordinated a closing on the home we were selling in the morning and a closing on the home we purchased in the afternoon of the same day. Tony and his team helped me sell my existing home - and then close on a new one three hours later - during a hurricane. I am not sure if more incentive than that is needed! For a quick synopsis – We got in touch with Tony’s team at the end of July, and were pre-approved a week later by VanDyk mortgage that they work with, then had a contract on a new house at the end of August, with our current house getting listed the same weekend . Our house had a cash offer on it 14 days after listing (first week of September), and then we closed on both the first week of October (during Hurricane Matthew – I will always remember driving to closing and seeing a billboard with the live radar of the hurricane spinning off the coast). My wife and I had been planning on moving 45-60 minutes from our current location for awhile, and when a home came up that we were interested in (which ultimately did not work out), we called the name on the sign – The Tony Baroni Team. We received a call back from Nicole at Tony Baroni almost immediately. She put us in touch with one of the mortgage companies they work with - VanDyk Mortgage, and Ryan Owens, who called me later that same day – a Sunday afternoon. He worked with me over the next week or so to determine that we would be able to qualify for a new mortgage in the price range we wanted, and got me pre-approved within a week or so. Ryan and his team worked with me throughout August to get additional paperwork so we were prepared to close quickly when it was time. We knew that we would have to sell our current house before buying a new one, there was no way we could have two mortgages at once. Tony understood that, and he and his team (Cheri, Kara) and Ryan worked with us to make sure it worked out. We were definitely nervous about possibly having a contract on our current home before we found a new one (the market is moving fast here), but Tony’s team was confident everything would work out – and it did. After meeting with Tony, we prepared our home to be listed, which included a visit from their stager Doshia (that was an experience, but she was worth it!), and having the photographer come out to take photos – and a drone video! It was listed at the end of August, and we had I think 4 or 5 showings over two weeks, with a cash offer coming in for the range we wanted two weeks after we listed. Tony made sure the buyers knew we had to coordinate closing on our new home for the same day. We ended up closing exactly 4 weeks after the contract was signed to sell our home, and our initial paperwork with Ryan Owens and his team for the pre-approval helped out tremendously, although I know Ryan , Delores and Andrea at VanDyk were working overtime to make sure they would meet the date, and they did! So that’s the selling side – but we also used Tony’s team to buy our new home! While we absolutely did not have to, in the end it worked out because it lead to easy communication internally for the dual closing coordination. We worked with Dennis during the buying process, and could not be happier. I think we were aggressive in trying to find a home that we may not have given him much time to breathe (sorry!) but he made everything come together, and was very honest, which was great. We looked at three homes with him, having a contract on the first one that fell through (the sellers dragged their feet signing our offer, it ended up being because they knew they had a better one coming in), and then one on the third one that we ultimately purchased. When visiting each home Dennis pointed out anything he felt might be issues, and anything that we could use to negotiate the price. As this was the first time we were buying a home that wasn’t new, we certainly appreciated the insights he provided. Dennis helped us get almost everything fixed that came up during inspection (electrical concerns, mostly), and was there to talk, even when he was off or on vacation (sorry again!). Our contract on the home we ultimately purchased had a kick-out clause inserted by the seller (basically, since we had the contingency of selling our existing home they had the right to ditch us if they found a better offer), and Dennis kept us calm throughout, telling us it would all work out – and it did. I am not sure we can thank him enough for getting us through the buying process and into our new home. I know this ended up being a pretty long review, but I wanted to tell our story! I would not hesitate to use Tony Baroni and his team to buy or sell again in the future, and I highly recommend them to anyone looking to buy or sell. They will make sure everything works out, to the best of their ability – even closing during a hurricane! Oh, I never apologized to Cheri in this review for calling every day the week leading up closing, worried that it would get delayed because of the storm (which would cause trouble with moving trucks, daycare for pets, etc). Sorry Cheri! You had it all worked out and I was just paranoid!

Eric was professional courteous, reliable, and prompt. I cannot imagine a purchase of a home being any smoother and more congenial. He recommended that we view four homes in Villa Serena. We liked them all. However, in our second viewing, we selected the home that we ultimately purchased. From first viewing to settlement, the entire process took little over four weeks. It went great! We only had about a month to find a home before our apartment lease was up. Colette Vann took the time out of her week to show us about a dozen houses before we finally stumbled upon our dream house. The house had been fully restored (electric, plumbing, roof) and was in a great area. The house had only been on the market for two days but already had multiple offers. Colette was very knowledgeable and helped us put down the right offer to where ours was accepted. As the process went on she was always by the phone ready to answer our questions about the home buying process along with our concerns about the house. In all the process took about four weeks and we had a couple days to spare before our lease ended at our apartment. When closing came Colette did a final walk through and assisted us at the closing table. We still continue to communicate and she is still always available to answer our ongoing questions.
