+ -1 moreAwful!! John Huston does not thoroughly inspect the condition of the property. We told him of leaks in the roof during his visit and he still considered it "functional" with no depreciation to the property!!! We had to hire another appraiser who was appalled. When we pointed out the huge discrepancy to allow him an opportunity to correct the mistake and to amend his report, he became insulted, made excuses and ultimately, refused!!! His lack of professionalism nearly cost us $40K!!! Stay away from Las Palmas.

He worked directly with our realtor and was able to get in to do the appraisal on the next day (due to a cancellation). He did his research before setting foot in our place and by the end of the day, we had the paperwork in hand. Additionally, he gave us great feedback on the condition of the home and possible improvement opportunities. Without question, we would recommend John and will use him again should the need arise!

+ -1 moreI contacted John on a Thursday and he was able to come out the next day. He arrived promptly on time and performed a thorough inspection of my home. John was very informative and knowledgeable of my local market, meaning he did his research before he came. Because of a pending home sale in my neighborhood, John suggested that I wait until the closing so he could include it in my appraisal as a recent sales comparison. He contacted the listing agent to find out when the closing would take place and then gave me the option of waiting or to go ahead without the sale, explaining the benefits of waiting. The closing took place a week later and John kept me informed along the way to let me know he didn't forget about me. An hour and a half after the closing, John had the appraisal ready for me. Knowing the local market as I do, I believe the appraisal was a very fair one for my home and am quite satisfied with John's service. I wouldn't hesitate to use John again if needed.

John is an experience professional who is also generous with his time and knowledge. You won't find a better person, in every respect, to complete an appraisal. I am so glad John is on Angie's List. He was punctual, carefully and thoroughly carried out the inspection, and prepared the written appraisal right on schedule. I trust John Huston and Las Palmas Appraisals. I felt he was knowledgable in many aspects of Florida homes, Tampa/St.Pete's neighborhoods, the market, construction, and when asked gave me suggestions for basic improvements. I don't yet know if we will be able to sell for near or above the Market Value appraisal, but I hope so.

+ -1 moreI contacted "Las Palmas Appraisal Inc" after reading positive reviews on Angie's List. When I sent an email to John Huston of the company requesting information about the appraisal process he responded within the hour. We soon came to an agreement that he would do the appraisal. Since the house was being rented out, John contacted the tenants to set up an appointment. He kept me up to date about all contacts he had with the tenant, so I knew at all times where we were in the process of getting this job done. John was able to perform the appraisal as soon as the tenant agreed to a day and time, i.e. just a few days after our initial conversation. The appraisal was done in the morning and by noon I already received his complete report. He followed up soon again after I had a chance to read the report and answered some of my remaining questions. I would highly recommend Mr. Huston if you are looking for an appraiser: he responds really quickly to your questions, keeps you up to date about anything related to the job, and he delivers a thorough and professional service. Thanks John!

+ -1 moreI found John Huston and Las Palmas Appraisal here on Angie's List because I was looking for an independent, professional appraiser to give me a complete and honest review of the short sale property that we were planning to buy. His reviews were all highly favorable, so I decided to give him a call. Throughout the appraisal process -- from our intial phone conversation to our final emails -- John was always professional and personable. He answered all my questions, responded immediately to emails and phone calls, and conducted the appraisal quickly and efficiently. He was able to schedule the appraisal on very short notice at a time that fit my needs and the needs of the sellers, which was a huge help. And, he was able to send the appraisal report to me within just a few hours of completing the on-site inspection. The entire process took less than two days. I would definitely recommend John. His quality of work was excellent and he was able to complete everything I needed him to do without any issues or problems. He does what he says, meets all deadlines, and doesn't charge any hidden fees. And, he's a nice person to deal with. No complaints at all!

+ -1 moreAppraiser arrived on time, introduced himself and proceeded to inspect the property. As he walked the property he took the time to point out some good points about the house. Once he was finished at the property he left and told me I would recieve his report that afternoon which I did.
Description of Work: Conducted a very thorough appraisal of the property we were considering buying. The appraisal was a blind appraisal as the purchase of the house was contingent upon it appraising at or above our bid. We were very happy with the service and would use them again.

+ -1 moreI contacted three providers with A ratings and Las Palmas Appraisals was the only company I didn't have to leave a voice message to return my call. Mr. Huston was very responsive and very knowledgable. After discussing with Mr. Huston that I needed a current market valuation for a condominum I own, he was upfront and honest in telling me that most lending institutions do their own appraisal and not necessarily consider that of an independent source. The turnaround time was unbelievable. Mr. Huston arrived at the condo as scheduled and by the end of he day I had a complete appraisal waiting for me in my e-mail mailbox. After reviewing the report, I questioned upgrades that I thought should have been considered in the appraisal. Mr. Huston was quick to respond and reassured me replacing duct work and bringing insulation up to code were considered maintenance and not upgrades such as changing out countertops, etc.
Description of Work: Tenant interested in purchasing property and I needed a current appraisal to quote the fair market value.

He asked a few questions, and so did I, and then we went over a few documents I could email to him that would be helpful. He also scheduled a date and time for the appraisal. He arrived promptly, proceeded with his measuring, asked questions as needed, and then spent a good amount of time answering some questions and we discussed real estate issues. It was very enlightening and helpful and his friendly demeanor was very welcome. We are all dealing with the same real estate issues and in essence, we are all neighbors, trying to help each other navigate our way through some rather turbulent seas. I never recommend anyone that I wouldn't recommend to a family member, and I try my best to help any small businesses in our area that measure up to what are my high standards. Isn't that why we all signed up for Angie's List? Most people I knew in many business categories, especially real estate, are long gone. That's why I just signed up for Angie's, and found Las Palmas Appraisals right away, with a deal, so all in all a great decision.

Many homeowners in Florida are experiencing home insurance premium increases as well as demands from their lender and/or mortgage service providers. In this wild and fast-changing market, who knows what you're home is actually worth, whether market value or replacement cost, which your insurance company may not have pinpointed for Your property. This means you might be able to lower your premium; and if you're thinking of selling, buying or refinancing, it's good to know beforehand. Google might be your friend, but in this real estate chaos, you need a professional (the live, human kind!) John Huston has all the right credentials, a consummate professional, and he went above and beyond for me, took the time to answer many questions and I learned a great deal in a short time. I feel confident in the detailed accuracies and from here I know what I can make all the right decisions going forward. As others have noted, his service was very prompt and down-to-earth cordial. Description of Work: I called John to give our home a Market Price evaluation for upcoming tax purposes. We initially spoke on the phone and I gave him a few details as to our home's address and the date we moved in and the reason I wanted to have the appraisal done (I had seen an article in the Bradenton Herald about the new tax records and how I could find out online what our county (Manatee) was estimating our Market Value as. We made an appointment for the following week and John started researching the Manatee County records and maps just after we talked. He came a little earlier than the appointed time, after calling me to make sure the timing was o.k. and did a very intensive walk and measurements of our land and pool and then came in the house to check the condition of each room and took pictures of the rooms and all of the outside, as you would expect. John sent me a very exacting report which included 3 other sales of comparable sized homes in our area. I would recommend him highly to anyone who wants to research the value of their home for tax purposes, rental properties or resale. He is a "True Professional" in my opinion.

+ -1 moreJohn scheduled a time to come out, did his walk about around the property. Poked, prodded, and all the things an appraiser is supposed to do and sent the report off to my insurance agent. Long story short -- I spent $750 with John, and will save more than $5000 EACH YEAR in inflated insurance premiums!
Description of Work: I had heard John speak at a networking function and later asked him to appraise my home in Old NE St. Pete to help with what I deemed to be a far-too-steep insurance bill.
