John was great. He has done a couple of appraisals for me and was very responsive. Both times he was able to get me on the schedule for the next business day. He was very professional and delivered the full appraisal report to me the same day of the inspection. I could not have asked for more.

It went very smooth and quickly. John told me his availability, we set it up with in a week. He did research on the house prior to his arrival. He was inside the house for 30 min then outside, finish the job and I received the report in the end of the day. Love it, will use him again in the future

John was very pleasant and thorough. He picked up my call in the evening on a Friday and called me the next day to talk about the details. I received my report promptly the day after the appraisal was done. I needed the appraisal for valuation of my investment property. Although it was hard to find properties similar to mine(double lot with 2 properties but no garages), John was able to manage my appraisal. I definitely would use him again.

Let me be clear: if you need an appraisal, this is the guy you want. Here is my story. In early March, 2017 my sister passed in Florida and being the next of kin, I was appointed the special representative of the estate. In October I decided to keep the condo in the family. Therefore, I didn't need a realtor but an appraisal was necessary. Living in the Midwest and not knowing the Seminole area, I went to Angie's list for help. I came upon Las Palmas and read all of the 50+ "A" reviews. One caught my attention where a client mentioned "he even called me on Saturday". Since my research was on a Saturday, I decided to give it a test. I called and left a message and within 5 minutes I received a call from a very pleasant voice named John. I explained my situation; told him when I was going to be in town, where the condo was(cross streets) and he said he was very familiar with the area. When I started to give him the exact address, he replied he did not have his note pad with him as he was walking his dog. So we connected later by email with all the appropriate information. He e-mailed an "Appraisal Engagement Letter" and I faxed it back along with my signature, a $420 credit card payment, including a Thursday, 9am appointment. John acknowledged my fax and had already begun the preliminary process. On the appointment day he was very punctual to the minute. His knowledge was extremely apparent, explained the process in detail and gave me helpful hints on how to improve the property in the event of future sale . His report was ready before the next day--all 23 pages; including all kinds of photos inside and out. I was extremely relieved as I know this is an important process in real estate. As I didn't have a printer in Florida, I had to wait till I returned home to retrieve the hard copy, which I mailed to my attorney. John made the appraisal process very easy for me.

I called John to appraise a property we owned and used as a rental. He scheduled to meet the next morning and arrived on time. We were conflicted on whether we should improve the property or sell as is. John spent a lot of time going over our particular market and the reasons we should or should not do particular improvements. His advice seemed sound and inline with our particular market. By 5PM the same day we had his appraisal in hand. We understand the difference between what WE think the house is worth and what the market says the value is. We are happy with the appraised price. It most certainly seemed fair for the neighborhood. We look forward to getting the improvements completed and enjoying a quick sale. Thanks John!

Couldn't have been better! My wife and I were in a quandry with a waterfront rental property regarding whether to retain for personal use, or sell. We had obtained several conflicting informal real estate evaluations as to the actual value of the property. Therefore, we knew we needed something concrete from a good property appraiser to erase the doubts and speculations and make an informed decision. As we often do in situations like this, we turned to Angie's List to help us find the right provider. We did not find a good one - we found a great one! After reading several reviews and ratings, I decided to call Las Palmas Appraisals - on a Saturday afternoon. Expecting to reach a recorded message and leave some call back information, I was pleasantly surprised to have the call answered by the owner, John Huston. As I explained our property dilemma to him, I was even more impressed that he was willing to spend the next 30 minutes with me on the phone discussing the various conflicts, scenarios and needs in order to best resolve the matter. Again, this is Saturday mid-afternoon. John gave me some options, and ultimately offered to arrive on the following Monday morning, to meet me at the property and proceed with the appraisal. He started his investigative process over the weekend, and exchanged electronic engagement documents so that we would be ready to roll. When I arrived at the property Monday morning, 10 minutes before the appointed time, John was already there, with his notepad and measuring device, hard at work. He was extremely pleasant, very observant and empathetic, and spent even more time helping me think through the positives and negatives of our various options in regard to the ultimate choice of property disposition. True to his word, he had an amazingly detailed and thorough appraisal ready for us by Monday night, which we reviewed and printed on Tuesday. None of that would have happened without extensive groundwork over the weekend, and after-hours attention on Monday as well. Clearly, from his previously existing Angie's List reviews, he is a busy guy. He has bigger fish to fry than individual homeowners like my wife and I. And yet to make the time to help us with our situation, on such short notice and with such dedicated expediency, speaks volumes about the man and his business. My wife and I are not relatives, friends, acquaintances, or business contacts. We didn't know Mr. Huston or his business before finding him on Angie's List. We were just a couple of regular folks looking for a solution to an urgent problem as quickly as possible. Angie's List, John Huston, and his business - Las Palmas Appraisals - all deserve kudos for doing their respective jobs so well. If any one ever wanted my phone number, and inquire personally to satisfy themselves as to my honesty and genuineness here, I would be happy to talk to them. I imagine Angie might have a way to make that happen. Thank you John, thank you Las Palmas, and thank you Angie for providing clear evidence of how good folks working together can provide great service as we might imagine it actually playing out in a perfect world. I can't say that given his schedule, Mr. Huston would always be able to move this quickly and efficiently. But he went out of his way to do it for us, and I have no doubt he would make his service work as well as possible for anybody, as it did for us.
