After a lot of phone tag (due to my availability, not John's), he finally got me on the phone. We talked about what I was looking for, and John talked to me about the general process of appraisals for PMI evaluation, and the availability of those reports. He was open and honest and took his time to help me understand, knowing he was turning away a potential customer. In this day and age, it's so hard to find someone with the ethics necessary to turn away a potential customer. And as such, he has definitely earned my respect and future business (as well as my highest recommendations.

Mr. Huston was extremely professional. He was flexible and accommodating; he came out on Labor Day despite it being a holiday because it was the only day I could meet with him. Mr. Huston was punctual and affable. His experience with Redington Shores and St. Petersburg was evident when we spoke over the phone. He asked specific questions that made it clear he knew the area very well. During the visit, he was polite and kind. He patiently answered all my questions. He promised a report within 24 hours, and he delivered a thorough 25 page report. He gave his card and invited me to call him with any questions I may have after the report. I highly recommend him. He was worth every penny!

From the moment I heard from John, I knew we had made the right decision. He is very knowledgeable and explained everything about his process. He gave us a great estimate for our home, and now we are looking forward to getting top dollar when we sell. He knows his stuff!

I spoke with John about getting an appraisal for the home I was purchasing and even though it was short notice, he was able to fit me in the next week. I gave him my information and told him the last inspector I called had agreed but had to back out when he found out how large the house was, but John said it would be no problem, and figured it would take a couple of days to do the appraisal and get the proper amount of comps. I had no problem with his fee, as I know that large houses can cost even more to inspect and appraise and thought his prices were reasonable-- especially considering how quickly he was going to get it done. Right after our phone conversation he sent me an email and sent the contract, which I signed and emailed back, and gave him my credit card info., which made it very easy to deal with versus writing another check-- which you write so many of in the house purchasing process. He arrived promptly and introduced himself, and was just as pleasant in person as he was on the phone. He did a thorough job of going through the house, and really seemed to know his business very well. He was nice enough to point out some positive aspects about the house we were purchasing, and pointed out many details. He was very knowledgeable about the housing industry and houses in general as well, and after business talk, it was nice he took the time to just chit chat for a bit. After speaking with me on the phone and chatting at the house, he gave me some great information about places he thought I would be interested in visiting, because he figured out pretty quickly I was a nerd who would be into some of the places he mentioned. He was right! Great information and advice! I really enjoyed doing business with John, who I found interesting, knowledgeable, and excellent to work with, and if I ever need another appraisal, he is definitely the one to call! I would highly recommend him to anyone who wants the best service in this business!

I worked with John who is the owner operator of company. I feel like appraisals are getting way too expensive but John is within the market value for his service. After talking with John he persuaded me to use his service based on his many years of service in the industry. Before acquiring his serves I felt comfortable that he would be able to focus his attention to the details I was interested in and he seemed to be flexible getting the value that I thought the house deserved. I needed an appraisal for my home that I was selling so that I could squeeze the max value out of the property. The software program he uses was very modern with plenty of graphs in regards to sales comparisons and property sales in my neighbor hood. The comparable properties he found made it very easy to choose a sale price close to the thousand dollar mark give or take. I also was considering closing in a room to make the home a three bedroom and updating the kitchen. John responded quickly to my initial inquiry and clearly explained the cost, process and what would be covered in the scope of work. We scheduled a time to meet at the property, and he provided the completed appraisal report the following day. He was professional, well versed in current market conditions, and his report was thorough and well documented. From start to finish, the entire process moved swiftly and smoothly with excellent communication via phone, email and in person. I would use this provider again.

Great experience from start to finish. John is a consummate professional who arrived 10 min early for our appointment. He conducted a walk through of the home, took relevant photos and produced a detailed appraisal of the home's value. Interestingly his appraisal was almost identical to the bank appraisal that the bank conducted for the buyer. Important to note that John also provided experienced advice as to how to analyze the details and selling features of the home and appropriately incorporate them into the selling price. Based on his advice we priced the home $30K over the appraisal with the intention of having some negotiating room. Surprisingly the home actually sold for $15K over our asking price due to a bidding war. I'd highly reccomend his services to anyone needing an accurate and detailed property appraisal.

John arrived on time and looked over my home. He provided a few tips on improving street appeal. By 4pm that afternoon, I had a full report and appraisal value in my inbox. I would certainly use John again.

John showed early for his appointment to provide an appraisal of my townhouse. He walked through each room in the house, taking photos of each room, noted the upgrades, and checked the County database. Having done his preliminary work prior to coming to the townhouse, He completed his report within 24 hours and emailed it to me. I found his report outstanding in all areas and without any mistakes.

I contacted John on a Tuesday regarding getting an appraisal. He was very helpful and friendly on the phone and set up an appointment for the very next morning. Mr Huston was extremely patient in working with me since I am overseas and we had difficult tenants and property managers. It was a little tough to coordinate. But I received the results immediately and wsa 100% satisfied with the results! And I appricated the military discount as well. Thank you very much Mr Huston!

After speaking with the county on Friday, we realized we needed an appraisal very quickly for a plan submission that coming Monday. Based on prior excellent reviews, and clear FEMA experience, I gave John a call. I would not normally expect someone to turn around an appraisal that quickly, never mind over the weekend, but John was able to fit it into his schedule and didn't miss a beat. He was at the property on Saturday and had an appraisal to us on Sunday. It was exactly the work product we needed and it definitely saved the day. John is very personable and professional. I contacted Las Palmas Appraisal, Inc via email and requested an appraisal be done on my property after we finished doing some renovations so we could see what the value was. John contacted me very quickly and was able to schedule my appointment with in a week. He explained that the cost of the report was to be paid up front, and that as soon as he received that he would start on the research part of the report, which is great, saves time. He met me at the property on time, explained about the comparable homes in my area. He asked me about any updates that have been done on the home and made some suggestions on how to keep the well water from staining my house. Thank You We walked through the house, and he took many photos of all the rooms, again asked about the updates. He was able to get the full report back to me within 5 hours. After having other appraisers in the past, take up to 2 weeks before we got a report, getting one back on the same day is incredible! I will be using this company again.

I live in Washington DC and wanted to get an appraisal done a property in the Tampa area. In looking at Angieslist, I found John Huston of Las Palmas Appraisal. I contacted John on Monday and the appraisal was done on Thursday as scheduled and documents were in my email box by 5PM of that day. John is professional and a wealth of knowledge on the market and property values. The report was completed and very detailed. This was a easy and very pleasant experience.

John Huston provided me with a written property appraisal the same day I called him. He met me at the property with his licensing credentials. He explained the entire process to me over the phone and put me at east immediately. He traveled to my county and assured me that he would have the appraisal to me before the end of the day and he did in fact have it to me in PDF form- complete with all comparables and photos. His pricing was lower than other appraisers I had researched. John was extremely knowledgeable and has years of experience. I know he took the entire afternoon writing my appraisal once he left the property and he had it to me, as promised, by that evening. This is unheard of- other appraisers had no less than one to two weeks sometimes one month turnaround time. And, DO NOT let the expediency of this report fool you- IT WAS COMPREHENSIVE- 17pages! Including photos, etc. so every project is different I would imagine- but I would absolutely use John's services again in the future and recommend him to anyone seeking a property appraisal. My Grade for this service is A+++++++

I required a current "as-is" value of my parents home in May of 2014 before beginning repairs and renovations on the property. I contacted John and he spoke with me over the phone for a little bit answering all my questions and asking a number of his own. He properly determined the reason for the appraisal and explained exactly what he would do along with how things would proceed. He sent me an engagement letter to sign and return and he began his research. I thought this was very professional and made a great impression setting my mind at ease. He had completed his comparison research by the time he came out to do the actual inspection of the property a few days later. He took his time measuring the property and completing a walk through of the home. He answered all questions and spoke with us for a while about the property. There was some damage to the master bathroom due to a water pipe bursting under the concrete slab. He advised getting contractors estimates during our initial phone consult earlier in the week. This would allow him to properly document the issue. Normally he would have had the finished report to us that same day, but I was waiting on the contractor estimates to provide him. It took about a week to get them over to him and he then completed his report within a matter of hours. The report was very well written and documented the issues of the property giving me a good baseline to start with. My family was extremely satisfied with property appraisal and things proceeded exactly how John stated they would. John Huston of Las Palmas Appraisal is a true professional. I was very please with John's service. I called him one day and got to know him a little. He did the appraisal the next and I had the report before the end of the day. Basically all happened in less than 24 hours start to finish. He seems like a very stand up guy that I'll definitely do business with again and can definitely recommend.

Mr. John Huston was one of the most professional and knowledgeable people I have come across in my experience with Florida businesses. We needed an appraisal on our home that took into consideration the FEMA 50% rule so that we could figure what we could or could not do in remodeling stages. John was a treasure trove of information, and understood EXACTLY what we were doing. We live in Chicago, so trust is a key factor in hiring for us. John's confidence and professionalism convinced me that I could trust him to enter my home, do his job and lock things back up. He did exactly this. He promised a report by 5pm in my email box the same day as the appraisal. John went to the home 5 days after I initially called him (others were 3-6 weeks out) took measurements, pictures and formed his opinions. Sure enough, at 5 pm there was a booklet in my inbox that rivaled, no, superceded anything that I have seen in my years of buying homes. The appraisal booklet was professionally done and overstuffed with precise detailed information. It contained color pictures of each room inside the home and outdoor pictures with street scenes. Very, very impressive. I will not hesitate a millisecond to hire John back to do the appraisals required between construction phases.
