We absolutely loved working with Stacy! She has a great personality which makes her fun to work with. We met with her to sell our house which we had bought as a big time fixer-upper and put a lot of work into. She sent us a list of comparables as well as a list of things she would do to make the house show well. She came by to take pictures, which were very high quality by the way - much better than other listings you see online, and then gave us a few suggested listing prices we could choose from to start with. When she wrote up the listing she made sure to highlight all of the improvements to show how much had been done to the house. We had two full price offers within 4 days and the house closed a little over a month later. She met the appraiser at the house to walk through it with him and show him a list of comparables to justify the selling price. This was our first house so we had no idea what to expect but Stacy truly made the whole process so easy for us and things could not have gone better! She was with us every step of the way and is even still helping us with a couple of post closing things since we moved out of the state. We would definitely recommend using Stacy to either buy or sell a house!

Thanks so much for your terrific review. :-) We did so well on your home - under contract in 6 days at one of the highest prices in the area in recent months. Yeah! It couldn't have happened to nicer people. To Angie's List Members: These were two of the nicest people you will ever meet and they had not sold a home before, so we assisted in staging, etc. to help them prepare it for the best possible price. Their home was located in Northdale on a golf course and we created custom aerial diagram photos with labels showing their location on the golf course and the locations of shopping, restaurants, The Veteran's Expressway, the airport, etc. This really helped buyers see what was accessible to them if they bought this home. This is a custom aerial diagram we do for our selling clients and is rarely done by other agents in the real estate industry since it requires technology skills and special software to create. This is yet another benefit of using our team. The home was under contract in 6 days and due to this fact, we actually picked up another listing in the neighborhood which is also now under contract! They, too, were on the golf course and we did a similar aerial diagram for them as well, which we believe assisted in drawing an offer. Since we were first time buyers, we had very little knowledge going in. Luckily, Stacy was very informative about the process, the costs, and all the various non-sense associated with buying a house. She also gave us details on the specific homes we were interested in; showing us breakdowns of closing costs, breakdowns of monthly payments, and comparisons of recently sold homes in the neighborhood. In the face of our inexperience and indecisiveness, Stacy was understanding and helpful. The house we wanted - after being on the market for just a few days - went under contact with multiple offers. At that time we weren't able to put an offer in, so we moved on. A week later, Stacy found out that the original buyer fell through and she was able to get our offer in before the house went back on the market. We made an offer, went under contract, and starting having lots of drama with our mortgage company. We had to reschedule the closing a few times and the seller was about to back out. Stacy pulled all the stops, going so far as to call the CEO of the mortgage company, to get them to process our paperwork on time. Stacy is a great agent who went above and beyond for us. If it was any other agent I don't think we would have gotten our wonderful home. Thanks Stacy! :)

I had previously worked with Stacy on the purchase of my first home. She was such a pleasure to work with then that I couldn?t think of working with anyone else when we were looking to upgrade to a larger home. From start to finish Stacy and her team went out of their way to make sure our transactions went smoothly. Stacy and her team were always responsive to emails and phone calls, and made sure all of our questions were answered. They were always available when needed and willing to come to our home to explain/ assist with paperwork. Stacy also had a very convenient way for us to sign documents electronically, this allowed for quick turnaround time on offers. Additionally, Stacy had excellent recommendations to help us with everything including the appraisal/ inspection, securing a loan with a great rate, and also had recommendation to make sure our move went smoothly. Everything went very well. My children and I were moving from Dallas to the Tampa area, where my husband had started a new job months earlier. I wasn't familiar with Tampa and my agent, Renee Cofone, showed me rental homes all throughout the Tampa Bay Area that fit the criteria I was looking for in a house. Renee was extremely patient with me, as I can be rather picky when looking for just the right place. She set up all of our appointments and drove me all over the area, pointing out places of interest along the way. When I wasn't successful finding a home during my first trip out from Dallas, she made plans to take my husband out to look at more homes. On this trip, my husband found a house for us. Wanting to see the house for myself, Renee arranged to show me the house on my next trip to Tampa. Once we had a copy of the lease, Renee went over it and suggested areas where I might want to make changes. She also verified that property taxes on the property were current and that we were not renting a house getting ready to go into foreclosure. Having purchased, lived in, and sold six homes in the past 15 years, this was the first time we'd used a realtor to help us find a home to rent. I'm so glad we did, because just as when you are looking to buy a home, you want the home you rent to be just right (or at least as close as you can get). Renee helped make this happen for us. I found the fee--50% of one month's rent--to be reasonable for the services provided. I highly recommend her as a realtor if you are looking to rent or buy a home in the Tampa area, and also recommend her team at Keller Williams LuxuryHomes360.com. Thanks for doing a great job for us.

First, if you are interested in buying or selling a house in the Tampa area, Stacy is very highly recommended. Stacy always made us feel like we were the only clients that she had. We have been living in South Tampa in an older home (1960ish) for the past 8 years. Do to a new addition to our family it was time to upsize to a bigger home. We new we wanted to stay in the South Tampa area because of the schools and amenities. I Called a couple of real estate agents and interviewed a couple at our house. Stacy recommended a price that was $15000 more than was recommended by some of the other realtors. This was not the reason we chose her. We chose her because she came out to our house and got us excited about it. She talked about how we could use the large landscaped back yard to help sell the house. Stacy made recommendations for staging and within another week we had the house on the market. The house was placed on the market on Thursday around noon. By noon Friday we had two full price offers. By Saturday morning we had a signed contract for full price plus a little more. Stacy drew up several of these documents while traveling due to being out of town that weekend. So at this point Stacy had already got us about $20,000 more than we were expecting out of our old house. We also used Stacy to buy our new house. I had already been looking on line and new mostly what we wanted to look at. The Saturday after our old house went under contract we went out with Stacy and looked at 7 houses in the South Tampa area. Stacy got access to all of the houses and even took us back to the one we were liking the most so we could take a second look. Stacy helped us with negotiating the price and some additions to the contract. This is where Stacy was the biggest help for us and we feel that we would not have gotten this house without her. Stacy helped us negotiate both with the builder and the buyer of our previous house to rearrange the times for closing so that we would have the cash from selling our house before closing on the new house. She negotiated with the builder and write some contingencies into the contract to protect our deposit in the chance that our old house deal fell through. Stacy even emailed us a couple of times while on a trip to Europe shortly before our closing. Stacy smoothed out all the wrinkles for us and made both the selling and buying of our houses a relatively painless process. Stacy was also very fair with us in terms of cost. We also met Renee who is working with Stacy and is very friendly. Anita helped with some of the paperwork and answered some questions while Stacy was out of the office and was very helpful.

I'm new to Angie's List, I'm honestly shocked at all of the good reviews on here. My experience with Stacy was very negative. First of all, I was in an urgent situation, I needed to find, purchase, and move into my home within 3 months. After I contacted Stacy (she was extremely nice on the phone), she told me she was going to "set up showings" and to email her homes we were interested in. I promptly sent her the email after reviewing the MLS listings. Her assistant contacted me a few days later and told me she would set up the listings but it was obvious she had no information on what we were looking for so I had to go through that whole process again and email Anita with the same listing. Noone contacted me until a week later. It was Stacy, giving an excuse that she was having personal issues. We finally set up a showing, not on the weekend like we requested, but had to take off of work to look at homes. Since buying a home is important we did so willingly. It was a huge mistake. First, she only showed us one property on our list (since she took so long to set up the appointments several of the homes had gone under contract) the other 3 properties she showed us were way out of our budget. She forgot to call the realtor of the second home she was showing so she could not get the lock box open at the second house. We stood outside for a good 20 minutes while she made several phone calls trying to get in. By the time we got to the third home I guess she decided that we were not worth her time because she took a phone call on the drive over and proceeded to make us wait while she negotiated another deal. Then after she hung up, she rushed us through house number three and house number four which were on the same block. She said she was in a rush because she forgot she had a meeting and that we were behind schedule. We, at that point, had only spent about 2 hours with her max, including driving time. Seriously? That's less than 30 minutes/house! Although she rushed us, she definitely had plenty of time AFTER house number four to gives us her sales pitch about signing a contract to work only with her. We told her we would think about it. Anita called the very next day asking about signing the contract. We told her we were not going to sign the contract until we had another meeting with Stacy. I explained to her my dissatisfaction. She was VERY RUDE and obviously hates her job. She had the rude fast food worker attitude. She once again quite blatently had no information on us or what we were looking for so she said she would have Stacy call me. I never heard from her so another week later I called Stacy. I left a voice mail. At this point she wasted a month of our time and I had two months to move. I was FRANTIC. She didn't call back so after a few days we found another realtor. We lucked out with our realtor who told me, "Any realtor who makes you sign a contract to work with them is very shady. " Shady indeed! Stacy finally called me mid December, 6 weeks before we had to move to find out why she hadn't gotten the contract. She said it had been awhile and she was sorry but again had "personal issues." If you have personal issues, tell your clients to find another realtor. Don't string them along for over a month. Our first home-buying process should have been a joyous milestone and instead, we felt super rushed because of Stacy and her horrendous assistant. Maybe she was going through a rough patch, but it doesn't justify tampering with a person's well-being and lively hood. Thank the Lord we didn't sign that contract!!!

I apologize for the delay in responding to this review. Both Anita and I have spent a lot of time wracking our brains and searching our Emails to find any evidence of this client being unhappy with our services. We take this to heart, since we try so incredibly hard to go above and beyond, as can be witnessed in the many reviews above and below. We have record of only one showing appt. with this client on November 21, 2012. In addition, this review was posted 6 months after that single appt., yet there was a lot of detail as if it had happened last week. We reviewed our files and were able to locate the Email from this client requesting the specific homes that we showed her. We did not choose the homes. We only sent her a short list to choose from, based on the needs she shared with us. This client was in a price range and area that is very competitive, and prices have gone up quite a bit (Westchase - townhomes only). We discovered that only one home was available within her price range. Usually, once our clients see that prices for their desired area exceed their budget, we suggest expanding their search area to consider other areas – especially when the time frame is short. However, she wanted to stay in the Westchase area, so she asked to see homes that exceeded her budget. We agreed to do so for the first appt. to help her better understand the market. FYI - we invite our clients to select which homes they ultimately include in showing appointments, since our clients are all busy and cannot waste their time seeing homes they do not like, they can’t afford, or that are above the amount they budgeted. We respect the fact that most people don’t want to be “house poor”. Our notes indicate that we attempted to set up all 5 requested showings, but were only able to confirm 4 of 5 due to the 5th agent not returning our calls or an Email we sent. This does occur sometimes, and we have no control over other agents. As to the amount of time spent at each home, we do not rush our clients. We also rarely have our phones on anything but “vibrate” during showings because we want our clients to have our full attention to discuss their feedback on each home and to help educate them. We also have notes indicating that we followed up with her twice after the showings. I think our other reviews speak for themselves, but we are human and, therefore, not perfect. We are sorry that we were not able to meet this client’s needs, and we will work even harder now to ensure that this doesn’t happen in the future. And, with that goal in mind, in May 2013, we added a new agent to our team to maintain level of service that we have established for our business. Buying and selling our home with Stacy Kitchell was overall great. Stacy and her team were very attentive and did everything they could to first find us our home and then sell it for what we wanted in a very quick timeframe which is what we needed! Very appreciative of Stacy and her team taking care of every detail.
Description of Work: Stacy Kitchell both sold us a home in 2011 and then sold our home in 2013. She was great at meeting all of our needs showing us homes in many Tampa neighborhoods and was very knowledgable about the market. Stacy was extremely patient with my husband and I as we were new to the Tampa area and wanted to check EVERYTHING out before making a decision. After about a year of searching we finally found the perfect house and the experience was great. Very easy and hassle free. Unfortunately for us, a year and a half later my husbands job brought us to Texas and we needed to sell. Stacy was quick to get the house up on the market, gave us great advice and helped us get the house ready to sell and the house sold in a week! We couldn't thank her enough for all of her hard work and negotiating to get us the price we wanted and sell the house quickly. I started looking for a new home in August, expecting it to be a buyers market with few issues. Well, that was about the time inventory became quite low and has never recovered. So while there are still plenty of fixer uppers that stay in the market, nice houses were hard to come by in my range and were going within days. So it was tough winning offers and deals that fell through, etc. Stacy's knowledge, advice, professionalism and conviction were a tremendous help through the experience!! Agents seem to have their own style that works for them. Stacy's style seems to try to facilitate the deal as best she can. In the end, that style proved to be invaluable in getting the best house I ran accross for the price. There were seven offers (yes...seven!) on the house I got and I got it because of her willingness to work with the buyers to get the deal done. Stacy is also VERY hard working and willing to advise through every step of the home buying process. I would definitely recommend her to anyone looking to buy a home. In fact, I would also recommend her to anyone that needs to sell a home...she sold my previous house too.

Description of Work: I live in MD and needed to sell my father-in law's house in Tampa, FL. I had a potential buyer. Stacy arranged for buyer to see house, prepared and passed documents, engaged title company, closed, received and forwarded funds. All accomplished long distance, pleasently, professionally, with no errors and in a timely manner.

Stacey was very informative on all subjects covered and was easy to communicate with. She has extensive knowledge on the real estate market and the businesses that surround it. My husband did not take the position but, if he had, we would have selected Stacey as our Realtor. I would highly recommend her to anyone local or foreign to the area.
Description of Work: A full day of seeing homes in various neighborhoods. Answered detailed questions regarding the local market and local home buying procedures. A total of six hours of her time spent driving me all over Tampa. I was in the area with my husband who was interviewing for a job and needed to check out all aspects of the housing market before we left town. On short notice Stacey made room in her busy schedule to acomodate my limited time in Tampa.

Stacy Kitchell went above and beyond a standard realtor. We worked together to create the perfect flyer that was eye catching and very informative. Along with the flyer, Stacy generate a buyer's estimate. This tool is critical, in my opinion, to allow potential buyer to truly see what their monthly costs would be when they buy your home. She also generates this form for you when searching for your perfect home. Stacy educated us and helped us understand all aspects of selling and buying a home. I feel she is an honest person who is looking out for the best interest of her clients. I would highly recommend Stacy for both residential and commercial purchases and sales. Stacy is an excellent asset if you are looking to purchase or sell a home/property. Stacy helped my wife and I find our dream home in April 2009. The house was being aggressively pursued by other buyers, but thanks to her knowledge of contract terms and experience, she suggested a slightly higher deposit amount, which helped us be picked by the seller, even though all the bid prices were the same. We also are using Stacy to sell a piece of property in Dade City, Florida. Stacy has impressed us with great advertising of our property and creative ideas to reach out to potential markets of buyers. Stacy is very friendly and has professional training in finance, so she knows how to handle the contract side of the business. But, by far, the best thing about Stacy is her honesty. We have found her to be 100% ethical and honest in a business that has its fair share of dishonest people. She really cares about her clients and don't be surprised if she ends up becoming a friend as well as an excellent business contact. We highly recommend her to anyone looking for a great realtor, we bet it will be the last time you ever have to search for a realtor again!
