Rob was always on time and very responsive throughout the entire project. He communicated expectations, project status, needs, issues, and changes that would impact design, cost., or timeline. His crew of workers were professional, respectful and delivered quality construction. I was especially impressed with Rob's efficiency, flexibility, and quick action when we were hit with a major hail storm during the construction. Lastly, Rob was very patient with me when I changed some design elements in the process and was able to provide valuable input on decisions for the project. In both jobs, Rob's final billing was in-line with his estimate and the applicable changes we made along the way. No surprises at the end- just a quality final product that I can enjoy and adds value to my property.
Description of Work: I contracted with Affordable View -RJB Construction twice: In June of 2016 to complete a sunroom addition on the house with an attached composite deck and in May 2017 for siding replacement and exterior house painting.

At first glance, I was very pleased with the workmanship from Affordable Views. The rockwork we had designed is beautiful. That said, there were three main issues during the completion of our project. First of all, the masonry subcontractors left trash all over our yard, put their ladders on my bushes, and left their leftover lunches and sodas all over my back yard. They also used their Skillsaw on the newly poured stamped and stained concrete. It left marks and gouges in the concrete, which had to be resealed. I’ll get to the concrete later. Second, during the installation of the fireplace, the installer used a tar-like paper that dripped all over the newly installed rock and glass. They had to remove all of the rockwork and re-do everything, but it wasn’t as nice as the original work. Finally, the project ran about two months longer than projected and the concrete work we had done is destroyed due to poor craftsmanship. Instead of our concrete floors and countertops being poured in September, they were done in November, which is far too close to the end of the season. After two broken and failed concrete counters, the third counter was brought to the home in pieces and sealed. The sealing was atrocious. Now, the countertops are not repairable; they are uneven, don’t match up, and are cracked in numerous places. The floor is also ruined. There are cracks that go the length of the patio and there is obvious damage to the concrete due to those cracks. Instead of having a smooth surface, we were left with a rough and uneven place to walk. The stain and stamp work is also substandard. The color is not even close to being consistent (see photos) and seeing the floor breaks my heart. Unfortunately, the concrete (floor and countertops) distract from the rest of the workmanship that has been completed. I have spent almost 60k on this project alone. I had read great things about this contractor from other reviewers on this site. After bringing these issues to Rob’s attention, we expected a much different response than we received. Rob is very loyal to his concrete subcontractor, which is great, if the job were done properly in the first place. After bringing the issues to his attention, Rob insisted that concrete is unpredictable and may crack. That may be true, but the man Rob sent over to repair the cracks stated the concrete was improperly installed. He stated he could not repair it. Even after the man stated it was not salvageable, Rob never came to the house to look at the work himself. He was rude and defensive and told us that the shoddy work “wasn’t his fault.” When we attempted to work out a reasonable compromise, Rob made us feel that we were asking for something outrageous. He has made me feel, through his emails, that he thinks we would try to swindle him out of free work, when in reality all we want was to have the job done the right way. I am so disappointed. I had numerous projects planned out for the next three years for Affordable Views, but instead I am stuck with a floor and countertops we will have to re-do completely, a bitter taste in my mouth to have to pay for everything again, and a complete distrust of contractors. Thanks, Affordable Views.

Response from Brennan Custom Homes LLC Powered by Affordable Views
We feel here at Affordable Views the information posted was a attempt to blemish our Companies reputation due to a issue that was caused by unknown circumstances. We built this project for Mr. and Mrs. [Member Name Removed] and based on there comments to us, "Everybody who sees this outdoor project you built for us absolutely Loves it". They loved this project as well, they must have, they had us do a complete master bath remodel only month's after this project came to completion. In communication with Mr. and Mrs. [Member Name Removed] over a few weeks time, we discussed back and forth a issue of concern to them around a crack in the stamped concrete we poured and a crack in the counter tops we poured at the barbecue. Both items are exterior concrete and do not have a warranty based on the uncertainty of the ground underneath the patio. I had made them aware of this and also made them aware of the fact I would do everything I could to still assist them with a remedy and financial aid in the event they found someone to do a surface finish on the patio and also volunteered to help with a payment of up to 1,500.00 to replace the counter tops at there will. We did this out of good business practices and trying to help our client through a issue that was clearly, understandably bothering them. The counter tops were very small and this amount was enough to cover it's replacement costs. As far as my Sub Contractor going back to look at the concrete for me which was different from the original Sub Contractor saying the concrete was installed all wrong was simply not true. We base this comment on the Sub contractors word to us he did not say that. He in fact requested to revisit the issue with me and the Client, Mr. [Member Name Removed] to go back over what was said and the invitation was declined to the best of my knowledge. I don't know anyone who can look at a concrete slab and say it was installed in correctly. How can you see the prep work and conditions of the ground prior to the pour after the concrete has been poured. This is irrelevant any how, no matter what was done to protect the concrete from cracking there is no warranty to prevent it known to us. The last email communication we had with Mr. and Mrs. [Member Name Removed] was in regards to our helping them with a solution and or financial aid towards the situation as we previously pointed out. They said they were going to figure out what course of action they were going to take and not to worry about anything for now. A few weeks later we received a negative review from them. We were very surprised as we thought we had a good working relationship with them. In closing, Mrs. [Member Name Removed] points out issues she was unhappy with during the course of this project and how it leaves her with a distrust in Contractors. What is hard to believe about that is she had us do a second major remodeling project for her just months after this one? If the job was so bad and left her not trusting contractors then why have us do a second job if the first one was run so poorly? We are proud of the jobs we built for Mr. and Mrs. [Member Name Removed] and feel we ran the projects professionally and stand behind our work and warranties for that work. Best regards, Robert Brennan Affordable Views

They contacted me promptly and were very professional. My location was a bit outside of the majority of his work areas. Even though he wasn't able to assist with my project, he provided me with someone who could and assured me this was someone he worked with before and had a very good work ethic. He even let me know that if I was not able to work something out with him, I could call back and he'd see if he could help arrange another contractor. So good to know that Customer Service still exists.....A week later, I have an estimate from the contractor I was referred to. THANK YOU RJB FOR HELPING OUT EVEN WHEN IT WASN'T A PROJECT YOU WORKED! Will definitely refer others to you because it's obvious you care about what you do!!!

Rob's company did a fantastic job. He came out and gave us an estimate and answered our questions and offered some suggestions we had not thought of. He began work shortly thereafter. The work performed was excellent and exactly what we wanted. We needed the steps completely redesigned since they were not done correctly years ago and they turned out perfectly. Each day the area was left clean and tidy. We highly recommend Affordable Views.

We were very pleased with our new deck. Rob and his crew demolished our old and probably dangerous 6x7 deck. They then built our new 10x16 composite deck. We are very happy with the end result. It feels sturdy and looks great. Our project required a variance with the city and Rob took care of it all, he also took care of all necessary permits and inspections. I have nothing but praise for Rob and his crew, would use them again in the future.

Work went according to schedule. Rob and his crew were very professional and pleasant to work with. They truly did an excellent job, and the deck looks better than the old one did when it was new. They were even kind enough to clean up some debris that was under the old deck. If I had any questions, Rob always returned my calls if he wasn't able to answer right away and had answers. These guys are the real deal when it comes to good quality work.

We had contacted Rob about a year ago to look at our decks and give us an estimate. We then got sidelined remodeling our kitchen, but when it was time to do the deck we called Rob. We had a drawing of what we were trying to do, and Rob got right in and helped us finish designing the deck part. We were under a time crunch because we were going to be getting a new puppy in November. Rob was so kind as to make sure he finished a week before she came home. Lindi appreciates her new deck, as does Duke, our older dog. Rob and his team were very meticulous in everything they did. We wanted some angles on the decks and they made sure both decks matched, and they look wonderful! The only step left is to have them stained, which we will do in the spring. I love it when contractors tell us what they'll charge, and keep us informed of changes along the way, and Rob did that. He even deducted some after some design changes. A professional in every way! We would love to work with Rob again in the future and hopefully we'll get that chance.
Description of Work: We had two very old, unsafe decks on the front and back of our house. We had a patio going on under one of them, so we had the landscapers demo the front deck, but Rob demolished the back deck and rebuilt both of them. He did an amazing job, and his crew was also wonderful.

I quoted 3 different contractors - the quote was in the middle of the 3 quotes received, but we felt very comfortable with Rob and felt like he had a good feel for the project and what we were trying to achieve. The project from start to finish went very smoothly, beginning with concept, detailed drawings demo of the old deck and and the build itself. Rob and his team were great - friendly, professional, and informative. We had a few changes and requests as the project went along, and Rob and the guys were very supportive with the changes we wanted to make and offered their own perspective and ideas which was super helpful. The guys worked hard, didn't rush and took alot of pride in their workmanship. I would absolutely work with them again.
Description of Work: Replaced old redwood deck with larger deck - went from approx 260 sq ft to approx 500 sq ft. The new deck was comprised of composite decking, 6" x 6" redwood posts, a redwood railing system with metal balusters, added a 2nd set of stairs and deck lighting.

It went well. There were delays especially when the decision was made to customize the rails instead of using an out of the box rail. The new cement pad extension required additional work because when it was first poured it wasn't level. All of our concerns were addressed to our satisfaction. The length of the project from initial meeting to final payment was 4 months.
Description of Work: Removed a badly deteriorating deck. Built a brand new bigger deck with trex decking and steel frame. Custom rails built to our specs which included a sliding gate at the top of the stairs and bird feeder hangers. Extended a cement pad underneath the new deck and built a new stone retaining wall.

This was our first major construction project and our call to Rob at Affordable Views was for a second quote on our project. After meeting with Rob to discuss what we were looking to do, we immediately felt that he would be the one we would work with. He was very knowledgeable and communicated easily with us about he project without being condescending. He was very respectful at all times, responded in a timely manner and provided great detail in his quote. We felt very comfortable with him from the get-go. He was very realistic and thorough about what the project would entail, the timeline it would take and what needed to be included in the cost in order for it to be done right. Once we hired them for the project, they were starting within a couple of weeks and the guys he had on site were AMAZING! They were such hard workers, paid such close attention to detail, were so thorough and took the time needed to make sure the job was done right. They did not cut corners at all and created a beautifully built, high quality outdoor living space for our family. I truly cannot say enough good things about Rob and his crew! Our project was estimated to take 4-5 weeks and I think we went to about 6-7, but there were some rain delays when they just weren't able to work. They minimized these as much as possible though and worked through the weather they could without being in harm's way or jeopardizing the quality of the work. Rob's quote did come in slightly higher than the other quote we received, but we feel that his was more thorough and we felt that due to the comfort level we had with him from the beginning, paying a little extra was worth it. After seeing the quality job they did, we truly feel that we received more than our money's worth and more! We have many interior remodel jobs to do in future years and we won't be looking anywhere else. We have found a top-notch company with Affordable Views/RJB Construction and they will be the one and only company we call - as long as they agree to send us the same on-site crew! Beyond pleased and we highly recommend them!

He was prompt and professional. He measured my basement and asked a few questions. I gave him my thoughts of what I was looking for in functionality and possibilities. The deal called for "Custom Basement Design with Measurements and a Set of Plans". I received a simple basic drawing without dimensions and without any "Custom Basement Design" at all for the space. I did not receive any "Set of Plans". The drawing is of no use at all to conduct any planning.

Response from Brennan Custom Homes LLC Powered by Affordable Views
We provided a estimate and base drawing to scale per our obligation. We never did receive any other information back from the customer after the estimate and plans were delivered. For 49.00 dollars we estimated the job and supplied a floor layout, this cost us 250.00 to provide. We feel we honored the customers purchase. Angles list makes money off these deals and we have to try and make the customer happy per Angies list wording. As a company I myself do not like these package deals and will never do one again. We had to estimate 11 customers plans and supply drawings from our drafter that over all cost us as a company 1,200.00 dollars plus our time with no sales recorded. Folks are just looking for a plan so they can build the basement themselves. The one bad review we have is from a bad sales pitch on your end.

Remodel Master Bath This Master Bath remodel went beyond our expectations. After the spectacular job Rob Brennan, owner of Affordable Views, did building our deck last summer, we asked him to remodel our master bathroom. Our bathroom is in the northwest corner of the house and gets the brunt of the winter winds. It was easily the coldest room in the house. It had a huge jetted tub covered in ugly tile that took up most of the available floor space. The separate double shower was lined with plastic faux marble and the connecting hallway was a wood floor that did not go with anything. We had Rob remove the tub, shower, and flooring. We had him tear out the exterior walls to the studs, remove the insulation and re-insulate with closed cell foam 4? thick. He put in a programmable under tile electric floor heating system. The foam insulation and floor heating alone was worth doing the remodel job since they made our master bath warm and draft free. We had Rob install a soaker tub we bought to replace the jetted tub and had him tile the whole floor, hallway, and shower walls. Rob?s tile man, John, is an artist as well as a craftsman and gave us some good advice on tile and how to upgrade our design. His advice was spot on and contributed to our satisfaction with an overall job well done. The travertine tile in the shower and the tile under our soaker tub turned out superb. We can?t praise Rob enough. On both our projects, Rob worked hard to ensure the job went right that the end product was one we can be proud of ? and it certainly is. Rob carefully screens his subcontractors and sends only craftsmen and professions with years of experience who know how to do the job the right way. If a problem arises, which can happen in any job, Rob never gives any pushback or argues that a mistake is really OK ? he gets it corrected in a way that completely resolves the issue without his client having to worry about the outcome ever. At the end of the day the final bill was what the estimate was ? and no more. Rob is scrupulously honest in his accountability of materials and work performed. He even passed along the contractor?s discount to us on the tile price! We heartily recommend Affordable Views for any job whatsoever.

*Rob was timely with our quote, while others didn't even respond back after the official meeting. We felt the price was a fair price for the amount of work we wanted done. *Rob and his crew were easy to work with and answered my questions. There was no foul language on the job. *They came when they said they would, and stayed late when necessary to do the job before bad weather came in. *Rob's crew kept their work area cleaned up every night before they left. *The work was done in less than 3 months. Any additional detail I found that needed additional attention, they came back to take care of in a timely manner. *I followed the building process from the dirt up, and when I saw a few small changes I wanted, it was done without a hassle. *We were impressed with the overall quality and professionalism of all the crew. *We have some other projects, improvements in the future and you can be sure we will directly call Affordable Views for the work to be done! We recommend them very highly and with confidence that you will be happy with any project they do for you as well! Review from: Manuel & Alice Espinoza and daughters Maureen & Karen McLeod

We had flooring replaced in kitchen/dining room to match the new addition and old dining room doors removed making the existing home look newer and more spacious! I originally had a 20 x 16 shop built by Rob's RJB Construction, and as my needs rapidly changed and I needed to double it's size and add some design enhancements with an overhead door to allow for larger equipment. Rob was again my choice to do the work, as my first experience from pricing to schedule to quality had been excellent, and the quote for this job was appropriate. The shop extension job was also done just exactly as promised, on schedule, with great quality. You would never know the original shop was modified to double it's size. Rob's crews and personnel were professional, and courteous, Rob again closely oversaw all aspects of the project. I have personally recommended Rob's RJB Construction to others and to commercial requests for reference, and will continue to do so. I could not be more pleased with the work performed by RJB Construction. My next project is in the planning stages, and I will be looking to continue my business relationship with RJB construction when I'm ready to have it built.

Thank you Angie?s List! Without reservation I give Affordable Views the highest recommendation and will certainly use them again on some other remodeling projects we are planning. For price and quality of construction and a contractor who will work with you like a partner, Affordable Views is the way to go. This project was done first-rate all the way. We certainly feel we got our money?s worth and a deck to be proud of. We wanted to replace our aging open deck with a larger covered deck; the sun and wind were a huge factor on that side of the house. We absolutely love the way our deck turned out. The new deck is much more functional than the old one. (See attached before and after pictures.) We have used the new deck more since it was completed than in the previous 6 years we have lived here. Just as important, Rob, general contractor and owner of Affordable Views, is a joy to work with. He made the project fun instead of another ordeal like I?ve gone through with contractors in the past. He started the project with a reasonable formal bid given within a couple of days. He used a licensed architect and the plans were drawn up in time for my HOA meeting. The 3D drawing the architect supplied was detailed enough to get me immediate approval from my HOA. (See attachment) Before Rob sent his first crew out, I had stamped and signed engineer?s blueprints and a building permit in hand. I had no worries about the required county paperwork or the structural aspects of the construction. Throughout the construction process, Rob uses only professional and very experienced full time crews; no summer help. All the crews had worked on Rob?s personal home as a kind of ?audition? for working on Rob?s clients? homes. They were never intrusive and were friendly and quiet. They showed up on time and got right to work then thoroughly cleaned up each day before they left. Trinity Carpenters, Rob?s carpenter crew, even picked up their dropped nails from the grass with a magnet each day. They all respected my landscaping and nothing was damaged. If something came up during the construction, Rob fixed it without argument or pushback of any kind. He was genuinely interested in doing the job right. If trim paint wasn?t quite a match with the original house, he went to another store and got some that did match ? no problem. I thought the new stucco would not really match the original old stucco (from 1997) and I?d have to repaint the entire house, but the stucco is a perfect match. The roof tiles are also a perfect match. You cannot tell the deck is a recent addition and I don?t have to repaint the house! I really appreciated Rob?s attitude, attention to detail, and willingness to build my dream deck. He did that and I am completely satisfied.
Description of Work: What was wanted: We wanted a hip design cover instead of the usual gable design so we could limit the sun hitting our house windows and so we can eventually add solar panels. We wanted a maintenance free material like Trex Deck for the deck surface. We added side walls with sliding glass doors to the porch below the deck for a windbreak with access and had a drip and gutter system under the deck installed to keep the porch dry beneath the deck. We wanted to retain our view of our garden below the deck so we had a clear glass railing system installed instead of iron or wood. What was contracted: Affordable Views, RJB Construction Inc. proposes the following do all plans: Engineering site plan work. Pull building permit. Supply portable toilet on site. Supply dumpster on site. Call underground locates. Remove back deck from property. Build new deck using pressure treated lumber. Dig all new footings. Frame up gable end patio cover plans. Frame two outside support posts 16”x16” from grade to bottom of upper cover. Frame intermediate columns around deck perimeter to support rails. Install composite decking trex grade to deck using screws to match. Install fortress railings glass inserts for rails at outer deck perimeter. Frame two sides up from deck from 6 foot to rail height stepped down. Install all roofing to cover. Install all soffit and fascia to match home. Install electrical light at center of cover. Install gutters and downspouts. Paint all cover to match house. Stucco all columns to match home. Pour all concrete footings. Frame 2 wing walls from top of deck down to grade. Install 2 vinyl hunter green cladded slider doors at each end of deck from house. Stucco exterior to match. Install dry deck system under deck.
