Our inspector,Dan T. arrived right on time. He immediately set to work. He inspected the home from the foundation right through to the roof. He checked the construction/structure, electrical, plumbing, appliances, windows - you name it, he checked it out. When Dan's inspection was complete, he spent some time recording his findings on paper. He then reviewed his report with me and actually showed me the problems he found inside and outside of the house. Young Home Inspections provides it's customers with a binder that has all findings recorded on check sheets that are organized under divider tabs. Hand-written comments are also made on each page. One of the best features of the binder is that each section contains descriptions, drawings and photos of each part of the inspection so the customer can see how house components should be and the things the inspector looks for in each area. Finally, Dan made suggestions as to how some problems could be solved and suggested what needed repairs were of greatest importance. Dan was very professional and very nice. I am completely satisfied with Young Home Inspections and I received an excellent job for the price. I got Young Home Inspections name from Angie's List and chose them based on numerous positve reports. I will recommend this company to others.

They did a great job and found things that would have normally been overlooked. The house had a leaky shower pan but it was a small leak. Upon arrival, the inspector filled the shower bottom and plugged it and then proceded to do the rest of the inspection. After he was finished with everything else he went back to the shower pan and discovered that there was water along the baseboards on the other side of the wall and the shower pan would need to be replaced. At the end of the inspection I was given a nice binder of materials which was sectioned for different parts of the house and included major/minor (>$1,000 and <$1,000) repair estimates. I have recommended them to friends already.

The inspector showed up early at both inspections and started looking at the exterior of the home. He was very professional and thorough. It wasn't necessary, but we were able to walk around with the inspector while he did the inspection. He was able to point things out as he went, but also did a thorough summary of all the issues at the end. The summary walk through is more than sufficient for someone that isn't able to be there with him the whole time. From start to finish, the inspection took about 5 hours (about 4 hours for the inspection and about an hour for him to write the report). Although Young Home Inspection is one of the most expensive out there, we felt their inspection was well worth the money and highly recommend them.
Description of Work: We had Young Home Inspection do two home inspections in the past few month. We had them inspect a house we were under contract to buy, but didn't, in October. Then we had them inspect the current home we are under contract to buy. The first home was built in the 1920's and the second in the 1940's. They did a thorough and detailed inspection including all crawl and attic spaces. The report is very detailed and is filled out onsite. It has a summary, then goes into detail on all areas of the home and garage (i.e. structure, exterior, roof, plumbing, electrical, etc.). We also had them complete a four point inspection to submit to our insurance company.

The inspector arrived on time and made the inspection. He told us the garage door did not have a sticker showing its rating so he couldn't pass it. We had Overhead Door call Young Home Inspections that day and leave a message regarding the door. After twelve days we still had nothing from Young, so I called. The man who answered said we didn't tell them where we wanted the report sent so they hadn't sent one. Of course we wanted a copy I told him. He said he would email it, but did not. The next day I called and spoke to Candace who did email a copy. That is when we found out there was no discount because they had no information on the door. This time I had Overhead Door email me the information on the door and forward it myself to Young. When I still didn't hear back from Young I called Candace. She said the owner of the company said the door wasn't on the approved list so it couldn't count. The door was installed before stickers were common and the engineering drawings are no longer available. So we are out the $125 for nothing. At least we do have hurricane protection. This company fell down on communication. It is not enough to do the inspection, the customer needs a copy of the report in a reasonable time and they need an explanation of what the problem is when there is one. It wouldn't have hurt them to express regret that they were unable to pass the garage door due to government regulation.
Description of Work: I requested a wind mitigation inspection so we could get a discount from our insurance company. In 2004 we paid a thousand dollars to have a hurricane ready garage door put on from Overhead Door Company (rated supposedly at 140 mph). This door has two posts and bracing. This year we spent $8000 on accordion doors and window coverings for hurricane protection. The inspector came on time and performed the inspection requested.

RESPONSE, RESPECTFULLY SUBMITTED BY THE OWNER OF YOUNG HOME INSPECTIONS: We are undeserving of the negative grades and comments noted above by our client. This was in inspection for our client’s insurance company. For this inspection, our client had no proof of impact rating for her garage vehicle door. She told our inspector at her home that she would attempt to get such proof of rating from the installation company and email it to our company. We gave her a little over a week to get this done, but we received nothing from her. Incidentally, we also did not receive a call from the installing company as she stated in her report above. After giving her the chance to send us proof of her garage door rating, we completed her report and sent it to her. Prompted by receipt of her report, she sent us documentation on the garage vehicle door. By entering the documentation numbers for her garage door in the Florida Product Approval System (a website) I found that the door in question did not carry an impact rating. The garage door installing company had sold her a non-impact rated door. Following this research, our office contacted her to report that our previously submitted report would stand as written. We do not consider it our duty to “express regret” to our clients for a product installed on their home that is not impact rated. They must now take their concern to the garage door installing company who sold them a garage vehicle door that was not rated for impact.

I had an inspection scheduled, notified my new home builder of the time and date so the supervisor would be on premises and everything was set. The next day I received a call that the inspector decided to go out of town for 3 weeks and they needed to cancel my walk-through and didn't have anyone else could who help me. Now I'm back to square one and 3 days away from the date on which my inspection must be performed. The lady on the phone was very courteous so I can't be overly upset, I'm simply disappointed with the scheduling disorganization. After all, isn't attention to detail one of their main selling points?
Description of Work: Scheduled an inspection of a new construction home. Services were quoted at $345 but since no job was performed I obviously did not have to pay the fee.

To our own detriment (loss of job revenue) we responsibly declined this client’s request for an inspection. This client’s new construction inspection required the scheduling of our sole new construction inspector. Although we did initially schedule the inspection, we followed up with this client in only six business hours upon learning that our only qualified inspector would be unavailable for the inspection he required. The fact that this client delayed scheduling until his need was critical is not a factor that is within our control but must to be a key contributor to his anger and desire to attribute some fault to us. We did what we thought was in this client’s best interest by recommending that he could be better served by contacting one our reputable ASHI / Angie’s List competitors as an alternative. This client’s comments lend credibility to the well-known saying. . . “No good deed goes unpunished!”

Prior to the inspection, the only recommendation I could get was a list from the real estate company. I am very happy that I checked other resources. The inspector was at the home early and had already started looking at the roof when I got there. Upon getting into the home, he got to work right away. He was quick and quiet. He was done with the inspection quicker than expected. After he was done, he sat with me and answered all my questions. We went though each item in the report one by one. Even though he told me that the first thing I have to do in my first house is put on a new roof, I was still happy to have had him there.
Description of Work: The inspector completed a regular and 4 point home inspection of the house that I am going to purchase. This included the roof, the plumbing, electrical, windows, ceilings, pool and attic space.

Very thorough. Identified many simple, but important electrical deficiencies from old remodeling projects. Identified that the home was leaking water, than spent 30 minutes in isolating and locating the leak--lots of peace of mind in knowing that it was not in the slab. Dan says he has done several hundred inspections and his experience shows. I felt much more comfortable in proceeding with a home purchase on this older home.

This is the second time we've used this company and worked with Dan. He did an inspection for us almost a year ago on another house and discovered very hidden structural issues that prevented us from making a costly mistake by purchasing the home. He was once again incredibly thorough, and the system that Young uses to document the findings is very detailed and enabled us to negotiate the purchase price downward for unknown/undisclosed issues. He did a fabulous job. I found him on Angies list and he gave me a $25 off because of Angies list. I can?t think of anything he could have done better. In fact, my boy friend ended up using him the very next week. He did a great job. He showed up on time and we were able to get him quickly. He checked everything from top to bottom; he checked the roof, all the electric connections, plumbing, etc. He wrote up a very detailed report and went over it with us afterwards. I was very impressed with him.

Our inspector was polite, calm, professional, and intensely thorough. He spent roughly four hours going everywhere that was physically accessible, including the crawl space under the roof. He checked wiring, plumbing, foundations and a total of 350 specific items detailed for us in a green binder with definitions for the lay person. He gave an oral explanation of the entire report, answered questions, and clarified anything we didn't understand.

From the initial call by Bill explaining services and costs, to the final call from YHI telling us how to see the complete report, we were very impressed with their service. The inspection covers 350 points, and is extremely thorough and included photos to document problem areas. We now have an excellent understanding of the home's good and bad points and things that need attention. Without this, it'd be impossible to sell it in a responsible manner and set a fair price. Other than a minor misunderstanding on how/when to get/see the report, this went a smoothly as it could have. Thumbs up for Young Home Inspections and inspector Jim Fahs!
Description of Work: We ordered a complete home inspection of a deceased family member's condo unit in Palm Harbor. Since we're in Illinois, we had no way to evaluate such companies, and had just joined Angie's List for repairs to our Illinois home. We added Tampa as a chapter to get ratings on companies in that area, and selected Young Home Inspections based on the top-notch ratings they'd received. Jim Fahs was able to meet with me the day after I called and listened carefully to my concerns. He explained thoroughly what he could do and performed the inspection immmediately. (He also inspected my pool which I had also requested.) He prepared a report and delivered it complete by the next day. He followed up to be sure I had received it by email and to determine whether I had any questions. He was very helpful and I may hire him in the future to perform quality inspections as the remodeling progresses just to be sure that I do not have problems down the road which I would not anticipate.

WOW, so this company doesn't need another glowing review but I feel compelled to agree with what everyone has already said. This company is great! Jim was on time and such a professional. I have NEVER seen a more thorough inspection. My realtor even commented that she had never seen an inspector do such a complete and detailed job. If you want peace of mind when purchasing a house I can highly recommend Jim Fahs. He tipped us off to some serious structural issues. When the work was complete he went over his entire report in detail to make sure that my husband and I did not have any questions.

Mike came out (showing up a few minutes early) to inspect a property that we were looking to purchase. Despite the fact that there was no power, and no appliances, kitchen, hvac, he took his time and gave us an exhaustive report on everything he could, going above and beyond what most inspectors would do. He took the time to explain issues as he went, and the report that was provided was excellent, and thorough. It's no wonder they have such an excellent reputation here on Angie's List.
