Hi Mr [Member Name Removed], Home inspections are non-invasive by nature, so that means we do not dismantle anything. That is something NO home inspection company does and is in compliance with the Standards of Practice for home inspections in the State of Florida it is all we are allowed to do. So to fault us for not being able to conduct a more thorough inspection is in no way a reflection of the fact we do all we can do by law and the rules all home inspection companies have to follow. What we can and do check is the thermostat, temperature differential of cooling and test if the heat is working, we tell you what type of heat you have heat strips or pump, and do a visual inspection of condensing unit and air handler, we check drip pan installation and for correct tilt and float switches and ductwork to make sure no damage is present and that all installation is correct and compressor is attached to slab per code and also the sub panels for units are working correctly etc. We do a lot but basic, if you wanted more you should have called an HVAC contractor for a more invasive inspection. We are there to look at so much more than just the HVAC and have to cover all components of the home in a relatively short time frame. We follow protocols for this. This is the first step you take to make sure that nothing is screaming out for attention, if the home is in disrepair, which components might need immediate repair or replacement, any immediate hazards existing at the time of inspection and also what you will have to budget for in the future because you will know the age of all components. But we are not there to service all components, With an HVAC system, when we leave you will know the age and if the system is performing at an acceptable level, installed correctly has a functioning and safe sub-panel and ductwork is good, and if there is anything else visual we can see in need of repair or replacement.
