I called to obtain an estimate on new constuction phased inspections as listed on their website (http://www.younghomeinspections.com/newconstructions.htm). They advised me that they have not done this work in over 5 years. I advised them that it's listed on their website and if they aren't performing the work, they should remove it. Misleading/false advertising?

I needed an inspector on the weekend since I worked weekdays, and the inspector came out that Saturday. He arrived on time and was very polite and professional. He told me everything that he was doing, and answered my questions. I would recommend this company to a friend.

Allan Caraway, the company owner did our inspection. The website had said that Jim Fahey was the owner so that must have changed recently and not been updated yet. The day before the inspection I received a message when I arrived home from work asking "if it would be possible" to move the time up from 2 pm to earlier. As my fiance and I had coordinated our schedules along with the home owner for the appointed time the chances of this being something we would want were in my opinion too slim to warrant the casual attitude and lack of reason from the secretary who had left the message. When I called her back I was more than a little concerned that they were not going to be be able to keep our appointment - I figured there may have been a death, arrest, etc. She informed me that it was just a gap in the schedule and the inspector had nothing to do for three hours. I suspect this might be cool with retired people or housewives (some - not all) but we all work and this was NOT COOL...fortunately this was the worst part of our experience. Allan was right on time, very professional, thorough, efficient, patient...HE WAS AWSOME! He took the time to go over the whole inspection point by point and also promptly (within 2 days) sent us the electronic version by email. We called him again after we made the home purchase as he also owns Caraway Construction and we are now doing a room enclosure. As I did not hear back right away we had contracted another company to do our enclosure. He did call back a couple days after my message. He seems very capable. I would definitely recommend him for home inspection.

We hired Young Home Inspections several times in 2012. We were searching for a home in western Pasco. We hired them to inspect 3 houses under contract at different times. We never called them directly, our realtor did that. So we have no experience with the office. We were fortunate to have been assigned to Jay Smith. He inspected each house. He usually came on time. (+/- 30 minutes) When he arrived, he went straight to work taking photos, observing the roof and house exterior, etc. He led me around the houses and pointed out problems that needed attention. Some had roof problems, insect damage, plumbing issues. He was thorough, professional and detailed on every inspection. The report usually arrived after 5-7 days. It takes a long time because of the very specific nature of the report. It also contains photos of problem areas, areas that are amateur work and MIGHT be a problem in the future and other things you might never notice. The process of the inspection never took less than 3 hours. Jay went on each roof, into each attic/crawlspace, looked under every sink, checked every fuse box, water heater/AC unit, tested every appliance and explained why as he went along. I would definately recommend this company and Jay Smith, in particular. Prices ranged between 350-450 depending on the size of the house, and was money well spent.

I was impressed! He couldn't have been nicer or more professional. From the beginning my calls were returned promptly and the price was excellent. I was buying a 1-bedroom condo and others I'd contacted didn't scale back their prices accordingly. He was very thorough and spent several hours with me checking out everything from roof to plumbing to electric to structural, testing all the appliances etc. He caught some small things that I was able to then get fixed by the seller. They also quickly post your results where you can privately access them onine.

Jay Smith showed up on time all three times. He found several necessary repairs that I might have missed if I had done it myself. He was professional knowledgeable and courtious. We had a very tough negoutiation process with the sellers who kept trying to hide shoddy repair work which was required as a art of the contract. Jay caught several of these on the re-inspection and we were able to get cash to do them ouselves after closing. The only thing I was concerned about through the process was that they have a review process of the inspectors comments and they one of comments to reduce the gravity of the repair item, which ended up being the only repair the sellers did right.

It went great - no complaints at all. I would highly recommend them.
Description of Work: I am a repeat customer of Young Home Inspections. I honestly believe that they are the best home inspection service around. I have used them a total of 3 times when I was considering purchasing 3 properties. Jim Fahs, the owner of the company, did my last two inspections and he is extremely personable, professional, and most of all - thorough. He took his time and found all the flaws, both major and minor, of the properties I was considering. Fortunately for me, Jim does his job so well that I didn't end up purchasing either property due to his findings. Bottom line - if you want a really thorough home inspection, Young is your go-to company. I did end up purchasing the first property Young inspected in 2009, and my real estate professional said that she loved it when Young Home Inspections was working for her buyers, but not necessarily for her sellers. :) There have been no surprises in my 2009 purchase, and I knew everything that needed to be fixed up front.

My new home inspection was done by the owner of the company Jim Fahs. He provided nothing short of excellent customer service. He spent well over 5 hours at the property and provided quick answers to my questions this week. He cares a great deal about his product and his service and it is obvious in every aspect of dealing with his company. Even the seller of the property we are purchasing was impressed with him and asked for his card.

My overall experience with Yong Inspections was 1st rate. I previously used a different inspection company for my investment property purchases. After feeling shafted I decided to look elsewhere. I was pleasantly surprised that Young could quote me a price over the phone. Other companies including the one I previously used seemed to shoot from the hip when quoting prices. I quickly noticed when dealing with Young they had a process for determining price. Impressive. It did not stop there. When doing the actual inspectionI noticed that they had a nice tight process. All the way through to the delivery of the report that was delivered before the time it was promised. My only issue was that I was never asked if I wanted a 4 Point inspection for insurance purposes. I did need one and after the inspection was completed I had to pay extra for them to go back and get additional information so the 4 point could be completed.

Inspector Brad Bedillion went over a property we were interested in from top to bottom, provided a very detailed report, and did it in a very professional manner. Brad's inspection of the property turned up a number of structural issues we had previously missed. Thanks to Brad's inspection we did not close on the property, and avoided buying a money pit that would have turned very quickly into an expensive boondoggle.

Jay Smith came early to our appointment and did a incredible job. Both my wife and I are very impressed with the professionalism and dedication Jay gave us. He is extremely detail orientated and will find everything is and might be wrong in the house. At the beggining we were really scared of hiring a Home-Inspector but there is a reason why Young - Home Inspections is number one in this website. He not only did the overall process of a home-inspection but when beyond and help me understand the in and out of the house. He gave me tips on how to fix some of the things, on how the home was maintained, on Yellow-alerts that might trigger 1-2 years down the road. He sat down in the table with us and had time to personally go over each detail and respond any questions that both Seller/Buyer had from his observations. If you are a first-time home buyer and dont know what to expect from a Home inspector you cannot go wrong with Jay. HIGHLY RECOMMENDED.

There was a general lack of knowledge, lack of follow up, and lack of professionalism on the parts of the inspector and the people answering the phones. The worst part of it was how the owner spoke to me after I posted a complaint here. We have spent over $80,000 remodeling our house, supervising the vast majority of work myself and dealing with dozens of contractors, and it has actually been a lot of fun and gone very well. However, Young Home Inspections is more disappointing companies I dealt with in my home purchase process. I might have been able to understand if they didn't want to reimburse me the $150 it cost to repair the sprinkler head that the inspector overlooked for a variety of reasons; but none of those reasons were offered. The inspector showed up on time and I requested that he walk me through everything. He did a typical inspection done by inspectors, but became impatient with me keeping up with him and broke off without me within about a half hour. That was understandable because I had my child and husband with me and kept getting sidetracked. So I went back inside during his inspection of our roof, but *first* I specifically asked to be present during his inspection of the lawn irrigation because I wanted to see where all the sprinkler heads were because there were parts of the yard that were dead. An hour or so later he said he was done with the inspection, never did come to let me know he was doing the irrigation inspection as I had requested, but assured me everything was fine with the irrigation and that he had checked it out thoroughly and that at the only thing he could see were one or two heads were not spraying in the right direction. The inspector also went on the roof and took photos of damage and told me that although some of the photos would not be included in his final report that I could simply ask for them from the office and they would be emailed. However, when I called the office and asked for the additional roof photos the inspector told me I could request, the man I talk to on the phone said they don't do that and his tone was somewhat seeming to imply that it was a silly thing to ask for. Also, later, when I asked for a copy of the receipt for the inspection, they never emailed it. At that point my feeling was lukewarm towards this company. I also felt the inspector's over all knowledge level about construction and home maintenance was fairly mediocre. After we closed on the house, which took about six more weeks because ti is a short sale, I immediately had the lawn looked at by two different landscapers and they immediately both noticed that there was a broken and leaking sprinkler head right off the front of the house near the sidewalk. Each commented that they were suprised the inspector had failed to see it and that all he had to do was walk over. It then also became evident why a patch of sidewalk was replaced right around the time of the inspection; the prolonged water leaking from the sprinkler head had caused the soil to thicken and move the concrete up, cracking it. It was obviously an old break; not new. My concern was not the repair of the sidewalk, but rather to illustrate that this problem was going on during the inspection and should have been disclosed. I made sure I got an invoice for the repair because I (and the landscapers) felt this was clearly negligence on the part of the inspector, and that I should at least let them know what happened. So, I called back Young Home Inspections, and talked to a young lady to whom I politely explained what had happened. After a moment of silence, she commented that the inspection was three months ago and that the leak probably occured after that. I explained that this was a short sale and it took some time to close. And no, it had evidently been going on for quite some time and that I would be happy to furnish proof of this from the HOA and repairs of the sidewalk, or they could come see it. I also explained that I took time to get back to them because it was a short sale and I wanted to have all my documentation ready but that I could prove this existed during the inspection. Her attitude seemed to be that I was trying to get them to pay for something tat I should pay for. My attitude was hat they should be accountable for their errors whether they agreed to pay or not. I also explained that since we were resodding the lawn, we had not used the irrigation since the inspections except for the landscapers inspecting it, both of whom suggested I contact the original inspector as this was clearly an error. The young lady on the phone seemed unconvinced and said somebody would look in to it and follow up. A full week went by and I heard from nobody, so I called in and the man I normally had spoken with was again answering the phone. I explained I was following up to see if they would like more information about my issue, and he was argumentative with the following points (with no apology for the lack of follow up): 1. Water intrusion in Florida can't cause sidewalks to crack because it drains below into the soil and not up; only roots from tree branches can cause cracks in cement. (That is completely wrong, they never went out to see the sidewalk I spoke of, and anyone who pours concrete for a living or does water instrusion inspections can counter that. In any case it wasn't even a relevant point that the inspector had failed to inspect the sprinkler head) .2. The inspector put a check in the box of the report saying that the irrigation needed maintenance, therefore Young is absolved of further liability. (the inspector checked boxes in several areas, however he specifically told me there was no obvious problems with the irrigation. Now I see why this company sticks so carefully to its carefully prepared reports and takes so long to send them; their expertise is in avoiding liabilities, and definitely not homes).3. "We can't pay every time a customer has a complaint, if we did that we couldn't stay in business". I'm a polite, patient person, deal with many kinds of people , and these guys are just not pleasant or professional to deal with in my experience. As much as I would normally argue to use your own inspector, I regret not using the one my agent suggested.
Description of Work: We had an inspection performed for a short sale we were purchasing. The inspector did a routine pre-purchase inspection. After I complained well after the close of the sale that the inspector may have missed something, I was met with defensiveness and lack of follow up, and felt offended by the general tone of the people who took my call. After nobody followed up, I called in and was again met with an argumentative and unapologetic tone, after which I came and wrote down these events here. Then, of course, The owner of the company actually called me and was incredibly defensive and accusatory, claiming I was hurting his business and wanted to base my home purchase around a $150.00 sprinkler head. Despite the fact that I found his style confrontational, argumentative, and defensive, I still agreed to change my grade on this website from an F to a D. Now that I see his attitude continues in his reply below, I am changing it back to an F. I did not state at the time of my complaint that I was an Angies List member, as they seem to not care otherwise. After the owner called me I made it clear that money is not what I wanted. I can guarantee I won't be the last person to relate a similar story, which is unfortunate, but hopefully they will post their experiences on Angies List and not get bullied by the owner to remove their story.

We are a serious home inspection company. We provide useful, accurate and professional reports day in and day out. It might be useful to know that we have won the Angie’s List Super Service Award 9 years running – a designation awarded only to the top 5% of Angie’s List companies. As the owner of Young Home Inspections, I have interviewed each person in our company who dealt with this client of ours. In the end, I believe this client has put forward an irrational complaint – it is unbalanced. What fails to show here is that she paid us $395 for a home inspection service and report. The service and report we provided was both viable and professional. In fact, she used our report to launch her $80,000 remodeling project on that home. We informed her clearly of those deficiencies. Her primary upset appears to be over a broken sprinkler head that may or may not have been broken at the time of our inspection – she discovered it broken 6 weeks after our inspection! So, the truth is that she spent $395 with us and received a comprehensive and valuable service. Then, when she began to make a demand for us to pay $150 for a sprinkler head repair, we began to apply resistance to that demand. She then became extremely rude, combative and belligerent on the phone with our office manager – he could not get a word in edgewise to her. As a rule, we do not buckle to irrational demands, even when buckling might help us to eliminate such public negative evaluations as she has written above. I would characterize this client’s complaint as a “rant” unwarranted for a company who delivered a valuable inspection service and report as promised.

I called Young Home Inspections due to their great reviews on Angie's List. To say the least, I'm quite underwhelmed. When scheduling the appointment, I spoke with a very pleasant gentlemen who scheduled the inspection and made sure to tell me to make sure we had someone there to give their people access on time or they will have to charge me. First, the inspector was an hour late getting to the appointment. My husband was left sitting in the hot house. When my husband called Young inspections, he was told the inspector was running late from another appointment. When the inspector arrived, he said he had the wrong time. While a very nice gentlemen, the inspector seemed not very seasoned in the profession. He had never done an elevator, and my husband had to point out various things to him. We have also discovered he missed a bad AC unit that was running but not putting out cold air since the inspection which it's too late now to have fixed by the seller. On the phone I agreed to pay by check when scheduling and sent my husband with a check, the inspector told him we had already paid by credit card. I never realized this was a problem until I got the inspection but not the wind mitigation report a week later. When I called, I was told they were holding it due to non payment. Nice of them to let me know. So I paid over the phone by credit card and they released the wind mitigation report. Then the wind mitigation report was not complete and had to be fixed and resent to the insurance companies I was getting quotes from. Lastly, I received an email from Young Home Inspections asking me to give them a good review on Angie's List. I replied by saying they should call me because I thought I'd give them the opportunity to make things right first. I did not receive any further communication from Young Inspections. I wonder if I will now.

I had a very pleasant experience, Jay was very nice and through, and the price was right. I will definitely use Young again!
Description of Work: I called Young home inspections to do my home inspection on a townhome that I'm going to purchase and they were able to get me in there schedule within that week. I met Jay at the property as he was punctual,and I was not, but he did not hold that against me. He was very nice and friendly and performed a through inspection answering any questions that i had.

We are new to home buying and to Angie's List. That being said, we are avid fans of HGTV's "Holmes Inspection,"so we had high expectations for our first home inspection. We are happy to report that the assigned inspector exceeded our expectations in every way: He was on time, professional, and conducted the three-hour inspection with a surgeon's focus. He displayed an impressive command of technical knowledge, and eagerly answered all questions on the walk-through. Although the home was only built in 1987, there were quite a few minor issues (minor now, but could lead to serious problems later), along with a big HVAC drainage problem. It can be difficult to hear the list of things wrong with a property you want to buy, but we are so grateful these flaws were brought to our attention so we can fix them early before they cause serious damage. We will definitely use Young Home Inspections in the future, and recommend them to others as well.

Our first inspection that we hired Young Home Inspections for was on 31 December 2011. We were purchasing a 1928 Bungalow. The home was by appearance in pretty good shape for the age of the home. The inspection went well until we got to the wiring and foundation of the house. The prior owners had started to re-wire the entire house, but had not finished it. Our inspector Jay was very thorough in looking over the wiring and showing us where there might be a problem later on down the road. He also crawled into the tiniest crawl space I have ever seen to inspect the foundation of this house. He found that the piers underneath were not stable and that there had been some haphazard work done on them to help support the house. Even though we really liked the house we decided to back out of the contract because of the possible costly repairs. If the inpection by Jay had not been done as methodically and carefully, we poosibly could have bought a money pit! The second inspection was done on 02 February 2012. We found another property that we were interested in and decided to hire Young Home Inspections again because of their truth and thoroughness. We also decide to hire them beacuse this was in essence a "flipped" property. We wanted to make sure that the work done on the property was not just "window dressing".This inspection went a lot better. There were not any deal breakers with this house. There was a possible termite problem which was discovered by Jay during the attic inspection. We were able to get the sellers to treat the house and give us a years warranty on the treatment. Most of the other things that were found were minor and easily repaired. We would use this company again if we were to buy any other properties. They make sure that the entire property is checked completely. It is not a cursory inspection, they delve deep to insure that you are getting what you are paying for. In the current housing market that is important because there are a lot of subtandard properties out there. I found this company on Angies list and liked the write-up that I read about them. They were highly rated and they should be. They were great!!!

We are planning to= purchase condominium :::as is", but I wanted to be aware of any potential problems before the purchase. The inspector did a thorough job and explained his findings to me. He explained the severity of any problems and also told me how to handle the AC system when going on a trip, etc. He also suggested future upgrades, even though the present condo was up to code. He found that AC system was not functioning quite up-to-par, so I am planning to have a HVAC company inspect and repair the unit. It appears that these will not be large repairs. The inspector was friendly, prompt and professional. He took time to explain his findings. Inspector arrived on time, and started inspection right away. He was very courteous and professional. Very thorough and went over every inch of the home. The home was not very old but he checked everything. I was very happy with how the inspection went and very pleased with how knowledgeable the inspector was. I would definitely recommend this company to others and use again if I needed to.

We used Young on a short sale property last month, the sale of which subsequently fell through. Since they did such a great job on the previous inspection, it was a no-brainer to have them inspect the home we are now attempting to purchase. As before, Bill did a great job going over everything on the phone, and even recommended a service provider to do our WDO (termite) inspection. After telling him we were on a fast track to close as soon as possible, Bill was able to arrange an inspection the same week for us. Mike arrived on time and got right to it. As with the previous inspection, he was very thorough and detailed, and spent nearly four hours inspecting the property. When he was done, he took time to walk around the property and point out things he found during the inspection, both good and bad. He also reviewed the wind mitigation inspection, and explained how it worked and what he was looking for. This was nice, as not having been Florida residents for a few years we were not familiar with what a wind mitigation inspection entailed. With our need to get the information as quickly as possible, Mike advised us that he would do what he could to expedite the wind mitigation inspection. Before the end of the next business day, we had both the house and wind mitigation inspections! This was fantastic, as it allowed us to move things ahead as quickly as possible. While we hope we won't need their services again in the near future, Young Home Inspection would definitely be our first choice for this type of service. They did a fantastic job!

Since living in this particular townhome--water intrusion has been an ongoing problem...I had used Young Home Inspections many years ago & their inspector immediately identified a very subtle area over a window---something that no one else would ever find.I was so impressed,I kept that gentleman's business card for YEARS!Fast forward to 2011--Young Home Inspections are always prompt,attentive,professional---completely knowledgeable of the services/products they sell.In an unbelievably complicated situation re:the HOA where I reside---the inspections provided from Young have been invaluable in my efforts to remedy a continually poorly repaired roofing system. I don't know if I can mention this--but Jim Fahs:the owner himself--has availed himself to me countless times via e-mail & phone during this extremely difficult time in preparing a cohesive plan for repairs.I cannot say enough about Jim---and each and every one of the inspectors who have come out and provided very individual and personalized service for each issue! I am by no means a roofing expert---yet I have felt completely cognizant of the problems thanks to Young's well prepared reports. I cannot say enough good about these guys---truly a service to ALL homeowners and I can recommend wholeheartedly and with NO reservation this absolutely excellent company.
